I would highly not recommend living here. While the apartments appear newer and renovated, the overall quality and management leave much to be desired. Maintenance issues are common, and communication from staff is extremely poor--it often takes weeks to receive a response, if at all. Their provided appliances do not all function properly (even after maintenance requests), noise from upstairs neighbors is excessive due to poor insulation, and cleanliness around the property is consistently lacking, with trash and pet waste often left unattended. Unexpected charges appear without proper explanation, and the staff has not been helpful or responsive. Amenities such as the clubhouse are advertised but have limited accessibility, being locked after 5 p.m. There is a constant presence of semi-trucks parked along the complex at all hours, with many drivers living in their trucks and leaving trash in the surrounding area. A tent has also remained directly outside the complex for more than seven months. The dumpster areas are frequently overflowing and unsanitary. Overall, the cost of living here far exceeds the value provided. read more

Ive lived at The Vinings for almost 2 years. When i moved in it was very outdated but quiet and the office staff was very helpful. Since this past summer and I believe new management it has not been so pleasant. During the summer my a/c wouldn't work properly for 3 weeks and i have a baby in the house. I was told it wasn't anything they could do after a couple of visit from maintenance and they put a window unit in one bedroom to cool the WHOLE apartment. After phone calls and visiting the office to let them know i was going to put my rent in Escrow they called a company to come in and fix the unit. A couple of weeks later the internet stopped working for 3 weeks. You can't get internet from any other company, you have to get it through them. You pay $75 a month for this service and the service is TRASH! I still have to this day turn my WIFI off on my phone and use my phone data because it just stands still and don't upload. There has not been any refund on the internet that I've paid for and didn't get service. The trash by my house is always so nasty and in the summer bees are all over by my carport that i pay $30 a month for. They are renovating the apartments, however, it maybe time for me to move. Wow.. so a group of us residents are severely pissed off at the apartment complex today. Let me tell you a story of a manager that doesn't so their job, an apartment complex that doesn't care and the torture that it is to live here. This morning I opened my door today to see the apartment parking lot getting paved. They towed my car despite giving us warning. So I went up to the office and asked them what was going on. They pretty much laughed and just gave out a flyer so I could get my car. They made copies cause they knew so MANY people were going to get their car towed today. I think they were keeping a tally going. So I started getting frustrated and turned into a New Yorker and told them this was fucking ridiculous. The manager said I couldn't use that language in the clubhouse, so I said Freedom of Speech says I can. And then I added "Fk, fk, fk, fk!!!" She then proceeded to say I was banned from the clubhouse. I told her I didn't care cause I was moving ASAP. She smirked and said it was $2000 to get out of my lease. Then she said since I was banned from the clubhouse and I was still standing there talking to her she was calling the police. They came. Talked to me. Again I claimed Freedom of Speech and they said they couldn't do anything just because I said "fk". So she started claiming now that I swung at her and she had video. Police asked to see the video and she obviously couldn't produce it. Because it doesn't exist. She first said she needed to rewind the tapes, then made up another excuse and said she would have them by tomorrow. There are no tapes. This never happened. The cops told me they didn't believe her, she seemed unreasonable and I should just try to get to work. Defamation of character, falsifying police reports, lying... this is the kind of manager this apartment complex has working here. When I got back from work and picking up my car, I arrived "home" (can I really call it that anymore?) to neighbors (people I hadn't known until today to be honest) asking me if I was okay (so at least there are nice neighbors here... oh look, you people have ONE thing going for you! Congrats!). We all talked amongst ourselves and it seemed several DOZEN cars got towed this morning. None of us got memos (well, we got a few emails at 8:00 THIS morning.. because people read their emails that early when they're trying to go to work?). We also had many other complaints when we spoke amongst ourselves that we've attempted to bring up to the apartment manager in previous weeks but haven't been listened to. The grass is never cut, the garbage is never taken out of the dumpster, billing issues, ect. Get this manager out of here and bring someone like Allison back. As it is I'm moving ASAP. read more

