I moved in April 2023, and moved out June 2025 and lived in unit E107. I'll just be blunt and try not to add any fluff to the review. First, all the units on ground floors have the AC units directly outside every bedroom window.. The noise from having four AC units running means you'll never be able to open your bedroom window without hearing them all. Even with the window closed it's fairly loud. Major design flaw by the builders. After my initial lease expired, the management raised the rate, which is normal for a complex to do once you go month to month. The amount wasn't by a couple hundred of dollars, which would seem reasonable, but instead was raised to approximately $3200 per month (single occupant in a one bedroom) this amount wasn't nearly DOUBLE what I was paying. When I spoke with management about it, their explanation was that they don't have many people out of lease, so this was their way of forcing a lease renewal to bring the monthly payment back to normal. Kinda ridiculous. Next is the noise issues. I was positioned near the pool and playground area, so kid noise was expected. I complained to management about a large dog that lives on the top floor of G building, that barks throughout the day while it's on the balcony overlooking the courtyard. when I brought up the issue to them, they said they were aware of the problem since other tenants also complained. This issue never got handled and the dog still barks continuously throughout the day. the neighbors directly above my apartment had a toddler and dog. The walls in these apartments are very thin. I heard every step that kid took, every laugh or cry he made. Ii could even hear their dog's footsteps. I am NOT exaggerating with this point. I could hear conversations as clear as day though the walls (not just the upstairs neighbors) I left notes for the neighbor, as well as banging on the walls constantly. The neighbors couldn't care less and the noise was the primary factor in moving out. You will hear traffic noise from State St., such as emergency vehicle and drag racers. This wasn't a big deal for me since it wasn't constant noise, and just happened periodically. I have lived in apartments for a lot of my life, and I would never come back to this one. I would have moved out sooner, but timing and life events didn't make that possible. The only positives for living here was being very close to amenities. If this is not important to you, I suggest renting elsewhere. read more

I stopped by the office for them to inform me of details on the moving charges. They attempted to explain fraudulent charges and apologized for miscalculating our final rent. If a restaurant forgets to charge you for fries, they don't call and threaten to send you to collections. This office forgot our move out date, then proceeded to email why we haven't moved out. Of course we must go there in person because no one from the office will walk up to the fourth floor without an elevator. They charged us an additional $332 after we moved out because they couldn't read the notice to vacate that they typed themselves. Stay away from Regency at River Valley, Bach Homes, and FourSite property management. They only care about screwing you into an apartment that isn't what you agreed to. If you complain, they will push you out. read more

This is a well kept, quiet community and I love living here! You can't beat the location, and the management and maintenance teams are great! My only complaint is that I wish they would update the older units; new cabinetry, modern lighting fixtures and possibly some of the appliances. read more

I love living here! This is my first apartment, and it is the most beautiful apartment I've ever seen. It really feels like a home The management is very kind and on top of communications and keeping up with the units and grounds. We love the hot tub! And the pool is a sweet getaway in the summer. I'm so proud to invite friends over because I love my apartment. It is up to date with styles and an open concept. They organized the layout very well. My husband and I put our down payment on the apartment before we ever visited it because we lived out of state. Our family has lived here going on 6 years now. It's rare to have issues within our unit. Which is such a HUGE plus, but when there have been issues, not only the maintenance guys but the office has always been so accommodating. Our dryer went out once, and the guys where here next day to troubleshoot. As soon as they knew it couldn't be repaired they replaced it with a new one and provided laundry services for us in the office free of charge until the new one came in a couple days later. Over this Thanksgiving holiday our garbage disposal went out as we were cleaning up our Turkey dinner and maintenance was on the line with my husband the next morning. They were here without hesitation and replaced it. Always so professional and polite when they come in. In fact, I never see them without a smile or helping someone out. Rain, snow, or hot summer day on a short calls notice, they come to physically carry my dear elderly neighbor down from the 3rd floor in her wheelchair. They assist her husband with getting her inside the vehicle whenever she needs to go to appointments ect. It's seriously the sweetest and kindest thing I have ever seen! I don't know many maintenance teams that can nor would be willing to do that. The whole staff deserves a huge shout out! You all do such a great job with keeping this place safe, clean, and running to perfection! We love you all and basically consider you family. All your hard work and kind acts DO NOT GO UNNOTICED! I have had the pleasure of living at the Regency for a year and here are the seven reasons I recommend living at The Regency at River Valley - in no particular order. 1 - The location is perfect. Easy to access and close to shopping, parks, activities. 2 - The Regency is exquisitely maintain. The property is walked every day to maintain cleanliness and there is a great emphasis in keeping the property is great shape. 3 - The staff is first class and professional. They are quick to respond and provide a personal touch to any interactions. 4 - The building is quiet and the apartment is perfect for my needs. The staff was very helpful when I moved in and have been very accommodating with the few requests that I have had. 5 - The Regency does a great job of communicating with the residents when necessary. The monthly newsletter provides a lot of information about the property and surrounding activities. The effort does not go unnoticed. 6 - I am very impressed with the maintenance of the community areas, especially the pool and fitness center. This shows a commitment to "next level" attention. 7 - The Regency grounds are beautifully maintained throughout the year. Thanks to the vigilance of the staff and adherence by most of the residence, the property does not suffer from damage normally associated with dogs in a community. read more

