I would avoid this place at all costs. It is a complete dump. Apartments are 50 years old. Paint bubbles throughout the kitchen and bathroom. People living 5-6 per apartment and sleeping in mattresses they grab out of the dumpster, attracting roaches and other bugs. Dumpsters overflowing with furniture left in apartments. An old storage shed sat in the grass between 2 buildings for 7 months. A security light standard, which was knocked over by a car, is still laying in the grass a year later. They sent out an email saying no smoking around the buildings, only designated smoking areas, yet have no such areas set up. I was actually evict4d for smoking on my own patio on the 1st floor. The new property Manager, christy holder, informed people grills weren't allowed on patios, even 1st floor patios, and were threatened with a fine if not removed. When informed by staff that it is not against policy to grill on the first floor, an email went out saying you could grill on the 1st floor patio. When people, who threw their grills away, asked to be reimbursed for the price of the grill they were told they must move, they were told they would not be reimbursed. These things went on almost weekly. It is total dumpster fire, and is run by the most incompetent property Manager i have ever met. And if you have a problem, you aren't allowed to walk in the clubhouse. You must schedule a meeting. Well, that's if you can get someone to answer the phone or return an email. Oh, and good luck making sense of what is fair rent. I had to move twice because they said my pipes were ready to burst. They charged me the same price for the new apartment as the one I moved out of, even though my new apt was smaller. Then the people who moved into my old apt, paid $150 less than what I was paying 3 months earlier. Hopefully that helps you out if you were considering moving into this sithole. One of the worst apartment complexes I lived in. They allowed all these people from India to move in, they destroyed the gym, the apartments, trash always outside their apartments, shoes all outside their doors, they don't clean up after themselves, the laundry roo​m had nothing but trash and they didn't clean the lent traps, the apartments are over populated, so now the leasing office has put locks on the door so you can't walk right in. With that said they don't return messages as they requested. These picture were sent to me. 12416 Summerhouse Apt. 21 & 22 check out those units you will be amazed at what you find. The tenants in Apt. 21 moved out and gave the keys to the tenants in Apt. 22 so the tenants now in Apt. 21 are not on the lease. The pool look like someone had been pissing in it. Also, when St. Louis had the great flood, all the apartments on the bottom floor flooded. They failed to tell the new tenants, of course, why would they. They were not trying to miss out on any money. Now, this. Apartment 14 is distinguished by giant bay leaves on top and two symbols on its door, including a swastika-like image and another symbol of uncertain significance. This has generated safety concerns for me, stemming from uncertainty surrounding these symbols. This has become an unsafe, overcrowded cesspool. Many units are occupied by 5-10 people and tenants change nightly with few being on the lease. Overflowing trash dumpsters and hit and run vehicle damage has become frequent as well. Manufactured late fees that aren't real to generate revenue is part of the business model. At move out time, they charged us $270 for "carpet damage", see photos attached. They told me we had to pay this and our security deposit was actually a non refundable move in fee. To be clear, the apartment complex this is related to, is Pavilion Apartments - 2207 Summerhouse Dr. St. Louis, Missouri 63146-2611 If I could have rated this company with a negative #, I would have. From my experience with them, they're horrible. I am the father of a prior 20 year old tenant at the pavilion apartments, who paid every rent payment on time or early and never missed a payment, never caused damage to the facility and left on the last day of the lease after a satisfactory walkthrough of the apartment by Pavilion's maintenance staff. He was a model tenant and Pavilion have fraudulently added a derogatory statement to his credit report via a collection bureau, stating that he owes them 2 months rent - $1700! Prior to renting from Pavilion my son had an excellent rental history from 3 separate apartments/landlords, and had never been late or missed any rent payments (and still hasn't) and he had a 720 credit score. My son is a commercial pilot. He's extremely intelligent, organized, capable and responsible. He had a fixed 6 month lease at Pavilion, that clearly states it does not automatically renew and it terminates on the last day of the lease. The lease states that if the tenant LEAVES EARLY / BREAKS THE LEASE they need to give 60 day advance written notice, prior to leaving, which is reasonable. When I was a landlord, I had similar wording in my leases. The Missouri attorney general's site at https://www.ago.mo.gov/docs/default-source/publications/landlord-tenantlaw.pdf - states: "Leases specify a date on which the tenant must move. Neither the landlord nor tenant is required to give notice. Some leases contain an automatic renewal clause. These are automatically renewed unless the tenant notifies the landlord he will move when the lease ends." My son never signed a new lease beyond the initial 6 month lease. Nothing in