My year living at the Redland Apartments was not a year I would EVER want to repeat. While the staff and maintenance team are kind, the management is terrible and incredibly neglectful. We moved into our unit in August 2024, and it was deplorable. The floor turned our socks brown with all of the dirt. The bathroom was disgusting, and easy to tell that it had not been cleaned at all before we moved in. There were holes around the piping under all of our sinks (where lots of bugs ended up coming through), and lots of visible water damage along the ceiling and wall. That was before we even noticed the cockroaches. We quickly realized that there were quite a few roaches in our unit. Now, I've grown up around trees in Georgia- I am used to bugs, snakes, and even mice. This was like nothing I had ever seen before. According to management, pest control never came to spray our apartment before we moved in, and as such, a roach infestation (their words, not mine) had occurred. We fought the roaches aggressively until February. All the while, we had to beg management to get our apartment professionally sprayed (because the Home Depot spray maintenance provided was not enough) and eventually fumigated the space twice- requiring us to cover all of our belongings and clothes we didn't want aggressive pesticides to cover. We had traps and bait sprawled all over the apartment until we moved out in July 2025. It was horrendous that we had to beg and call so many times to get an admitted infestation treated. It was not an environment or situation I would ever wish on anyone. Additionally, we had incredible water damage and a leaking roof. When the hurricanes hit Athens, our bathroom was leaking an abhorrent amount of water from the heavy rain. We got so much water damage in the living room that the screws for our curtains came out of the wall because the wall was too wet to hold them in anymore. The roofing company had to be called twice to fix the issue, and they were only called after the hurricane rain came through and wreaked havoc on our bathroom and living room. They were not called before, even when we reported several times that our bathroom ceiling was leaking an abnormal amount. We were merely given industrial fans to dry our walls. Again, this is not a complaint against the Redland maintenance team- they are incredible, sweet, and always tried their best to help us. This is a complaint against the Redland management for never taking our demands seriously. Overall, my roommates and I had a very unfortunate experience, and I cannot in good conscience recommend this apartment complex to anyone. Yes, the rates are good and the amenities look nice (even though our pool was closed for the entire summer for maintenance and renovations that never got started OR finished...), but if you have any type of problem, do not expect it to be taken seriously or solved in a time-efficient and proper manner. read more

Where we leave the bugs, rugs, and mugs (literally) from the previous guests to add character *You know you're a crap company when upon MOVE IN you get OVER 500 MAINTENANCE REQUESTS!!!!!! (See picture below) Like I mean can we just say it takes some effort to be THAT BAD! No carpet cleaning, or cleaning of any kind for that matter upon move-in, and then literal functional problems such as water pressure that I can not fix myself. Not included were our air vents which are dusty and moldy and probably dangerous for myself and my roommates to breathe in....I guess I should just be lucky that my front door locks. Just look at the pictures, DO NOT move in here. Spend the extra $100 a month and enjoy your warm, strong flowing showers and dish washers. In the long run, not having those inconveniences will make your life a lot easier. It's a safe apartment and close to campus & there is the Athens-Clarke Co bus that you can take to school which will come to the apartment & that's nice but that's nothing Redlands has done. I think the redlands is a very reasonable apartment complex for a good price, for the girl who was talking about getting a fine for having a dog on no leash the complex sent out multiple emails to tell residents to put their pets on leashes due to other pets fighting. maintenance comes the day after you make a request, and all facilities are clean and well maintained. unfortunately we do live by a river so the pest is a bit more active than in other parts of athens but redlands does a good job with their pest control and i rarely see any bugs in my apartment. overall a good apartment for your college students! read more

Would give a 0 if i could.The worst ever. I am getting evicted because i accidentally didn't have my dog on the leash and i got a huge charge. Now they won't let me do a payment plan so i have to pay rent plus this damn fee. All they want is your money. The staff is not understanding and incredibly rude. There is roaches everywhere and the pest control comes in for 30 seconds and doesn't even do anything. They will come into my apartment without me even knowing to do stuff. It is a huge invasion of privacy. Overall this place is so bad please do not move here i know it's cheap but for how you are living it's not worth it. read more