I'm utterly disappointed in the management of the regency. My husband and I moved here Sept. 2022 and completed a 1 year lease. During that year lease we didn't have any issues with the apartment itself or at least not any big ones that would cause us to dislike it. But throughout the year we learned quickly management is very nice when it's convenient to them and rude when they need something/demand something. We have been in an on going dispute because our lease ended and we are now being charged for something we believe is not our fault. We had our final move out inspection and completed it with the maintenance supervisor and he did let us know the carpet needed to be changed because there were some stains(conveniently for them, 1 stain in every room so the entire places needed new carpet) (we have a dog and thought we may have been at fault, although our dog is trained to notify us of when she needs to go out and she is so well behaved) next he told us our apartment was to be marked dirty in all the kitchen counters and bathroom areas as that is the way they communicate sanitation needs to their cleaner. We thought nothing of it, until 30 days exactly after our lease end date we get a notice saying we owe $489 because the cleaner had to do a deep clean and the carpet was changed and sanitation was done on it (mind you this was after our $650 deposits were taken). After discussing these matters with the property manager because we felt this was wrong she went on to say the carpet needed to be changed because of the stains but we then find out she had no proof that it was us but is assuming and blaming us because we have a dog (fyi they don't lift the carpet to check for stains unless you have a pet so pet owners beware) and as far as the cleaning she has no proof of it being dirty yet is demanding the amount of $317 be paid by today 10/20/23 (we asked for a discount off the $489 as she won't actually dispute the amount because she knows she can't back anything up) and throughout this whole thing became more rude because we decided to stand up for something that isn't right. For pet owners also know that the $250 non refundable is used for "pet maintenance on the property, dog bags, and paying maintenance to clean up the dog park" which NEVER HAPPENED because it was always disgusting and the gate was always broken, so who knows what the $50 monthly pet rent is for. We are so sad to have to be going through this because we loved the apartment and area but due to the lack of understanding and rudeness from management I would never live here read more

Final Destination Location. That's the term the doctors use when they tell you that you have ALS. You have to hopefully find the place that will serve as your last location to live for the rest of your life. Sounds kinda depressing and a bit scaredy unless you find a location that feels like it was made just for you. A staff that actually new my name the 2nd day that I moved in. A maintenance crew that can and do everything on the first request. No delays, no missing parts, nobody your afraid to let into your apartment. I would and offer any of the staff at The REGENCY at any time to just walk in my appartment because that's what you do with family and that's how they treat you. If you get an Appartment at The Regency at River Valley it's like living at Disneyland. Everything is clean and working. I've been there a Year and they still welcome me every time I enter the office. The location is INCREDIBLE. You get The Meridian Village and all the stores that come with it. You will find shopping, restaurants, playgrounds, fishing ponds, outdoor activities in the park right across the street all summer long. From my wheelchair I can buy a pizza, grab a burger or sit outside in the shade and enjoy a large variety of daily happy hour specials from to many restaurants to count. Maybe I will just go down and listen to the live entertainment on Friday night's throughout the Summertime or sit down and watch a movie and order a long Island and some buffalo wings from my chair at the local movie theater in The Village. If you had to have a "Final Destination" you could do a lot worse than being around family and Living at Disneyland. read more

