My experience living at this apartment complex has been extremely stressful and disappointing. I made multiple attempts to communicate with the leasing office regarding financial hardship after changing jobs and informed them ahead of time that my rent payment would be delayed. Instead of showing understanding or trying to work with me professionally, I was immediately threatened with eviction notices, late fees, and restrictions on payment options. What made the situation worse was that I was actively trying to pay my balance through Flex, and the payment was reportedly blocked because of the eviction process. This created even more hardship and made it feel like there was no real effort to help resolve the situation. I have also had ongoing concerns with maintenance and privacy. Maintenance entered my apartment for a work order, yet lights were left on in rooms that were not related to the repair request, including my bedroom, which made me extremely uncomfortable. Communication about apartment entry and maintenance visits has been poor and inconsistent. Another issue I experienced was feeling singled out and unfairly treated by office staff. There were situations where I was embarrassed, accused unfairly, and made to feel unwelcome in the leasing office. At one point, I even felt as though I was being pushed out or treated differently instead of being treated like a valued resident. Residents deserve professionalism, respect, clear communication, and reasonable efforts to resolve issues before escalating matters legally. this was my first apartment living alone as a girl in her 20s, and i was first sold lies on pricing. i (regrettably) chose this complex as it was the cheapest in pooler at the time, the pricing online does not reflect what you will be paying on a month to month basis. i signed for a $1390 apartment. which i could comfortably do at my job and still have money for other bills. i've ended up paying close to 1700 a month with their additional utilities charges- which includes a pest control fee that i learned recently, only happens if you request it! so ive been paying for pest control for a year, and haven't received it. not to mention the pool has been closed since i moved in. it is JULY. they have been threatening to people who have wanted to use this amenity we PAY for, threatening the law and ADDITIONAL fees. it is not our fault you either did not pass inspection (because of the obvious black mold in the pool you claimed to have completely redone) or have failed to even apply for pool inspection. we live in south georgia where it is regularly 90+ degrees in the summer, and your apartments regularly have ac that does not work, because NONE of the appliances are any where NEAR up to date. i moved in and my ac broke in the middle of july last year. and was told i had to wait for maintenance because i was 50TH IN LINE for having a broken ac in the MIDDLE OF SUMMER. not only the prices and absurd ways the staff regularly threatens police involvement and/or additional fees onto rent, if you are even one day late on rent, there is a $400 LATE FEE. not to mention EVERYTHING is an additional fee. want a garage to park your car so you don't get broken into? extra. want a washer and dryer to actually do laundry? extra. want space in your apartment to actually have a laundry room? extra. people are struggling in this economy, for yall to sit up there and advertise how you're "working on making this a better place to live" by having EXPENSIVE food trucks weekly, activities that cost money, and being disingenuous to people looking to rent. do not show the 1-2 show apartments you have redone with nice floors and new appliances, when 99% of your leasers will NOT get that. not to mention the HORRIBLE placement of the apartments. leaving at any time after 10 am or before 11 pm is a nightmare, no one is courteous in pooler traffic ESPECIALLY not coming from the outlets. the pond is ALWAYS filled with trash and no one picks up after their pet. i'm so glad i will be able to walk my dogs somewhere i'm not worried at every place they sniff, wondering if if is glass shards or another animals waste. the trash compactor is always overflowing, there is always visible trash outside where people have dumped their trash, and management has neither said nor done anything about it. i was not here for previous management but the current ones should be ashamed of how they are running this place vs marketing it. not to mention the smells. i have nothing against people who smoke weed, but i hate the smell of it, and 4/7 days of the week i smell it strongly from someone in my unit, driving out and from someone else's unit, or just outside in general. they advertise drug free but my apartment smelled like weed on move in day, as if it was never even cleaned before i moved in, not to mention my blinds have been broken since move in in both of my rooms. my shower had the typical renters paint job, and my drain was SPRAY PAINTED OVER to the point i had to unclog paint chunks from it myself to get it to drain. do yourself a favor and spend the extra money to live somewhere decent, that you won't find cockroaches and old trash from the previous tenant, where you won't get sexually harassed by the previous tenant, where the management actually cares about their leasers wellbeing and not just making a quick buck. i don't expect this management to ever change or this place to get any better, this review is for people who have been thinking about moving here, DO NOT. read more

