My son and three friends planned to lease an apartment here on individual leases. When one friend dropped out, the property management company filled that bedroom with someone they chose. We had no choice. Within the first two days of this new tenant moving in, I called management to report: Smoking in the unit by their chosen occupant Friends of their chosen occupant coming over and smoking and drinking and noise violations Behavior that was clearly likely to cause damage I'm a landlord myself and know they could have issued a 48-hour notice to enter and inspect. They refused to do so. Fast forward: now there is damage, and all of the tenants -- including my son, who did nothing wrong -- are being charged a portion of the costs caused by this person and his friends we had no say in approving. On top of that, we are being charged $500 per person to move the non-offending tenants out. We still don't even know the full amount we'll be billed for damages. Meanwhile, this tenant or his friends have also stolen from the other occupants. My son finally had to remove his kitchen items and stop cooking because of theft. In my opinion, the property management company was negligent in refusing to follow up on complaints that started within 48 hours of move-in. Their lease may protect them, but it leaves responsible tenants and their families stuck with the bill. I would urge anyone considering renting here to be aware of how little support you may receive when serious problems arise. read more

I have lived at the retreat for 2 years now. I would say the layout, the set up, the amenities and all that are good. However when it comes to signing leases and rent rates they are unfair and will trap you. I understand that students when signing a lease need to commit to that but, life happens. When I first moved to the retreat I had random roommates. They were absolutely horrible to me. I was being harassed and didn't even want to go home. I went to the leasing office about this situation and they told the only way they could help is if I paid a $250 transfer unit fee. To me that was a slap in the face, because all you're telling me is you don't care about the safety of your residents. The second situation was they make it nearly impossible for you to break your lease or give it to someone else. To give someone your lease it's $500 and to break your lease you have to pay every months of rent you won't be living there. I tried to break my lease due to a family emergency and they told me I was going to have to pay $5000 dollars. NEVER have i experienced such a thing. We are college students, what makes you think we can just pay $5000. That's ridiculous. Even when it comes to rates. They email or text us all the time to resign and get good rates. I did this and a month later they dropped the rates even lower for new residents. I just think that's unfair to the people who have renewed and stayed. I just wish they would be more understanding and not make everything we do cost money. read more

This organization is exploitative and writes their leases to benefit solely them. They will not waive policy regardless of the situation. They are very pretty apartments, but they also take advantage of students. They also do not clean well when moving in. Additionally, many of their "amenities" are unavailable as too many people are trying to use them, like the shuttle. read more

Would give a 0, but can't. I have lived here for two years. The leasing department absolutely screwed me over when it came to rent. My first year living there I paid roughly $650 per month in rent. I was okay living there and did not want to deal with the hassle of moving, so I renewed my lease for a second year. THE PERSON IN CHARGE OF RENT RATES ABSOLUTELY FALSELY ADVERTISED THAT $700 WAS THE BEST RATE THEY WOULD HAVE AND RENT WOULD ONLY GO UP SO TO "SECURE YOUR SPOT WHILE YOU CAN!" When I talked to someone in the office about this, they admitted this is what happened and that person was fired. Anyways, guess what happened... THE RENT RATE DROPPED DOWN TO $500!!! And you know what they told me? "Sorry, there's nothing we can do for you, once you signed the lease you got stuck with that rate." So, everyone else in my apartment the next lease who were NEW RESIDENTS WERE PAYING $200 LESS THAN ME (A RETURNING/RENEWING RESIDENT). The Retreat was filthy when my daughter moved in. They had hired a cleaning company, but did not monitor them. NOTHING was cleaned. Burners on the stove were missing for weeks as well. Heat pump broke and they did not fix it. Several emails to try to get it fixed. Finally, I called a company to fix it and then the Retreat refused to pay for the fix. Unfortunate for them, they broke Washington State law by not providing heat. I was set to take it to small claims court and they did a 180 and paid it. But it was over 20 emails and phone calls to get the heat fixed in the winter. Keep very good records of every phone call and email when something goes wrong-you will need it. Wifi is awful. TV never works. Maintenance is not competent. Heat bills are extremely high. They are a big corporation that does a great job marketing and selling amenities, but have absolutely no follow through. Remember you are paying for a pool that is closed most of the year because it is too cold. When it is open, they struggle to balance the chemicals and find anyone to service the pool. I would never recommend someone sign a lease at the Retreat. Management is truly awful. read more