If I could, I'd give this place zero stars. I have rented from many different places since I started living on my own some 10 years ago and I will tell you the broken down pit of a complex I lived in, in San Diego was a better place than the Regency. The office staff may be kind and plenty helpful when you are trying to get into the place but after you're a tenant you'd be luck to get any help at all. First off, we had a horrible time with the neighbors, the complex is put together poorly and since the buildings are cheap the walls are horribly thin. We had three children who were woken up night after night at 1, 2 or even 3 a.m. becuase our upstairs neighbors sounded like they were hosting a WWE showdown. After going to the neighbors directly several times to let them know that they wer being very loud and keeping our children up we went to the office staff for some back up. They told us they would tell the neighbors to keep it down but they never resolved the issue. We ended up having to call PD and involve them for noise disurbances because the complex couldn't handle the problem themselves. When I sufferend a severe car accident and was unable to go up and down the stairs of my apartment they went after me for smoking. Yeah, probably my fault since I know they are a "no smoking" complex but they weren't even sympathetic to the fact that I physically couldn't walk. Let alone go to the only smoking "area" they had, which is a small cut out in the parking lot with one of those cigarette butt deposit set ups. There's no bench, and if it's snowing or raining there's no protection. When I was able to be carried down the stairs by my boyfriend to have a cigarette, they complained if I stood in the middle of the parking lot. I brought it up to their attnetion that they were trying to get me on lease violations for smoking in the parking lot when there were several other smokers who did the exact same thing but they pretty much said tough luck. I also had some family drama start while I was living here and the office staff let my parents come into the office and make changes and deal with them INSTEAD OF ME. My parents were not and have NEVER been on my lease. But they were more than happy to deal with my parents, and caused more issue for myself and my family. I take extremely good care of my living area, I deep clean twice per month and vaccume and use a carpet washer once a week on the carpets. Since I had two dogs the staff here stated that they had to completely rip out the carpet and install new carpet because I had dogs. There was nothing wrong with the carpet when I let and they insisted on keeping my whole deposit and are attempting to charge me an extra grand for wanting to install new carpet and vinyl flooring on my dine. The appliances are horrible, cheap, and break. We had several issues with the refrigerator and they never did anything to fix it. All in all, this place is one of the WORST complexes to live in. For how much they are charging for these small, cramped, less than optimal living spaces you'd think the staff would at least be helpful and kind. Good luck with that. This place also gives off the vibe of living in a castle dungeon. There is virtually no naturally light and the whole place feels dark. You have to have the lights on during the day if you are going to be anywhere other than the bedrooms. I wouldn't live here again if someone paid me to do it. DO NOT RENT FROM HERE. You will thank me later. read more

We enjoyed our time here, but the theft of two high-value bikes has left an awful taste in our mouths for this place. My wife's was stolen a couple of months ago; the crooks cut a thick cable lock and walked off. I had conversations just that week with other residents who had their nice bikes stolen as well. My bike was stolen in the same fashion just today... so I'm still pretty upset. The problem lies more in the fact that the apartment is not concerned enough to do anything of value. They'll send an email or print something on a flyer. That doesn't seem to scare the bad guys away. There's an ongoing pattern of theft, mixed with turn-over and apathy within the staff. I'd like to give a positive review, but until that factor changes, this is the best review I can offer. The thefts will get bigger, cars and apartments will not be exempt as long as there is a comfort zone for crime here. Love the hot tub though. read more