Pavilion's lease requires a written notice from the tenant if the tenant completes the lease and leaves at the end of the lease without damaging the apartment. As stated, their lease specifically states the lease does not automatically renew. Every clause in the lease that requires a written notice, starts by saying if the tenant BREAKS THE LEASE/LEAVES EARLY- before the end of the lease. Tom, the manager at Pavilion in St Louis Missouri, said verbally to my son, that the lease says he must give 60 days written notice to leave at the end of the lease, even if he's not leaving early or breaking the lease! This is incorrect. He actually tried to get my son to sign a month-to-month agreement on the last week before the end of his lease, saying if he didn't, he'd owe 2 month's rent! He tried to tell my son that by signing this, he could then give only 30 days notice after his lease ended! I believe Pavilion / specifically their manager, Tom, is either not understanding their lease, or acting in bad faith and using deceptive business practices with malicious intent to extort money from prior tenants, who don't necessarily have the knowledge to protect themselves, or money to fight him/Pavilion legally in court. I tried to speak to Tom, the manager at Pavilion, and after listening to him yell at me, telling me to call the collection bureau, I asked for the name of Pavilion's lawyer, and he refused and hung up on me! (We subsequently got the lawyer's name Tom, if you're reading this). Time to turn this over to the law firm that represents my family, so I can support my son. If anyone reading this is a prior tenant of Pavilion and has had the same experience, please let me know by messaging me thru yelp, and I may reach out to you if we decide to do a class action lawsuit against this firm for deceptive business practices. We noted on the company name search that after someone was shot in one of their units, and folks began suing them, that they converted from a corp to an LLC. I wonder what business organization type they'll convert to this time? My personal opinion, things may start out ok with this company, when initially signing a lease, but the management at this location is horrible and based on what I can see, this person Tom is impossible to hold a conversation with, and it must be because he knows what he's doing is wrong. if I could give NO STARS I WOULD! moving into these apartments was the worse mistake of my life! do not move here unless you want to make payments that they deduct from your account and then say they don't have although you've provided multiple bank statements from your bank saying otherwise! If I could, I'd give this place negative stars. My neighbor screamed at her boyfriend on a daily basis like she was being murdered and I swore my upstairs neighbor was beating his girlfriend. The maintenance was horrible. I kept having the same problem fixed multiple times and it could only be 'fixed' while I was at work. I seriously believe they were probably drinking my beer and watching tv. They would leave their equipment in my place for days. And the office staff was rude and never really cared to hear about your problems. Forget using their laundry room too. Terrible place to live! I wish I could give it a lower score. Our apartment had two major leaks that flooded the hallway to the bathroom and it took multiple visits and over a month to fix. Called to complain and get compensated for the issues and never got calls back even tho maintenance assured us we would hear from someone. We developed black mold from all the water damage and they told us that was impossible. Worse and worse people kept moving in too. Hoosiers fighting and screaming, people who don't clean up after their dogs and even almost got attacked by neighbors dog when she opened her door to let it out. On top of all of that we had cracks in our walls that let cockroaches and other bugs in all the time and we were clean never left food out! They claimed they sprayed for bugs but it never helped. I have lived at the Pavilion for a year now, and so far, I have no major complaints. I live in a one bedroom apartment, and I really enjoy that the Pavilion offers track lighting and stainless steel appliances. It seems to give the place a more high end feel. However, you don't have to pay an arm and a leg for it. The access to major highways is very convenient. You're right next to 364 and just a hop, skip, and a jump away from 270, 40, and 141. It's also nice being close to Creve Coeur Lake. On the negatives, kitchen cabinet space is limited. You have to get creative here. A bachelor that doesn't do much cooking won't have any problems, but it can be a challenge finding a place to store your groceries, wine glasses, and that crock pot. I did experience a problem with brown recluse spiders. However, I brought it to management's attention that day, and they sent someone out on Friday to take care of it. I haven't seen another one since. Overall, management has been very responsive. I frequently see maintenance guys on the grounds doing repairs, and it's obvious that they do their best to keep the place in tip top shape. My bedroom faces the parking lot, and when I first moved in, I noticed a LOT of noise from people coming home late at night (past midnight) and making more noise than they should. I'm not sure if I've gotten used to this, but I haven't noticed it as much recently. However, I have noticed that patrol cars will drive through the parking lot periodically. I assume just to make sure everything is in order. All in all, no major complaints. This really is a safe complex to live in. Management is responsive, and the location is very convenient. read more

