I've been a resident at Village on the Parkway since December 2022, and unfortunately this experience has significantly changed my opinion of the property. My AC started having problems around July 17-19, and despite multiple maintenance requests, my apartment eventually reached 85°F and then 89°F before the AC completely failed on July 24. It took approximately 3.5 weeks to restore my central AC. A portable unit was provided, but it barely cooled my living room while my bedroom and bathroom remained warm. I had to sleep in my living room because it was the only comfortable area. The portable unit was also improperly installed and leaked onto my carpet. The leak was eventually fixed, but the carpet dried stiff/crunchy and still needs professional cleaning. I've followed up with the leasing office about having it cleaned and have yet to receive a response. The biggest issue was the communication. I was told AC is considered a high-priority maintenance issue, yet I repeatedly had to call the leasing office and corporate just to get updates. I was even given conflicting information about whether the outstanding part was an evaporator or condenser. I understand that parts and warranties can cause delays. What I don't understand is why a resident should have to go 3.5 weeks without functioning central AC in Houston while repeatedly chasing management for information. I eventually escalated the situation to Corporate Resident Relations. They opened a ticket and told me that some form of compensation could be discussed once the AC situation was resolved. The AC is now finally fixed, but I am still having to follow up about the compensation and the carpet cleaning. Things break. That's not the issue. The issue is how management handles it afterward. After nearly four years as a resident, I am extremely disappointed with how this situation was handled and with the lack of communication and follow-through. read more

I have had ants in my apartment for 2 months. Lions Head doesn't treat the origin of the ants, only the apartment. They are relentless. I am a clean person and my floors are always clean along with regular vacuuming. Counters are always clean and there aren't dishes sitting in my sink. I have spent my money on Terro ant bait since what they do doesn't stop the infestation. The pest control guy likes to tell me about the birds and bees that will be poisoned. There are eco friendly pest control products for outside. The carpet wasn't cleaned and walls were stained when I moved in. Flat paint in the kitchen and bathroom. This is not the place anyone should want to live. I have pictures of the ants and dates of pest control. I have rescheduled my work schedule to make sure they have access to treat the problem. I have been here for 10 years. Tuscany Court Apartments in Houston. Richdale SUCKS. Google really needs to allow negative stars. The hot tub which is an amenity that they use to charge their high rents, has not worked, more than it has worked over the last 10 years. I had a leak from the bathroom above me. They claimed they fixed 3 times. Finally I had to let my bathroom ceiling cave in before they would actually fix it. Now their latest racket is that unless you go into some third party authenticating app to prove you have the required renter's insurance they hit you with a $20 fee and call it Valet trash. This way you have no idea that they are charging you this noncompliance fee. Further actually providing them a copy of the Insurance declaration page proving insurance, is not proof you have insurance, even though they email you asking you to give them a copy of it. My renter's policy ran thru July 28th 2026. But they saw fit to charge me an insurance noncompliance fee in April and again in May. their excuse was your insurance policy expired in April even though it says in black and white July 28, 2026. The pool has been closed for over 2 weeks and it 98 degrees everyday. I had foot surgery in April 2025. i had to hobble to the other end of the building to use the elevator because the elevator near me was out of service for the third or fourth time in 9 years. It doesn't get fixed for months and months. I have been here over 10 years now. I am leaving on September 22. That day cannot get here fast enough. DEAL WITH RICHDALE APARTMENTS AT YOUR OWN RISK. I had went without air-conditioning for 2 days initially and then when the team came it was not a simple fix. The unit experienced failure , so they had to order a new unit. The