Absolute Title - Fingers crossed that everything goes smoothly with our "car closing".

Absolute Title

Here's my advice. Avoid trying to buy a house in the midst of a global pandemic…read more Unfortunately, I didn't have much of a choice. Renting our first home in Ann Arbor seemed like a good idea at the time. But leases end, and kids require stability. So buy a house we did. This was our first ever home purchase in Michigan. It's always interesting to see the regional variations of the home buying process state by state. I'm still not 100% how it all works, but I trusted our real estate agent to guide me through the process. That said, I've never fully understood what title companies really do. In Michigan, Title Companies seem to play the role that lawyers do in New York. Make sure all the i's are dotted. The t's are crossed. Facilitate these big transactions. Document the entire process. It was the seller of the house who chose Absolute Title. We were just along for the ride. And to extend the metaphor just a bit, in the age of COVID-19 we were treated to a Drive-In closing. Which means, periodically large stacks of papers were handed to my wife and me through the car window. We signed them, and traded the stack for a new mound of papers to sign. Once it was all done, we were homeowners. We drove down to the city clerk to file some important tax document. Weeks later, Absolute Title sent us a check because apparently there was a subsequent change to taxes in our favor. Woo hoo! All in all, this was about as painless an experience as one could have at the end of a significant financial transaction. And I did prefer signing all those papers in the peace, quiet, and relative privacy of our car, instead of around a meeting room table with all parties watching the process.

She made the process easy. She and her Team are well known as Ann Arbor Real Estate Experts for good reason. They know the market. They care about their clients and it shows. She is still in contact with me years after the sale. Cannot say enough good about Kathy and her team.

The response on this review is incorrect. Unfortunately instead of accepting their mistake and…read moreapology they justify their mistakes and this is the theme with the general manager, my agent and this response here. Again my agent gave me WRONG information. I am attaching a picture of his text and you can see that clearly he did not know about our non- homestead tax until July. The picture is for after I confronted him that the initial information he gave me was incorrect. Also we wrote our own objection letter with ZERO advice or help from our agent. He just shared our letter with the seller and did not negotiate those items, We Did. He even had no idea we are getting a new furnace. I told him that if he asked about that in advance we would pay the difference to install a high efficiency furnace rather than an 80% and he admitted he had no idea. Our agent tried to accommodate our constraints when it came to giving us tours. After we withdrew from our first offer (since the house turned out to be modular in the inspection), many texts and calls went unanswered or were answered really late. we value knowledge and considering Buyer's benefit in a buyer's agent (rather than early closing) unfortunately our relator John did not fully meet our expectation in that regard. If you are okay with receiving the wrong information you can choose them. Below I describe our experience with our agent : For the property that we purchased, I noticed the high taxes and asked him about the reason before making an offer. He mentioned it is because the property is non-homestead and we can change this status right after closing to prevent higher taxes. Given his incomplete and in my mind false information, I thought we can homestead the property and avoid high taxes right after closing. When I reviewed the taxes around the closing time I noticed that we are paying the high taxes and told him about miss informing me. He mentioned that it is only a three-month extra tax until Dec +/-$700 and was not worth negotiating. Again he was wrong because I called the township and noticed that the summer tax is still non-homestead and I cannot change that until July of next year. Long story short, either he genuinely did not know about this tax issue or he misinformed us. Both of which are unacceptable for an experienced realtor.

Unless you enjoy lead paint, leaky pipes, ungrounded outlets, out of date smoke and carbon monoxide…read moredetectors, unbearable heating that you cannot adjust, a ton of unlawful requests to move your car or enter your apartment, painted-shut doors and windows, every contractor they've ever been compelled to hire having your door code (I'm guessing former tenants too, I doubt the code has ever been changed), and ongoing ant infestations, don't rent from them. Oppenheimer is the absolute bottom of the barrel. They give you less than a day's notice when they need something from you, but take weeks at best to respond to any inquiries or requests for maintenance. And when they do, chances are you aren't going to get what you need or what is legally due to you. Peak exploitative college landlord.

Things are never perfect, bad days happens, delays occur, etc. It is always worth trying to be understanding that sometimes things are not under ones' control. However, Oppenheimer Properties is most certainly not a redeemable company and is completely unfit to host any tenants whatsoever. I would like to make clear that the maintenance worker, Glen, was an exceptional contracted worker and is not someone I am indicating in this review. The rest of the management (which I assume is perhaps 3 people total) are completely incompetent and inaccessible. While Glen the maintenance worker will frequently respond to texts (despite his overwhelming job) and attempt to help residents to the best of his ability, the staff is unreachable even during business hours. I have made frequent attempts over my lease to contact Oppenheimer relating to the terms and conditions or other issues and was almost never able to to get through. I tried a variety of times as well to make sure it was not just some lunch break but was never met with response unless we urgently called over a few days period. Attempting to ask any questions is the equivalent to talking to a brick wall which frankly is unacceptable at all times but especially during the height of fear for the Covid pandemic. Again, the issue has never been busy lines but rather no answer--both during and any time before Covid. Other tenants in my house had similar issues. Frankly, no one should rent from Oppenheimer and the company would be better off gone. Rather than having a business relationship, I felt as though I was sending money to a group of people to vacation and ignore me (and my roommate). Please do not rent from here even if the house is nice (and it really was okay!). The trouble is far beyond the worth and there are plenty more reputable places within Ann Arbor. Oppenheimer Properties is an absolute mess with no transparency.

This review is for Wendell Brandt, a broker at MPA…read more We were trying to sell our small business, and finding no reviews or resources for brokers, decided upon MPA because they seemed like the only business broker in the area. Big mistake. If you're trying to sell a business for under $100,000, you will pay a fee of $10,000. That is a very high percentage, and here's what it will get you: NOTHING! Wendell seemed to be out of touch with reality, with technology, and with the needs of a small business owner. Perhaps he is used to selling different kinds of property, but if he wasn't suited to the job, he should have told us from the get-go, instead of dragging us along in a contract that was doing nothing for us. Basically, the contract was structured like this: if Wendell sells the business, even if it's using a contact that YOU obtain (so, basically, if you do all of the work) he still gets paid $10,000. Or, in other words, if Wendell does absolutely no work whatsoever for six months and you happen to find a buyer before then of your own accord, he gets paid $10,000. It's ludicrous. It was a mistake for us to sign with him, we realize now. He was unprofessional, downright unstable at times, and after dragging us along for months, not listening to us, going against our wishes, pushing would-be buyers away, and preventing us from selling through any other means, he finally let us out of our contract acting like it was our fault that he couldn't sell the place. Horrible, horrible experience. Oh, and when we tried to complain up the chain of command to be placed with a different broker within MPA (after Wendell sent us a disturbing, rambling, unprofessional e-mail) his crony just forwarded it to him!
