I was hesitant after reading the reviews on multiple boards, but due to the location I did it...I signed a one year lease. I had never visited the building and I am from out of town. I haven't experienced any of the negatives that are included in the other reviews. Personally, I highly recommend this building to anyone that wants a downtown location. I went for the one-bedroom, a view of King Street, and up pretty high. The leasing staff was very accommodating and the maintenance staff for some minor requests are the best I have ever experienced. While North Market is still a work in progress, this is a great building and fantastic location. I walk to work everyday and have lived in the building for more than two months. Overall - good if you just want somewhere clean, modern, quiet, and reliable to live in. A small number of bad things that really don't affect my living that much. PLUSES The kitchens are very modern and nice. The appliances seem new and big. I was happy with all the stuff in the kitchen, and there was lots of counter space and kitchen cabinet space. The actual room condition was nice too. The sq ft I got was large, with a big bathroom and walk in closet. The carpet inside the room and the wood floors seemed new and not scratched up. The ceilings are high. The rent is kind of high for living in Wilmington, but nothing ever broke down, and I never needed to use the maintenance request (except during move-in, where I had to get the hot water and dishwasher working). The laundry in-unit is very convenient. There are large windows. The walls are very thick. I have almost never heard a sound from my neighbors. I play loudish music later in the night and have never heard any complaints about it. The WiFi wired by the company WhyFly is very fast and much better than Comcast A lot of cute dogs in the building The gym is very big and very nice, apparently the biggest in Wilmington's downtown for an apartment and I used it frequently. MINUSES Slightly expensive for which is a horrible, horrible city for young people. I am leaving the city after only 10 months because if you are in your early-mid twenties, you will feel like you are 40 yrs old with kids. A boring and dumpy city which has no entertainment for bars for yuppies. All the bars are filled with old businessmen or mid 30 year olds who are trying desperately to reclaim their youth. If you don't care about this then you can live in Wilmington. If you live on the inside of the "U" shaped building, you will have to put blinds down all the time, and you will not get a lot of sun because the other side of the building is blocking the sunlight. Therefore the windows have no point. The windows don't have screens so bugs can come inside when you open them. The elevator situation was terrible but seems to be mostly fixed now. They have taken maybe TEN OR ELEVEN months to finish putting in the new elevators, which is an extremely ridiculous length of time. Most of the time there were only 2 elevators working. Sometimes only 1 elevator working because someone was moving in on the King Street entrance. The King Street entrance is NOT wheelchair accessible. The fan is extremely loud when the A/C or heat comes on, to the point of it waking me up at night sometimes. The bathroom mirror is kind of small The front desk person doesn't unlock the door for you even when he sees you have a big package or are holding something for you. He could be more attentive. The doors close very quickly so it's hard to get in and out with something. They need automatic doors. The king street entrance sometimes has a terrible smell due to the trash being taken out. I've complained about the smell because I exit through this entrance for work, but they never really seem to do anything about it. THINGS THAT PEOPLE MIGHT CARE ABOUT BUT DIDN'T BOTHER ME On my floor, the carpets in the outside hallway weren't in great condition. They had some stains and scratches. They were supposed to be fixed but I didn't see any fixes yet. The hallways sometimes smell like marijuana when people are smoking, but this seems infrequent. read more

This could of been a great place to live. They advertise luxury apartments but they are far from that. In the short year I have been here we have been through 4 property managers. The Regional Manager is just as corrupt as the President of the company. Buchini/Pollin Group is even dirtier than the city. They have put a black mark on Wilmington and the Governor himself. We have gone without heat, constantly leaking windows, leaking and collasping roof, floors peeling up and Black mold through the entire building. The pictures you see in the ads are about 20 years old. The pool table is broken, the media room is cold and has old equipment. The building is not secure and homeless people live in the basement. DO NOT MOVE IN HERE! In just over a year I have experienced two apartments on the 13th floor of Residence's at Rodney Square. The first one developed a dripping leak in the living room from pipes in the ceiling a month after moving in. It took three weeks of water consistently dripping into a trash can they provided us (that was their solution, let it all drip out and we will fix the drywall once it's done) to learn that they were not going to do anything about it. It became clear that unless lawyers became involved, they would not release the lease, so a different apartment was negotiated. It is worth noting that the apartment (1304) is still unoccupied and the damage from the leak we experienced is still unaddressed (pictures below). Since that initial fiasco it has not gotten better in the different apartment. As stated by other reviewers; maintenance requests are never really resolved, the AC units break down a lot on hot days (approximately 10 instances personally), the windows are single pane and do not seal completely, the laminate floors