I'll keep this disappointment short and sweet. 1/24/2016 and only 4 more months left on my lease. Since then we've experienced the following: -Spider and millipede issue - yellow jackets coming in through the windows / siding - Continued internet connection issues - Black mold / moisture on the windows and bathroom - Insanely noisy neighbors above us who we've reported multiple times and nothing has changed. - multiple domestic disputes around our apt -Microwave broke and took over a month for them to replace. Now lets delve into these. We reported the spiders, and millipedes multiple times and nothing happened. We kind of just dealt with that one. They ended up dying off as the weather got colder which I figured the apt was waiting on. Yellow jackets...This was a huge issue. We started seeing 1 - 4 yellow jackets a day beginning in September, which was quickly reported as we have a new born in the apt. We'd notice that there were small bees coming in through the windows ( seemed pretty docile, didn't fly, almost dazed) but every few days we would get a larger , angrier , flying yellow jacket. Finally, after 2 months of reporting, they sent out an exterminator to fix the issue. Open the door to find Colonel Sanders looking me in the face, he walks in, ignores the bees on my window sill, walks out side and says "yeah, they must be getting in through all of these cracks on the siding." At this point, i showed him the bag of bees I had collected to show the front office and he replies "Yeah....alright, the weather should be getting cold soon, so you should see less. but we'll spray. Give it 3 weeks to set in, and if you see more bees, call the apt" I never saw anyone spray, and sure enough, more bees. That problem resolved itself around December since it finally got colder in VA. ( another unresolved issue by the apt.) Internet. It's DSL , their "best" speed is 25dl /1up which is actually 13ish down and 0.5 - 0.8up. Basically, If I'm playing anything online, and someone turns on netflix, you're gona have a bad time. Be careful. We were told it was Fios when we moved in and the advertised speeds were 25down 10up. Now the leasing agent didn't lie, it is Verizon, but the apt community bought the lines. There is no other option here and if you work from home, i wouldn't recommend it. I'm just assuming they didn't know the difference between the products offered. Mold. The do have a mold addendum in the lease, and I would expect to clean up a little mold here and there in particularly damp areas. However. Every window in the apt has mold growing all the way around it. It's at the point where we clean them weekly. this is a huge issue and brings me to the next thing: The windows. Every window in the apt isn't sealed correctly, and doesn't shut all the way. It feels like we have the air conditioning running when you're near one. There are pools of water that we wipe up due to the condensation build up on each window. I reported this issue around Nov.20th, followed up with it in the 2nd week of Dec. was told that the order was put in Dec.4th and we'd get a new 'window' soon. I reminded her that it wasn't just 1 window, it was all. It is currently January 24th and, no new windows. They are not custom windows, so....Still waiting on that. Noisy neighbors: reported these guys a bunch. they have 3 kids upstairs w/ little to no supervision and have daily suplex parties. I've been up there myself which, who cares, and i highly doubt the apt has mentioned anything to them even after my efforts to bring it to their attention. Confirmed at least 7 people living in that apt. Our microwave broke, took over a month for them to get us a new one. Again, not fancy, not custom, probably could have just bought one from home depot same day. Over all, pretty terrible experience. Absolutely awful. I wouldn't recommend this place to anyone. The community is ok, sort of quiet, people going in and out all hours of the night. The gym here would be ok if all the equipment didn't need TLC. The dumbells are good though! Pool was ok, usually over crowded, and needed to be skimmed / cleaned. +1 to nice leasing agents. read more

I have been there for 2 yrs. and I can say I am VERY Happy with living here. If there's a problem with my apartment it fixed rather quickly. I had an issue with my water bill and Lorenzo was on top of it and I was pushed as side nor forgotten about. But he keep on until this matter was taken care of. He was even shoveling when we got all that snow, now what property manager do you know that would get out and do that??? NONE, but HE DID IT!!! They were amazing getting us cleaned out and safe, not just one day but everyday until it was gone. Most places don't even care about getting people or the properly clean out. Everyone I have worked with here at the VININGS are super polite and helpful at all times! read more