I would not advise anyone who is looking for a reputable place to live to consider staying here. This place is not what is says. Its far from luxury or a nice lifestyle. It seems to have gotten super ghetto while I was staying here. Arguments, women fighting over men, drug stench each and every day. This was the worst place I have lived thus far and I have lived in Korea on a super loud Air Force Base. The amenities are not really as good as they claim. Their gym is small and disgusting. I asked when would the sanitizing wipes be replaced and each time it was next week...FOR OVER A YEAR! When I became disabled and was medically retired from the military I went through a 3 month period where my VA payments where not coming in and one month I was about 3 weeks late as I had ran through my savings helping my mother since I am her guardian and paying bills. I explained to them I would be getting disability from the VA and it just hasn't come through yet. I even gave them proof of the adjusted date and they still tried to evict me. When I was looking for a better place to live after that every other community said they would not have done that. With all of that said, this area used to be nice! I love the city of Maryland Heights great area to live but this apartment complex is horrible. I went to a party someone stole my plates, parked my car in front of my apartment, got a big huge sticker saying it would be towed, correct or contact management. I contacted the leasing office advising I will get my plates Saturday today is Thursday, just don't want them towing my car while at work. I was told to move it off the property, I'm like where,? I've filed a police report, I work through the day, I'll handle it Saturday. This girl lied to my face saying we don't know the towing company they just know the rules!!! Wth!!! She was like sorry we can't help! Hello!!! They are working with you!!! I'm outdone, not to mention my roof, is still leaking! It took them 8 months several repair men, two contractors and a partridge in a pear tree and its STILL leaking! Major bug and spider problem. I so love the area but this place is a crap sandwich warmed! It's someone new at the leasing office EVERY time you look up, people don't clean up after their dogs, the maintenance guys are nice they just don't do anything. Granted our current state of affairs, I think, my term of residence here in Maryland Heights is a positive one. Everyone here is very nice and helpful. The maintenance team has been extremely courteous even and I really can't complain much to start with. It is very refreshing to be able to live in a strong, growing community. All the leasing consultants are more than pleasant and extremely informative. Smiles. Also, the main leasing office décor is a nice classic environment. Here's hoping the property remains easy on construction! The landscaping here makes for a healthy atmosphere suitable for all ages, and my compliments to the security. I have found it to be discouraging in general the percentage increase from realtors. With concern to any property damage I only know about preserving what's good and believe in change for the better! The Pavilion. Lived here for one year my junior year of college. Lemme break it down for ya. + : 1) Nice, new renovated apartment. Did not need to call maintainence for anything the entire time I lived there 2) New carpet, stainless steel appliances, track lighting 3) Balcony, nice sized storage unit 4) A big dog park! Too bad I didn't have a dog. Volleyball court (with a league that plays every Fri in the summer), tennis court, pool - all very nice. 5) Pretty landscaping. Nice playground for kids. 6) Their clubhouse is very cool, even though I never used it. Movie theater you can rent out! Can you say AWESOME? 8) Good location for West Co. Easy access to Page, Olive, and 270. Dierberg's, my bank, and most other things people need in day-to-day life just one minute shot down on Dorsett. Westport Plaza another minute shot down Marine/Westport Plz Dr. 9) Good price. My new one bedroom - $590 (with student discount - otherwise $600), which was the best price I could find in West Co for something as nice as what I was getting +/- : The management is generally nice, but ran into a bit of a kerfuffle when a friend of mine signed a lease. Their promotion going on was refer someone and if they sign a lease your rent for the next month is only $300 or something like that. Well, a friend of mine asked how I liked living here, and recommended it to her. She checked it out, got a tour, waited on it for a little while, and signed the lease later. Apparently she told them when she was signing the lease that I was the one that referred her. They would not give me the discount because "she was supposed to write down your name when she toured." I thought what mattered is that they signed the lease? Don't give me that shit to try to get out of what you promised in the fliers you've been spamming my door with every month. She was refered by me, wouldn't even know about this place if it wasn't for me, and now she's signing the lease, so give me my damn discount. I argued, she said she'd call her boss. Never did. I'd call back and was always told this girl was busy or not working and she'd call me back. Never did. After about a week and