are uneven and the material chips, they skimped on carpet pad so you can feel the tack strips under the carpet with bare feet, the elevators are constantly not working, the gym is highly neglected, the Weaver room pool table is unusable due to people breaking the cues whenever new ones are purchased, the theater would have been cool in 1999 and people steal the batteries from the remotes every time, the business office has outdated computer's that as you might have guessed people steal the batteries from the mouse's! They are trying to update the building by remodeling units as people move out. And they recently shut down the entire lobby to be "remodeled" from 12/2-12/8. They choose to start this "remodel" on cyber-monday because packages are received thru the lobby, and who wants to get the packages they ordered during Black Friday and the following shopping week? That being the slightest of inconveniences during a week that over 500 residents had to use a single entrance into the building that was nowhere near the elevators. And it's worth noting that the "remodel" is not complete as of this review a month later. I have experienced three property managers, seems to be a high turnover rate. They are all very nice and completely unable to help with most things. Now I believe this is due to the corporate structure of BPG and not necessarily their fault. But it is the case nonetheless. Do yourself a favor and avoid living here, you will regret it as everyone I know who has lived here does, myself included. I leased a studio here for a year and overall I walked away with a pleasant experience. I was initially attracted to the old charm of this refurbished bank and the swanky updated interior. I also appreciated the building's friendly doormen/women, the gym in the basement, and the bar connected to the first floor. My apartment featured (laminate) wood floors, wood cabinets, granite(ish) countertops, tiled floors in the bathroom, lots of windows, and in-room washer & dryer. Whenever something went awry, I could always count on the maintenance team to handle the repair. Why only 4 stars, you ask? Well, there are a number of things that bothered me. First, the minuscule size of my apartment didn't justify the high price that I paid for rent. I paid just as much as anyone living in any East Coast metropolitan. But I didn't live in a real city; I lived in Wilmington. This leads to my second complaint. There isn't s*** to do in Wilmington. Though the Residences is located "downtown", everything shuts down between 3pm - 5pm. With so many potential customers living at Rodney Square, LOMA, and surrounding areas, you would think that business owners would be apt to stay open until at least 9pm. Wack! My last complaint pertains to the parking garage. Like other reviewers, I too found mysterious dings and scratches all over my car. Once again, I paid way too much for monthly parking for the valets to be messing up my ride! Overall, I would recommend (and I did) this building to someone who needs to live in Wilmington. Moved in 4 years ago. Rodney Square, Market & King Streets are THE location for Festivals (more later on this) and Street parades. Take the Jazz Festival. Imagine attending the Jazz Festival, enjoying the sounds of the music and the crowd, sitting amongst other folks enjoying themselves. Sounds great right? Now imagine choosing to not attend, but living at Rodney Square. Because of the proximity to the festivities (rodney square park) and the single pane windows... You attend whether you want to or not. Music at full volume. There is NO hiding from it. Did I mention that the jazz festival lasts for 5 days? It's 10pm on Friday, they will be going until 12:30 tonight. NON-STOP. And the parades? The only exit from the Garage is routinely blocked by parades. You might (MIGHT) get out... But don't plan on coming back to your own apartment until after 7PM. Groceries? Yeah, ruined. Other complaints, the glorious tile bathroom floor (some love) are not sealed, and are so rough it is next to impossible to get them clean. Internet is free - but you share it with the other 300 some apartments so it's slow and unreliable. You can sign up your own contract with Comcast, and pay. BUT YOU ARE STILL SHARING THE SAME SLOW LINE. We have 7 windows in this apartment, and only one of them opens semi-safely. Had a 50 pound window (no kidding on the weight) fall on my thumb the other day. And the price? When we moved in, we were paying $1200 per month (four years ago). Today, month to month, we are paying over $1,800 + Parking, yep, that's $2,000 for this place. So many complaints, why do we stay? We aren't, we will be leaving as soon as we locate a new job out of this hole. That hole being defined as these apartments in this city. Listen to the complaints, they are all very valid. read more

If you have standards & expectations, don't bother looking here. This building is advertised as a luxury building. They will show you a model apartment on a very clean floor (unlike most of the floors in the building) where the hallway carpets are not filthy & permanently stained. The only thing remotely luxurious here is the granite kitchen countertop. All the appliances are outdated. At least one of the two working elevators is frequently out of service. They fix the elevator, and it breaks down again within a week or two, which begs the question, how well are they repairing these elevators? The management does not have the courtesy to post signs when an elevator is out of service, therefore the tenants find out by wasting time standing around waiting. Except for the office, the building is horribly understaffed. Currently, we are without a Super since early January. The Residences at Rodney Square employs about half as many cleaners, handymen, etc. as a building this size requires. The hallway carpets are disgustingly