DO NOT RENT HERE!!! Even after reading reviews, my daughter leased an apartment here last year. DIrty, bugs, stains and paint on carpets, etc. upon move in. After the full lease term, we moved her out and had the unit looking better than when she moved in. We were charged $70 for repainting, and cleaning the carpet (both of which were noted/signed on the checklist when moving in) and then threatened to take it to collections if not paid. This is our 4th child in Athens, having rented over 12 properties among them all. We have always received our security deposits back and kept rentals clean. This place is horrible!!! Please take these reviews seriously!! This place is literally despicable! When I moved in furniture was missing from my room, there weren't any blinds, the mattress cover had a dark brown stain on it, the ceiling was covered in mold, and my closet was caving in! During my tenure my closet fell in twice because no one took my work orders seriously and the office told me they had more pressing issues to deal with! We had rodents, lizards, roaches, centipedes, you name it, and we probably had it!! The staff in the office are incompetent and at times really disrespectful. The manager was even more disrespectful than the staff! Maintenance personnel came in my unit unannounced several times throughout the month and when confronted about it, they said it was their right per the leasing agreement! I've been living here almost a year now, I recommend the 2 bedroom and not 4 bedroom. More roommates, more issues. The pool and tanning booth and gym is pretty nice. There is a minor roach issue maintenance needs to be aware of. Other than that. No issues. Great price for what it provides. read more

I have NEVER moved in and they are charging me 5K and have reported it on my credit! BEWARE of this company, they are a scam. I was going to be a leasing agent and broke my wrist so I didn't even move to Athens and never even picked up a key. The hiring manager told me not to worry about it since I didn't sign my lease and wouldn't be charged if I didn't pick up a key. Well I never did, I've lived in Ellerslie GA since August 1st 2016 from Columbia SC. Not once did I step foot into that apartment and they think they can charge me an outrageous price! Under new management and lost paperwork!! Getting lawyers involved and restitution will be paid since this is keeping me from getting an apartment now. GO ANYWHERE ELSE!! Rented here last year and was the absolute worse place I've ever been. Everything about this place is trash.

This apartment complex is horrible and their staff is even worse. The staff is the rudest people you will ever speak to. All they want to do is milk these college students for as much money as possible. The 1 year my daughter lived there the pool was open maybe 2 months total. They don't know how to "roommate match" they just throw kids in rooms together. No need to fill out applications on your likes and dislikes because they don't even go by that. The apartment itself was nasty when my daughter moved in and now they are trying to blame her for that and charge her more than $250 in move out charges when she cleaned her apartment for 3 days before she left. If i could leave 0 stars i would. This place is absolutely awful. When you move out they charge ridiculous prices for "cleaning" that isn't even necessary. I was charged for my couch not having any legs when that was how it was when i moved in. Charges to repaint walls that i had already touched up. DO NOT LEASE HERE!!!! This place is absolutely horrible. Upon check in in August, the apartment was filthy, insect infested, smelly and just all around horrible. It was actually unbelievable. Keys did not open the doors, other locks were missing. Black mold was in the bathrooms! My daughter had been shown a very nice model. Beware!! This is not what you will get. We parents cleaned the apartment and made in habitable but months later, roaches are still everywhere. Our daughters will definitely move next year. The management lies to both students and parents. The affordable rent is NOT worth dealing with these problems and risking your students health and well being. Again, BEWARE!!! read more

first of all bugs. literally 42 cockroaches when i got there. literally. also - they changed the locks at 8pm while i was at work. i got off work at 10pm and they basically said sorry, call a locksmith. wtffff. how can you change the locks and then say screw you. even the on call maintenance person said he "couldn't come" when he probably lives on site anyway. literally so angry. read more

