The beginning of the leak in the living room (Plastic wrap taped to the ceiling by maintenance personnel)

DO NOT MOVE IN HERE! In just over a year I have experienced two apartments on the 13th floor of Residence's at Rodney Square. The first one developed a dripping leak in the living room from pipes in the ceiling a month after moving in. It took three weeks of water consistently dripping into a trash can they provided us (that was their solution, let it all drip out and we will fix the drywall once it's done) to learn that they were not going to do anything about it. It became clear that unless lawyers became involved, they would not release the lease, so a different apartment was negotiated. It is worth noting that the apartment (1304) is still unoccupied and the damage from the leak we experienced is still unaddressed (pictures below). Since that initial fiasco it has not gotten better in the different apartment. As stated by other reviewers; maintenance requests are never really resolved, the AC units break down a lot on hot days (approximately 10 instances personally), the windows are single pane and do not seal completely, the laminate floors are uneven and the material chips, they skimped on carpet pad so you can feel the tack strips under the carpet with bare feet, the elevators are constantly not working, the gym is highly neglected, the Weaver room pool table is unusable due to people breaking the cues whenever new ones are purchased, the theater would have been cool in 1999 and people steal the batteries from the remotes every time, the business office has outdated computer's that as you might have guessed people steal the batteries from the mouse's! They are trying to update the building by remodeling units as people move out. And they recently shut down the entire lobby to be "remodeled" from 12/2-12/8. They choose to start this "remodel" on cyber-monday because packages are received thru the lobby, and who wants to get the packages they ordered during Black Friday and the following shopping week? That being the slightest of inconveniences during a week that over 500 residents had to use a single entrance into the building that was nowhere near the elevators. And it's worth noting that the "remodel" is not complete as of this review a month later. I have experienced three property managers, seems to be a high turnover rate. They are all very nice and completely unable to help with most things. Now I believe this is due to the corporate structure of BPG and not necessarily their fault. But it is the case nonetheless. Do yourself a favor and avoid living here, you will regret it as everyone I know who has lived here does, myself included. Please note that the pictures with black mold are current for apartment 1304!

I thought parking came with the rental of the apartment. Is there a charge to park, I only use my car a couple times a week?

A parking spot in the building's garage currently cost me $125/month (up from $110 last year) and the wait to get a spot can be several months or longer

Attached are photos from my move-in date…read more My apartment was $1800 monthly. I would place the value of domicile at around what $1200 *should* get you. As a veteran, I've lived in plenty of apartments, and I have to say that even with recency-bias, Top of the Hill is in my bottom two. **1 Washer and 1 Dryer, per building with 6 units having to fight for time to use them. $2 to wash, $2 to dry, the machines are very small, and better believe people do not set timers to pick their stuff up.** - You will NOT be allowed to use the paths for U-Haul or car. Grocery runs and move-in could be at least 150 yards, not exaggerating. - Apartments (at least my unit) were built in the 60's and it's VERY adamant. There WILL be black mold (see pictures). - Little to no cleaning or prep was done prior to our move in (pictures attached) both bedrooms had human hair painted over the walls, not kidding. - Walls are paper thin, so you'll definitely be up-to-date with the neighbor drama and vents connect units so you will ALWAYS know when your neighbors are cooking fish. - AC/HVAC units are EXTREMELY dated. In October 2024, our AC went out during a Wilmington heat advisory for 4 days. The highest temp that week reached 94 degrees F. I was told, while I was at work with my pets home, that the air conditioning would be fixed. I came home 8 hours later to an 85 degree apartment with my pets inside, with ZERO call or email from the staff letting me know about delay. What if my kids were home? The apartment was out of motors for our unit (unit constructed in the 60's, so they had 60 years to restock...) so they offered to comp us a hotel stay before telling us to USE THE POOL?!? We declined, decided on a portable AC unit, was given the OK by the leasing staff, only to be told "No" by Kerlene (properly mgmt) AFTER we purchased it (she was on vacation, lucky her.) An A/C unit is magnitudes less costly than a hotel stay. I had to provide emailed receipts from the leasing office to Kerlene for her to cave and offer me $50, which we OBVIOUSLY pushed back on, and FINALLY got reimbursed $200 (as a rent credit) after 10 back and forth emails. I even used my Veterans Discount to lessen the cost. Units are old, they had that much time to have spare parts. I have my emails of this archived and this was our reason for refusing to renew. - Trash service is abysmal and as I'm writing this the dumpsters are overflowing and it's raining. Your mileage may vary dependent on how little of the Delaware Tennant Landlord you know. Study this and your lease. Honestly I could go on and on. Some of the leasing staff employees are very kind, but man; that property manager... she's definitely the right kind of person for the job. Check out Whitney Apartments in Claymont instead. That's where we relocated and we are paying $50 less for $5000 more in peace of mind and a far less predatory rental agency. Thanks, Panco! Sam

