Envision this: You move into your first college apartment around mid-August, excited for the school year. However, as soon as you enter, the horror starts. Dust and hair EVERYWHERE, faulty toilets, leaky sinks, a washer and dryer from honestly the stone age. I could not list every problem this apartment complex has (or American Campus Community) without this being a whole essay. The fact that you are being charged over $1000 a MONTH for such a substandard product is laughable. Black mold, spiders, and ants are all prevalent, and even the wi-fi won't work in some rooms. Also, as I mentioned before, the bathrooms are disgusting. Other people's hair and dirt are literally molded into the bathtub while this apartment is considered "state of the art" (at least by their standards I guess). However, the worst part is undoubtedly the charges you will receive AFTER you escape this place. They will charge you hundreds of dollars for "damages" that were already there, "cleanings" for the bathrooms that already were not even remotely clean upon moving-in, and other charges for things I still to this day do not know they are for. Please do not give this place your money, it is severely outdated and downright gross. Please research other options, whether they are townhouses or even living on campus. read more

I am leaving this review because the front office called me to tell me that maintenance accidentally dropped a plant on my porch. I had been really excited about this plant in particular because it was going to flower. I came home to them replacing the broken pot and even potting it for me. There's even leftover soil here. That alone is more thoughtful than half of my friends have been lol. Everything else is great too!!! read more

It's probably one of the worst apartment complexes I have lived in. I had to submit three work orders for the very first day: the dryer, the fridge, and the dishwasher was broken. I have not heard from them until two weeks later. But they only fix the dryer and the refrigerator. It's been over three weeks, and I'm still waiting for them to fix the dishwasher. There're also many things wrong with the apartment itself beside the applicants. My toilet has a crack, my bedroom's window cannot shut, and anyone can easily get in. There's another window in the living room that is duck-taped outside. I would never move here if I had known these things before signing a contract. I took a tour with my mom and Julia was such a down-to-earth person and an amazingly personable tour guide. She explained everything really well and answered all of our questions with no issues at all. I like that it's a hidden community and that it feels so cozy because most student living is built to be city-like but I personally don't enjoy the cold and characterless so The Village is a perfect fit for me. read more

My daughter had an issue with the washing machine. it was one of those odd deals that when the maintenance tech would come by it was normal, but then when my daughter and her roommates used it, they had the issue. Talked to Brianna in the office and was able to get some video of the problem. Once we did that Brianna had a new washer installed in 48 hours. I appreciate the quick attention. I've been living here for 2 semesters and it has been an amazing experience. Maintenance is awesome. They come fix issues usually with in the same day or 2. They have valet trash that pick up the garbage bags in the mornings. Pool is nice and clean and there's always people. There's a even a huge bbq and the community offers the gas. OH and the apartments were just renovated so everything is new. There's one room a HUGE walk-in closet and HUGE window! Definitely recommend read more

This place is just awful. Don't ever move in here. The price is just outrageous for what you are given, especially now being $979 for some shitty maintenance and shitty management. These people DO NOT care about your well-being and will always protect themselves ONLY. I am speaking from complete personal experience. I have lived in the same unit for 2 years because i decided to resign my first year. WORST mistake. Moved out of the apartment for 2 weeks for a MOLD remediation. Might I add, this mold had been living in the apartment for nearly an entire year, if not more. They brushed it aside and did not care about their residents. I had to STILL PAY FULL PRICE of RENT! They did not waive any fees, not even the utility bill when we weren't even there for the entire month. The wifi is just trash. I have people come over and ask me why the wifi never works. It's just Embarrassing. Pavlov media is terrible and they don't want to pay for good quality of anything. If another resident, for example at the Verge, has pavlov, you cannot use wifi at their apartment complex because they use Pavlov as well. The management at this place is a complete joke. They roll around on their golf carts and make dumb tiktoks all day long. It's honestly funny because they get paid to BS all day! So if you ever need anything from them they're not going to do it for you. I would advise just figuring it out yourself. The WORST place to live! I had sooo many problems when I lived there. I thought I would write this to help any future