Don't live here. I lived here for two years and I regret ever signing the lease. Maintenance came into our unit unannounced almost once a week for months, and the place was disgusting when we moved in. There were dead bugs everywhere, the paint job was awful (they painted over one of our lights) and they tried to charge us for the messy paint job that they did before we moved in. I picked paint off the floors for months. Charges of maintenance that had not been done would go onto my account without any notice. The rooms and bathrooms are tiny and not well taken care of. Everything in there is CHEAP... the blinds, the paint, the furniture. If you live here, you'll regret it. The only reason they have good ratings on some websites is because they gave people $100 off their first month of rent if they left a 5 star review, so most of those reviews are coming from people who never lived here and were paid to leave a good review. read more

This is a horrible place to live bugs, amenities, appliances never work and when you call maintenance it is never fixed in a timely manner or to the standards that are required. Just moved my son out and that's one lease we could not wait to be finished with. Also be careful when moving out they end up charging you for services they really should not be such as maid service and shampoo the carpet. This apartment was a mess when we moved in and much cleaner when we moved out. What a scam! These fees are not disclosed at time of move out. You get a bill later so be aware ... This is a VERY bad place. The website and photos here are way out of date. Nothing looks this good. Our unit is dank, dirty with cockroaches. The walls were wet only half painted. The upgraded floor was dirty and sticky. It looks like there is water damage at the top of the walls. The wood laminate floor (this is called and upgrade) is cheap and badly installed. Floor glue all over the bathroom fixtures. Do not come here. This is a health hazard. They need a building and health inspector to come visit. I lived in The Redland for three years while attending UGA, and every year the property changed hands because it was highly unprofitable. This was due to the fact that no one wanted to invest anything in it other than paint, facelifts and decorations to make it look "trendy." Don't let the new paint fool you, this building was built in the 80's-90's and has received no worthwhile upgrades since. I believe, to compensate for the lack of profitability, Rent Athens, who were the owners of the property when I left, conveniently lost my security deposit agreement and I couldn't find my copy of it to prove it had been paid to the original owners. That is definitely on me for not keeping better records, but after three years of living in the apartment, fixing anything that was broken myself, as well as fixing all the things that were broke when I arrived, I felt pretty shorted when I was sent to collections for $200 worth of "damages" for which they provided no proof other than a written inspection. If you're looking for decent budget apartments in Athens, I would STRONGLY suggest anywhere other than The Redland as well as absolutely no where that Rent Athens owns. In my experience, they'll squeeze as much money out of a property (and tenants) as they can before selling the property for as much as they possibly can and moving on to the next complex. I'll be leaving this review in as many places as I can to hopefully get through to at least a few people. Please, take your money somewhere else. read more

I am a parent of a student that just moved out. Pay attention to the recent reviews of moving out. The insect infestations and apartment conditions during move in are true. The apartment was not in anywhere close to clean condition upon move in. If you move in make sure you document everything that is broken or missing, holes in wall etc in addition to cleanliness If it is not perfectly clean have them clean or write it up. It will reduce your liability upon moving out. The move out issues seem to be caused by new management trying to shift maintenance cost to students upon move out. I got the bill after move out aprox 30 days after my son moved out for 230$, the other tenant was billed 290$. I tried to discuss with mgmt that in the Peak lease (previous to this new company) it says that unit must be inspected within 3 days and within 5 days tenant has the right to see that inspection and agree or not with it. This also helps certify that the inspection was actually done within 3 days. It also give the tenant to remedy some claims of subjective things such as cleaning standards. They claim that they only have to comply with the 30 days deadline which from what I read is for just completing the final deposit accounting. They made up rules and interpretation to avoid complying with the Peak lease. This new management is not dealing in honest terms with students or parents. Beware. I don't have a place I can recommend, but if this is your only alternative know what you are getting into. read more

