From Jackie in the office, pre sale questions and everything in between up to closing and beyond was great. She answered any and all questions we had on the build. Michael was on the spot all through the build process and even post closing to help with any issues that arose and fixed them quickly the first time. Bailey helped after closing with any warranty issues that snuck up and even made multiple calls to me after closing just to be sure we had no more issues. Everyone at shaddock has been a class act. We had a fantastic experience working with this team, and I want to especially recognize Kenneth (Ken) in Sales, Sam the Builder Manager, and Bailey from the Warranty team. We closed on our home in Hillside Village this month and I wanted to rave about our experience with the staff. We found a few homes we loved in July of 2025, but were not looking to buy right away. Jackie Lillis knew this and still was so helpful when we would inquire about build options and quick move in homes. She even checked in on our home search journey a few months in. Since then we also had the pleasure of working with Michael and Bailey the construction manager and warranty manager. We decided to purchase a spec home but wanted a few changes in the kitchen before moving in. Michael coordinated this with the cabinet maker and even pointed out a few things for them to correct and add throughout the process. We built our most recent house through Shaddock and Jay Bailey was amazing to work with afterwards. Shaddock was overall better in quality than the other builder (we won't name) we had for our previous house. Yes, there were some problems to be expected like most new builds, but nothing major. And Jay was easy to reach and timely in his communication so we felt at ease. Things were taken care of quickly, and that matters to us. My family and I purchased a new home from Shaddock Homes in February 2024. We were very excited about buying a new build and had high expectations given the reputation of the builder and the price point of the home, which was around $900,000. After moving in, we discovered a significant issue with the electrical wiring on the back patio and surrounding exterior areas of the home. The area appears to have been wired only with low-voltage wiring, which has prevented us from installing basic features such as Ring security cameras, exterior flood lights, or even mounting a television on the patio. Several electricians have inspected the wiring and informed us that it was not installed correctly to support these types of standard exterior features. In addition, the spec sheet for the home indicated that it would come with a tankless water heater. However, after signing the contract it was later determined that the home actually came with a traditional tank water heater located in the second-floor attic. We brought these concerns to the attention of the builder expecting they would be addressed, especially considering this is a newly constructed home. Unfortunately, despite making them aware of these issues, the matters have yet to be resolved. This has been very disappointing for my family. What should have been an exciting experience purchasing a new home has turned into frustration due to the lack of follow-up and customer service regarding these concerns. I hope Shaddock Homes will take these issues seriously and work towards a resolution. At this price point, homeowners should expect accurate specifications, proper installation, and responsive customer service when problems arise. read more

I've waited 6 months to post a review because it's taken 6 months to fix things that should have been done BEFORE WE MOVED IN. Note * this review is not a reflection of JJ our warranty guy who's been AMAZING. We bought a house in the Fields under the assumption that Shaddock was a reputable builder. Our experience with the sales office was a bit of an annoyance & stressful to begin with but fine, something we could live with. But our experience with the Construction manager Greg Markovic was straight out of hell. We canceled our wedding and eloped so that we could put all our savings into building this home and it's been just a nightmare. Greg is the worst project manager construction oversight person and I'm shocked he has a job still given how many things I've heard from people living in this neighborhood. - zero communication about the build of the home; we had to constantly reach out but ultimately decided to just visit the site 2x a week ourselves - Installed the wrong balusters despite us IMMEDIATELY notifying them the day after install because we were visiting so frequently; Greg refused to fix it because he kept saying he's following the paperwork. I got the design center involved to confirm paperwork and then Joe & corporate involved to make him fix it. - We've had missing vanity lights for 6 months; they were finally delivered in May (we closed in December) and installed in June. And guess what, it's WRONG & I'll explain why in the next point - Our bathroom upstairs, measurements are completely off. Whoever drilled/installed the line for the toilet, did it in the incorrect spot. Because of this (& legal distances of cabinets from toilet etc) the cabinets built and installed are approx 5+ inches shorter than what they should be. And because of this, we were given tiny ass drawers that just barely fits a tube of toothpaste. Tell me how any human can utilize the drawers? And because of all this, it also affected the install of the vanity lights being incorrect (see all pictures for reference) and because of this, the entire design of the cabinet was changed and is different from what we signed in the contracts; and nobody notified us. - Our entire kitchen and bathroom cabinets are the wrong color. I asked Greg about this and he flat out lied saying it was correct. We got JJ involved (bless his sweet heart) who had the painter come in and he confirmed himself the color was wrong. We picked the EXACT color and design from countertop to cabinets as it was modeled in the design center so we knew it was wrong. We chose graphite which is a grey with a grey undertone & he painted it cyberspace which has a blue undertone. Completely changed the look and feel we were going for. - The bath tub and shower pan in 2 bathrooms were stained and disgustingly dirty. They were able to buff one out but the other one couldn't be fixed so it's permanently stained from construction debree. - Water leaks thru the front door whenever it rains - Our backyard fence wasn't even completed properly!?!! How the hell do you miss that? Bless JJ for fixing it immediately because we had a dog and were constantly worried about his safety & him running out (which he did, we lost him once but thankfully caught him) - We were told by HOA that our lights should have be sun sensored? - He was in a rush to turn the house over to us post blue tape walk because he was heading off to vacation; because of ALL the shit we found, we couldn't move in until almost 3 weeks after closing on the house w/ corporate approval because things were still not finished - He tried to normalize a massive crack on the kitchen counter top (pre move); again I had to get the sales office and corporate involved to get it fixed. - He actually removed blue tape that we put on because I assume he didn't want to fix things in his rush to leave for vacation? The list goes on and on. Shaddock maybe is a great builder but I can't speak with confidence about it anymore from personal experience. The only thing I can say is make sure Greg is not the PM or whatever his job title is for your home. You'll be living thru your worst nightmare. read more