three phone calls, I called upper management. Luckily, it didn't take much explanation and Boss Lady took care of it, and I got my discount. It was pretty lame it had to go to that though. This was my only issue with management. They were otherwise pretty okay as far as apartment management goes. - : 1) Better have your own computer because their computer room is always full of teenagers surfing the internet. I was excited about this feature because I don't own a printer, but I always had to go to my school to print because I could never get a computer in their computer room. 2) Coin laundry, and not in your building (in the main building, so you have to walk or drive over there) 3) Douchebags using the coin laundry. You have to stay down there and watch your damn clothes because some of the classier people that live here will take your clothes out and use your dryer time. 4) The workout room is decent but some residents (probably the same as mentioned above) sit on the stationary bikes just to watch the television, and are just generally creepy 5) Speaking of generally creepy, had an interesting run in when I was sitting in the grassy area playing with my pet rat Cheerio one day (not that that's relevant to the story, but that's why I was randomly sitting in the middle of a grassy area). Shriveled old man suddenly comes limping over, speaking to me completely in Spanish. Using my limited Spanish skills, I was able to figure out that his name was Rodolfo and he wanted to know if he could come to my apartment and watch my television because he doesn't have one, or listen to my radio because he loves music. He started hugging me and begging me to come over. I think he was harmless, but WHAT EL FUCK-O. "No....no, lo siento.....ADIOS!" *run* I was kind of afraid to leave my apartment for a couple days, but nothing like that ever happened again. So. In conclusion. Despite all that the only reason I moved was the coin laundry reason. Hate hate hate coin laundry. Must have my own washer and dryer. I could print at school and I worked out at Creve Coeur Club Fitness (hm, I need to write a review on that) and Creepy Rodolfo never showed up again (I alerted management about him and they said they've had complaints about him before because he'd stand at the pool and stare at the women, and I'm pretty sure he got evicted). I really liked the apartment and the area was nice, and most the residents seemed like pretty decent people - young professionals and families. If I had my own washer/dryer and I needed to stay in West Co for whatever reason, I would have stayed. I was generally pretty happy there. From Facebook reviews, it sounds like my complaints are VERY common at The Pavilion. My apartment flooded FOUR times before the problem was fixed. Black mold started to grow and I became very congested because of it. 2 months AFTER I moved out, they asked me to pay $1735 because I talked to 2 different ladies, (Shelly and Sarah) and they couldn't get on the SAME page about my lease agreement, therefore I was the one that was screwed. They don't listen and feed you lies on lies. I had maaaany brown recluse spiders and at least 30 crickets in my apartment. There's obviously foundation problems. Because of this, I asked to have the exterminators come every Friday (since they're already there) but I had to bug the office (no pun intended) each time. Pavilion in Maryland Heights is HORRIBLE!!!!!!!!!!!!!!!!!!! There is poor lighting at night and it is not the safest of streets. They claim to be dog friendly, but even with pick up poop signs, they allow their grounds to have dog poop everywhere!!!! The grounds also have liter on them and the apartments are not very clean!!!! he dog run is filled with feases and the wash/dry room is open to the public and the public also have easy access to the weight room and pool from inside the clubhouse!!!! They have a policy of charging extra fees but won't accommodate when it comes to the residence needs. ****** I highly recommend going to Whisper Hollows Apartments which is around the block!! Horrible place to live. Apartments are saturated with cigarette smoke and the units are so old it's not even funny. The manager is cool but the staff is lazy and always looking forward to getting off of work to go party. The cops are always here and there aren't any notices given out regarding their visits. The apartments don't have microwaves, the walls are molded and there's barely enough lightening. The walls are so thin that you can hear your neighbors having sex, walking, using the bathroom and having having phone conversations. The laundry room is always busy and closes early so it is impossible to do laundry on site; keeping in mind that none of the units have washer/dryer hookups. The amenities are set to accommodate the large complex that is equivalent to a small town population...meaning it's heavily populated. So basically if you live here you might as well go to the YMCA down the street because there's always ppl using the courts, pools and gym on site. The tennis court has no lighting after waiting mths for a bulb so that residents could play after the sun goes down. The business center is always locked and monitored so it's inconvenient to residents. You have to interrupt someone from sipping coke and eating Cheetos to give you a keyboard. God forbid you're in a hurry....Oh yeah, you can't get DirectTV here either. I give this place and the staff two thumbs all the way down! read more

