The mailroom is a complete disgrace. Packages are stolen every single day. There is no security and no locked bins for both small and oversized packages. Packages are left on the floor unattended and anyone can walk in and grab your order. What if they were necessary meds? Or pet supplies? Or important legal papers? It a free-for-all situation and management does not seem to care to change the process. I do not live at Parq, but have visited several times. I am in disbelief what happens to my friends. I would NEVER recommend this situation. Per Management - Get To The Mailroom Faster? Seriously? People work, people have appointments, people go to dinner, people workout, people travel, people cannot oversee the overstuffed mailroom every minute of the day. I should preface by saying that the managing team has been completely replaced since like March (corporate is still the same), but my review is/was for the clowns running the previous administration I am trying very hard to not be one of those types that just blasts out poor reviews, but for some reason people only respond to the stick. The fundamental problem with Parq is the incompetence of the management: specifically, R, C and L. I'll start with the bad: Flooding. If you absolutely need to stay here, please DO NOT LIVE ON THE GROUND LEVEL. There were a number of people whose places were flooded due to heavy rain, and it seems like this happened every time it rained without fail. many units as result had (minor) flood damage. I get that these things happen, but the challenging thing was that management was constantly asleep at the wheel, slow to respond, if they did anything at all. To build on the theme of irresponsible management, a lot of the problems stem from both having no sense of urgency, but also lack of staffing. Keep in mind that this is a big complex, there are at least 200 people living here, but from what I can tell there were only two maintenance guys, and I only regularly-ish saw one of them. Maintenance requests: I feel like I put in relatively few maintenance requests when I was here, probably a total of three. The first time my maintenance request went unanswered, and I only got a solution because I happened to walk through the lounge area and spotted the maintenance guy lounging, so I was able to ask him in person about my problem. The second time I had a request, I put it in the portal, and somehow a day later it was marked as completed, even though no one had come to visit my unit. I had to call the front desk in order to get them to send someone. The maintenance guy was late by over an hour, and didn't offer any apology. i asked him about it and he had a bad attitude. he said was the only one covering the building for the whole day. This is kind of nuts and equally Parq's fault. The final time I put in a maintenance request (hot water running out), they claimed they did something do fix it, but it just flat out didn't work. The elevator seemed like it was out of order almost every week, so this is also something that they should fix, though i didn't see many disabled people here so maybe it wasn't a priority for Parq. the mail room was in a state of constant chaos As alluded to, the biggest problem was the staff. It's honestly, I think, not so much that they were actively malicious, they were just so, so stupid and incompetent, though they did lie about things as well. They were actually surprisingly bad at business as well. For instance, there was one time where my car battery had died. I went to the office to ask them if someone could jump my car. This seems like a fairly normal request, right? So he tells me, he can't jump my car because he doesn't have jumper cables. Well, no problem because I have jumper cables. I told him this and suddenly the excuse became "yadda yadda well actually i can't help you because of liability reasons". ok, i didn't believe him at this point, but why lie? why not just say that to begin with in the first place? this was just one of many negative experiences with the staff, word count prevents me from listing all When it came time to renew, I actually was open to it. However when i asked Parq to give me an offer, they gave me one which was bad. When I asked them to give me a new quote, they just flat out refused. I want to say that maybe they were being lazy, but there's also the possibility that corporate limits their ability to negotiate. Still, I'm placing that on them since i didn't feel any sense that they were trying to get me a good deal, or give any consideration despite the fact that they were lousy managers. i offered multiple ways they could sweeten the deal (not just on price) - all rebuffed. The good: Parq itself is fairly new, I think less than ten years old. other than the fact that it seems to get flooded a lot, the quality of the building is quite nice. i don't know if it's the case for every room, but my unit was cool in the summer, warm in the winter. the finish of the floor, the countertops, is all generally good and in decent condition. the building itself looks good, though it'll probably need a fresh coat of paint soon. the gym is just alright (one or two things were perpetually broken when i was there), but the pool is nice. The other good thing is that I successfully got my security deposit back after less than thirty days, even though i was expecting some sort of protracted battle with these jokers To Fogelman: I really hope you terminated the previous staff. The bar for property managers is low to begin with, but these guys really should not have been employed by anyone. I also think you should lower your rates for covered parking, since it seems pretty empty in there, could be utilized a lot better. read more