I moved here in October, i never had a problem with my apartment. Every time I made a call into…read moremaintenance they were here the day of or the next day and fixed the problem. My toilet seat broke twice. They replaced it twice with a sturdier one other than that I have nothing to complain about Dee Dee is so nice. You ask her for anything and she's willing to work with you and make sure the job gets done. She's the best keep up the good work Dee Dee. The only thing I wish they did was pull up the carpet on the porch and whatever else is underneath the carpet and put something new down. I guess I'll have to do it myself. Unless I asked Dee Dee and see if she can help me with a solution for that

It's a shame that the single review comes from a renter that had a bad experience with her…read morelandlord. There are a mix of owner / renters at The 1401 and the residents are comprised of all ages. I've owned for 20 years and am now retired. When I moved in I made renovations which included replacing the original single pane with double pane windows, of course anyone living in the city is going to hear sirens. The sirens were louder with the original windows. We have 24 hour security and parking under the building. I find the valet parking a luxury and never have any issues with our staff who are friendly, competent and professional. We have a strong Council and a great property manager who doesn't put up with any nonsense. Yes there are rules and condominium regulations - the service elevator is for deliveries and bringing groceries up using grocery carts. The 1401 is within the bounds of Trolley Square and is walking distance for restaurants, groceries and several drug stores. And when I worked downtown, I walked to work. I am very happy with my home at The 1401 and Wilmington city living!

The Edge at Greentree is not a bad apartment. I just moved here a month ago from Philly. I like…read morethis apartment. I have a one bedroom and feel that it is a fair price. I like the view, I like the gym...I am not a fan of the laundry room in the unit I live in though, I like the landscape and I have a fair view of the street. However, there are a few problems with my unit that I feel have been there before I arrived. #1 The bedroom has ants that comes out from under the baseboard. My daughter notice them all along the baseboard and on the walls. The rental office did send someone over to spray but that really did not fix the problem because the ants keep coming back. So me and my daughter had to set ant traps that we bought from pest control. #2 The toilet is not level its lop sided...when I put in a work order for it, maintenance fixed it by putting these wooded sticks under it to level it out...however, it still is not fix...we have to adjust the sticks all the time...the toilet need to be leveled correctly. #3 The next problem and probably the most stressful to me is the fact that my patio floods every time it rains. It rained the first week we moved in and my daughter show me the patio flooding. What I notice is that the reason the patio floods is because the downspout drainage which is the gutter drain has a crack in it..so instead of the water running down the pipe into the grass ( by the way which creates a puddle of mud outside the window) I have gushing water landing right into the patio and it floods up to the glass sliding doors. I told the Mgt office of the issue and they sent someone to clean the mud of the top of the drain....but that really is not the problem...and the drain, drains slow in the rain anyway...the problem is that the water is not routing correctly. So this is my issue, unfortunately I am unable to use the patio. I cannot sit out there or put any furniture out there like other residents. When I was looking for an apartment I specifically wanted a patio. Had I known the patio flood I would not be here. If you plan to rent here, I would say your getting a decent place to live...just think twice about a first floor apartment....try the second or third floor. Other than this, its not too bad great location, WAWA & Home Depot up the street, right next to 95.

While it was my move in day, it was also five other families. The offices closed for the day and put the responsibility of everyone's keys on maintenance and the cleaning lady. Which both of them didn't have any knowledge of how everyone was getting their keys. The buildings are dirty, the units are dirty. I didn't have any air, appliances didn't work. They claim they have no information of corporat. this was a horrible experience and I won't be returning once my lease is up.
