Your choice for a bed and breakfast. My fiancé and our friends stayed with Peter and Ruby at Rose Manor Inn, and they were a huge part of why our visit to New Orleans was so wonderful. They are wonderful people who have cared for their property for 25 years, which eludes with authenticity, originality, and their passion for what they do. They made every effort to ensure our stay was perfect. With COVID restrictions they were unable to provide a cooked breakfast, but every other BnB's we looked into do not have breakfast at all. Rose Manor provided's breakfast, in abidance to COVID restrictions. Pastries, hard-boiled eggs, cereal, english muffins, jams/butter/honey, muffins, yogurt, fruit, and I couldn't get enough of the french coffee and a bunch of different teas to choose from for those tea-drinkers. You can sit at the dining room table and be lucky enough to have a good laugh with Peter, or sit outside, where you can wind-down at night under the bistro lights. Loved this! The rooms were cozy, clean and SO comfortable. They have a refrigerator and freezer which we loved because of all the local delicious food we couldn't leave behind. The walls are full of interesting art and pieces of history. There's couches to sit in the back room if you want to separate from your room for a bit. It's located in a safe town, Lakeview. It's a low crime area that apparently has their own police officers patrolling the area. We walked to the Marina from here, passing a few delicious looking restaurants we didn't have time to try, and never felt unsafe. It is of course not downtown, but that's what we prefer because parking in NOLA is outrageous, and its a 10-15 minute quick drive to downtown if you want to take your own car, or ~$15 Uber. They are the reason we prefer BnB's rather than wasting our time and money at big hotels. They're happy to give you information you couldn't get from staying elsewhere, like unique ways of getting around the city (at the corner of their block you can get a bus to take you to the end of canal st.), their stories living in NOLA, they are great company, and lovely people who are passionate about what they do. If you are looking for accommodations in the New Orleans area, I highly recommend Rose Manor Bed & Breakfast inn. It is located in a quiet suburban area a short distance from both the airport and French quarter. Ruby and Pete were very hospitable and personal making us feel right at home. Our flight was delayed and they stayed up to receive us even though it was the middle of the night. Pete also gave us recommendations on places to visit and must-see attractions. We recently completed a 10-day stay at Rose Manor. This place, in a word, is FABULOUS!!!! It is in the perfect location. Within just a few minutes you can be in the French Quarter or Midtown. You are close to some really GREAT restaurants! Many are huge hits with locals!!!! Beds were comfortable and slept well. The rooms were decorated with beautiful antiques. And the history of the house is amazing! Being a bit of a history buff - this stuff always gets my attention. The best part about breakfast was getting to know Ruby and Peter - the owners - as well as the other guests. The stories they shared were great!!! They were both informative and interesting. (And the food is good too!) Rose Manor, Ruby, and Peter made our latest visit to NOLA (my wife's hometown) a memorable one. I would recommend a stay here to anyone!!!! Loved our experience at Rose Manor. Visiting New Orleans for the first time, on our honeymoon...we were a little anxious about where we should stay. We found this gem and are very happy we did. Located in a nice neighborhood, with plenty of restaurants and amenities within walking distance. The hospitality was spectacular, as was the delicious breakfast every morning. We used Uber, and were usually about 15-20 minutes from downtown or the French Quarter, depending on traffic. Our room was adorable, spacious and clean...and also very quiet. Because we were there at the beginning of Mardi Gras, it was nice to be away from the crazy at the end of the night. If we, hopefully, make our way back down to New Orleans, we would definitely hope to stay at Rose Manor again. read more

A beautifully decorated bed and breakfast with amazing hospitality. I stayed here during a one week vacation to see New Orleans, and thoroughly enjoyed my stay here. The art, furniture, and look and feel of the entire place looks like something transported from the historical British countryside. Both Ruby and Peter are funny, gracious people, with many great suggestions and stories, and are always willing to help. The place was easy to find and in a great neighborhood - a quiet location walking distance to public transportation and the lake, and a very short Uber or other drive into town. The breakfasts were made to order and were very nice and a great way to start each day. This is the best bed and breakfast I have ever experienced! The hosts were wonderful and very welcoming. They had a wealth of knowledge about New Orleans and great suggestions of places and restaurants to go to. The breakfast was made-in-order and absolutely delicious. There's so much to see and do here in New Orleans,from eating so much you gain 200pounds, or drinking till you puke, or sight-seeing an incredible city, but it all wouldn't be possible without a place to stay, not only was rose manor super clean, and homey, the owners are so charming, nice, and hospitable. Pros: This is such a charming place to stay and you get so much more than a room! The hosts Peter and Ruby seriously love their jobs and are excellent hosts! You can be entertained for hours listening to some of their life stories and hearing the tips about New Orleans! They make the most excellent breakfasts so try not to skip it! We got this Asian themed room (was this a coincidence??) that was really cute and had all the necessary amenities. I particularly liked their built in shampoo and body wash dispensers inside the showers! The price was also pretty reasonable consider all the cool things you get in here! Cons: None. Rose Manor's perfect Trip Advisor score is well-deserved. I stayed with my girlfriend for the 2010 Halloween weekend and went to Voodoo Festival. I normally try to find the cheapest bearable hotel when I take these trips, but I'm glad I paid a little more to stay at Rose Manor. This is a hidden gem in NOLA. Very close to City Park, which has a lot activities for the family. We thoroughly enjoyed our breakfast time, getting to know the other guests and our hosts, Pete and Rose. our stay was very comfortable, and our privacy was respected. If you want to avoid the hustle and bustle of city living but still have close access to city life, this is a great location to consider. We were also close (walking distance) to several great restaurants, which made our stay so pleasant. A grocery store and a gym were also right around the corner, so this is a gem to stay at. read more