I have lived at The Retreat for 3 years now, and renewed my lease twice during this duration. I have transferred units, lived with randomly assigned roommates, and even had a roommate who was paying significantly less than me who was a new resident. I believe many of these reviews don't acknowledge Washington State Law and Federal Laws regarding Fair Housing. In my experience, maintenance has been outstanding in resolving issues, management has always answered any questions or concerns that arose, and the front desk people were communicative even when it was beyond the scope of their control. Ultimately this was the best place I have ever lived, from the amenities (that I wished I utilized more) and my private bathroom and closet that I will forever miss. My recommendation would just to be to thoroughly read the lease, as every fine and policy is outlined within the legally binding contract. read more

I lived at The Retreat for two years and moved out just half a month ago. If you're thinking of living here, please read below so that you know the issues myself and my fiancée had in our time there. First off, they refused to fix our cable and ethernet for a whole year. We put in a request at least once or twice a month to get it fixed and when they finally fixed it, it took minutes. A whole year to wait for that. Then my fiancées place got a broken window in the middle of winter after someone threw a snowball at it. Took them 6 months to fix it after dozens of maintenance request. All the "amenities" they talk about are almost never actually available. If you follow them on Instagram, you'll see the pool and shuttle are always shut down for random reasons. The most annoying thing for us was move out time. Despite deep cleaning both of our places, we got charged hefty fines for not cleaning and all this other random stuff they never put in our move out letter. My fiancée was charged $200 total (most of it was for her wall with LED strips, they don't actually paint the rooms as it's literally just primer) but there was a good chunk for not cleaning and it lead to a massive fine for her. They charged me $130 for stuff that happened once I moved out (paint falling off the walls after I cleaned it up) and only one of my charges was stuff that was even in the move out letter (forgot to take down a poster and left a dvd in the room on accident). It's terrible and I know we aren't the only ones who had this issue I want to be clear that these issues were not with the front desk staff or maintenance workers as they were all amazing, the issue was with the higher ups and how little they cared to fix things, and also with the inspectors obviously twisting the truth about the things they put in their move out letter. My suggestion: look for a house to rent in the area, or go to The Hills. I've never heard much bad stuff about there, especially compared to The Retreat. Looks nice at first on the outside but it unfortunately just gets worse from there when their cheap ways of building these houses show with broken appliances and paint randomly coming off the walls. Toilet was filthy when my daughter moved in. The staff did clean it when told. She had a psycho housemate and moved to another place where the housemates were not psycho, but incredibly unclean in the common areas. She stayed out of any place except her room, which was tiny, but adequate. She ended up leaving Pullman six months early. She couldn't break her lease, so we kept paying, including on the utilities, which were really high. After the school year ended, they charged us a cleaning and damages fee, although we'd left her room immaculate, she'd lived in that house for like two months, and she hadn't dirtied or broken anything. We complained and got it reduced, but still. Today -- four months after her lease ended, I just got a notification from the accounting system that I needed to connect my credit card to her account so that they could keep charging me. This place is so messed up. It seemed like a good deal. It wasn't--not for us. read more

Lived here for 2 school years so far super great place. Not sure how the other reviews are so bad because everyone I talk to loves it here. The golf simulator is insanely good. The gym could be bigger but the UREC is a 5 minute drive away. The front desk people are always helpful and friendly and the maintenance are super fast. read more

I am not one to complain but The Retreats is lacking in many areas. The maintenance guy is really nice and works hard so are the front desk people, YET, our heat hasn't worked for 5 months!!! I WOULD READ IF YOU ARE THINKING OF LIVING HERE: The biggest issue is that it has been hovering around 45 degrees to 60 (if we are lucky) degrees in my house for almost a half year because our heat doesn't work. It is not comfy living at 53 in your own home. No worries though because we were "ensured that everything was working properly" numerous times. Now we have the maintenance supervisor coming by this week to show us how to use our thermostat.... as if it was hard to use a thermostat!! They have been by several times and showed my roommates how to use the thermostat, cool the heat still doesn't work. They did replace both thermostats but the heat has not worked. I have not had to wait longer than 3 business days for a response which I do appreciate; I do not fully question their efforts but definitely their knowledge and sincerity. To add on IT WAS 45 DEGREES FOR A WEEK in my house. I hope that speaks for itself. Furthermore, we lived off space heaters for a couple months then they "resolved the problem" and took the heaters away. The heat stopped working after a day and it has been a constant battle to try to get working space heaters or the thermostat to function properly. Currently, we have 1 space heater that doesn't work to heat the entire house and it's 52 degrees inside. Today I was told I was receiving a space heater so I didn't have to sleep in a 53 room for who knows how many days in a row, they of course did not bring one. I feel as if they try to convince their tenets that things work although they do not. On that topic, a manager tried convincing me that their staff and vendor have not been able to communicate with me in person, only my roommates, that is a blatant lie. I don't understand being lied to in this context. Yes, this was just my experience and I'm sure others have had great experiences here (including 2 other apartments having mice problems which were only fixed after threatening to call pest control and billing the Retreat for it). But yeah there are cool amenities here and a fun culture which is nice. Also, PS when I first moved in my shower rod was already torn out of the wall :) read more

