If you would've told me four months ago that I would be buying a house I would've laughed you out of the room. I'm basically a 13 year old in an adult's body. I mean, just yesterday I was watching 'Legends of the Hidden Temple' re-runs on YouTube. I was convinced that renting was a great option and seemed to be the way things were going to go for a few more years. My girlfriend and I had gone to a few open houses, and while my heart wasn't really in it, I played along. My girlfriend convinced me to go to Tyler's Homebuyer workshop. It was a tough sell since it was in the middle of the first round of hockey playoffs, but I went because deep down I was curious as to what I would learn. I came away with a lot to think about. I was blown away. If you have ANY questions about what it takes to buy a house, this workshop is the best resource in Iowa. Tyler and Jason stripped away all of the fluff and explained the industry buzzwords that I would've had to google after the workshop. They deconstructed the home buying experience into a very clear step-by-step process. They challenged my assumptions about what would need to happen for a house to even be a possibility for us. Tyler knows his stuff, and he's clearly thought a lot about how the process can be broken down and simplified. The best part? There wasn't any pressure. At all. Tyler could've easily encouraged us to find a home outside our means and set us up for a long "You'll love this time-share in Paducah" type sales presentation. Instead he explained what would happen if we found a house we wanted to buy. He gave us things to look out for and warning signs to be aware of at every step in the process. I left the workshop empowered, feeling like homeownership was a viable option for us. Fast forward a few weeks. We found a house we wanted to buy and we got in touch. Then something completely unexpected happened; the process happened exactly the way Tyler told us it would. After some initial document gathering on our end -which we were prepared to do since Tyler told us it was part of the process- we pretty much sat back and let Tyler and his amazing team work. They were responsive, quick to reach out if there was something they needed clarification on, and efficient. I kept waiting for a voicemail to go un-returned or an email un-replied to, but it never happened. We were kept in the loop the entire time, getting an email every Friday that showed us exactly how far along we were, what was happening and if we were waiting on any third parties. We closed on time and under budget, just as Tyler promised. We've had a few minor questions after closing, and Tyler's team answered them as quickly as they had when we were in the thick of buying our house. In most cases, service after is sale is more impressive than service during the sale. The Tyler Osby Team has the best service mentality of any company I've ever seen. You'll notice I don't have very many (if any) other reviews for anything on here. This one is by far my longest, and it's well deserved. To put it simply, we'd HIGHLY recommend working with Tyler Osby and his team! My husband and I were very cautious first time homebuyers. We had first begun exploring the idea of buying our first home in early 2014. Our Realtor friend recommended that we attend Tyler's first-time homebuyer's workshop to learn more about the process. We're so glad we did! During that workshop, not only did we learn a lot about the process of buying a home, but we also learned (very quickly) that Tyler was the right person for us to work with. Over the next year, Tyler checked in with us several times as we casually began our home hunting process (while we were still saving). Even while we were still telling Tyler "we're not ready yet," we kept hearing "that's OK" and "what can I do to help?" I don't even know how many e-mails Tyler answered from us during that year as we had questions arise. Tyler stayed very engaged with us through those months of us building our savings and defining what we really wanted in our first home without rushing us in any way. In early 2015, we began looking more seriously for "the one." When we found it, it was the first day the home had been on the market, it was priced well, it had a lot of interested buyers looking at it, and it was exactly what we wanted. We knew we needed to act fast. Tyler happened to be away from his office traveling out of the country but he was still reachable so that we could submit a preapproval letter with our offer. Talk about customer service! Once our offer was approved, it was even smoother sailing from there forward. Tyler coached us through the process, told us exactly what we needed (and didn't need) to do and, when it came time to close on our first home, there were no surprises - just like he promised! Here is a little backstory: My wife and I were in the process of planning a vacation when we stumbled upon our dream home. We didn't have as much money saved for a down payment so we thought we would be going with a 3.5% down payment FHA loan. When I got pre-approved, I was shocked to see what our estimated monthly mortgage payments would be. I decided to shop around for lenders to find someone who would give us the best services with the lowest rates. Like our dream home, we happened to have stumbled upon Tyler Osby and his team through a mutual friend on Facebook. I went to one of Tyler's workshops after contacting him via email which I would recommend everyone to do if they are serious homebuyers. I like to understand the whole home buying process and Tyler was able to provide me with all the information I needed. Some information I knew by researching beforehand and other information was new to me. Trust me, there is a lot and Tyler understands it all. Because we wanted to make this home our "forever home" and planned to live in for many years, Tyler was able to provide me with enough information and help me make informed decisions that would help us finance our dream home. We decided to go with 5% down, and finance closing costs and seller paid PMI into our loan. I can honestly say I do not think I would be in my home today if it were not for Tyler and his team. Prior to looking for my first house, I did some research online regarding the home-buying process. I became very overwhelmed and decided to seek out a realtor's help. I was fortunate enough to meet two fantastic realtors who told me about Tyler and his team! I had been working with a different lender that struggled with communicating what we were doing. It was very frustrating and stressful! Therefore, I completed the survey for Tyler and set up a time to talk about my different options. After that phone call, it was like a weight has been lifted and I knew this was who I needed to be working with. A few