    My tenancy at The Vue at Creve Coeur ended with an unresolved move-out billing dispute. Although I…read morehad a written extension through July 6 and paid approx. $600 for the short period as per the move out notice, management issued a revised final statement charging $929.04 for "Holdover Rent 12 days." Its own statement records my move-out as July 6, 2026. I understand the lease has a holdover provision, but I dispute that it applies when occupancy was authorized by a written extension and the agreed rent was paid. I provided management with the extension, payment receipt, and returned keys and requested a complete ledger and corrected statement. As of Aug 2, the issue remains unresolved. The statement also threatens collection referral and a minimum additional 35% charge. Prospective residents should keep every extension, receipt, and key-return record. I will update this review if the account is corrected. Management says they talked about it which is entirely not true. This is a large management firm that puts everything on paper. I have my copies to prove the point. It feels like a money grab. Would not recommend moving here. I have made the payment to stop any credit issues.

Shannon (Property Manager) is exceptional. She is professional, attentive, and genuinely cares about residents' comfort. Gavin from the leasing office is always helpful and responsive. Jeremy (maintenance) does outstanding, precise work, and Layton keeps the grounds and balconies looking great. During a recent visit, the team did an amazing job power washing both balconies, cleaning windows, and making sure everything in the apartment was perfect. Everyone was friendly, efficient, and respectful. This level of service really makes Whispering Hills stand out. Five stars all the way!

I paid the rent on time every month When we moved out, We were not informed of the final walk-through, which is illegal but they got away with it anyway they took advantage of the fact that Missouri is a state that allows landlords to do anything subsequently took my entire deposit for damages that Shannon Vargas lied about. I had to fight them in court to get my deposit back, only got part of it Lost the rest of my money because of their Janky unscrupulous atty & property mgt team. Persons of color beware they will treat you any way they want and they will take your money. It's all smiles n giggles until you want to move and they will penalize you for justified complaints this place is horrible. Property management is horrible. Took my money and negatively affected my life and don't give a darn, they took pleasure in creating strife and hardship for me Over $2000 a month in rent for 12 months that wasn't enough this greedy company still took my deposit for egregious made up charges that were created and Trumped up by Property manager, Shannon and this is a multi million dollar company I am a single hard working mother who'd recently lost a child when I moved in here and they knew that and STILL took my Money STOLE MY MONEY whispering Hills and the Michaelson organization is a greedy manipulative Organization that is out to take advantage of people because they certainly took advantage of me I did not damage the unit the pictures they provided were of the entry step and pictures were in black and white. shannon lied and because she is non melanin she was allowed to do what she did To me which caused me strife and stress With everything else I was going through after the loss of my child, Michaelson organization and whispering Hills lack humanity and integrity I reached out to multiple people in corporate and they didn't even respond back this is a greedy organization that supports the unfair treatment of persons of color due to the government shut down due to the high rate of evictions, I could not even get an atty And I had to represent myself, they have atty, William ranker who has been on the news for his harsh treatment of people of color this is a multi million dollar company but they had to steal $3500 from me ....     I would avoid this place at all costs. It is a complete dump. Apartments are 50 years old. Paint…read morebubbles throughout the kitchen and bathroom. People living 5-6 per apartment and sleeping in mattresses they grab out of the dumpster, attracting roaches and other bugs. Dumpsters overflowing with furniture left in apartments. An old storage shed sat in the grass between 2 buildings for 7 months. A security light standard, which was knocked over by a car, is still laying in the grass a year later. They sent out an email saying no smoking around the buildings, only designated smoking areas, yet have no such areas set up. I was actually evict4d for smoking on my own patio on the 1st floor. The new property Manager, christy holder, informed people grills weren't allowed on patios, even 1st floor patios, and were threatened with a fine if not removed. When informed by staff that it is not against policy to grill on the first floor, an email went out saying you could grill on the 1st floor patio. When people, who threw their grills away, asked to be reimbursed for the price of the grill they were told they must move, they were told they would not be reimbursed. These things went on almost weekly. It is total dumpster fire, and is run by the most incompetent property Manager i have ever met. And if you have a problem, you aren't allowed to walk in the clubhouse. You must schedule a meeting. Well, that's if you can get someone to answer the phone or return an email. Oh, and good luck making sense of what is fair rent. I had to move twice because they said my pipes were ready to burst. They charged me the same price for the new apartment as the one I moved out of, even though my new apt was smaller. Then the people who moved into my old apt, paid $150 less than what I was paying 3 months earlier. Hopefully that helps you out if you were considering moving into this sithole. BTW, i gave it a 1 star because zero or negative stars wasn't one of the options.​​​​

However, the overall quality of the apartments is poor. Roaches were in my unit upon move-in, and even with countless traps and pest control services, problems still persisted. This leads me to believe that the roaches and other pests are probably inside the walls or pipes of the building. I also had some issues with carpet beetles and their larvae, which I would find on walls. You can definitely hear neighbors through the ceiling as well. The overall structure of the apartment is low quality: there are gaps in the cabinets, poor caulking work, and cheap fixtures. With all that being said, there are some positives to living here. The location is very central, and the pool is very nice. Maintenance was very friendly and wanted to ensure that no appliances were left broken or unusable. They were quick to respond. There is a high turnover rate in the office, so I dealt with new property managers often. Parking was also a bonus. There were always plenty of spots to park, and it was free! Obviously, no apartment (especially an older one) is going to be perfect. However, I'm not sure I would recommend it here, unless there were no other options.

With over 500 units I suppose you have to have it all figured out, and they do. We love how quiet, clean, and friendly the complex is and the parking is wonderful too. The only small issue we've had so far is the water heater being too cool, but is was fixed immediately and haven't had a problem since. Anyway, besides the fact that the building is a great and safe place to raise a family, it is also in a perfect central location to local necessities such as: Starbucks, grocery stores, hair salon, nail salon, restaurants, etc. We intend on buying a home soon, but if we don't we would absolutely love to renew our lease here for as long as we need to. For the amount of rent charged, the living conditions and management have been extremely disappointing. We've dealt with ongoing issues that have made it difficult to enjoy living here. There have been repeated noise problems from upstairs neighbors, including loud stomping, dropping heavy objects, and noise late at night. Despite bringing these concerns up, the problem has continued. Maintenance has also been frustrating. We've experienced persistent issues that haven't been resolved in a timely or effective manner, leaving us feeling like our concerns aren't taken seriously. Communication from management has been disappointing as well. As tenants paying a significant amount in rent, we expect better responsiveness and a willingness to address legitimate concerns. At these prices, no one should have to put up with constant noise, unresolved maintenance issues, and poor communication. Rent here is simply too expensive for the level of service and quality provided. I hope management starts taking residents' concerns more seriously because people deserve to get what they're pay for.