Everything they tell you is a lie! they show you the website and the model apt, and tell you will have an apt, similar to it. but the apt I am now stuck in is the complete trashy opposite to those!! When I first walked in there was a terrible smell and it turns out to be the out dated ac units , furniture, floors, etc. I then walk to my room which the floors are soaking wet. You would assume it was from being cleaned, but no, because now you have to rent your own cleaning supplies to get that dirty wet smell out of the carpet. the carpet smelled like someone literally came in and threw mop water on it, called it clean and then left! Also, the paint job looked terrible! my 1 year old nephew could have done a better paint job. It looks as if they slapped a brush on a couple spots on the wall and left. The WHOLE APARTMENT IS OUT OF DATE! EVERY THING NEEDS UPDATING. I am super pissed that I will have to live here until July 25, because this is terrible, I wish I had more time and space to tell you about the lies and terribleness of this apt. I have had problem after problem with this place. It was absolutely INFESTED with roaches when we moved in and I called again and again trying to express how bad the situation was, but was ignored and essentially told I was being dramatic/that there was nothing they could do. I told them that the "pest control" they had done wouldn't do anything to solve the problem and, despite the fact that the pest control guy AGREED with me, they assured me everything was fine. I couldn't even sleep at night for weeks because I kept waking up to roaches crawling on me. I eventually broke down and spent fifty bucks to buy a high-end product to solve the problem. MONTHS later they finally admit the pest control was doing nothing and that they were switching companies. We moved into a disgusting apartment that was dirty, broken down, and covered in mold. I also got cleaning charges after move out for things I spent hours cleaning but could never get to LOOK clean because the place is so run down. They have done a lot to the outside of the buildings this semester, but the insides are still awful. Any money I saved renting here cost me three times that in personal sanity. I would never EVER rent here again and warn every single person I talk to that they should avoid it like the plague. My only silver lining is that I'm done living there and that maybe reviews like this will prevent other people from having to deal with the same things. The staff at the Redlands has been taking care of my needs since I have moved in here. I originally moved here with a sublease. I liked it so much I leased for another year. I use the gym every day and enjoy the convenience and variety of machines they have. The manager and the office staff have be available to assist me with questions. The maintenance staff completes my request in a timely manner. read more

This place has been getting unfair reviews. It is the most cost effective option that I'm aware of in Athens. A lot of amenities are included in the rent which has its pros & cons. I the free internet & utilities but don't watch tv so the mandatory cable package is bothersome but still inexpensive. I resigned my lease because the staff are happy which says a lot about the environment & how they treat their staff. Maintenance requests are usually responded to swiftly but they have been upgrading the furniture, pool & the Wi-Fi so they are busy to say the least. The maintenance guys are really cool & get the job done. Also fresh brewed jittery joe's at the office everyday. Love that when I'm running to catch the bus. I don't work for them. I'm just a resident. I think the bad reviews were from people who expected $1,000 quality from a $400 rent. That concludes my review of The Redlands Apartments. read more

Look this place is just all around a bad place to live. Let us start with their so called "bonuses." Their gym is so crappy and the only thing good is the treadmills, next we have the pool which is always dirty, the hot tub is unusable, the water is green 80% of the time and it generally is really merky and gross. I think I have only saw one person in it ever. Then we have the apartments themselves, there are a bunch of hidden fees and roaches. We kept our place clean but yet we always had a bad roach problems and I mean BAD. We told management and they send a guy to spray some stuff that does nothing at all. All it does is make your place smell like chemicals, because the roaches just go on doing their thing. There is a reason why this place is cheap, that is why I lived here, but I will not make that mistake a second time trust me. No matter how many "good" offers they throw my way. Just wanted to save everyone some time and money by saying to NOT sign at the U of Athens. Just don't do it. I had hopes of moving into a really nice apartment (like the one they have on their brochures, website, and on their tour) just like anyone else, but they're cheap and everything is falling apart. They'll try to lure you in by saying they just got new management, but they're even worse. I showed them the video that is attached below of a cockroach literally coming into my room from the light fixture, to which they replied "Oh yeah, that's just a normal thing." Work orders don't get done and when, in the off chance, that they do it's a ratty looking guy that shows up in no uniform. There's mold in all of the bathrooms because no vent circulation, and the tubs have a permanent mold on them. So yeah, 365 for rent is fine, but paying less also comes with a price. Cockroaches, speed bumps that will hurt your car, a leasing office that doesn't give two shits about you, and a partridge in a pear tree. So happy signing, guys. read more
