They have NO WAY of telling how much hot water each unit is using so they would be charging per person per apartment. So if you take 4 hour showers or 5 minute showers you'd pay the same as any of your neighbors. The pool is disgusting, the people who live there are often drunk, loud and stink as bad as the dog crap that is left all over their property. Nothing is being done about these infractions. If you choose to apply for residency at Pine Valley, be forewarned, there are several issues that can directly affect your living in this, "community". One of the dangers are the fact that there are children that roller skate/blade and ride bicycles up and down the length of the parking lot. This is a very dangerous situation for both the residents and the children doing this activity. There is a basketball hoop that has been placed there by a resident, which leads to cars being hit with the basketball and the possibility of, one again, putting residents in danger of hitting a child, running through the lot, where they should not be playing. There are residents working on their cars, with their legs laying out from under the vehicles where there is an inherent danger of someone hitting them.

Small stackable W/D in some units. Friendly, helpful staff. Convenient location. Mostly quiet neighbors. No bogus move-out charges if cleaned to reasonable standards. Short-term leases available. Pets allowed with pet rent. Cons: Lack of amenities one might expect at this price point. Not enough parking. Snow plowing is a hassle-cars must be moved off the property for a couple of hours and sometimes began earlier than scheduled. Thin ceilings-we lived on a first floor end unit. Not much lateral noise but tenants above were perpetual "stompers". Cheap appliances: small, low, shallow fridge with no ice maker. Dishwasher left contents wet. Oven took forever to preheat. Mildew-like odor when heat was off. Water also tasted moldy (even during winter, so not an algae bloom problem). Can't comment on repairs, as we had no such issues.

It has tons of closets, new windows and sliders that open and close easily. Custom blinds that are easy to open. The cabinets are a little dated, but freshly painted. The laundry room is clean and well maintained as well. The leasing staff were awesome to work with. I worked with Katelyn, who is very patient! They even gave me a welcome bag. I have found the neighbors to be very warm and friendly as well. The only negative I can really give is the odor in the hallway - but I think you get that with any apartment.

Working with George has been great. I felt like I was in good hands throughout the entire project. George is very professional, knowledgeable, and respectful of my home and belongings. When a call was placed about the driveway being a sheet of ice was rudely told the tenant is supposed to place a call to Agent and request snow clean up and/or sanding. Any other apartment complex would have automatic plowing and shoveling services. And if a call was placed about services not happening, most Agents would be placing a call to the plow company and questioning why the property was taken care of instead of snapping at the tenant that they should have called Agent. Very unprofessional and already looking for another property NOT "managed" by Kokko Realty to rent.