This place is hell on earth. If I could give it -1,000,000 stars, I would. Where do I begin? There were so many problems I feel it would be easier to make a list 1) moved in and the sink was clogged, not that big of a deal 2) but then as we were moving in at the height of summer, we noticed our AC kept freezing. the physical AC unit would become covered in ice constantly. this was only the first of our AC problems. they would send maintenance people over to fix it, but it would just keep freezing. we never got to relax, we always were watching the thermostat. 3) trash. everywhere. all of the time. and there was no policing it ever. people wouldn't pick up their trash or their dog's poop ever. this place was filthy. it got to the point that I couldn't walk my dog in there anymore because he stepped on glass from a broken beer bottle and injured his paw. so many of our shoes were covered in dog poop. 4) the dumpster. again, no policing. no one would put their trash in the dumpster, they would put it in front of it. not only that, shopping carts from all of the local businesses always were by the dumpster. once we took out our trash, we saw used insulin needles outside of it. horrific. also this place was a literal dumpster fire, the trash compactor caught on fire not once, but twice. 5) in the dead of winter, our water heater died. it took them over a month because they forgot about us to get us a new water heater. i had to call and harass them every single day. 6) we were lucky to have a washer and dryer in our unit, but in the communal laundry room, used condoms all over the floor. 7) the pool was closed for almost the whole season, rent price stayed the same. 8) same with the gym, was closed for months. we saw no reduction in our rent. 9) major inconsistency with management. new management every couple of months. all full of broken promises. the latest one, her answer (if you can manage to get in contact with her) is "I don't know what to say." 10) they don't hire qualified maintenance workers. it took months for them to bring in someone who was qualified in HVAC to look at our AC. 11) our unit came with no covers on the electrical and no smoke detectors. not even a fire extinguisher. 12) one day, our oven door exploded. it wasn't on, the glass just exploded. according to the research we did, that meant it was way too old to be functional. it took over a month and me again, having to call and harass them every single day to get a new oven. and yet, no reduction in our rent that month when all we had was a microwave to cook with. 13) our microwave was broken when we moved in. 14) the seals blew on our toilet and it leaked every single time you flushed. disgusting. 15) dirty, cracked showers. 16) our patio was nasty. not only was our view a shopping cart, but our patio was stained green and had so much chipped paint. 17) cracking paint and water damage in our walls and ceilings. 18) luckily not us, but cars broken into. 19) people running a tattoo shop out of one of the garages. 20) it took 2 months of us living there to get mailbox keys. 21) our dishwasher leaked constantly 22) we paid monthly for pest control. all of the breezeways were full of roaches 23) the valet trash was also a monthly charge. half of the time they just wouldn't come pick up. people would pile bags of trash outside of their doors. 24) no noise ordinance. people blasting music constantly. 25) collapsed ceilings inside of the breezeways 26) we heard from many people that their apartments had black mold 27) the final straw, we heard a man with a weapon was at the pool causing a disturbance. we were so embarrassed to have people over. i hope this review stops someone else from making the same mistake we did by falling victim to this place. read more

After finding out how terrible their apartments were and how they were not going by what they said, I wanted a refund of all the fees that I paid including the pet fee they took even though they had not met my animals which was apart of the lease. I spoke with someone named Isa whom which tried to insinuate that I was lying even though I have proof because they never answered the phone so we did all of our business via text. These people rarely if ever fix maintenance issues - but when they do, it's broken again shortly after. They will not even be able to give you a roundabout on when someone will be by. This is the second time in my 9 months I have lived here that the A/C has went out leaving my two dogs safety in jeopardy (have video proof of it being 90 degrees in room). If you want to be on the cusp of involving an attorney due to your living conditions, this is the place to go! You will almost surely have an issue that the complex has not and will not fix. Been dealing with AC issues for over 3 months now ,my AC is completely broken and still hasn't been fixed , i have had 3 maintenance guys come out and nothing has been done ,it's been so hot in the unit lately I have had trouble sleeping or just trying to relax , it's currently over 90 degrees outside , crazy when you pay so much money for rent but can't be comfortable in your own apartment , would not recommend leasing here until maintenance improves, the amount of money they charge to lease here now it's not worth it honestly , unless you like not having stuff they promise to you when you move in like basic Air conditioning in this South Georgia weather , it should be illegal to let a tenant go on over 3 months without solving the issues they are having in the apartment but let you go 3 months without paying rent you'd be evicted way before then , look elsewhere untill they can resolve their maintenance issues here in the apartments , I have over 15 tickets put in for the same AC issues, I'm currently running 4 box fans I had to go out and buy with my own money. read more

