    Don't do it to yourself! Run FAR away! There aren't enough…read morewords allowed on this review to express the trouble we have been given through the management here. Not just us, but every one of our neighbors could write similar stories. What once was a decent place to live that was the most affordable in the area is now a literal dump. From not keeping up with a single maintenance issue, lack of proper lawn care, mice infestations, roaches, black mold, the rudest most passive-aggressive management, these just scratch the surface. To top it off, their crew in "fixing" a pipe recently (only to make it worse) splattered sewage all over our car and no one came to clean it, apologize, or anything. Management/owners do not care one bit. They do not care about babies living in these conditions. They do not care you can barely afford rent for an unhealthy environment. They do not care that your babies touch black mold and wake up to mouse poop in their bed one bit. Not even enough for a response or a presence in their "open" office hours. They use money, made up fees, and their lawyers as leverage and place thousands of dollars of restrictions on you if you wanted to leave (despite THEM breaking lease on a daily basis.) The local housing authority, district court, and code enforcement have gotten countless calls and emails from the tenants living here and nothing will be done. So if we are stuck here unmercifully and unlawfully (according to housing authority + lease guidelines) for the remaining of our leases, then we remaining tenants will do everything in our power to deter future families from moving in! No one should ever be subjected to living in this environment! Especially not for this cost!

    I am writing to provide an update regarding my experience with repairs at Treadway at New Trails as…read moreof today, July 6, 2026. My primary concern is the recurring issue with the hot water supply; this is now the fourth instance where I have had no hot water, or the supply has failed after only ten minutes. Despite submitting a formal complaint nine days ago, the assurance that a maintenance ticket would be created was apparently not followed through. Earlier today, a maintenance technician adjusted the heating settings on the water heater. He stated that simultaneous use of the dishwasher and shower may lower the water temperature and that the system requires time to recover after multiple items run at once. Given the frequency of this issue, I remain concerned about the reliability of the supply. Regarding other maintenance matters: - Washing Machine: While this issue was resolved through the installation of a new unit, the machine was out of service for over a month. I previously received an apology explaining that the delay was due to the original appliance being under a new construction warranty. - Mold: I have received an initial response regarding the mold concerns as it relates to another tenant's apartment. - Office Access: I attempted to follow up in person today, July 6, 2026, but the office internet and computer systems were down. Due to these persistent delays and the recurring nature of the hot water issues, I have discussed the possibility of terminating my lease. My lease outlines clear steps regarding work orders and response times, and I expect the complex to adhere to these rules as I consistently pay my rent before the due date. Furthermore, an apology is insufficient for these repeated failures. If I were to pay my rent late, I would be charged late fees; similarly, you should provide compensation for failing to address work orders within a reasonable timeframe. You should not be able to remain nine days late on repairs and offer only an apology, as that does not provide the service I am paying for. While I value my neighbors and find the community itself to be positive, I am looking for a feasible, long-term resolution. You got three stars lets work on five stars. I loved this place when I first moved in now show some love back and do the right thing. I look forward to your response regarding the hot water and mold issues.

    I moved into treadway 2 years ago and from the beginning had issues. It was a brand new apartment…read moreso I had high hopes that things would be well managed and well, new. It was learned very quickly that with it being so new, all management cared about was making advertisements look good. I was never able to get ahold of Jennifer, instead I'd see her editing pictures of herself for their Facebook account to scam more people into coming in. They made it a big thing to seem like a community and I do believe some utilized that but if you're looking to just mind your own business, they aren't much help to you with basic needs. I had to call multiple times every few months to get my air filter cleaned. I made a big deal the first time as they brushed it off even though my air filter was completely black and clearly had not been changed since the unit was built. Our dishwasher stopped working - it took forever to get to the root of the problem and the "solution" was the maintenance worker coming in, pulling the washer out and pressing on the top of it with all his body weight to bend the washer into working? It didn't. Our rent when we first moved in was significantly cheaper then it was after the second year when they gave us renewal forms. It was an actual joke to see how much they wanted to charge for a single apartment unit in Gardner.. I'm not living in a 3 story town house in a much more populated area with tons of good food, entertainment, etc, all while still being in a very safe spot in the Olathe/lenexa area. Our rent is a few hundred dollars cheaper than an apartment in Gardner. Again a complete joke. Save your money, save your time. All they care about it looking good on their Facebook posts and seemingly like a fun place to live. I will note - while it was hard to get maintenance out and problems were never always solved, they were always nice. But it was very clear to me that the office had an issue with me as I could hear the change in tone when I told them who I was. I refuse to apologize for their neglect to an issue. I'm just the type to continue to call you on it till you fix it.. I could go on and on about this place