My small family has lived here on 3 different occasions and 3 separate apartments. We have lived in a 1 bedroom 1 bath non premier 2nd floor E-204, a 2 bedroom 1 bath non premier 3rd floor D-302 and a 3 bedroom 2 bath premier on the ground floor (1st floor) C-106 . We have loved every single one but living on the first floor was a game changer since we have a kid and dog its a bit of a necessity when apartment living. The number one thing that sets these apartments apart from all the rest here in Idaho is the amazing location!! The walking, safety, entertainment, and neighborly score has to be a 10 out of 10. We have literally moved to a different state and when we moved back already knew that we wanted to come right back to these apartments. There are so many kids and family's to connect with. A huge beautiful park directly across the street, with a splash pad, basket ball courts, volley ball sand court, disc golf, perfect sledding hill in the winter, an amphitheater, snack booth in the summer, etc. The park is a very popular well kept one, they have festivals, concerts, fishing, an outside gym, markets, bbq's, walking trail everything! If thats not enough they have the village directly across on the other side as well, which is just simply beautiful especially during the holidays. They put an ice skating rink, santa pictures, a humongous fully decorated Christmas tree, Easter pictures, and they also hold events there as well, concerts at big als, halloween events, scavenger hunts for easter and halloween, st pattys you name it, there is always something to do. The restaurants have such good food and happy hours and are kid friendly, the water fountain does water shows every hour with lights and music, the theater is gorgeous and the best in Idaho. It has literally every shop, restaurant you could want and you are able to get to them just by walking. I could go on and on. You are also right next to walmart, a brand new Albertsons (which has live music on Friday and Saturdays), Texas roadhouse, Land Ocean (our favorite restaurant), hook & reel, and more. The boise co-op is directly across from the apartments and provides a sense of community, providing friendly employees (that even remember your name giving you that small town friendly feel), local organic fresh foods and products. The maintenance team is always soo friendly and quick and efficient at fixing things. The office staff is also very friendly and they hold events as well to provide and even higher sense of community such as halloween events, planting flowers for mothers day, free ice cream on Friday's in the summer, community pool parties, and such. Almost all of the staff live here as well (that should say a lot). The gym is awesome and actually has a kids playroom which has a completely glass wall so you can watch your kid while working out if you wanted (which I feel like is highly under rated) people pay big bucks for gym memberships, baby sitters and child care at the gym. The pool area is awesome with multiple community bbq's and cabana's and a kid shallow area with dumping buckets and fountains for extra fun. There is even fire place's and TV's in several places on the property including the pool area which has lots of seating, laying out chairs, . The trash has a compactor which helps with overflowing which you would experience at most other apartments. In the winter they are on top of maintaining the snow and keeping walk ways safe and clear they attend to it every morning and even through out the day. They also have a grounds keeper that goes around and picks up trash or anything that might make the community feel unclean, he even put the rocks back in the planters. They repaint anything that is starting show wear and tear and also do spring cleanings to help keep the property well maintained. I am actually kind regretting moving to a house at this point lol. If it wasn't for moving to a house we would seriously probably never leave these apartments and who knows we may even be back for a forth time!! Seriously do it! :) read more

I have been a resident here for 19 months. This has been a thoroughly enjoyable time, but I am writing this review today particularly to praise the maintenance staff which has been superb both with respect to the complex as a whole and because of their attention to our needs. Their care of the grounds and complex overall is everything I could ask for. What reveals it as remarkable is that I never have had occasion to remark on it as lacking in any way. In fact the only thing that ever lets me know some need has to be addressed is when I receive notice that something is being taken care of such as the pool being cleaned or cleaning or upgrading is being done in the clubhouse or office. On a more personal level, on the few occasions something in my unit has gone sour, as is inevitable in the real world, my requests have been acknowledged almost before I have finished them. The maintenance team arrives promptly. I never have to ask twice. They are courteous, respectful and always ask if I need anything else b fire they live. When finished they never leave a mess behind for me to clean up and they always give me helpful suggestion on what to do to avoid other potential problems. This place is a nightmare if I could give no stars I would but I can't!! Where do I begin we have lived here for two years and this place is a joke they have so many rules and restrictions it feels like you live in a prison camp. The pool isn't heated and is completely unbearable in the early months of summer. It has a patio area by the pool with BBQ grills and seating but you have to rent it out to use it and Its expensive!! It has bikes under the stairs of all of the apartments but you will get fined if you put a bike there. Your restricted on what can go on your balcony or patio I mean like little to nothing is aloud. They told us when we moved here that there was a lot of free parking but they decided to once again try to suck every dime out of you and start renting out parking spaces out. They have taken most of the parking away and it sucks trying to find a space especially if it's later in the evening. I have talk to so many residents that are unhappy with how this place is ran and micro managed it's ridiculous and I could go on for hours about how this place is ran by greedy money seeking trolls but I have better things to do with my time. DO NOT MOVE HERE! It USE to be a nice apartment complex... with upstanding people... small families and young professionals... However, the management has changed AT LEAST 3 times since I've been here (2 years)... and thats a low estimate. The original management was organized and seemed to really understand that this was a nicer complex that required them to be professional and on top of things. The current management has dropped the ball in so many ways. I'm the type of person that pays my bills on time, and correctly. I never miss a payment and have never had a complaint on me... ... Yet for some reason... they CAN NOT get their stuff together and put my file in right!? I'm CONSTANTLY getting notices that I owe rent.. I've even received one on my door once, which was awesome... makes me look like a lowlife. I've sat down with the main manager, and several other management team members MORE THAN THREE TIMES now.. the last three were three months IN A ROW! They blame it on the computer and say "it's acting up" or "someone didn't put it in the system last time"... sometimes they've even argued me about the total I owe, which is NONSENSE because given the track record, its clear I'M the only one that knows whats going on! I don't even know how they come up with the balances they do? Then when I go down there they pull something out of no where that doesn't even make sense!? So then I show them the document they gave me last time about my rent total (i've learned to ask for everything in writing!)... and they start to back track.. and then the excuses come... So pretty much.. I constantly am being told I owe more... with no rhyme or reason... and they apparently can't handle a computer system. On TOP of that... When I first moved in they seemed to really care about the type of people they allowed in this community. Now, it just seems like they let anyone in... people there's NO WAY had decent credit.. or just by looking at them.. could guess they wouldn't be a good tenant. There use to be a sweet old couple in our building... they eventually moved out because they couldn't afford it anymore. That apartment got filled with FIVE twenty-something boys that were constantly partying and smoking weed all the time. There are so many more cigarette smokers now too. During the summer we use to be able to leave our door open with just the screen and have a nice summer breeze... but now if I open my door it ends up smelling like a casino within minutes. I'm talking chain smokers. I remember when I first moved in getting month flyers and calendars talking about the community and how to keep this a nice area. Examples.. not smoking on balony, not letting dogs pee in the close by grass to keep it green... they would even stand out in front of the office on weekday mornings with a table with bananas and granola bars to give to people as they left for work! Completely different now. Very disappointing... especially for the amount they charge for these apartments. read more