What to begin with? I REALLY wanted to love Shaddock homes. Their house plans flowed nicely, their exteriors were a step above anything I had seen, and the selections for their interiors appeared to be very nice. Now that I have listed the reasons I felt I wanted to build with Shaddock, let's talk about why I would NEVER do so again. We signed in contract in 10/2020 with a 6-8 month turn around, understandable supply issues were prevalent at this time and we didn't actually close until 5/2022 with an 18 month turn around. I would not hold that against the company, as I know that it was a struggle to get supplies/services for most smaller companies at that time. However, the communication and follow through during this time as deeply saddening. Once we made our interior house selections, and they were confirmed by the design center we did not hear back or were given an invoice for any of the changes. A month or so later, we received a call from the sales office (not with the design center) that since they have not received payment from the interior changes that Shaddock was wanting to break contract and sell the house from under us. I explained that I was never given a monetary total or where to submit payment to, but as soon as she was able to supply this info I would bring a check same day. This set the tone for how Shaddock was willing to handle business. Due to the supply issues, we had to make several large changes with almost no time to discuss or sometimes without any contact from Shaddock at all. For example, our entire flooring downstairs had to change, but we only ever heard from the flooring supplier. We were suppose to have an electrical walk through, they skipped it and drywalled without a call to us. Our exterior was suppose to be white brick, but Shaddock declared that the larger builders all had deals with the white brick providers and they could not get their hands on any for our house. It was suggested that we paint our our brick exterior. We acquiesced and chose the ever popular Agreeable Grey since it was the whitest we could go due to the exteriors around us. DO NOT PAINT YOUR BRICK WITH THIS COMPANY, and not only due to the subcontractors but due to Shaddocks lack of accountability. If you do, please have a sample of what color your house is suppose to be and test it BEFORE YOU CLOSE. When we moved in the areas that they touched up around our number sign, outlets and a board that had to be replaced, looked a little "off" color wise. Originally we thought it was a sheen issue, and mentioned it at our 1 year warranty follow up. I was told by the warranty team that they don't generally do work on exterior paint but he would check and let me know, that maybe it was possible when they fixed some of the interior items that they might be able to do that. They never fixed the paint/stain issues in the house, and the ticket was closed out without a call or follow up. The exterior paint that they touched up before closing, is becoming more and more noticeable as the sun fades it( I will add photos). We have bought touch up paint for Agreeable Grey in multiple sheens to try and match (testing in a small unnoticeable area first) to no avail-they all match the touch up color Shaddock used, but not the color the majority of the house is painted. All we wanted to know initially is who the paint sub contractors were, where they buy paint, and what color/sheen (since all these facts can affect color) they had in reference to our house so that we could buy touch up paint and fix it ourselves. I truly believe that my house was NOT PAINTED THE COLOR WE CHOSE, but NO ONE WITH SHADDOCK will address the issue. We reached out to the new sales manager (said white brick) and construction manager (won't return call) and warranty department(bluntly told they don't handle paint issues). At this point, 3 years later, I'm angry. All I wanted was answers, now I'm wondering whether I have to take it the legal route. Lastly, due to how long our subfloors stood open to the elements (at least 8 months) our upstairs floors are warped. Once again, at my 1 year warranty I mentioned this issue. I was told that they would not address anything with the carpeted areas. Great, I like my furniture shaking as I walk or feeling the wood seams under my foot. When I told them that the grout lines of the tile were popping in 2 of the 3 tiled area upstairs due to the issue, they said they would send someone out to re-grout it only. If the issue continued to happen to let them know, since it was a known issue at our 1 year warranty mark. My floors are missing grout again (will post pictures), it will never be fixed as long as the floors are not level. I have also followed up with the warranty team since, and they called and bluntly said this is not something they handle. If you have read this far, thank you. I hope that you do no experience this level of service with Shaddock. read more