I was so excited to live here.. the advertising, the tour, the amenities were amazing. And then I was quickly disappointed. They take advantage of poor college students and charge wayyyy to much and do not even allow us to use half the stuff they said. They bashed the Hills & the Grove saying their pools are never open... but I have PAID all year for a pool for it to not be open. I understand it was COVID, but there were other pools open around Pullman and definitely a way around this. I found out this spring that after being told in the fall the pool wasn't open due to COVID, that the pool is still not open in the spring because of construction. Why lie??? Also, the amenities were closed majority of the year and we were told we would have 24 hour access. This was a lie as well.... They advertised the pool would have a beach entry... There is none. I hate being lied to. They use simple bills which has continuously overcharged residents all year long with a $5 service fee each month. Additionally, there has been a lot of theft and break ins at the retreat. Someone broke into the house across the street from me and stayed in a bedroom over thanksgiving break. When they talk to you and get you to sign the place seems amazing. But then you figure out how much you were lied to and had to over pay for everything. Why am I paying for a pool and other amenities if I cannot use it? Why do they not give students help and relief during Covid by at least not having us pay for the amenities if we cannot use them. So disappointed. Loved the community, the maintenance was awesome but honestly not worth $700 a month. Definitely a lot of other places in Pullman they will not lie to you and it will be $200 cheaper. read more

The houses were nicely sized and I liked that everyone had their own bathroom, but that was really the only positive thing about this place. That being said, the houses were cheaply built and rushed to complete. There was barely any insulation if any at all, so utilities were way higher than they needed to be. The carpet was super cheap and got pretty worn after only being there a year. The walls weren't painted so even the smallest touch left marks, and the sticky tack I used to hang pictures stripped the wall, which is crazy. The walls are super thin so you could hear anything happening inside or outside the house, which got annoying because every weekend there were parties and people running around everywhere into all hours of night. The backyards were also not great. There was a couple feet of decent grass behind the house and then ground they didn't do anything to and there were nets and metal stakes all over, which got stepped on a lot. We had a lot of maintenance issues that didn't ever really get solved even though they came over multiple times to look at things. Also, someone on the maintenance team or staff stole my vacuum (my vacuum disappeared when none of us were in town and they did inspections and the house was locked and staff were the only ones that could have gotten in) and all that happened is they were asked if they did it (of course they would say no??). The neighborhood wasn't complete when we moved in. The main entrance, the clubhouse, and the mailboxes weren't even done. We didn't get to use any amenities for months and still had to pay for it (I know it was mostly because of COVID, but it's still unfair). When the main entrance was completed they didn't take very good care of it in the winter. Lots of people got stuck and couldn't get out because of snow not being removed in a timely or well-done manner. Once they sent out an email basically telling us that it was our fault if we didn't have better cars and that maybe we shouldn't be driving. That's kind of ridiculous. Basically, it's overpriced for what you get. read more

Disappointing is an understatement the "model" unit and clubhouse give an unrealistic expectation of quality from all the units none of the units are up to the standards of the things they get you to sign your lease based on. Within the standard unit be prepared to expect poor weather sealing, (raising your bills) Trim that was never measured just installed with gaps, drywall corners weren't properly installed and created cracking around the windows, electrical breakers trip constantly, (this indicates bigger problems) and the overall attitude from staff is "We are working on it" which was an acceptable response post-pandemic but now it is over 2 years since the property has opened and the only thing that has been added are sprinklers. Moving on from the subpar quality of the units, the leasing and sales habits of the retreat and landmark as a whole are predatory, telling students that their unit will be sold out from under them if they don't sign a +10k dollar renewal contract less than 2 months after moving in is appalling frankly. Finally with the large number of housing developments going in currently in Pullman, shop around as competition only drives price down and you'll be able to find something better cheaper. read more