unit was not able to cool apartment so then I called but no eta and it has been over a week and 1/2 without air-conditioning. I called and left a voice mail for corporate to call me back and I am still waiting. I call every day asking for updates and there was no communication without me initiating but I pay rent and I pay on time. This is upsetting and I am not sure if I will continue renting here or even with other properties with the same corporate agency. Turtle Creek Apartments in West Des Moines has a great location and unique floor plans, but Richdale Management makes living here stressful and frustrating. Make no mistake, they are the epitome of impersonal, corporate-style management. Richdale also manages other communities in the Des Moines metro area, including BelleMeade Apartments and SaddleBrook Apartments. Major red flag: After I moved out, Richdale took nearly a month to process my security deposit return. Then they claimed to have mailed the check, but it never arrived. When I contacted corporate, I had to go through multiple layers of screening to reach a call-center representative who was hard to understand. I was told I would have to wait three months for a replacement check unless I paid a fee. To get my own money sooner, I had to sign paperwork stating I would not cash the original check if it ever appeared. No accountability, just corporate red tape. Communication is unreliable. Emails often go unanswered, and calling repeatedly is usually the only way to get a response. Even then, follow-through is inconsistent. Maintenance requests and rent payments must go through a slow, outdated website. Some maintenance requests were marked "completed" when no one had entered my unit, and rent payments sometimes processed so slowly that it was unclear whether they went through. Automatic payments are not available! Forced fees add to the frustration. Residents are REQUIRED to pay for a valet trash service and a cable package whether they use them or not. Trash often sits in hallways on pickup days, causing odors, and in the age of streaming, paying for unwanted cable makes little sense. Maintenance and repairs are slow and disorganized. Blanket permission is required, but residents are rarely informed when staff will arrive. They might appear in your unit weeks later with no notice. Contractors appear to be chosen based on cost rather than quality. Appliance repairs took months to resolve, even with repeated follow-ups. I had to wait nearly FOUR months for my washing machine to be replaced! In one case, a replacement appliance was installed but didn't work due to a basic setup oversight. Meanwhile, corporate continued sending cheerful promotional emails about contests and referrals, creating a tone-deaf contrast to unresolved resident concerns. The apartments themselves are aging. Many units show signs of wear, outdated fixtures, harsh fluorescent lighting, and inconsistent move-in cleaning. When I moved in, it appeared cleaning had happened BEFORE drywall and paint touch-ups. There was dust and paint flecks everywhere. The bathroom, in particular, showed moisture issues like mildew, loose grout, and poor ventilation. Parking and common areas were also problematic. Spaces were often taken up by guests, oversized vehicles, or contractor equipment. Trash areas were poorly maintained, large discarded items sometimes sat out for weeks, and parking lots had potholes and uneven pavement. One massive indentation is bad enough to scrape the bottom of your car. There is a small, easy-to-miss sign nearby. Yes, the indentation has been there long enough to warrant a sign. In one instance, my car was towed and the office couldn't even provide the towing company's contact information. The positives: The location is excellent--close to Mills Civic and Jordan Creek--and the floor plans are more interesting than most. Features like fireplaces, built-in shelving, and office spaces are nice. Final thoughts: Believe the negative reviews. Talk to current and former residents. Some "positive" reviews appear to be written by staff. Even when local employees mean well, they have little authority to improve your experience. Based on my experience at Turtle Creek Apartments in West Des Moines, I would strongly caution anyone considering a Richdale Management property in the Des Moines metro area, including BelleMeade Apartments or SaddleBrook Apartments. Richdale prioritizes corporate systems over resident experience. You deserve better. read more