This is the worst apartment experience I have ever dealt with. They are completely uncaring of the residents. Don't make the mistake of moving here where nobody cares! From what I've seen in the past year the turnover rate is high and it's no wonder why. They try to make it sound like a great place and are really nice when you come is visit or call as a perspective renter but trust me it's all an act. I can't wait to leave in a few more months! It's also very loud as most the buildings face into the kids play area. Kids are always outside which would be great if there were just some hours to when you could get quiet time. There are kids screaming from 7am to after 10pm out there and no adults to watch them. Don't waste your money here...they are many places nearby that are nicer and less expensive. read more

My daughter and I have lived at the Regency since June 2017. We found the management to be very cordial and always available to listen and help with any questions or concerns, My daughter recently went through chemo right after we moved in and and just received a bone marrow transplant. The manager Heidi and all the staff have shown a lot of empathy and sincerely care. Any time we have had any maintenance issues it was taken care of right away. Very loud place to live. If you like peace and quiet I wouldn't recommend it. Anytime anyone goes down the stairs, you can hear every single step until they're gone. Also, construction has been going on for almost a year and they start as early as 5am, right outside our window. Great way to start the day, being woken up by beeping trucks, constant hammering, and wood crashing to the ground. There's always some sort of noise happening here. read more

I understand that the market is crazy but that doesn't mean you are allowed to treat people with disrespect because there may be someone else in line. I called today to let them know of my interest in renting and told them which apartment I was interested in, I have to have a building with an elevator or an apartment on the 1st floor due to my Rheumatoid arthritis, and asked if they would be able to help me with a 30 day move in and the associate on the other end of the phone stated that I would need to move in within 1-2 weeks. I explained that I would need to give my landlord a 30 day notice just like I expected he would appreciate and he agreed and I asked if he could help and he said not really. I stated that he must not want my business then and said goodbye and he said goodbye, without even attempting to help me....what happened to good old fashioned courtesy? Caring for your fellow man? If I could give it a negative rating I would. When I first moved here (2014) I LOVED it. The management rocked, maintenance went above and beyond, and the place was cleanly. There were movie nights for the kids in the lobby, monthly newsletters and check-ins, treats/cookies were served in the guest house for the people that lived here, and everyone seemed to have a smile on their face. Since the awesome management left, there was been 4 different overhauls of the people in management (in the office and maintenance). The management that is here now is by far the worst. You will call for a maintenance issue, and Heidi, one of the ladies will literally tell you you're dumb for calling and to fix things yourself. You end the call feeling completely belittled. Kristen, the supervisor, always laughs off your concerns and then tells you an excuse for why the things haven't gotten done. The maintenance requests won't get done for about 3 weeks even if it is labeled "urgent." The dog poop from the people that live here is gross and not enforced. The trash for the dog poop is always overflowing and there are never any bags. They constantly over charge for rent and then it takes about 3 weeks to get that returned to you. I, along with many of my friends that live here, are also having issues with the new management. We just got a newsletter saying that we can no longer have our bikes at the bike rack, BUT that we can pay 5$ per bike to put it in their storage!! Once our lease is done we are OUT of here. We have had the worst experience since the new management #4 has taken over. I would highly discourage this place if you don't like headaches and having to call in to make sure your things are getting done. read more
