Avoid The Soleil Apartments - Deceptive, Mismanaged, and Not Worth the Price I lived at The Soleil Apartments for almost four years, first in a smaller unit and then in Building 25, Unit #2502 for two years. I originally transferred units because my top-floor unit had a persistent field mouse infestation, an issue management failed to address effectively. What started as a positive experience quickly deteriorated in 2024 due to the management's hostile, rude, and outright disrespectful communication. It's laughable that they treat their tenants this way, considering we are the ones keeping their overpriced, outdated, and poorly maintained property afloat. Serious Maintenance Issues & Neglect My unit had a persistent moisture problem that likely created health issues for us, leading to black mold growth in the garage ceilings above (caused by leaks from upstairs; the paint literally fell off the garage ceiling in strips), as well as moisture spots in the kitchen, living room, master closet, and guest shower--which we barely used. The moment we did start using the guest shower for two weeks (because our master shower was out of commission), it promptly leaked into the unit below, causing more construction in both apartments. Given that a leasing agent lived in the unit beneath us, I find it hard to believe management was "unaware." They just didn't care. Let's talk about the so-called "luxury" apartments they're marketing. This property was built in 1992, and my unit had Whirlpool appliances from the early 2000s--far from luxury. The dishwasher covered our dishes in black tar, and the HVAC system failed in summer 2023, leaving us with just one portable A/C unit while they refused to make proper repairs. Our electricity bills spiked to over $400/month, and while they did offer a small rental credit, it didn't make up for the fact that they left us to suffer through the summer in unbearable conditions. How is it that my un-renovated 2BR/2BA unit's rent increased to $2,200/month, while top-floor renovated units are currently listed at $2,300? The price keeps going up, but the quality is declining without proper maintenance or necessary updates. Management's Bait-and-Switch Tactics Here's where things get downright infuriating. The property manager offered to let us out of our lease due to a personal safety issue, waiving the 30-day notice and extra month's rent (a $2,100 expense). When we later needed to use that offer, we were suddenly told it needed regional manager approval--which was immediately denied because our police report was "outdated" (despite the issue being ongoing). Fast forward to move-out: we vacated mid-month, paid through the end of the month, left the apartment empty and clean, and returned all keys/remotes. Not a dime of credit was applied--instead, we received a massive bill of nearly $2,100 for trumped-up charges. When I previously transferred units within Soleil, my move-out charges were under $100--so this outrageous bill makes no sense. And now? They're attempting to send it to collections. That's a reasonable escalation considering that--without applying the "lease break fee" they originally offered to waive--Soleil would've actually owed me a refund of $27... Other Tenants Had Similar Experiences In reading through multiple 1-star reviews, I see that other former residents had similar experiences in the past year (Fernando, Max). This isn't an isolated incident--it's a pattern. I'm not surprised, just saddened by the callous approach during an especially difficult time for renters in Colorado. Final Verdict: Run. Soleil Apartments is deceptive, mismanaged, and not worth your money. They'll lure you in with the promise of luxury, then nickel-and-dime you for everything, ignore maintenance issues until they become disasters, and treat you like an inconvenience rather than a paying tenant. I recently moved into the Soleil after spending five years at an apartment community in the Lowry area. My last complex was 40 years old, frankly in unsatisfactory repair, and staffed by people whose treatment of their tenants left a lot to be desired. The apartments themselves were ugly shoeboxes with outdated, bargain-basement appliances, ratty carpet and no central air or heat; you had to make do with outdated, inefficient window units and baseboard heaters. In short, the place was a dump. The Soleil is a totally different story. The community is beautifully maintained, and the apartments are gorgeous. The units have washers and dryers (a convenience you don't think about until you have to haul your laundry to the laundromat) and central air and heating. They've got vinyl plank flooring that looks like hardwood -- I never would have known it wasn't wood if they hadn't told me. The floor have the advantage of being visually indistinguishable from expensive hardwood, but being as easy to maintain as linoleum. Just run a Swiffer over it and you're done! My bedroom features a walk-in closet so spacious that it has its own electric outlet. The kitchen appliances are high-quality Whirlpool products, not ancient generic garbage. The living room features a gas fireplace -- just flip a switch and you've got a nice, roaring fire. I've lived in nice apartments in my life (I ended up at the last place because I had to rent it sight-unseen during an interstate move), but none as nice as my apartment at the Soleil. A nice apartment wouldn't matter much without good management, though. I'm happy to say that the management at the Soleil has been nothing but friendly and accommodating to me. Indeed, they've gone above and beyond. When I first moved in, I was disappointed to see that my apartment had carpet rather than the plank flooring I'd been counting on. Turns out it was one of the very few apartments in which they hadn't yet replaced the flooring. Now, at my last apartment complex, they would have responded to this problem with, "Tough luck, Jack. You've already signed the lease." At the Soleil, however, the management immediately set to work correcting the oversight. I moved in on Tuesday, and by Friday I had a beautiful new floor -- and a rent credit for the days before the floor was installed. What makes that even more impressive is that I moved in during the week of Thanksgiving, and the Soleil team still managed to make things right in a matter of days. Renee in particular has been a great help, and the whole team, from office manager to maintenance staff, is uniformly friendly and helpful. The complex is in the Denver Tech Center area, so it's probably the most conveniently located apartment I've ever lived in. It doesn't hurt that my office is literally across the street (a real plus after five years of twice-daily 45-minute commutes), but even excepting that, it's convenient. There are tons of restaurants and stores nearby and a supermarket almost literally around the corner. The neighborhood is very nice, and there are mountain views everywhere you look. In short, the Soleil is a fantastic place. I've gone from living in a complex that was rapidly aging into a bona fide slum to living in a luxury apartment in a fantastic area. The apartments are beautiful, the staff is super-friendly and helpful, and the amenities and location can't be beat. I would recommend this place to anyone. Highest marks! read more

I LOVE Soleil, and there are some reasons as to why I love it so much, my first reason is, the community. The people in this apartment are so nice and they also are so thoughtful and welcoming. Second reason, The view. The sunset is so pretty from my patio, I can't even describe how beautiful it is. Lastly, I just love the office people, they're so helpful and they are actually so friendly. You can spend some time in the office just talking to the people there, that's how nice they are. In the end, I love everything about the Soleil, but the community is what joins it all together. read more

This is great apartment . we have been lived here for almost a decade. Our kids love the apartment lot and nice community and nice to get to play with friends. All staffs are more user friendly . We like to appreciate Kayla and Antonio, whom we used to communicate lot and always being nice and be more quick responsive and are supportive. Great location and nearby schools. Monthly events are great and happy to participate in those events. We are enjoying living in The Soleil! Our unit is beautiful and spacious. The complex has beautiful landscaping and is an ideal place to live with your pet. Unlike many condos, here there are several trash cans around with pet bags that help keep the area clean and organized. The neighbors are nice and interact at the dog's park. Also, we met people in events organized by Kayla and Antonio (they are managers but seem like our cool neighbors), they are always promoting a breakfast morning or a pizza day with prizes raffle that helps interact neighbors. read more

Living at the Soleil has been great so far. The maintenance crew is standout and very quick to resolve requests and the property definitely has a neighborhood feel compared to other apartments I've lived at. The grounds are well kept and there are several nice community areas that are well-used by the residents, including a small gym, courtyard, and pool/grill area. This property is well maintained and feels cloistered from the surrounding neighborhood and shops. Staff are always courteous, professional, and genuinely concerned about any issues that may arise.