I've lived here for a little more than a year and love it. The apartments are clean, well-maintained, and in a convenient location as they're so close to I-70, 270, 364, & 40/64. The staff & maintenance crew have been swift at fixing any problems I've had. The complex covers both sides of McKelvey/Bennington, so I can't speak for the East side, but the side I'm on is quiet. My neighbors are respectful, probably because of the rules & interview process potential residents go through to ensure they're not crazy partiers. The clubhouse also has a lot of fun amenities, such as a small movie-theater, tech room, large laundry room, etc. The only big problem I've had here have been spiders, but Pavilion hires pest control workers to come around and spray a couple times a year, so that takes care of the problem for another six-or-so months. I highly recommend this location. They have a recommendation award for residents who recommend someone new who signs a lease, so if you plan to move in here, find a resident somewhere to mention to the office beforehand and maybe split the money. (No, I'm not just saying this to receive a monetary reward, because you have no way of contacting me.) :) read more

DON'T MOVE HERE!! If I could give a zero for an overall rating of friendliness, I would in a heart beat! The front office is very rude and contradicting. On the phone you will get one answer but when you go to the office to speak with someone they will say something else. WATCH YOUR MONTHLY BILL! If you don't read your bill monthly they will slip extra charges in there. Make sure you are home when the maintenance crew comes! I came home when I first moved in while they were still here and they had moved my chair ON TOP OF MY LAPTOP!!! Not beside it but yes, ON TOP of it! Also when it snows, they don't wear boot covers, they like to make your floors nice and wet all throughout your bedroom. (Lovely Right?!) Some of the maintenance men have strong profanity and leave their finished cigarettes all over the place outside. That sparkly pool that you see advertised, the one across from the office is currently a health hazard! Only had one maintence issue which was fixed within two days. Never had any issues with noise. The only reason I decided to move was due to the lack of washer/dryer in the units and the rather small layout. The price is inline with those in the area that are similary sized. DO NOT RENT FROM HERE!! If I could give NO stars, I would. This is a complex with an office full of liars! They'll tell you something & then try the old bait & switch and not give you what you ask for or not do it all...and make it seem like you are inconveniencing them! Ugh, get real! This was the worst complex I have ever lived in! The apartments flood & get moldy beyond belief. Whatever you do (if you have to live here) don't get a first floor apartment!! Don't let them push you around, either! You pay for a service & they are obligated to provide live-able housing not a mold & mildew filled apartment! The windows are so old that any breeze blows through ... so plan on paying extra to heat/cool in the winter/summer. Mold grows around the windows! I didn't have a huge bug problem ... surprisingly, but there was the occasional spider. They took several days to come and plow after the big snow storms earlier in 2014. They didn't do any preventative measures to the parking lots or sidewalks/bridges. Because of the poor conditions in the parking lots, several cars were hit! I had issues, upon issues, upon lies and more lies. With the Rent - they did update to include Water, Sewer & Trash into the bill - this was a huge lie as they told us it would be cheaper for us to switch ... HAHA! nope, it is about $50 more expensive! So while the rent for the apartment is $670, add an extra $100 for the W, S & T and other fees that were thrown in there. These apartments are a section 8 dream come true. Tall grass, noisy neighbors, rude office staff - and more pitbulls than Michael Vick's house. These guys run all sorts of great promotions. Pay your rent online.... we'll just charge you a ton of money to process your payment. Or, refer a friend - and which point we won't actual give you any of the referral money towards your rent. But those aren't really all that bad. What you really need to experience is the tobacco laden apartments. Trust me, it's great. It'll be in all of you clothing, furniture, hair and other valuables. You'll wish you were a smoker so you could emulate the smell at any time. Here's something you'll want to take into consideration when you go to tour these apartments. 1) Step foot into the actual apartment you're going to lease, not the gorgeous demo apartment that is free of smoke and human filth. 2) As you tour the club house, enter into the laundry room sweat shop. It's hot. It's filthy. And you probably won't be able to find a vacant machine. 3) Consider that most of your neighbors with 20" chrome rims also have 12" sub-woofers recessed into their trunks. Those come in handy at 3am. It's like the alarm clock you've unknowingly subscribed to. 4) Step foot onto the back patio deck. No, wait. Don't do that. It's likely to fall off. read more