WARNING TO ANYONE CONSIDERING THE PARQ APARTMENTS IN CHESTERFIELD, MO. I applied for an apartment and was initially approved with conditions, which I met. After selecting a qualifying condition and passing, I was suddenly told my income didn't qualify -- even though I was given the option to add a co-signer. I did so and submitted all the required information. They never responded again. I paid $250 in admin fees and $50 for the application -- and now they are refusing to refund the $250, even though no lease was signed and I was ultimately denied for inconsistent reasons. At the tour, I was told by the leasing agent Caroline that the admin fee was only non-refundable if approved and accepted -- which clearly wasn't the case. I've attempted to follow up multiple times and was ignored. I've since heard from other individuals with the exact same experience: they approve you conditionally to collect the admin fee, then reject you and vanish. Let this be a warning to anyone applying here. This is predatory behavior. I'm in the process of filing a formal complaint with the Missouri Attorney General and will be taking this to Small Claims Court for recovery of the funds. Don't let them get away with this. If this happened to you, speak up. read more

Mark has turned the maintenance at the Parq from subpar to OUTSTANDING. The turn around time, communication, professionalism, and friendliness now are amazing. I would highly recommend the Parq as the new team is the best. read more

Do not trust the Management at Parq. They will be nice until the moment you sign a lease. I thought we were great tenants - clean, quiet, never a problem. Then they tried to overcharge me and the only response I ever got was "I'm so sorry, there's just nothing I can do". I moved away because of the way I was treated and they tried to cheat me again with absurd move out fees that were never part of the lease. Look elsewhere. read more

I have been a resident at the Pacq at Chesterfield for 2 years. I first moved in when it was managed by Watermark. Most of my stay here has been really pleasant. I was able to make genuine friends here, after moving all the way here solo. I enjoyed the monthly resident activities hosted by Julie and Darrell. Moreover, the pool and the hot tub are superb!! Even though most part of the apartment experience has been positive, there are some drawbacks: 1) Rent is quite high. My two bedroom / two bathroom apartment, along with covered parking costs $2000/month. 2) Service has deteriorated since the new ownership has taken over. Complimentary coffee didn't get refilled and doggy bags are unavailable. I attempted to call the office over 10 times with no response. 3) Since the new ownership, we noticed the elevators smell like weeds. I also heard the new management do not enforce DNA testing on pets anymore; as such we see more dog poops not picked up. Verdict: With more choices of new apartments in Chesterfield area, I totally recommend shopping around before landing on Parq at Chesterfield. read more

This place is disrespectful of their tenant. Very rude and fraudulent management team. Their purpose is to scam you for money. They won't provide you rig info upon moving out and on purpose double your leasing fee for next year so when you leave on the day which your lease ends they can charge you 4 times of your monthly renting fee, in addition to you cleaning fee which you can't access and no refund for security deposit. We were so excited to move into PARQ apartment, looking forward to simplifying our lives while we built our lake home and looked for a more permanent place in Chesterfield. I'm so disappointed to report that the management was challenging to work with and we were treated unfairly on multiple occasions. We were charged a 150.00 monthly fee due to an email misunderstanding- when we shared the email as evidence we we told "there's nothing they could do to remove the charges, they didn't have the authority". Moving out, they took our deposit + 162.00 and another 148.00 due to the condition of the carpet. When we toured the apartment originally , I asked if there was a way to replace the carpet before we moved in because it was not in good condition- they said it wasn't in bad enough condition to replace....I pulled so much dirt out of that carpet over the past 2 years living there. So disappointing that an apartment here in our beautiful Chesterfield treats their residents in the manner. If you're considering moving to PARQ, I wouldn't.... there's plenty of better options close by.. read more