potential residents to go elsewhere. The office staff are all students, very inexperienced, and are real jerks. They do not communicate with their residents or try and work with them at all. After living there for a year, they said I had to pay a $200 moving fee to move apartment buildings even though I signed a brand new lease. Therefor I did not renew. While I lived there several things became issues such as: - Dirty carpet and furniture that they refused to clean because it wasn't "that" dirty - Pets in the apartment they just ignored even though pets aren't allowed. - Noise complaints they did nothing about - Broken washer, dishwasher, and AC - Awful visitor parking - Roommate complaints - Bug infestation!!! - and most of all, terrible and rude office staff Just do yourself a favor and go elsewhere. Honestly this places rooms are technically more spacious that other college places and they have hard wood floors, but maintenance sucks, we get $30 overages a month, regardless or not if anyone is even staying here for the month (a/c unit sucks and we think this is the problem cause it leaks and the overages are unreal but maintenance keeps on saying nothing is wrong with it, even though I'm pretty sure the maintenance people don't know what they're doing, because one time they needed to repair a tile in my shower, but did it wrong and it ended up leaking into the person below me's room and then they spent a week having to completely reconstruct my shower). The wifi is kinda crappy, sometimes it just goes out for a little while. One summer, the wifi was out here for a week straight. Before COVID, finding visitor parking was hell, and the trash system sucks because it's just little bins outside your door and now they just replaced them with bins without locks and the raccoons can get into it and ravage trash everywhere. Small useless gym unless you're only using treadmill or free weights. Pool is always ice cold, no matter what time of year. Only one of the outlets in my kitchen works. read more

Living at The Village at Science Drive was the most aggravating living experience I've ever had. And yes, I've shared a small bedroom dorm at the University of Central Florida (UCF) with a roommate who felt the need to put up a wicker-weaved tri-fold privacy screen down the middle of the room. Freshman year is fun. Long story short, it was the worst housing-related mistake I've ever made in my life. I'm writing this review five years after I've moved out. But my experience was so terrible I have to help as many people as I know make the right decision: don't live here. - parking is terrible for guests - maintenance is unresponsive, and when they do respond, they weren't able to fix my air conditioner, which was broken (on and off) for a year - the furniture in my actual apartment was no where near as nice as what I got in my own apartment - office staff is young, inexperienced, and uncaring - dishwasher broke multiple times - absolutely unwilling to work with tenents: my rent was one day late and they charged me a late fee - noise complaints are a waste of time - my apartment was broken into twice, once nothing was stolen, once some electronics were stolen After the hellstorm that was The Village at Science Drive, I moved into a non-student affiliated apartment complex. The office staff is professional and experienced. The General Manager has been there for over 15 years. I couldn't tell you if the maintenance guys are good around here because nothing ever broke. And as opposed to the $470 something it cost me to move in to The Village, all the move-in fees added up to only $99 where I am now. Student-affiliated apartments don't have real "move-in specials." Just look at ApartmentRatings.com and you'll see a ton more reviews, some including blood stains on the walls, puke encrusted on the couches, and some carpets being so dirty that residents had had to wear shoes until it was cleaned. No matter where you live you're going to have problems. But no one deserves to have as many problems as The Village has to offer. And I'm of course not recommending that you move into some of the slummier places. If you're a college student, or a parent of a college student, and don't want to stay on campus, my advice is to check into some non-student affiliated housing. Money-wise, it's a whole lot cheaper. They are moderately expensive but if you can get a discounted sublease like I did that's definitely the way to go. Maintenance was always very fast and nice and they're pretty lax w/ the rules. This is the absolute WORST apartment complex. I lived there for a year and continuously had issues with management. First of all, they overcharge you every month for electricity, but do not show you the proof that you even went over your allowed amount of electricity. During the hurricane, there was no power for two weeks, yet in that month I was charged double for my electric bill. The management goes in circles with any concerns you have, making excuses not to help you. The bookkeeper is rude and does not want to help you. The maintenance takes forever to help you with a problem as well. I recommend any other complex over this place. You will end up overpaying for extra charges from the management. This has