12416 Summerhouse Dr. Apt is in the pic

One of the worst apartment complexes I lived in. They allowed all these people from India to move in, they destroyed the gym, the apartments, trash always outside their apartments, shoes all outside their doors, they don't clean up after themselves, the laundry room had nothing but trash and they didn't clean the lent traps, the apartments are over populated, so now the leasing office has put locks on the door so you can't walk right in. With that said they don't return messages as they requested. These picture were sent to me. 12416 Summerhouse Apt. 21 & 22 check out those units you will be amazed at what you find. The tenants in Apt. 21 moved out and gave the keys to the tenants in Apt. 22 so the tenants now in Apt. 21 are not on the lease. The pool look like someone had been pissing in it. Also, when St. Louis had the great flood, all the apartments on the bottom floor flooded. They failed to tell the new tenants, of course, why would they. They were not trying to miss out on any money. Now, this. Apartment 14 is distinguished by giant bay leaves on top and two symbols on its door, including a swastika-like image and another symbol of uncertain significance. This has generated safety concerns for me, stemming from uncertainty surrounding these symbols. Pavilion Apartments' management exhibits inadequate control over activities, potentially putting residents at risk. A red dot, similar to the Indian bindi, is also displayed on the door.

$250 non refundable move in fee (they will tell you it's a security deposit when you first move in / pay it online).

Do not live here. Management will fine loop holes and charge you for anything they can. To begin, we paid a $250 security deposit. At move out time, they charged us $270 for "carpet damage", see photos attached. They told me we had to pay this and our security deposit was actually a non refundable move in fee. After I complained, the charges were magically got cut in half. Still had to pay an additional $135 on top of never getting that "non refundable move in fee back".

Shannon (Property Manager) is exceptional. She is professional, attentive, and genuinely cares about residents' comfort. Gavin from the leasing office is always helpful and responsive. Jeremy (maintenance) does outstanding, precise work, and Layton keeps the grounds and balconies looking great. During a recent visit, the team did an amazing job power washing both balconies, cleaning windows, and making sure everything in the apartment was perfect. Everyone was friendly, efficient, and respectful. This level of service really makes Whispering Hills stand out. Five stars all the way!

I paid the rent on time every month When we moved out, We were not informed of the final walk-through, which is illegal but they got away with it anyway they took advantage of the fact that Missouri is a state that allows landlords to do anything subsequently took my entire deposit for damages that Shannon Vargas lied about. I had to fight them in court to get my deposit back, only got part of it Lost the rest of my money because of their Janky unscrupulous atty & property mgt team. Persons of color beware they will treat you any way they want and they will take your money. It's all smiles n giggles until you want to move and they will penalize you for justified complaints this place is horrible. Property management is horrible. Consider that when you are about to sign a lease here

Although I…read morehad a written extension through July 6 and paid approx. $600 for the short period as per the move out notice, management issued a revised final statement charging $929.04 for "Holdover Rent 12 days." Its own statement records my move-out as July 6, 2026. I understand the lease has a holdover provision, but I dispute that it applies when occupancy was authorized by a written extension and the agreed rent was paid. I provided management with the extension, payment receipt, and returned keys and requested a complete ledger and corrected statement. As of Aug 2, the issue remains unresolved. The statement also threatens collection referral and a minimum additional 35% charge. Prospective residents should keep every extension, receipt, and key-return record. I will update this review if the account is corrected. Management says they talked about it which is entirely not true. This is a large management firm that puts everything on paper. I have my copies to prove the point. It feels like a money grab. Would not recommend moving here. I have made the payment to stop any credit issues.

However, the overall quality of the apartments is poor. Roaches were in my unit upon move-in, and even with countless traps and pest control services, problems still persisted. This leads me to believe that the roaches and other pests are probably inside the walls or pipes of the building. I also had some issues with carpet beetles and their larvae, which I would find on walls. You can definitely hear neighbors through the ceiling as well. The overall structure of the apartment is low quality: there are gaps in the cabinets, poor caulking work, and cheap fixtures. With all that being said, there are some positives to living here. The location is very central, and the pool is very nice. Maintenance was very friendly and wanted to ensure that no appliances were left broken or unusable. They were quick to respond. There is a high turnover rate in the office, so I dealt with new property managers often. Parking was also a bonus. There were always plenty of spots to park, and it was free! Obviously, no apartment (especially an older one) is going to be perfect. However, I'm not sure I would recommend it here, unless there were no other options.

With over 500 units I suppose you have to have it all figured out, and they do. We love how quiet, clean, and friendly the complex is and the parking is wonderful too. The only small issue we've had so far is the water heater being too cool, but is was fixed immediately and haven't had a problem since. Anyway, besides the fact that the building is a great and safe place to raise a family, it is also in a perfect central location to local necessities such as: Starbucks, grocery stores, hair salon, nail salon, restaurants, etc. We intend on buying a home soon, but if we don't we would absolutely love to renew our lease here for as long as we need to. Thank you.

To say that I am dissatisfied with the service would be an understatement. The total lack of courtesy management has displayed to me and many other tenants is significant. I have been an excellent tenant, have always paid rent in a timely manner, and should not have been threatened with collection activities when there is no issue with payment. This meritless threat is disgusting. After all, I merely asked the management company for a reasonable modification to my private lease agreement (again, the specific terms of which must remain private) which is expressly allowed and contemplated. So, in good conscience, I cannot recommend renting a unit at Cove West Apartments.

It makes the apartment shake and sometimes sounds like he has a horse or something crazy up there. He has people over who stomp around in the breezeway and all this noise keeps me as well as other neighbors awake extremely often. Calling the apartment office does not really get anywhere, as I have called multiple times with no resolution since around January. They say they will talk to him and nothing changes. If you have any type of disability or mental health concern such as PTSD that worsens with loud noises and chronic lack of sleep, I suggest looking at any other apartment complex as this one allows their tenants to do whatever they want at the expense of other residents. If you are looking to stay somewhere and be loud and inconsiderate on a nightly basis, this community is perfect for you.