We planned a trip to NOLA and didn't expect to stay in a bed and breakfast just because it's not what we usual do but this place looked cute and wanted to try something different. We booked our room online and checked in a few days later. The Price was beyond reasonable compared to all the other prices of hotels. We checked in and were welcomed by a very nice older couple. The wife did all the check in paper work with us and husband went over all amenities and ins and outs of our stay. Very good customer service and very personal and welcoming. Our room was very clean, cute setup , and very comfortable. It felt like home away from home. They have very nice unique furniture and collectables all around the place. They offer breakfast daily and have fridges in the place if you want to bring your own food. Overall I was very happy and well satisfied with our stay at the Rose Manor I would recommend this place to anybody wanting to see New Orleans but don't want to be in the middle of all the noise and crowds. It's about a $19 ride to the city and Bourbon st and Jackson Square. Check them out you won't be disappointed that's for sure. My boyfriend and I stayed at the Rose Manor for 5 days during our trip to New Orleans. The hosts; Ruby and Peter; were spectacular and knowledgeable. They provided us with different recommendations of things to do around the city. Peter has been in New Orleans for 30 years and he has so much knowledge of the city. A simple, yet good breakfast was prepared every morning from 8 30 to 9 30. We met different people from different places such as France, UK, Florida, etc. The house was well decorated. Our room was big, clean, with a nice size bathroom. The room was equipped with a small fridge, microwave, flat screen TV, iron and board, and hair dryer. The bed was big and comfortable. The rooms were cleaned everyday. I really had no complaints. If we return to New Orleans, we will definitely stay at the Rose Manor again. I strongly recommend this bed and breakfast. On our first visit to NOLA was a great experience thanks to Ruby and Peter at Rose Manor B&B. After a few days we have new friends. Ruby and Peter know just about everything there is to do and know about NOLA. We were advised about the best restaurants to visit, where to hear the best Jazz, what tours to take from the Garden District, Plantations to the best Swamp (Gator) tours. The WWII Museum a highlight. Rose Manor is a lovely 100+ year old B&B full of interesting items Ruby and Peter collected from all over the world. Our spacious rooms were nicely furnished with antiques and all the modern amenities too (flat screen TV, refrig, microwave). Rose Manor is two blocks off Lake Pontchartrain just a five minute walk to several nice restaurants on the lake. When you feel the need to slow down, take in the sunset on the lake. There is a nice, well lit park and walking path on the lake. Each morning Peter would greet us in the dining room where he would prepare a hearty breakfast of waffles, French Toast, Eggs, Sausage, toast and fresh fruit. Great Chicory Coffee too. In the evenings the comfortable large leather sofas in the common room is where we would enjoy some wine, plan the next day's activities and share a story to two with Peter. 'Special' is exactly how we felt during our stay at Rose Manor, as if we were their only guests. We were met by Ruby when we arrived; so genuinely nice and engaging. After dispensing with the business, she showed us to our lovely room with private bath (yea!). The home and room were decorated with blend of antiques from different cultures; a comfy queen bed, love seat, dresser, desk and chair, a refrigerator and microwave. There were extra blankets and pillows, a plus since it turned cold. Everything we needed for our three night stay. Ruby and Peter were so attentive, making sure our every need was met. Breakfast was a simple menu, which they cooked to order every day;. American scrambled eggs, Canadian bacon, toast, Belgium waffles or French toast. I loved how Ruby offered the menu the first day, softly playing on the electic multi-national fare. They had pasteries, fresh coffee, milk, orange juice, cereal, yogurt everyday. The dining room was wonderfully decorated and the perfect atmosphere to meet those staying at Rose Manor; one of my favorite memories of our trip! Peter offered to take guests to the rail line and had suggestions on where to eat. We left with two Rose Manor coffee cups filled with beads and fortune cookies and thankful hearts for a wonderful stay. read more

Absolutely fantastic few days with Peter and Ruby at their wonderful home from home. They made us feel incredibly welcome and treated us like friends, rather than customers. The house itself was beautiful, with something new to catch the eye every time you looked. I admit I was a little apprehensive about staying at a Bed and Breakfast before we arrived... thought that we might feel intimidated by the owners being on the premises. But this was certainly not the case. Peter and Ruby could simply not have been any more friendly and helpful and accommodating, yet at no time did they seem intrusive or disapproving. Every year my husband & I plan a great anniversary for each other; this year was my turn. Going through hundreds of options on Booking.com, I settled on a bed & breakfast in New Orleans. When I selected the dates, my husband informed me that the dates wouldn't work. I tried to reschedule, & was told I had to cancel the entire date. That is when the headache started with this place! They were charging me $20 to reschedule! I called right away & told her Ruby that I was not cancelling, but rescheduling. She said fine, add a reminder to the notes so I could be credited the account. While on vacation, I was hit with 2 attempts at my account for over a hundred dollars & an insufficient fund on my account. When I seen who it was charging my account, I called right away. Ruby was rude & her condescending tone went without notice! I asked her why would she charge my account & she said the policy allowed her to. I explained to her that this was July 2, 2016 & my trip wasn't until December 3, 2016. Explain to me why you would need to charge over $500 to my account now? She said she was charging only $300! Really? I am glad I gave her an empty card because that crook was trying to rob me blind. But the irony, she is not recharging my card $40 for the cancellation. I hope this was worth it. I found a bigger & better place to stay for our anniversary, and just know I wouldn't stay there if I was paid to! read more