The Retreat looked super cool before moving in with lots of amenities but they are either closed or booked out super in advance. Pool was closed after being open for a week due to it not following code and having to be fixed. They also rushed to build the cottages over summer 2020 so there are lots of loose fixtures, chips in the trim and marks on the walls. The appliances in the kitchen are extremely cheap, low end appliances, along with the washer and dryer. The walls smudge as soon as anyone brushes against them due to no paint, just primer, and is impossible to clean off. Maintenance is timely to respond most of the time but show up whenever, without warning; one time they never got a request I put in. Too expensive and extremely far from campus for what you get. read more

I was looking forward to living here all summer with the way the salesperson hyped it up. All these great amenities, huge houses and a great community living there. Having lived there up until may I can tell you that The Retreat is the worst apartment complex I have ever dealt with or lived at. If I could leave a 0 star review I would. To begin, when we signed our lease back in March 2020 the lease said that we had a move in day of August first. The representative at the leasing office told us that it was looking like there was going to be delays due to construction, but don't worry, the company will put you guys up in hotels if the delays do wind up happening. Lie #1. I called them when we got the news and asked about the hotel situation and they said that there was no hotel and that we had to wait until August 22 to move in. Three WEEKS later. When I asked if we would get reimbursed for the first month or at least have the month prorated because of the miscommunication and lies the front desk girl only said "Yeah I know it's a bad situation but I have to pay it too if that makes you feel better". Also when we were in the leasing office back in March they had a stocked fridge in the sample unit and said that they would stock our fridges. We were shocked but it sounded awesome right? She said we just had to give them a list and they would buy us groceries. And if we were 21 they would buy us alcohol too! Sounds crazy right? But again when we moved in that was just another lie they told us. When we did move in, the place seemed nice at first glance, but as soon as you looked closely it showed how poorly it was put together. Our walls were only primed, not painted. No paint on the walls? Are you kidding me? When we moved in we also had extreme electrical problems with the breaker switches. Like bad ones. Like we couldn't use the refrigerator, microwave, and run the downstairs TV at the same time. Or our washer and dryer, or any major appliances that need to be on all the time. I was constantly having to run upstairs and flip the breaker cause it would blow 5-10 times per day. Also I know its a little thing, But my towel hanger wasn't installed properly in my bathroom and I had to fix it because it would fall off the wall if you tried to put a towel on. The insulation in the house is absolutely awful. The utilities bill was normal for the first summer months, but when winter rolled around and we started needing our heater, the bill jumped from about $30 per person, to $105 per person. There were 5 people living in my house, meaning they were charging $525 per month to our house in utilities. Absolutely absurd. The amenities were completely closed for the first few months and when they did open back up again, they had a scheduling system that allowed one person in the gym at a time. ONE person in a complex with thousands of students in it. How is this classified as student housing when they do nothing at all to work with the students to help them? On the topic of amenities, the pool was closed all year, at first they told us it was due to covid, but later in the year they switched their excuse to needing a permit from the county. I understand it can be a pain to get a permit but why wouldn't they tell us that from the start? Other complexes had their pool open all year. I chalk this up to them just being liars and scammers that are trying to make a buck rather than help students. The pool was also advertised as a beach entry pool, which it was not. False advertising yet again. Another promise of theirs was an expansive green space with a nice dog park in the complex so you could walk your dogs and they could have a good time. The dog park is small doesn't really have room for your big dogs to run around too much. And the landscaping at this place is bar none the worst I have ever seen. The sod they laid never took to the ground because they didn't lay it right and it just looks like there is pieces of sod all over the complex still in May when I moved out. The landscaping is honestly embarrassing and makes the complex look cheap and tacky when you're spending a premium over most of the complex's in pullman. Finally my move out process wasn't too bad, but the front desk workers were a pain to deal with. After all my paperwork was signed, my lease was taken over, and transfer payment was paid I called every other day for a week trying to get it in writing that I was off the lease. They finally sent that email yesterday after me having to call 5 times to get it. If you are thinking about signing a lease here, don't. There are so many other options in pullman that are cheaper and nicer than The Retreat. Pick any of those over this place. It is HORRIBLE. My friends cat got out and was missing for a couple days. The cat was found and had passed away sadly. The Retreats response to finding the cat was to put it in a trash bag and leave it on the side of their unit, and send her a text saying where it was. read more