The physical property is beautiful, "enviable" as one of my friends put it. But Property management never answers the phone. Ever. Customer service emails to the home office are never answered. Ever. When sending payment for a specific charge when multiple charges exist on the account, the payments are mis-applied in a way that leaves the account in question as delinquent. And then they never stop calling with a poorly executed script and callers who have no clue what customer service is. The quality of fellow residents is abysmal, thus attracting crime and security doors propped open in the middle of the night. Residents are told that the doors are there to protect the building, and not the resident. And no one in the home office cares, so property management sits eating cookies all day watching the phone ring. read more

My kitchen sink begin to leak profusely and became unusable a month ago and two weeks ago the game to fix it but just shut water off to my kitchen so now my dishwasher doesn't even work. Please please please do NOT move here. Just as the other reviews say- this place is a joke. I understand apartment living is never perfect. However this place is EXCEPTIONALLY awful. I witnessed Amazon packages being stolen off front porches. I took pictures of the men and truck responsible as well as getting a plate number. I reported it to Lionshead and they basically said they can't do anything about it and the police department is too short staffed to stake out the place. Interestingly enough, when I followed up with a police officer patrolling the apartments- he made me aware that they have increased their presence due to robberies and violence. Do not trust anything the office or corporate 'Richdale' tells you. They do not care about your livelihood nor will they be transparent and honest. My bike has been stolen off my front porch. There have been gun shots fired several times in the building across from me. Now I have been dealing with bed bugs. The corporate Richdale office has been "working with" me on this issue but asked me to keep quiet and not mention it to my neighbors. Shady shady shady. Then they demand I pay for the expensive heat treatment without being able to prove I am at fault. I reported bugs 12/23 and no one came to inspect for a week. 12/30. I didn't hear from the office or corporate at all until JANUARY 6TH! So for several weeks I couldn't even stay in my own home. Then they tell me that was my decision so it's my problem. The living is borderline inhumane and I suffer from anxiety and insomnia due to the lack of empathy, promptness and professionalism of this dump. Also my biggest regret of my adult life. I would also like to inform people reading these reviews that Emily Ransom and all the other "5-star" reviews without any comments on why... they all work for and/or are related to Lionhead/Richdale. There are so many reasons these people are worthless, blood sucking wh*res, but the one that upset me the most is the OUTRAGEOUS month to month charge. $420 for LITERALLY NOTHING. I have never seen such a heartless, spineless rental company in my life- and I used to lease with NP Dodge, which is saying a lot. Terrible. Absolutely terrible. $420 is enough money to buy food for a month, and they will snatch it from you without a second thought. That is 1% of my annual salary. Absurd, greedy, and pure evil. The worst part is, there are a very high number of vacancies at my complex and they STILL have the nerve to charge that much. DO NOT WASTE YOUR MONEY. I have lived in several apartment complexes in several cities in America, and never have I encountered such an unprofessional leasing company. No one ever answers the phone, and when you do get someone to answer (after calling several times, talking to severe different people, leaving 3-5 voicemails, calling corporate and leaving several voicemails there, etc.), they are extremely unhelpful and outright rude. No one ever knows what is going on, and are on a whole different page when it comes to leasing options and/or unit repairs. I transferred to a new unit three months ago, after being cheated into paying way more than they initially told me, and I still do not have a working dishwasher. In the last unit I was in, at the same complex, it took them several months to fix the appliances. The maintenance team never comes to fix anything. The buildings are not well-managed and are dirty and always in need of repairs. The fitness center is big, but hasn't been updated (nor cleaned) since the 80s. Lots of broken equipment and the pool is always closed for maintenance. The "garbage valet" hardly ever picks up your trash. The grass everywhere is covered in dog poop because no one ever replaces the doggy bag stations. Never enough parking, no elevators in buildings and hallways are too small to fit big furniture. The whole community and staff, from top to bottom, give the impression they don't care about residents' concerns, nor do they want to change or improve any of the living conditions. There is nothing luxury about this place. Don't let the beautiful leasing office, and "fair pricing" fool you. The rest is not worth it. read more

Someone at the leacing office told me I could get my deposit back, turns out I was given papers to sign that says different. After finding a different apartment u was told I give up my deposit. I tried calling the office to get the manager and was constantly sent to voicemail until the manager Mandy left the office, then again wish her assistant Kaylee. This management company is the absolute worst management company I have ever had to work with. If you are billed for damages, they will hire a contractor company they own and not provide a complete detailed bill. If you ask for a detailed itemized bill they will tell you they don't have one, that the company did not provide one and that they do not know how it is broken down. They will also tell you they are not required to give you one and when you ask for the contractor's phone number they will refuse to give it to you. then they will say the damage cost falls under the amount of rent and charge you late fees every day if not paid in full siting your rent was late even if you have paid the actual rent amount and utilities due on time and was sure to note on the check memo that the money was only for rent and utilities. They also have no one that answers the phone anytime you call. If you have a plumbing backup it will take days to get it fixed. They say they need to see if maintenance has time to come and fix it. They are under staffed however there is no reason to make someone wait da for a plumbing back up. You will get blamed causing it. However, the real reason is the piping in the building is small and not up to date (according to the plumber. They have dog stations all around the complex that are supposed to have dog bags for the poop. However, finding a station that has the bags and where the bin isn't stuffed with dog poo is impossible. After reading all of the reviews of this company, I'm relieved to see that I'm not the only one who feels this way about Richdale. I had the absolute worst experience working with their corporate office. I truly felt as if they misled me to paying an 800 dollar fee for ending my lease early because I gave them my keys. I was fully understanding that I was moving out early, and was going to be paying my last months rent and take the hit. But they laughed in my face over the phone and basically told me that I should have read my lease, even though me moving out caused no financial harm to them whatsoever. They still charged me the 800. I could have just held on to my keys for another month and never had to pay it. I've never worked with a company like this. I recently made a mistake on my account. I tried contacting the account services number on my form I received. I called that number and left messages for 3 days straight with no luck and no call back. I decided to try a number I had from 2019 and Faye answered (not the same person that had that number in 2019). Lucky for me, Faye was able to help. She always answered on the first ring, which is exceptional in itself and did everything she could to answer my questions. She was very straight forward with all of her answers. I love my apartment. I love the people that work in the office and the maintenance crew at Embassy Park. They're amazing. But corporate is a joke. They're racist and refused to let my friends move in because they are Venezuelan students. They have a student VISA but their passport number wasn't enough and they were told they were "fakes" and their application was denied before they could offer proof. They treated my friends like crap. Racism at its finest. I've also served a group of Richdale people and they tip 10%. The owners have no problem overcharging everyone that lives in their apartment but god forbid they tip 20%. What a bunch of cheap asses. read more