been by far the worst apartment I have ever rented, please avoid this place like the plague. First off, the roommate matching system they offer is terrible; my roommates are loud, and obnoxious at all hours. The two girls leave lights on constantly, waste water when washing clothes because they wash six things at a time, etc. They also drink excessively, which I explicitly stated on the survey they made me fill out I wanted no part of. The room itself isn't a bad size, but not worth the $650 in rent every month. The drains are eh, the bathroom is kind of small but it is nice to have it in the room with me. The closet is rather large, which is a benefit. The main issues lie within the office. First off, most everyone is roughly eighteen years old and are beyond immature. They typically have no knowledge, and when you ask to speak to someone who does they have you play literal telephone; they ask the supervisor, who tells them what to tell you and so on. Forget about even asking for a manager because they will make it next to impossible for you to speak to one. The girl who answered the phone continuously spoke over me, and rudely informed me that the manager was going to say the same thing so why bother, and she wasn't going to go find her. When I finally had enough and insisted she went and grabbed the whole reason I am writing my review. Janise is the assistant property manager, I personally have no idea how that was managed. She was absolutely awful and insisted her customer service quality was so high she was referred to as "Miss Disney." Now I'm a cast member, and I have no idea what Disney World she has visited, but you can be assured it must be one on a different planet for her to be under that impression. I was upset because the complex had my brand new car (2014 Ford Focus, 1500 miles on it) towed, claiming they didn't see a resident sticker on the windshield. By the time I spoke to Janise I was admittedly upset, and she kept snickering and laughing at me. She was nothing but condescending and rude the entire time, trying to walk me through how to apply a decal. I was dually enrolled as a senior in high school, took and scored highly on several Advanced Placement tests, and hold a solid 4.0 in school; I think I can manage to apply a decal correctly. When I was finally tired of dealing with Janise, I asked to speak to her manager because of how terrible she was, she nastily replied she was so offended she was done speaking with me and she'd have her manager call me, then proceeded to hang up the phone. The only good thing that came from this was the property's manager apology. My mother had to call for my issue to be taken seriously, please don't put your child, or yourself in the situation. Would you really want to deal with Janise? Update as of 01/31/2014: I just received a bill in the mail over a month after I voluntarily relinquished my keys, because I simply couldn't afford or take it anymore. They are now attempting to charge me $1200 in extra fees for things such as a "1x1 square, a broken fridge handle, two carpet cleanings, and a two hour bathroom cleaning." This company is absolutely horrendous and the fact they think they can take advantage of students is seriously wrong. PLEASE STAY AWAY. read more

It may seem like the best option out of all of the apartments around UCF they'll give you the tour and tell you every single thing you want to hear. It is all a lie. I have lived here from August 2014 and unfortunately I made one of the worst mistakes in my life by resigning. Why did I resign? Simply because I did not want to bother with moving again. The big significant issues all have to do with the Internet and the staff. The Internet works properly maybe two hours of the whole day. You may think you can avoid the staff but you can't. I am a problem free resident and they have still managed to drive me insane. They close and open the office whenever they want.The office staff come into your apartment whenever they want. No one tells you when maintenance is coming in and they are there sometimes extra early in the morning or extremely late at night. They tell you that your electricity overages will be minimal about four dollars. However, even with all of my roommates and I basically gone for the summer with even the air turned off it was still way more than four dollars in overages. They tell you the amount you owe for the overages late and give you three days to pay or you will have daily late fees. The office staff in general are all rude and because they are students without proper training I have no hope that they will ever learn good customer service or how to help anyone with simple problems. The smaller issues I will mention are the limited guest parking, appliances that never work, a gym with machines that are always broken with no air conditioning or working fans, and several others I can name. I don't expect much from an apartment complex but somehow they have made my living experience stressful. Please don't sign to live here I wouldn't wish this on my worst enemy. read more