had an okay experience my first couple months, management and front desk people were nice but after December, absolutely everything went downhill.. their attitudes changed towards me and my roommates and we genuinely felt targeted by the front desk and management. we never got quarterly checks with maintenance and our walls started separating from our baseboards along with our doors not fitting in our door frames anymore. yes we understood that the house was probably settling, but no excuse for no one to come in and let us know that, instead it was pinned on us when our damage fees came in last week... me and my roommates all together were charged more than $3000 in "damage" fees that we had to dispute. why even put a number out there just for it to be knocked down after we dispute it?? very sketchy. if you are at the retreat, do NOT pay the damage fees before you dispute it. my roommate went from $600 to $0, so please keep that in mind! horrible atmosphere, pool was closed all summer, the manager will not take time out of her day to talk to tenants, front desk people are straight up RUDE. tried so hard not to be a Karen all semester but enough is enough.. best advice if ur wanting to live here, don't :) bye read more

This place was hard to open up to at first with paying for amenities that were not available but with covid going away and them slowly opening more things for longer times, its definitely worth the wait, they have a really cool compact gym and a nice outdoor pool, the houses themselves are pretty good, granted it is clear there were a few steps skipped along the way of putting them up, but nothing to drastic that will prevent u from living normally, and the people who work here are always really kind and understanding to your needs or concerns, so not terrible for a quickly built college neighborhood. read more

It's really nice because at the retreat it's more like a neighborhood of houses/cottages rather than one big apartment complex! Feels so much more homey. Do not live here. They lie. Lie. Lie. Listen I love the front office people it isn't their fault they are doing their job, but the Retreat sucks. They promised 24 hour amenities and that never happened. I understand Covid is here but they could've closed at 10pm the least, they close everything at 5... second the costs seems like a good price for where you are living but in all honesty them utilities get you. Simple bills over charges residents turning a $700 price to $900 a month. Honestly I felt they would reimburse us for not allowing us to use the amenities but they didn't. There's no transparency within living here. They also don't care at all about the dog park. There are weeds in peoples back yards and this dumb netting in the grass. Also there are rodents popping around. This is an honest review. Cool houses not going to lie but you don't need this in college. Go stay some where cheaper and have more money in your pocket to do trips or hang with friends. read more

They sell you on the fact that you have all access to these amenities, but little do you know the amenities are booked out a week in advance due to the crappy scheduling system and lack of preparations from the staff. When signing my lease in March 2020 they told me the pool would be open by July. I moved in in August then pool wasn't open, allegedly due to COVID. It's now April and the pool is still not open, now it's due to construction and permits. I hear a lot of excuses but don't see much effort form the staff on getting the things don't that they say they will. Don't get me started about the units. They units look good from the outside and in certain areas on the inside. Your walls aren't painted, just primed, but if they are painted the paint is cheap and gets smudgy after one week. They promote student housing, but this place doesn't really seem student friendly. The only quick and consistent actions you will see from the retreat is in the maintenance staff. read more

When WSU decided to go remote for fall 2020 The Retreat sent out an email reminding all residents scheduled to move in Aug 2020 that they have a lease and are expected to honor that lease regardless of WSU's status, even though this is off campus housing FOR WSU students. Got it, we must pay our rent whether we move in or not. No clubhouse, workout room, pool, or any of the other amenities have been completed as of 10/1/2020, yet no discount in rent offered. We are expected to honor our side, they are not able to honor theirs. This is a nice place to live and we do look forward to the amenities when they are completed. I am very disappointed in the ZERO concessions of any kind offered by the corporate arm of The Retreat given the unique circumstances this semester, especially their first semester open in the Pullman community. WORST PLACE EVER!!!! I gave them one star because Yelp wouldn't let me give zero stars. I'm researching landlord laws in Washington because they are taking advantage of these students by marketing awesome "appearing" apartments that are complete crap. They want to do inspections constantly to make sure units are being kept but they don't do anything to upkeep the property themselves. Daughter has called in to work 3 times because they don't plow & she can't get out of the parking lot. Tenants are required to do all the salting. Pipes froze in the unit this winter & they said it was kids fault because they weren't keeping the unit warm enough...um...what?? My daughter's portion of their utilities is more than all of the utilities for our entire house. They take advantage of these kids not knowing any better. They are more interested in marketing a "cool" appearing community than actual providing the experience they are trying to sell. And they make you commit to a renewal almost immediately after moving in so the students don't have time to realize how poorly "managed" this place is before they sign for another year. The funniest thing is they said out surveys asking people to be honest but then when people give feedback nothing changes. The people working here should be ashamed of themselves...they know what a scam this place is. read more