stained & filthy. New carpeting was announced for early January, now that project has been put off until sometime in 2018. BPG (the landlord) seems to have plenty of money to buy the Hotel DuPont and the Bancroft Mills' unimproved site, but when it comes to the comfort & safety of their current, rent-paying tenants, there is no money for anything. Do not expect help if you come in the front door with heavy packages because there is no doorman, just a concierge who works for a security company. Must of these people are kind & helpful, but it is not their job to help you in that way. The building's garage door was wide open to the entire world for at least one month this winter. Although management allegedly posted a guard at night, said guard was either missing or napping in a car. I kid you not! During the day, there was no guard. The gate was supposed to have been fixed in early January, and it was finally fixed in mid-March. Security is a joke. There was a homeless guy hanging out in our hallway for a day or two, a few months ago. I honestly feel sorry for the people who manage the building because they are put in the untenable position of taking complaints which they have no power to fix. It must be demoralizing. read more

Stayed here for a year and there is a lot of room for improvement. Management been very responsive to minor repair issues, however in denial with the bathroom electrical switch issue that flickers on/off all the time. Also my unit windows are all sealed despite many attempts to request have it opened several inches. The gym is very impressive. Some of the common issues include neighbors smoking inside their units/hallway, noise (more prevalent in summer /wkends) and panhandlers on the street. We were also warned to double lock our doors (i.e. lock after the door is shut) due to possessions being "lost" in apartment units. Despite double locking the door, my unit was also ransacked after I left for work one day. While management initially took it seriously, there was no follow up thereafter. Also note the number of food options are very limited (almost non existent on Sunday), the transit hub at Rodney Square can be a nuisance for some, and there are no supermarkets within walking distance. Even Walgreens and RiteAid close on Sunday here. Self parking has recently been implemented and it's additional charge. On street parking is free between 6pm - 8am weekdays and anytime during weekends. Area went through revitalization, but continues to be quiet. Several crime incidents have occurred, but both Downtown Visions and local police department have placed emphasis in keeping it safe. Safety is not as big of a concern along Market / King St, PA and DE Ave to the Brandywine River. However, deviating off those main street at night is not recommended. I have called to understand availability and financial requirements a few times now. I feel as if the same woman answers each time and must be a robot. I tell her exactly what I'm looking for and she is on auto pilot, can't answer any of my specific questions, that continues to ask me the same questions regarding pets, or amenities I like, or why I am moving. I asked her about parking, and she went on to tell me that they have a gym if I like exercising. Do yourself a favor and ask for a manager to avoid the frustration. When I call looking to give a place my business, I want answers to my questions and not questions to my questions. If calling in regards to a home, I want to speak to someone who cares to listen and not try and sell me something more than I'm looking for. read more

Lived here for a year. Apartment is not bad - management is good however this has to be the most boring area - Qdoba/subway/Rite AID across the street doesnt even open on weekends. PARKING HOWEVER - when I first started leasing, I parked across the street - then one day my car gets broken into - scumbag doesn't even take anything from my car. So I was forced to park downstairs in the Valet (the only viable option now anyways since the other garage is closed). I've taken extremely good care of my car since i've owned it however ever since I started parking it in the Valet I have found scratches on my hood (intentional scratches), a dent in my rear bumper (they park the cars 3 deep in some places) and a large crease on the side panel from what looks like them backing up into a post (they cover it in styrafoam). If I were rating only the concierge I would give the Residence at Rodney Square a 5! The gym is also very nice. Unfortunately, I continue to have an issue with my property being I recovered and uncompensated. I have been living here for a while and I will be leaving when my lease is up. This place is spiraling downhill thanks to the leasing office. They do not care or fix any issues you have. They just recently threw some money towards making the lobby look more presentable, but the place still sucks. The amenities we pay for are in horrible condition. The movie room has an issue with the projector and it is just so outdated. The gym needs the treadmills serviced or replaced. 3 out of the 4 do not work correctly. The pool table is old and you can't even use the sticks to play. UPDATE: Today a month after we moved and vacated the apartment we get an email from management stating that we need to pay rent for May and garage rent for May. And that we have a "renewal" pending that we need to take care of right away. ARE THEY REALLY THAT STUPID!!?? 