This is probably one of the worst places I have lived at in the UCF area. The staff in the office are young college students who are incredibly rude, uncaring, and incompetent if you have an issue. I can't tell you how many times I've been told "well I dunno, that's just how it is, get over it." Very unprofessional and not at all like the other places I have lived at. You will be charged every month for your overages. Period. If you run the AC, be prepared to pay at least $20 a month per person. I don't understand how a group of girls who all have jobs and go to school full time and who were rarely home managed to go over their electricity cap, but comparing to other people I know who lived here as well, we definitely did not pay as much. Also, they have a very bad mold issue due to the fact that the windows are sealed improperly. I was wondering why I had bronchitis for two months during the winter and could not get rid of it. One day, I opened my blinds and I had thick mold surrounding my entire window (I had the room with the large window btw) which was from all the moisture during the winter time. And finally, the icing on the cake to my entire terrible experience here was the lovely bill I received when I moved out for $150 because I apparently my box spring had a tear in it. Yeah, okay. It's incredibly curious as to how that happened because I had a bed skirt on it the entire year and I never noticed any damage to it. When I asked to see picture of the damage, they produced a picture with the smallest tear in the seam, which is probably due to the fact that it is incredibly old and that they needed to replace it. Fact is, they wanted to consider it "damaged" so that they did not have to pay to replace it. I did attempt to contact them through numerous emails but they have chosen to ignore them. I also know from other people who moved out at the same time that they were also charged with bogus "damages" as well, which seems to be how Science Drive saves money on replacing old items in their apartment complexes. Bottom line: This place is incredibly expensive for the quality of the place you are living at. There is so many more nicer, friendly, newer, and cheaper apartment complexes near by. read more

If there was an option for zero stars they would get that. My son lived here for 2 years while attending Valencia. He moved out at the end of July at which time I drove up and spent three entire days cleaning the apartment from top to bottom prior to him surrendering possession. It was left spotless - much cleaner than when he took possession. I received a bill for $8 a month later saying that he left the sink top dirty in the bathroom. I disregarded the ridiculous bill. Then about a month after that they sent an e mail demanding payment of the $8 threatening to place him into "collections" if he did not pay. I called the office and spoke to someone and tried to point out how absurd the e mail was. I even asked that they remove the charge. This fell on deaf ears and they refused to remove the charge. They e mailed me a picture of the sink area that was allegedly "dirty" I saw absolutely no dirt, debris, residue or anything other than a clean counter. Their management is in need of remedial education. Here is an idea--- after a tenant pays rent for two entire years on time every singe month and vacates the premises at the end of their second lease term leaving it immaculate, how about a letter thanking them for two years of business and wishing them good luck in their future endeavors?? My son is now at UCF renting a much bigger and much nicer house for about $150 a month cheaper than Science Village. The management here is a joke. I have never seen anything like it. After months of going back and worth with the company, I was offered little help. It is clear that this company is only focused on profit, and has no regard for its residents. There is an apparent disconnect between corporate and its properties, as they often gave me contradicting information. I was kept in the dark for months, finally receiving help after constantly contacting American Campus Communities directly. Once I was finally offered help, I was told by the corporate office that they intentionally did not tell residents about their COVID-19 taskforce because they did not want me "going around telling [my] roommates and others that we are offering the opportunity for financial help." They intentionally made the process difficult to navigate because they had no true intentions of helping students who were affected. This just shows how they rely on deceitful business practices to trick and mislead their residents. During uncertain times like today, I'd expect companies like this one to exhibit some sort of empathy and understanding for students who are struggling, but this company miserably failed to meet my assumptions. This place has a great apartment layout and very spacious rooms, but my praising of Science Drive ends there. I have only lived here two months and already I've been met with rent challenges twice. Both times, when I went to ask for help, the staff had no clue how to handle it. I went to the manager and she was an absolute nightmare to work with, extremely unprofessional and rude. When there was a fire hazard with our drying machine's vent, multiple work orders were put in by all four roommates, and when asked why it hasn't been fixed a month later their