DO NOT MOVE HERE. I recently moved out at the end of June, 2015, after two years of misery. I had roaches for several months, they attempted to tow my car-after someone stole my license tab off the front plate (the rear one was current), when it snowed, they were slow to clear the parking areas; the parking areas were ALWAYS FULL when I got home from work-forcing me to park nowhere near my apartment. I mean, there were too many issues to list. After I moved, I cleaned my apartment, and the maintenance guy inspected it. He said everything looked fine, and I would receive my deposit after 30 days. Well, 30 days elapsed, and there was no deposit. When I called, I was told that there were damages in the apartment. I KNEW THEY WERE GOING TO PULL SOME BULLSH*T about refunding my money. I've noticed that the reviews on here were slightly out-dated, so I will take it upon myself to go ahead and update some opinions. Moving here from Houston, there are a few differences in apartments buildings that I noticed on my search. Such as enclosed buildings with only one entrance and basement storage nits. And that is definitely something I'm not used to. The Pavilion Apartments are somewhat more accustomed to what I am used to. Well, let me begin by saying that these apartments offer great amenities, from a huge laundry mat, a great clubhouse with wifi and pool tables to my favorite the free weekly yoga and Zumba classes. That was the winning factor for myself and my husband when we were deciding on which apartment to live at. They also have a very impressive theater room, a meeting room, a business center a fitness center and free wifi. I personally do no like not having a washer and dryer in the unit itself but the amenities this place offered weighed out that negative for me. The monthly rates are reasonable too, approximately $630 for 640 square feet and that is a one bedroom. The size is small and something that I questioned but again they make up for it with the amenities. Also, I find that they are very dog friendly with a nice sized dog park, many poop stations and a whole array of places one can walk their dog. I see so many dog walkers on a daily basis and that just makes me think that the dogs love it too. We live right next to a small grassy area that I see kids and dogs playing at. Is kind of like a mini park. They also have these picnic tables where you can ring your own chess pieces too. Back to the pet friendly issue, I don't have a dog but I would want one yet the fat that the deposit is $300 and they ask for a pet rent of $20 was something that made me hesitant on getting a dog. When I consider how much upkeep they partake in the landscape it doesn't seem that unreasonable but for myself it is just not the right time financially. I know they do also have two bedrooms and three bedrooms as well. The management is friendly but they seem to be always very busy and with a huge complex like this I can see why. We had some issues with our A.C. Unit, it was one of those thing were they thought they fixed it but the unit was so old that it needed to be retired so that was fixed in about a weeks time which wasn't that bad because the weather was still cool. The maintenance crew is kind and professional, I see them around talking to other renters and they seem personable too, which is nice. My only big complaint about these apartments is that I wish they had more stricter policies when it came to access to the common areas like the pool, fitness room and laundry room. I see a lot of kids just hanging around using the wifi and al to of the fitness machines tend to break down often and I think it is caused to the kids playing around on them. They have signs posted but I realize that you can monitor every aspect All of the time but if I had to gripe about something that would be it. My suggestion wild be to have the fitness room locked and give the guest access with a key rather than leaving it open to the public. I haven't seen anyone using the laundry room that didn't live here, but the laundry room is so huge that I don't think it being filled would've a major problem. I am doing my laundry right now actually as I review the apartments and there are only a few other people doing laundry. On the weekends like Sunday evening, especially, that is when you will see about ten to fifteen people doing their laundry. I wish I had read the reviews on the internet before I rented from here. The apartments are super small and dated, the kitchen is extremely small and there is no room to move around and definitely not enough room to prepare or cook your meals. And oh you have to buy your own microwave which takes up even more space in the kitchen. There are no washer/dryer hook-ups and you have to do your laundry in overcrowded laundry facilities. The price of the apartments must be based on the location which is really not good. The tenants are loud and rowdy. You hear cars with loud music at all times of the night. Police lights flashing in your windows. Neighbors in my building were smoking dope. The exercise room tvs did not work, the equipment was outdated or broken and the room could use an occasional cleaning. The business center is a joke, they don't trust you to go to the room and use the computers, you have to interrupt them and ask for a keyboard. If you need fax you have to give it to them to fax it for you. Your utilities trash, water etc. is based on the entire building usage, not your individual unit. Management is no help at all, there will be at least 6 people in the office and good luck on getting your issue resolved. If I could I would give it a negative review. Omg!!!!!!!!!!!!!!!!!!!! Where do I start!!!!!! I have been having issues with my neighbors for some time now...Everytime I call to the leasing office to complain it's Always an excuse...They say the person you ask for specifically