Went to through a whole process and more payed contracts for inspections and other fees every time we contacted him we felt rushed and like we should have known everything about the whole process we felt to intimidated to ask further questions got the house bid and was assured It was smooth being a first time home buyer I was unaware about some taxes I had to submit about being self employed but once we mentioned it it seems like we we took 10 steps back if we would have been informed in time we would corrected It,But at the end after we were assured we had it and had completed the entire process was when we were informed. Mr. Raskins was bold enough to say that if he knew he would not have pushed as far as we did , I had not known about submitting self employed money being one of my first jobs as a delivery driver I thought it's was taken care off on their behalf none the less I fixed my taxes and payed the penalty At the end it was just a huge upset toured the house and got the bid ,house got appraised and we were ready to moved in in a month but thanks to to their team We lost the house and a few 1000s dollars in fees. My husband and I just closed last November 30 using PrimeLending under Mark Raskin's team. Being first time homebuyers, I'm a little picky and I always do research first before committing. I contacted Mark based of reviews and I'm glad I did. They definitely exceeded our expectations and they're on top of everything. All questions were answered before and after application, and the whole team is very helpful and informative. They're honest about rates and fees, they even have a float down rate feature but unfortunately I wasn't able to avail that being rates didn't went down within the application period. This PrimeLending branch under Mark's management is highly recommended. A few pointers about them follows: Loan Type: serves almost all kinds, if you are first-time homebuyer don't forget to inquire about PrimeLending's Mortgage Certificate Program or the Assistance Program but this is based of household income eligibility. Pre-payment Penalty: none Lock Rate: yes, I think ours is 30 if not 45 day period for free (didn't really pay attention much on this one being we're closing before that period ends and I'm confident we can close on the day we want). Float Down Rate Feature: yes, as long as you close with them and if you can't get financing with them it'll be free. If you withdraw your application then you will have to pay for this, you'll receive all this kind of disclosure from them so don't worry as long as you read and understand them before signing l. Mortgage Fees: average and typical, I'll say it's about average price compared to other lenders. Some lenders might advertise low fees but be sure to ask about what's included because there's definitely third party fees and miscellaneous fees also if you want to pay for points. PrimeLending gives credit in exchange of a little bit higher rate which I think most lenders are as well but at least you know PrimeLending does. Way of Communication: email and phone, so this is how our transaction went which I prefer anyway. We've uploaded and/or email everything to them. Whenever there's an important doc that we need to address, they'll email us back and respond quickly or give us a call about it so there will be no delay and be able to close on target date. Everyone is on top of everything and also make sure to do your part on sending documents back to them asap. Which in my case, I have all documents ready, saved, and scanned even before contacting them which I think helps in the smooth sailing process. I'm also just always uploading current statements and pay stubs every time I receive them using their site where you can create an account. Closing: we closed on time and we received the approval and funding notice days before our closing day and the period from the day of our application to preferred closing day is not even 30-day period, although I was pre-qualified before then. Mark wasn't able to attend the closing but he sent Ryan to be with us which our realtor agent Mark Isler -mark@sumrealtor.com (highly recommended realtor agent too) even said, typically lenders don't show up on closing so this is a plus in case you have last minute question about your loan. I had a short sell over 4 years ago and right before finding another rental, BofA, Wells, Chase, etc, all changed their lending rules from 4 years to 7 years on short sells.