Don't come to live here you will suffer from bad management, hidden fees and such. The building is never clean, there's dust and spiderweb all over across because it hasn't been clean since it was owned by watermark, the management doesn't do a job of asking people to pick up after their dogs so it's gross. If you ask for a maintenance order it will take even a week for them to go to your apartment and take a look. We gave our notice that we were leaving and they treated us like criminals, there are better apartments in the area who care about the people living there, the Parq is not one of them. They didn't even inquire why I was leaving or if something was wrong, they just don't care. It took years for them to even care about the grills and fire places, they just "fixed" some balconies that were unable to use since earlier last year. There was a leak from the irrigation system and it took them 5 days to even notice it even though the residents sent emails and called them to tell them about the issue. Also the mailroom is an issue, they even put fobs but their security cameras are a decoy so it doesn't work, I had many stolen packages and they response was "you should have go to the mailroom faster". we had a major flood about a month and a half ago. The management has done nothing for the residents. every single first floor apartment as well as every storage unit flooded. the courtyards filled up and went into the apartments. the manager Karen, will not return calls and hides in her office. my kitchen wall was torn out weeks ago. I was left with an industrial fan that I am paying electric for. they have not taken one penny off of the rent. we are paying for luxury apartments while living in squalor. they are extremely rude and dismissive if you can even find them. people are leaving in droves. we have to get attorneys to break our leases. aside from this, grounds are trashed. on Sundays, you will find bags of trash outside the dumpsters. animals tear them up. the hallways are trashed. the hot tub didn't work most of the summer. I have had to call about my a/c 5 times this year. there has been broken gym equipment for the entire year and a half that I have been here. tons of hidden fees, trash $100, parking space in garage $100, storage $100. they called me at work and told me if I didn't leave and get my stuff out of storage so they could tear out walls from the flood, they were going to move my belongings off site. as the conversation got heated, the employee hung up on me. I don't want anyone else being scammed. I have heard that when watermark ran the property things were fine. this company is fogelman. clearly they don't require any experience to work for them. these ppl are totally incompetent. there are nice places all around here. save yourself the headache. oh packages stolen from the mailrooms constantly. it's truly awful at this point. read more

~ Central Park across the street is nice to go for walks or picnics but the concerts at night; sometimes on weeknight's are loud & annoying ~On several occasions patrons parked on the apartment parking lot taking spots from residents & the office (although has a sign saying violators will be towed) never did anything about it ~ KiNikki & Tami are the manager & assistant manager & they are fake & horrible. Tami tries to hide in her office like the wizard of Oz to avoid interacting with residents & KiNikki is a just a bitch. They both pretend like they're friendly but don't be fooled ~They try to charge residents for every little thing they can to make money & look good to the company ~When the building was managed by Watermark it was sooo much better. The girls in the office then were fake too but they took really good care of the community. ~While I lived there this past summer the pool was closed down because it was not properly cleaned & the chemicals were not properly balanced & kids were getting rashes! ~ Dogs poop everywhere & people frequently do not pick up after their pet, people smoke outside their apartment & the grounds are non-smoking, I never saw spiders or bugs in my apartment the entire first year I lived there; year two I saw them frequently. ~ People take their dogs out early in the morning or late at night & just let them bark at each other with no regard for other residents ~The cops are called there all the time for people's privileged drunken nonsense. It's literally like a trailer park at times ~ The apartments are newer so they are nice in that regard but everything down to the paint on the walls is cheap ~I liked that in the apartment we lived in we never heard our neighbors through the walls but we could hear everything outside through the cheap windows ~Also we could hear the upstairs neighbors stomping around above us at all hours of the day & night ~ Valet trash is a joke. They force you to pay for it & there were so many times (not holidays) that they never came to pick up trash & I had to take the trash to the dumpster myself, which is fine but if I'm doing that frequently why am I being charged for the service??? ~Overall the apartment itself was fine & comfortable but the price, people, & management are what made the experience living there not worth it read more