Run from this company. My ceilings would leak, no heat or air in the bedrooms. Slip and fell on their property missed weeks of work. I let them know only for them to call and ask me for rent. They lost two months of my rent and filed and eviction on me twice.lucky I had proof of payment. My toilet would flood and constantly run. The management team at Richdale has the interpersonal skills of Adolph Hitler and the business skills of Al Capone. They charge each apt. $2 per month to send them their monthly bill for a "new account set up fee"; this is either misnamed or just dishonest. They also sell renters insurance and insist you have some; although I sent proof of insurance from another company before moving in, they billed me a $20/month penalty for each of the fist 4 months UNTIL I sent the Better Business Bureau in; this resulted in an $80 refund with NO APOLOGY. They send people into the apts. every 6 months "to check detectors or change filters". In essence, these people are spies looking for ways they can charge you for violating the lease. Finally, there was a bedbug infestation in a multitude of apartments. They had us prepare for treatment of the apartment by drying all bedding, towels and clothes and sealing them in garbage bags; then, the people failed to come and turn off the sprinklers, so they couldn't do the treatment. It was 10 days before they could find a guy to turn off the sprinklers; obviously, we couldn't live there but they refused to adjust the rent. We're senior citizens and were virtually thrown into the street by Richdale. To add to our misery, they billed us more than $800 for bedbug treatment after we moved out. These are only the highlights of our stay with them; by the way, they treat their lower-level employees almost as badly as they treated us. Also, they failed to get a guy to turn the sprinklers back on after we moved back in, so they violated fire codes for 5 days during that time. AVOID THIS COMPANY'S PROPERTIES LIKE THE PLAGUE. My aunt passed away so I had to terminate my lease early to take care of family. They were not understanding at all bout it. Middle of COVID. Couldn't work with me on payments to pay off my "outstanding" rent. Charged me more than what I owe and now they sent it to collection. BEWARE! This management company is terrible! My elderly parents moved in to one of their Omaha properties a few months ago. Management refused to show them their apartment before the keys were given to them and when they finally moved in there were dead roaches, rusty fixtures, mold in the bathroom, caulk or some coating smeared all over the bathroom tiles, water faucets that were leaking, paint job was horrible and the ceiling collapsed from the washing machine under the unit above them. The management tore out their bathroom and told my parents they had to clean up the mess. Management also told my parents they could paint the unit themselves. My parents tried being nice about their complaints but were ignored. When they asked to speak with corporate, my parents were told they could move out. They were pushed to move out quickly (which meant they had to pay for movers again in a couple of months) and then were told they owed another month's rent after that. My parents were so upset at this point they told them they were not paying and were sent to collections. That is when I tried to help. I tried calling management and were not allowed to talk to anyone. I tried calling corporate and hit the same roadblocks. They won't send your call through or give you the name or email address of anyone to talk to. They are truly unprofessional and a disgrace to the property management professionals out there. My next step is going to be to contact the city. There is no reason for anyone to have to live in these conditions but to treat an elderly couple the way they did, is disgraceful. Consider this a warning. You don't want to live here or at any property managed by them. RED FLAGS ALL AROUND! If they truly ran their company well, they would have an open door policy where upper management would be interested in hearing complaints and addressing them right away. read more

They often go an extra step to ensure that whatever I need is addressed. The first month was great living at the Biltmore. The staff is nice and the apartment was beautiful. During the winter we had water leaking into our apartment. It was so bad our neighbor below us had water damaged too. The water came threw the roof, threw our floor, into her apartment. Because of safety reasons we had to wait till the spring so the roof could be fixed. They did not provide us with fans to dry the water or containers to catch the water. They did nothing for us. They tried to fix the drywall. It needed to be removed so mold does not grow. Instead they went the cheap way and put a coat on it. There was so much moisture in the drywall the water leaked threw. We tried months to see if they could fix it. Never was fixed. They also wont fix our hot water heater. The whole time we were there. If you are thinking of moving there... DO NOT. I have talked to many of my neighbors and no one is staying there. This has been a mentality and emotionally frustrating situation. read more