1: Mays rent was paid and taken out of my account on May 2nd 2: We moved out on April 8th and paid a prorated amount for our garage parking for the 8 days in April...WHY THE HELL WOULD I THEN BE CHARGED FOR THE PARKING SPOT IN MAY!!? 3: RENEWAL!!?? We don't even live there anymore! The apartment is empty, they are trying to get a renewal on an apartment that is supposed to be available for rent!!? WTF!!? So this update is just to show what ass hats the management staff is in this building. Complete ass hats, big Kentucky Derby ass hats! Who cares about the floor plan at this point. MOVING IN REVIEW: So far, so good! As someone who researches every last detail about something before making a decision, I can happily so that I am THRILLED with my choice to live at the Residence at Rodney Square. My boyfriend and I recently moved from Old City, Philadelphia to Wilmington for our jobs (commutes just don't work for us!). After looking at most of the complexes in the area, R@R was a no brainer for the two of us. John and Matt at the front/leasing office have been nothing but accommodating and helpful! They have both made the transfer nothing but easy. Of course, Wilmington is no Center City Philly, but that has nothing to do with the things this building has to offer! The place is safe, clean, and everyone is nice and helpful. The gym is pretty sweet, too. We are very happy with our experience so far! read more

Casey (our new manager) dealt with the noise issue as soon as she found about about it, and I'm happy to say there has been no recurrence (the same cannot be said about the nearby building work, unfortunately, but that is no-one's fault). As such, I'm a great fan of the new, proactive way that management treats issues. The apartments aren't perfect - none are - but the effort put in by everyone from maintenance staff to leasing staff to management bodes well for the future. Well done! read more

My boyfriend and I had a 1:45 pm appointment to view an apartment. We arrived at 1:30 pm and were told that the woman who was conducting our walk through was at lunch. We gladly went and had a beer at Chelsea tavern only to return at 2:00 pm to discover the woman was still at lunch. We waited for 20 minutes in their waiting room only for this woman to not show up. We were very excited for the viewing of this apartment but the staff members lack of consideration for our time tarnished that idea. We will not be back, so unprofessional. This place is terrible. Been living here for just over a year, my girlfriend and I settled on it while in a rush to find a new place. We were sold on the location and the view from the 13th floor but paid for it. Well overpriced for the 700sq/ft we got. Parking is shit. There are constant events which reduce on street parking. The Wilmington parking authority will ticket you for anything and everything they can. Tack another $125 to your rent if you want to park in the building.. once you wait a few months just for a spot to free up. You can get a residential parking pass but those are only good if you're okay with parking 5 blocks away. Those giant windows with the beautiful views? They're single-pane. You'll hear every sound all the way down to street level. That includes the junkies and the drunks arguing into the morning. The sororities and fraternities rent out the taproom on Thursday nights so you'll put up with them too. The washer/dryer units were a huge plus, well they would've been if they actually worked. The dryer didn't dry so we complained and they gave us another one. But they recycle their machines. So if yours doesn't work, their solution is to give you an older one that doesn't work and hope you don't notice. This happened about 3 times before I went down to the management office and bitched to the property manager because my girlfriend had spent her day off at the laundromat washing our clothes! He assured me that he had placed an order for a new one and it would arrive within a week. It never showed. There were 3 elevators operating when we moved in. One was more frightening than the Tower of Terror ride at universal studios. It would stop on a dime and drop a few feet just about every time I got on it. After I'm sure what was hundreds of complaints, they finally started to renovate them. So now we're down to 2. That is if they're working. My girlfriend has gotten trapped on them twice so far. She had missed an appointment after the fire department had to get her, another tenant and her two children out. The power has gone out more than a few times with nobody to contact. No notice is ever sent out about when it might be back on or why it's out. We've had to relocated our dogs after our apartment reached 98 degrees in the middle of the summer with no AC. The concierges regularly leaves the post unattended. The garage door is often malfunctioning. We've had to park on the street because our paid parking spot is inaccessible. The management is so awfully unresponsive! We've taken all of these issues to them several times. They give you the runaround just to get you off their asses. We've asked for rent reductions for the inconveniences but they tell us to go scratch. Most recently we've asked to terminate our lease because of the consistent hassles of living here and THEY NEVER EVEN RESPONDED! I thought about bailing on my last month's rent but based on a previous review, they will not hesitate to hunt you down for your money. They don't value their tenants whatsoever. For the price, you get a lot of extras including the biggest gym I have ever seen in an apartment building. The problem with rodney square is that it's not the apartment thats the real issue it's the parking they backed into a post with my land rover and failed to tell me about it. I found out and they agreed to fix it and that was 12/6/11. I scheduled to have it fixed on 12/23/11 but due to finding the part it was not done so I've decided to wait to fix it when I go back to Texas in the summer, but on 1/31/12 the parking valet backed into the pole again this time with the other side and once again they did not tell us. This is not acceptable you cannot trust these people to park your car how can you live here. the apartment is ok but only if you are ready to get your car fixed every 3 months read more