response was "It's not a priority for us". I fail to see how a fire hazard and having to run the dryer 3 times in order to dry the clothes is something that is not a priority. When I signed up for a automatic deposit for my rent, it STILL was somehow late, and the staff didn't even contact me until the 10th of the month. I had to get an email from my parent about it and a note was sent to me about my rent being two days late although I had no note of it even being late in the first place, and this again was somehow my fault. I can say with certainty that these many difficult hoops that I've had to jump through in just the first two months is enough to make me firmly say I will NOT be living here next year nor will I recommend this complex to any of my friends because of the atrocious level of professionalism shown by the management staff. read more

If you are in college which you probably are because mostly students live here, you will get treated as one. Nobody will take anything you say seriously. We have spiders and ants in our apartment and the exterminator that handles things for the complex says they "can't do anything" for the spiders and we should just "kill them so they don't keep making more" the ants they offer a solution that kills off some of them but they continue to come back because there's clearly a bigger problem AKA an infestation in the wall. Also they bring a community assistant along with them who appears to find the whole thing amusing (the one who came with the exterminator to our room was actually giggling) because I'm assuming they know we are getting ripped off. If you want to talk to someone, let's say the manager, good luck. I got fined for something and my mom who would be paying the fine has tried calling the office three different times to get no answer and has left voicemails. I go in to the leasing office to ask and they tell me she has to email someone to make an appointment to talk to someone. I LITERALLY hear the phone ring and WATCH IT GET ANSWERED!! Also I know what the assistant general manager looks like and he was there walking around so I'm pretty sure we can take some phone calls!!! Once my mom did email she asked to arrange a phone call as she doesn't live in the state to get an email response that disregarded that she would like to speak with someone regarding my account because she is paying the fine and does not live in the state so she can't come into the leasing office. I was out of town on business when my son went looking for his first apartment off-campus early in the summer. He was greeted by a high-pressure, dishonest leasing agent who quickly convinced him that he needed so "sign some paperwork" so that they could "hold" an apartment for him. My son called my wife to get approval and to say that the sales guy was telling him he had better get this "hold" signed for an apartment for fear the place was going to be sold out quickly. Immediately suspicious, my wife asked to speak to this agent. She specifically asked, "Is this a lease?" The agent said, "It's a HOLD for the apartment and it's not valid until she co-signs for the least." He also told her that if this hold were broken, there was a $250 charge to get out of it. So my wife told my son to go ahead and sign their paperwork. Well, as things turned out, my son signed all seven paged of an actual lease. Then he was given this co-sign paper for us to bring home with him. One month later, my son decided that he wanted to live at home and commute out to school to save money. When he called the office staff, they basically told him; "You signed a lease! So you are responsible for the full year of payments." That's when I got involved. I drove out to the campus and talked to the apartment manager. I informed her of the situation and our understanding that we were only holding and wanted to get released and pay the $250 fee. Now she changes her tune and she tells us that our son legally signed a full lease, he was responsible for it for one full year. I asked to speak to the leasing agent who basically lied to my son and my wife. The manager sort of bows her head and tells me that he doesn't work there anymore and admits that others have the same complaint. I told her that I appreciated her honesty, but my son was still stuck with a full year's worth of payments and since even she admits we were tricked into signing this lease, could we please just have this lease voided. She declined... then asked me to co-sign for the lease! I told her where she could file that co-signing paperwork and told her that we would never sign anything these liars ever gave us again. She offered that my son could offer the apartment up for sub-renting. But after talking to a couple of people and the manager herself, it seemed very unlikely that was going to happen. So, against his wants, my son basically had to move in, because he was going to pay for the apartment anyway. My wife took several phone calls over the next two months asking her to co-sign for my son's lease. She told them every time that we were not going to sign anything more. My son paid the lease all year, but if he defaulted, they told us they would report him to the credit bureaus and he would have a bad mark on his credit. WE