Horrible place to live in! Communication is the worst ever. They do not fix things on time and even when they do, they do a terrible job. My sink has been leaking for over a month and I reported the issue, since June, nothing has been done and when I went back, they said they fixed it ! Big fat lie! Worse is, I went and showed them the video of how bad my sink was leaking and I had a bowl under the sink because it's like a running tap. I said I wanted the issue fixed same day and one of the ladies in the office called me to tell me they don't see where my sink was leaking! Are you kidding me?? Where did you think I got the video I showed you from? Or are you calling me a liar?? Ridiculous!! Appliances are very old and they never do anything to make the place better. The rent keeps going up yet the money is not worth the place but if you would be late for a day to pay rent, I bet they would make your life miserable by reporting to the credit bureaus, incurring fines etc. I am done dealing with them! Bad management and maintenance. I've lived here a year, and recently the AC has been quitting on me intermittently and they will not do anything to fix it. Maintenance men don't show up and I have to leave my doors open to get air at times. They are very unresponsive. Very bad experience from the beginning (more than just the AC). Let me start off by saying this complex is the worst one in pooler. When you first request information such as tours and things like that, they are very nice but DONT FALL INTO THEIR TRAP. I have been living here almost a year and for the first 8 months my apartment flooded like I'm not talking about a little bit of water like from the back door all the way up to the master bedroom door, and in the bedrooms the water would cover half the room. Maintenance would do what they could but after the first few times it got very annoying. today (12/29/2020) I was packing up everything in the master bedroom and i found mold all around the deteriorating baseboard and all in the window seal. If that doesnt turn you off from moving here then I dont know what will. The Preserve lists a few amenities that they need to either correct or update. First, this is not a gated community. Yes, there is a gate, but it's never closed, I don't think it even works. Second, there is no 24 hour fitness center. The equipment in the second one near the back of the complex doesn't even work and the weight machine is broken, it's been like this for the past 4 months and the front office knows this. The fitness center at the main office was accessible at any time, however, once it started getting used before the office opened and after it closed, they shut it down except during business hours. Third, the people living in the area are outrageously rude and unfriendly. People drive recklessly and dangerously through the area, there are children between the ages of 5-12 playing. Yet the Pooler police officer that works as the residential security officer does nothing about it and the front office does just as much. There's also a group of people that like to ride dirt bikes and ATVs in the middle of the night during the week, yet the front office still does nothing. Fourth, God forbid you have a problem with bugs invading your apartment. Going to the front office to request an exterminator will fall on deaf ears. After four visits to the office, I finally had to go and buy my own spray, which barely works. Perhaps it's because the seals around the doors and windows are in tatters. In all honesty, the best thing about this place is place is the price, they're the least expensive apartment complex in Pooler. read more

My review is two fold... I lived there for about seven months, I had to leave because the people who lived below me did not understand that they live in a apartment and they have to share walls. They would bang on the ceiling if they heard ANY noise from me and the people who lived next door to me I found myself walking on my tip toes. I just could not live like that. The Apartment ( well mines) needs some serious updating. No mater how hard I tried my place seemed dingy.... I live in a 2 bedroom unit, the 2nd bedroom, was always freezing in the winter, and hot in the summer. I have adjusted the vents, ( as I was told) nothing worked. In the winter there was no heat blowing from that vent, My poor kid slept in the living room because her room was so cold. For the money I was paying, This should not have been an issue. I did not understand, why no one looked about updating the blower, or clean the ducts. It would have helped. Never understood why the gate never worked. I did not ask I had a feeling I would have got a stock answer, from the list of with the "Adjust the vents around the house". The good With Pooler growing, it is GREAT place to live, close to food, movies, bowling, water park, mall. a quick drive (or even walk) and you are right where you want to be. I don't understand a few things.... 1.) why the TV in the workout facility has never worked? 2.)Why has the water fountain on the small side of the lake not been fixed? Grass and all sorts of crap just float down there now? Been broke for 4 months 3.)