My experience at the Parq (formerly watermark) has been awful. I have lived here since 2019 and have had 2 apartments, a 2 bedroom and now a 3 bedroom. Let's begin with the apartment itself. These are supposed to be "luxury" apartments, and at 2680$ plus all the extra costs ($85 garage, 25 trash, 50$ pet) I expect way more- and you should too. Firstly, almost all of the drywall tape is peeling off the walls and the walls are cracked- it looks so bad and cheap (mind you I'm the only one that has lived in this new apartment- it's been a year, but the first apt I rented here same thing), the carpet is seamed in the middle of the living room (It could have easily been one piece of carpet), the walls are so thin I can hear the dog chew a bone upstairs, I hear the toilet upstairs flush in my living/dining room, when my 25 lb dog walks in the apt, the floor actually shakes- and when the people above me walk, the windows and floor shake - it's literally paper thin. It sounds like a herd of elephants live upstairs. The cabinetry is trash - the laminate peels off so easily and the handles are so sharp I've actually cut myself to the point of blood. You cannot clean them properly as they show every fingerprint and nothing I've tried takes that off. Water pressure is awful- and you can't even fill the bathtub with hot enough water to take a bath- it runs out and your left with a cold bath, not fun, not luxurious. Every time I use the over my apartment gets filled with smoke and the smell Of what I cooked Lingers for days - the fan does nothing for the oven, Or circulation. The paint is so bad, you cannot use a magic eraser or scrub a scuff with water and towel, as it takes the paint off and/or leaves a mark:/ The trash people come to empty the compactor at like 730/8 am in the morning - it's incredibly loud and shakes my entire apt. The complex Every other weekend (including my move in day) the elevators are broken. No joke - every other weekend. At least 4 times since I've been here the fire alarms have gone off (after midnight causing us all to evacuate - and have a small heart attack waking to it from dead sleep) yes 4 times this has happened - for hours we were put out of our apts in the wee hours of the night- of course a weekday. For an error in their system-no fires any of the times. They have worked on the alarms many times through the months - for hours during the day these things go off - very annoying and hard to work at home. Trash- the trash compactor is overloaded every Friday and Saturday. Apparently the people who live here can't seem to figure out how to use it and it causes piles and piles of garbage to collect in front of it every single weekend. It's gross. There's always garbage in the stairwell, and it's always overflowing in the trash cans by the elevator. I've even seen someone leave a half gallon of opened milk there on the floor next to the garbage can in the dead of summer the other residents are not very considerate of their or others surrounding - i dont think they investigate who moves in here very well. I've had numerous stink bugs in my apartment - as well as those creepy bugs that come out when it's moist- I think it's an issue here, as it happened at the last apt here as well. Mail- the amount of packages that I've had go missing is insane. I'm a photographer and have had an $800 lens go missing from the mailroom. I've found my packages in all 3 mailrooms - it's like a hunt to find your stuff when you order something. I have had my car broken into (first time ever) in the garage I pay 85$ a month for. I have been sexually harassed by the kid upstairs, calling me a milf to my face and leaving notes on my door (it makes living here even more uncomfortable)- telling me he'd pay to be with me - Omg! My former apt (the 2 bedroom) was first floor courtyard, and I had to move that apt because I caught a resident looking in my window spying on me! He jumped and ran when he saw I saw him:/ For this move (to a safer apt) they charged me over 700$...nice. I just got a job in Los Angeles, and inquired about ending my lease. The lady in the office told me there was a waiting list for my 3 bedroom apt, and that it shouldn't be a problem to fill it. Well, fast forward about a month (calling and emailing at least once a week and getting no replies), they are now telling me I have to pay twice my rent to end my lease and! give them 60 days... this is roughly 10k$ Do yourself a favor, don't move here. I will be glad to get out, even though it's costing me over 10k read more

The new owners have clearly demonstrated to me that they have no clue how to run this business or perform even the most basic customer service procedures. They have also wrongfully accused me of many lease violations using rationale based on blatant lies and discrimination, always pertaining to my service dog or documented ESA cats or my disability that they have not (and apparently are quite opposed to) providing necessary minimum accomodations for. Instead, they rather try to evict me for complaining about their refusal to hear and fix my complaints (always citable with objective evidence) and pin all of them on me. This apartment company is an abomination and takes no responsibility for anything. In my opinion, there are far safer and disability-friendly apartment buildings with better staff for people with special needs covered under the ADA to live. read more

I absolutely loved living here when it was the Watermark. UnfortunateIy, once Fogelman Properties bought this complex it has been an awful place to live. The new staff NEVER returns a call. They are EXTREMELY rude and very clearly unorganized. I am not the only person experiencing these problems as I helped a friend move in here back when it was the Watermark and he has had the exact same problems since the new ownership took over. I decided to terminate my lease early and move down the road to the newer complex in Chesterfield strictly based upon how this management company has run this place. l expect so much more from a complex I'm paying this much money yearly for. The actual apartments are nice. Great gym and clubhouse. Nice pool. Great location - but the staff has completely ruined it for me. I'm failing to understand how an apartment company that rents aparments has overlooked the importance of installing good quality toilets with sound plumbing where people pay money to live... It's one thing if a person uses too much toilet paper or something but if you can't even get more than a miniscule amount of number 2 down with no toilet paper at all, and have to plunge your toilet almost every time you use it, there's a serious problem. My bathroom sessions are the biggest waste of time because I wind up having to spread it into 10 flushes just to try to avoid having to plunge. Sometimes I hear water flowing when I wake up and the toilet won't flush at all until I reset it. I've never seen a company who got it this wrong before. You know, installing toilets is a job that amateur contractors can do, right? It's pretty concerning as far as the rest of your building's quality goes when you have terrible toilets and plumbing and even Lemonade insurance app gave your building 1 and 2 star ratings across the board, including for the infrastructure... Maybe I should have taken Lemonade more seriously and backed out of my lease or hired a contractor to check it out beforehand. Owell, you live and you learn. read more