is in a meeting...Getting a drink of water....Lol literally anything....I just get told to keep calling the police when I have an issue with my neighbors instead of them doing something about it...But let you not pay your rent on time they damn sure find a way to get a notice to you about that...It's ridiculous but I may just haved to report the apartments period because nothing ever gets done...It's honestly sad....The only person who seems to have sympathy for your situation is Ben he is much appreciated! Everybody else in there it's always an excuse...They rather have 99 police reports that to speak with the party who is being disruptive...I hope something gets done soon or I will just haved to go to Fox Channel 2 and maybe that will get me somewhere....Cuz as of now nothing is being done...Worst experience ever with an apartment complex! read more

DO NOT rent these apartments!!! The quality do not measure up to the standards of a high rental cost apartment. Spiders and cock roaches are everywhere coming down from the vents. They used some cheap shampoo to clean the carpets and made us sick for a few days after initial move in. We called about things that were broken at the beginning to report and they never added to our check-in list, then charged us for the damages when we moved out. They are nit-picking about the final fees and over-charged us for the little items like a shower head. When called and complained to them about the final bill, they pretended that they'd already cut us some slacks. Now I know their intention of ripping people off any way they can for the final time. Moved in here a few weeks ago and it's your basic apartment. Good price and nice area to walk your dogs. BUT, the girls on the top floor of our building are constantly throwing parties and being loud, they have no respect for the rest of us who have day jobs and are trying to sleep at night. I've called the police and written a letter to the management office but they still haven't taken the hint. Last night I got woken up sometime around 4 or 5am and the dark haired girl had decided to throw a party (at 5am!) You could hear them banging on the floor and basically being obnoxious. I didn't see the blonde girl so she must have still been out or got sick of the noise and left (which is what I almost did). This is ridiculous and the pavillion needs to fix it! read more

DONT WASTE YOUR TIME! Rented from them and my lease was great. Never had any issues, until I moved out. Upon my walk through the only thing Scott found was a small stain on the carpet which he said would be about $20 to repair. After calling the office several times to check on the carpet stain I was never able to receive a direct answer. I finally got through to someone after about 2 weeks and they told me they sent any damages to an outside company and gave me their number. Upon calling the outside company, I find out they were a collection agency and I had a $200 balance however they couldn't tell me why I had a $200 balance. When I called Pavilion back to discuss why they sent it to a collection agency, she said this is why we don't deal with this because they don't want us questioning them. Then proceeded to say it was out of their hands and they could not tell me what THEY told the collection agency regarding the $200 balance. Pavilion NEVER provided me with paper of my damages nor gave me the opportunity to pay, just sent it straight to the collection agency for them to handle. I have never heard of this in my life! How can you not tell a former renter what the damages were that YOU told the collection agency?! It does not make sense and I will be fighting this! DO NOT BOTHER RENTING FROM THEM! I would not recommend living here if you have small children or a young family. There is a playground that is bleached by the sun with minor upkeep. This complex is more of a dormitory for young adults than a apartment complex for working families. I haven't lived here very long and already the cops have been in our parking lot multiple days working out disputes. This is good to see that they have a presence here but sad because its a sign of the kind of people Pavilion lets live here. If youre a young person looking for a 1st apartment this place is optimal but if youre an older adult beware. This place has an old as hell laundry facility and no hookups available in the room. The kitchens have no garbage disposal or microwaves! a small fact they just leave out until youve signed your contract and move in. Do not duped by the demo apartment they will show before you move in; your apartment will look nothing like the one they demo. They literally paint over the same shitty walls everytime a new tenant moves in with the cheapest paint possible and its looks tacky as hell. Aside from that they will pain your place maybe three days before you move in and you will smell the fumes from the paint on everything for days to come. Also not the best environment for young kids breathing those chemicals in. The air conditoner unit inside the apartment sounds like a damn train when it turns on. I have no idea if this is standard or just another defect of this shitty experience. The management is something you have to experience for yourself to believe. There is no appeasing the customer at this place so keep that in mind before coming here. There are definitely worse complexes in the area but for a few extra dollars you can get something not built in the 70s that wont have a lead risk ( something they drop