This management does not do their job proficiently. What they do know how to do well is rob you, legally. They won't tell you up front that they charge tenants moving out over $300 for deodorizing cigarette smoke, regardless of the fact that you don't smoke. They justify this with saying that tenants are nevertheless allowed to smoke indoors. There may be no cigarette smoke in our old apartment. This ignores the real issues with the dwelling, including the upstairs neighbor's discarded bathwater in the bathroom walls that created a nesting place for black mold and tiny beetles that crawl up out of the drain. Some appliances that did not get repaired despite our requests include a ceiling fan and dishwasher, which evidently smelled of mold. And they have the audacity to charge us $49 of "rent" for the last day on our lease (which they were aware we were already in another state days before). Instead of being helpful and attempting to correct these errors they defend them to the ends of the earth. This company puts profit over people, and they will bend you over to get that across. read more

I've lived in a couple different Richdale apartment complexes in Lincoln, NE and each experience keeps getting worse. Our most recent experience and absolute last straw with them happened within the last week. I was in the hospital having our first child and get a call saying our brand new 2017 vehicle has damage because a dumpster (on wheels) rolled down the parking lot and smashed into the side of our SUV. We come home to see the damage and begin working with the corporate office to get it taken care of. We got a quote from the dealer that we just purchased the SUV from (less than 30 days ago) and they quoted us $2,300 worth of damage. Not only has the corporate office been a huge pain to get a hold of but today Richdale tells us "there are too many variables" for them to cover anything unless we get our insurance involved and then they will give us $500 "out of good will". We don't see why we should have to pay anything when it's THEIR dumpster ON WHEELS placed ON TOP OF A HILL. The dumpster is now placed on flat ground and tied down securely (obvious admission of guilt). Our neighbors took a picture of the dumpster in the side of the car so we have proof of what happened as well as a note from the office saying to contact them immediately about our vehicle. We are now considering getting a lawyer involved. Our other negative situations include having a severe issue with mice just a couple months after moving in. We tried handling the situation on our own but it was clear the issue was out of control when we caught the 10TH MOUSE ON OUR SECOND FLOOR APARTMENT!!!!! We had been in contact with the office multiple times telling them about the issue but it wasn't until we CAUGHT THE 14TH MOUSE that the manager of our complex came to check it out and FINALLY get it taken care of (months later). Besides these two specific situations, the rent is way to high for the quality of the buildings and service they provide you. Things take forever to be fixed and aren't always in good working condition when you move in which is frustrating. read more

Richdale Group is more money driven than customer driven. They originated an amenity fee of $40 which they added to the water bill to cover items normally the responsibility of the landlord, such as pest control and wifi for the common areas which in our complex is the building where their rental office is located, a great way to get tenants to pay for your corporate wifi. I have also witnessed the treatment of staff, terminating them in front of tenants and not handling human resource issues well. read more

They said they were installing security cameras but never did and probably never will. Cars on blocks with wheels stolen was a frequent occurrence AND anyone could get in the front door by just pulling hard on the door. It was months before they fixed it. The accounting was horrible. They lost checks, misposted checks, etc. and when sent copies of the checks did nothing. They sent me a statement that was almost laughable in how bad it was that I had to reconcile myself - and I had to do it 3 times! Now that we have moved out, I tried to talk to the move out group but they never returned my call so now I am dealing with their "collection specialist" who doesn't have a clue AND once again their accounting (or lack thereof) comes into question and I am having to reconcile their books once again! I went to see an apartment at their Breckenridge location...not too bad. Knew I'd have a difficult time getting employment verification, as hubby gets hand written checks. Filled out an app anyway, wrote the $175 check for administration fee and application. We agreed they would hold the check and app until we could figure out the verification required. Got an email 8 hours later at 2am saying our app was submitted. Called them 1st thing in the morning to cancel everything, as we wouldn't be able to verify income. They said all was fine and canceled. Check would be shredded. Day after THAT, $175 taken from my account. Called them for a week straight with no responses. They finally call back and say they are issuing me a refund for $150. They want to keep the $25 app fee. No way! I explain how it was a mistake on their part and they agree to refund the entire amount. I call them 10 days later and they say a check was mailed a week beforehand. Why is it not here? No clue. Call them again more than a week later and she changes her story. Oh we just mailed it out. What!? OK so over a month after this started, I'm still without a check. They say they can cancel my original check and issue a new one but they will deduct $35 from my $ to cover that fee. These people are a mess!!! worst service ever. they are stealing away your money. they are not even courteous enough to provide the refund back for what you already deserve. i have spent more phone minutes with them then with any other apartments i have stayed in. horrible horrible horrible people in omaha richdale group including jessica davis and jessica roman...... please think 100 times before dealing with these people. read more