Mack and Rich brought us the best experience from Shaddock home. Now we're 100% happy with our house with Mack and Rich continuously being around to help us as we're not so experienced house owner! Absolutely terrible service after the sale. Make sure you get an inspector, and maybe another inspector to not only check but push, pull, grab, touch every single appliance and other area in the house. They left sloppy mistakes EVERYWHERE, there are areas where you can see the quality sucks, they use contractor grade EVERYTHING even on a $1m house. The worst is they installed an appliance wrong and would not even take responsibility for that. The house may be worth a lot of money on paper, but the workmanship provided by Shaddock is awful. I want to start this review off by saying I appreciate our sales reps, Joe and Tammy who have been very helpful and friendly throughout the process. John Jay at 2-10 has also been amazing to us and for having to pick up the pieces and make it right. This is solely directed at the building process and living in the home for about 9 months now. We built a home in the new Fields development and thought Shaddock had a pretty good reputation so decided to go with them. Greg Markovic, the construction manager, is quite possibly one of the worst individuals I've ever had to deal with. During our initial sit down meeting, it was said that we would have continuous communication and updates from Greg about the build of the home but didn't hear a single word from him during the construction process. We would have to reach out to him for updates or concerns and that would usually take a while to hear back or sometimes not at all. He also outright lied throughout the process of the build, we asked if certain things were being done and he would say yes and we would come to look at the house and they weren't. While the house next door was being built, a backhoe from the job next door put a hole through our fence and Greg told us it's not his problem even though that house he was also building shares the same fence, he told us to fix it ourselves, funny enough it took 10 minutes talking to Joe and JJ to get it fixed, so he is just an incompetent/unprofessional individual who can't do his job properly. 9 months later the house has the following problems(that we know of, we haven't even gotten to our year inspection): - Water leaking significantly through the roof - Every bathroom and kitchen backsplash has noticeably large grout line cracks - Floors are warped in the living room - Long cracks in the patio and foundation chips on corners - Outside vents for the stove, laundry room dryer, etc. are either bent or don't have proper exterior closings on them so flies and other bugs are getting into the house - Lights in one of the dual sink bathrooms are embarrassingly uneven (can't get Porter lighting to come out and fix it to save our lives) - Dishwasher didn't work before closing, we found the problem and had to bring it to their attention, this was also after the home inspection and after Shaddocks quality person that supposedly "stays in the house all day to find problems". - Exterior and interior doors in the house don't close properly - Insulation gaps in the garage door to the house - Gaps in the kitchen cabinetry (Greg was told this before closing, still not fixed) - Garage door wouldn't shut at all after closing, still have issues with it, after several warranty requests - There are wood shims holding the main attic ladder to the wood frame because it was clearly not sized right - Electrical issues in the kitchen, the oven didn't work for over a week because it kept blowing a fuse in the breaker box I could actually go on with more issues but you get the point. We've had the HOA come to us and say there are things that should be on your home that weren't added so Shaddock had to come back and add them. He's having to make corrections to houses all over the neighborhood because things were missed, so what else was missed? Doesn't spell confidence. My wife's father has Parkinson's and we asked Greg several times for the downstairs bathroom doorway to be ADA compliant, which is 32" and he said it was but turns out it's not, it's a 28" doorway, so another lie from Greg and nothing done about it. That feels like a legal no no, beyond everything else. I honestly don't know how this home passed inspection. I wouldn't trust this guy to screw in lightbulb and on top of all that he is an arrogant and dismissive jerk who doesn't care at all about what he does and he'll laugh in your face about it. I've watched him building other homes across the street, he very rarely goes inside those houses, he usually just sits in his truck out front or drives by, so I can see how he does not have a clue about anything going on. I haven't talked to a single person who built a Shaddock home, with him, in the Fields that have anything positive to say about him, most share my exact sentiments and I've talked to quite a few who are also very frustrated, frustrated enough to go to the local news stations. Shaddock is well aware of Greg being a problem but I also know he builds them a lot of homes (wins their volume award every year) but in the long run he is going to ruin your reputation, repeat clients and new clients through word of mouth but it seems they don't care. Beyond Greg being incompetent, Shaddock is also to blame for allowing this to go on. We implore Shaddock to give us extended warranties, the home quality is that bad. read more