on you the day before moving in and have you sign off that you accept the risk so you cant sue). There is also no regulation on smoker's so if you dont like your room reaking of smoke youre out of luck. Cigarette buds are cover the grounds in some areas. The smoke rises into our bedroom at night and the management wont do anything to fix or accommodate. I've lived a few different complexes now and for the money this place should be better. I would highly recommend looking elsewhere. Its crazy to read all these reviews you can tell pavilion doesnt take any of these reviews serious because were all saying the same things and nothing has improved. So... I have been living here for almost 10 months.. I am pretty easy going type person... I pay my bills on time and never complain about little things. However for the past couple months I have been having issues with this place. First of, I was on vacation and I did not have any means to give my rent money on time. I was late for ONE DAY... and they still made me pay a late fee... Mind you that I was always on time or even early with my rent money! Second, I called to let them know I have no water pressure and that my toilet is not flushing. In return, I received a very rude tone over the phone from one of the staff. I told her I need to take a shower to get to work... She replied, " Oh thats because the water main is broken at your building and I HAVE NO Idea when it will be fixed" Umm.. a trained customer service would not be replying with this... If there was a review for lower than poor I would give it. This apartment complex lies and cheats people out of money. They charged us extra fees for having a dog on top of the already horrendous charges. When they gave a walk through when we had to give up our own dog, because it was expensive to keep an animal there, they had a sleazy maintenance man come through and inspect the place while hitting on my fiancé. The man said there would be no extra charges. When the time came to leave this dump, they did not send us the final bill, and instead, sent into to a collection agency within one month of departure. They stated that they are not responsible for the costs or collections after a resident leaves and would refuse to talk to us. The bill was greater than $400. SO unless you like to pay high amounts of fees after you leave, and getting molested by maintenance crew, I would suggest you not go here. read more

The worst apartment I have EVER lived in. The apartment always had bugs, there where always people screaming and yelling at each other at 2am and 3am, and most of the staff were soooo rude. My first week in the apartment my "brand new" air conditioning unit had stop working and I had to get a window unit for only one room in my house, mind you, it is the beginning of July, I had 2 different sets of neighbors putting their relationships issue out for the entire neighborhood to hear them at 2am, and the water was turned off in my entire building for several hours several times. Also, the apartments are very cheaply made, and I had a new construction apartment, and it will take forever to get someone to fix anything in your apartment. The staff are so rude and act as though they could care less!!!! I was desperate to find a new place to live when I got this apartment and I am deeply regretting it. read more

RECONSIDER MOVING HERE! IT IS NOT WORTH IT!!!!! The apartments look nice but are extremely overpriced for such a small space. Also, the office staff are very rude especially Tom Collins who decided to say "mmmhhmmm" to me and then hang up the phone once I explained to him I would be getting renters insurance in 6 days and just wanted to let them know up front that I will be getting it soon. I have also dealt with a woman in the office whose name I can not remember that was also rude to me however, Sarah Elizabeth is always pleasant and willing to assist residents. It wasn't until the past year that I have dealt with rude service from the office staff however, there are many new staff members from when I first moved in the year of 2014. My apartment is always cold in the winter and hot in the summer because the windows/balcony door has poor sealing. AND I always have spiders in the summer. I have made a maintenance request to have them spray my apartment but they come right back. The first year I moved here birds somehow were able to get into my bedroom vent to where it sounded like the birds were sitting at the edge of my bed chirping at 5:30/6 in the morning. I had to have maintenance clear them out a couple of times. These apartments look great but were poorly/cheaply put together. Behind my apartment building there is a dog park that has no lighting at night and as a young female I fear walking up the stairs to my apartment because you have to turn your back towards the dog park to get up the stairs. Last, but not least, there was a homicide right by apartment building but in a different complex. A man was shot and killed at his apartment for playing his music too loud. I came home to FOX 2 news on our parking lot to interview the Pavilion residents. The Pavilion sends out emails about different events they are having but they never addressed this issue which I thought was unprofessional. Again, move somewhere else! You do not want to have to deal with rude staff (especially TIM COLLINS) and a small overpriced apartment. Take out a mortgage instead. It'll be worth it and that's what I'll be doing as soon as my lease is over. read more