years ago when we first starting considering a home purchase we talked with Tyler. He helped us take a look at our finances and what we could afford at that time. We ultimately decided to wait till we were in a better financial position to buy a bigger home, the right home. We were buying our first house, and our realtor recommended that we contact Tyler to discuss mortgages and lending. We elected to submit an electronic inquiry, and the process became immediately straight-forward. Tyler's team contacted us by email with instructions on the next step, and we scheduled a time to speak by phone and arrange for an in-person meeting. We were not previously familiar with mortgage applications, however Tyler explained each step, told us the 'why and when' of what we'd be doing, and guided us along the way. This was my second time working with Tyler and his dream team to buy a home and we will definitely be working with him in the future. We had some pretty stressful situations arise during our home buying process this time around, but Tyler and his team were one of the few things that stayed steady and calm through the entire process and I would say they went above and beyond to keep things on track. It has taken several months to write this review. Not because I've been pensive, but because I've had a hard time summarizing our fantastic experience without sounding like an advertisement. I'm a bit of skeptic by nature and find it hard to believe every review I read online... but the truth of the matter is that Tyler and his team are actually better than the reviews. We started out with Tyler's first time homebuyer workshop, being skeptical and expecting an information grab with future spam I provided a fake name... The workshop provided a wealth of information and was not an info grab or spam attempt. We did use our new knowledge to talk to a few other lenders to compare deals, see how the other half lives, etc. Since I'm writing this review I'll cut to the chase and say that no other lender was even in the same league as Tyler. Once we found our house Tyler and his team fully kicked in to another gear and proved the reviews to be true and then some. No question went unanswered for long, and every update was presented asap. This is the second time we've chosen to work with the Tyler Osby Team on a new mortgage, and just like the first time, we couldn't be happier! Throughout the entire process we were provided the information and updates we needed to stay connected and keep the ball rolling forward. The entire team is friendly and knowledgeable which takes one more "worry item" off your plate when buying a home. Just a few weeks before we were supposed to close on our loan a friend of mine was telling me how she had spent the day (while she and her husband were supposed to be working) trying to gather last minute documents her mortgage person needed. They were given notice that morning they needed the documents by close-of-business that day or they couldn't close on time. Her and husband left work, drove across town, got the documents put together. We sold our house and thought we had a verbal agreement with the new owners to stay until February but at the last minute they told us we had to be out so we basically had 15 days to find a house and buy it or my family would be homeless. We were already working with a mortgage company who said there is no way they could close a loan in that time frame and that no other company out there could do it either. My realtor told me about the Tyler Osby's team at Fairway Independent Mortgage Corporation so I gave them a call and that was the best decision I have ever made. We had a fantastic experience with Tyler Osby in purchasing our new home. He was very helpful in explaining and outlining all aspects of the home-buying process. We were lucky enough to have been referred to him by friends in the Des Moines/West Des Moines area. Once we found the home we wanted and our offer was accepted by the builders, Tyler went over absolutely everything we would need to submit to the loan originations team. (i.e. paystubs, tax returns, etc.). We gathered the necessary items but he was the one who actually helped get the documents to the loan origination underwriter and ultimately got us approved for our home loan. In addition to helping us in this area, he gave us updates at least once a week as to where we were at in the process. This was very helpful and appreciated. My husband and I had believed rumors that the housing market today requires 20% down and that there is no help for first time home buyers, so we thought it would be several years before we would be able to afford our own home. We saw an advertisement for Tyler's FREE First Time Home Buyers workshop and signed up for it on a whim. I am so glad that we did. Tyler's workshop completely changed our perspective. The workshop was really informative and Tyler just stated the facts and did not push anyone to work with his team. He also stayed with us a little while after the workshop to explain how what we had believed about 20% down were rumors. Tyler & Team were great to work with for my closing. In the past i have only worked with "big banks" and this experience was a lot more personable. I appreciate all the extra little things the team did to make me feel welcome and appreciated. They were always easily reachable, returned my texts/phone calls after hours if needed, and always kept me well up to date with the status of the close. The communication was always in a very positive tone and Tyler never hesitated to walk through the paperwork with me when i didnt understand. The weekly updates are great and the accessibility of reaching the team (via text/email/phone) for questions was very helpful to me. There were a few instances when i felt the documents could have been reviewed in a bit more depth to avoid some stressors, such as last minute trying to get closing costs figured out that the buyer was paying for (i had a no-closing cost-close), missing a few hundred dollars and then realizing later where those dollars were (on another line in the closing docs) could have been avoided. Our experience working with The Tyler Osby Team was so great, that I have confidently recommended him to everyone I know--whether they are looking to buy a home or not! My husband and I were in sort of a financial/credit situation when we spoke with Tyler and found out everything we needed to do to repair our credit and eventually be pre approved. After many many times of attempting to get some advice on our credit reports, Tyler is the one that stepped up to help with this. After a couple of months, we were contacted by Tyler himself to let us know what we did worked--and we began the process of purchasing our first home for our family.