Our experience has been a marathon. We signed our contract in Dec 2020 in the Windsong Ranch community in Prosper, TX. When we signed our contract, there was another section of the community that didn't even have infrastructure in place. Our lot (and those of our neighbors) sat untouched for many months. In the meantime the empty section of the community was rapidly being built out. A year into our experience, we had the beginnings of a house while the other area had people moving in. Our completion date...once Nov 2021...became Mar 2022, then Apr, then May, then Jun, then Jul, then Aug. Our home sat for long stretches of time with nothing being done. We finally moved in the end of Aug 2022....20 months after contract signing. It was easy to blame it on "Supply Chain" yet hundreds of other homes were built without issue. Quality....What quality? During construction there were two outlets that were not installed. We pointed this out while the house was still just a frame on the inside. We pointed it out again just before drywall. Again before it was taped. Again before it was finished. Ultimately they had to come back and cut holes in the wall to fix something that should have been easy to address. Of course the texture on the walls doesn't blend very well. Another outlet was dry-walled over and had to be found. We've had circuit breakers replaced because they would trip with as little as 2A of load. The "painters" that touched things up got more paint on the floor than they repaired and in one case they used the wrong finish....flat vs eggshell....so we had spots all over. Paint runs and drips are rampant on doors and trim. Horrible. Carpets had paint droppings on them that we addressed ourselves. The windows (Westlake / Boral) are horrendous. We removed the screens and discovered windows with scratches, the start of de-lamination of the Low-e coating, and even hand prints, all of which are between the two panes of glass. In other words they were manufactured that way. Shaddock and the window company will do nothing since we didn't see it before closing. No kidding we didn't see it...it was hidden behind the screens. Little did we realize the need to go over things with a fine tooth comb before closing. We painted multiple rooms and we found that every single light fixture had paint on it. Same with door handles, mirrors, etc. We had the staircase, doors to the study, and front door refinished due to embedded hand prints and mismatched touch-up paint. We clearly got crews that had no pride in workmanship and Shaddock doesn't care either. Lastly....the backyard. The home next to us started construction towards the end of last year. Shaddock graded their yard ~6 months ago. The area between the two yards is never dry, even during our 100* weather that lasted for months. Pics from this week show the water level is a few inches below the surface. It needs a french drain. Shaddock's response has been to tell us "too bad, it was fine when you closed". We're pondering what to do about the windows and the drainage, including enlisting the help of an attorney. There is zero care from Shaddock. Once we closed they forgot our names. It's a shame. We really like the floor plan but the craftsmanship and warranty support have been very disappointing, particularly for a home at this price point. read more

Shaddock Holmes is by far one of the worst builders we've ever experienced. We've had numerous issues which they refuse to fix. Our flooring is coming up at the seams in many places. We submitted a warranty request, and their solution was to reglue it to the floor. However, after consulting with a floor specialist, it appears the floor was not installed correctly. We shared this information with our warranty specialist, Mike Davis, but he claimed that we chose a "low-grade material," so it's our fault that it's coming up at the seams. We have friends with similar issues with other builders, and those builders are actually replacing their floors. We do not recommend Shaddock Holmes because they do not stand behind their work. read more

As we said we were very serious about buying a house in Frisco if we ended up moving up here, so we came and investigated all of these brand new beautiful homes, some of which haven't even been built yet, so they're selling you home you can't even look at LOL... and they are pretty expensive but they're also gorgeous and beautiful and stately and mainly for rich people and upper-class and middle-class people. I think they're very awesome but I wouldn't want to live so far out in this very homogeneous suburb and it is a little bit expensive considering that it is so far away from everything. read more

We build a $2.3M home with Shaddock Homes and our experience with them was very distressing. Every change order had to be signed off immediately with no time to read. Then if anything was wrong it was our fault. Craftmanship was terrible. It has almost been a year since we moved in and still have numerous warranty issues including foundation issues and huge cracks in our pool deck. I live in a developing neighborhood with active construction happening daily. We encountered an issue with Oncor where they blamed us for outages that occurred within the area and accused us of tampering with our meter. Our home was newly built by Highland Homes, but our neighbor was building with Shaddock. I contacted the construction manager of the home next to us, Mack McGowan, who not only listened to our concerns with kindness and compassion, but he went above and beyond by writing a letter providing evidence that Oncor was in the wrong in our appeal process. This letter helped aid in Oncor reversing the charges. We are so appreciative of the communication and compassion Mack showed us in this situation.