are honest people, and we were not going to default even though THEY are lying and deceptive. I've lived here 3 years and make no mistake it sucks. Last year a woman over 30 years old moved in. She did not work or go to school and her 40+ year old boyfriend came over all the time. They smoked weed, lied about her having ALS, and often started violent confrontations with my roommates and I. The front office management quickly tried to turn it into a racial problem and defended the woman. In the same year maintenance called me to move my car, when I got down to move it 10 minutes later they had scratched AND dented my car. They had to pay over 600$ to get it fixed. Rude staff (has improved this year) WILL ALWAYS LOSE YOUR RENT CHECK. Overages are sketchy and often make no sense at all. They refuse to show you how the overages have occurred. Will put you on hold for 20 minutes and forget about you. One of the WORST places I have ever lived at. The management has extreme lack of communication with each other and the residents. My ac and dryer wpuld constantly stop working and everytime I put in a work order the maintenance would pretend to fix it and the problem would come back the very next day. I would then be charged $100 in overages every month due to my ac and dryer racking up my bill since they didn't work properly. I also had my rent STOLEN from their drop box on property and was told oh well I had to repay it. I never got any refund from the money order unfortunately and they were no help to get it taken off.my account. Their cooperate office NEVER answers the phone. They have been no help to get this charge taken off my account. You CANNOT tell your residents you have a secure drop box for rent if it's NOT secure!!! They just want their money. Do not, I repeat, DO NOT move to this neighborhood unless you are planning on studying only at school. This neighborhood's internet is ridiculously slow and they refuse to upgrade it. They keep telling me that nobody else is having this issue, but whenever I use anybody else's web I still have the same problem. It is unusably slow. It's like speeds I was getting in 1999 with 56k dial up. UCF's Webcourses are upgraded next semester and already heavily dependent on it. DO NOT LIVE HERE. They have the worst staff and do not care about residents. Work orders take forever to complete. All of my appliances broke at one point except for the washing machine. This includes water heater and AC (both were broken for a week). Our AC was malfunctioning all year and they insisted on charging utility overages. After move out I thought my issues were over. Then they mail a bill of charges to the wrong address and blame it on me and threaten to "ruin my credit so I can't get a lease anywhere in Orlando." Absolutely terrible apartment complex. It's off campus housing and they completely treat us as such; any complaints/ requests are ignored because, hey, the tenets are "just college kids". They forget about all of the parents they are angering who are overpaying for this place. Air conditioner makes a loud noise every time it turns on. Try to sleep through that! Maintenance requests are a joke. Phone calls ignored. Requests take an inexcusable amount of time and workers are disrespectful with tenants belongings. They do not clean up after themselves or put any of ones belongs back where they find them. So disgusting. I wouldn't be surprised if things were stolen. They turned off the water for a week and gave residents no other options to bathe. How is this legal? They kicked students out and changed the flooring while students are in finals. They did not wait until after all of the tenants moved out like any other apartment complex. They also changed the furniture weeks later in the same fashion. The movers were disrespectful and left debree all over the floors. Of course there was "nothing to be done" about any of this. The managers' usual response. Manager, Rene, is apologetic but that's the extent of her customer service or management skills. The staff has hung up on multiple people many many times, usually mid sentence. They treat the students terribly. They don't treat the people paying for the small apartments any better. They are so nasty, especially Shannon at the leasing office. She is so rude and lies about students issues and apartment procedures. Just a terrible person, in general. This place is a disgrace. The management company should be ashamed of the way things are ran here. read more

I've had a few friends live here, and one stayed for 6 years! The community has the areas largest bedrooms and closets (along with Alafaya Club). Pretty good place to live if you compare price to value! Very spacious floor plans. I encountered a few issues but they were handled immediately by the super-nice maintenance staff. The grounds are always well kept, and noise is not really an issue unless large resident events are happening. I never feel threatened walking to my apartment from the parking lot, mainly because the parking is decal and towing enforced. The staff was friendly while signing my lease and have remained so each time I come down to the office to pick up a package or pay rent. In all, I don't regret my experience here. read more