So let me start off by saying that I rarely write reviews. But this has to be said because it's so ridiculous. I just renewed my lease at this place in july of last year. when renewing they did not give me the option for a 12 month lease but only a 18 month and if i wanted to stay living there until i found a different place i had to pay and extra 300.00 each month. I didnt find any other place within the time limit they give you to answer them, if you'll renew or not. so I renewed. I went to the office prior to agreing and the manager there, Ashley, ws so rude to start off. Within the time of living there i recieved so many stupid notes about picking up after my dog. Which I always do. There was aleak in their sprinkler system in the apartment that damaged some of my personal belongings but they don't pay anything back. After they came to to check it out the left whole in my cellings fr about a week. i had to go and talk to Asley about getting maintance out there and she said she didn't know when they could go, but they finally did. During the spring and summertime they DO NOT exterminate at all. dont let them fool you. My dog got fleas for the first time ever there. they take their time to get a company out there to mow the lawn and when i reach out about them extreminate I got a girl name Sharonda to answer them phone and she got the maintance guy on the phone to talk for her, what in the world. the maintaince guy told me it's not their problem. Well now that I'm trying to move out and give them a 30-day notice and pay my last rent to get out of there, they tell me there's a fee for 5,000.00 to terminate the lease early. I can't get Ashley on the phone she doesn't call or respond or emails. I have proof that I've called, i kid you not, 15 times in a row and they do not answer. Not even emails. they're always switching people there. I just want to leave peacfully, my apartment is in good condition and if there were anything that I'd have to pay to fix I would. BUT my lease doesn't state anything about a fee. nothing, especially not a 5k one. They're extreamly ridiculous. They're petty and no good. They make up any lie to get you to move in and when you move in you live in a horrible tate. I want OUT. Hopefully they see this review and actually call back. read more

I have been waiting for my security deposit since MAY, I was told It would take 2 months. After calling several times and talking to several people including managers and the corporate office. They will not return my phone calls. I was told everything was approved so they were going to try to see where my check was. STILL NO CHECK. It is now OCTOBER. RIDICULOUS. Do not use this company unless you want a contract not to be binding and them to not hold up there end of the deal. ---- Update 10 months after moving out I received my refund for the security deposit. They ended up charging us for windows...windows that THEY replaced while we lived there since it was leaking and caused black mold. So after replacing them and stepping on our mattresses with dirty boots they charge us for damanged windows? WINDOWS THAT THEY REPLACED! I called the corporate office and left SEVERAL MESSAGES and have never heard back. It's been 3 months since leaving 4 messages and still nothing about they money they owe us. Pros: quiet, nice apartments, well taken care of. Good amenities. Cons: Make sure you know of the cable options - there's only one and it's Dish service through the Vinings. They do not have HD equipment either. They do not maintain the equipment well so expect frequent outages. Cope rate gave no response to a friendly letter requesting an HD option. Moving out is a nightmare. Adding a only a few months to your lease after fulfilling a year-long lease is either impossible (3 months minimum), or subject to $200/month surcharge (for 3-5mo lease with 60-day move-out notice). One day I overhearing the property manager telling a renter say she couldn't call her co-workers (including boss) at corporate because they are too busy to take calls. This was in regards to a dispute regarding 4-digits that had taken months to resolve. OUR MOVE-OUT STORY: Before moving out, we set up an appointment for the final walk through. They were a no-show. They obviously forgot about it and rushed to find a maintenance person to walk through with us. He said it looks good - as we expected. We even spent time cleaning the apartment even though they advertised a no-cleaning move-out process since they collected a $100-200 cleaning fee when we moved in (my apologies but I can't remembering the exact cost). Two months later a bill arrives stating we owed for "repairs." They mailed the bill to our Vining's apartment address despite providing our forwarding address twice (and I think they would've known we didn't live there anymore). I've lived in a few apartments, and The Vinings was the best in apartment quality, but far worst in management - particularly since their mistakes cost me money. My ratings mostly were high for this place, but management and/or policies are so bad I must say RENTERS BEWARE! UPDATE: We did challenge the "repairs." One repair was waived after they realized they were looking at the WRONG move-in sheet. The others they did not. Their excuse for charging for repairs after our walk through was the guy that did it didn't have any authority (would've been nice to of told us and offer to reschedule). One of the charges was a cleaning fee - on top of the unusual cleaning fee they collected upon moving in. I made a formal complaint - dispute was categorized 'unresolved' meaning they felt the vinings did not take appropriate steps to try and resolve my complaint. The response I saw from the vinings was confusing as it refereed to incorrect totals and incorrect items. This place sucks do not move here. I moved in because it looked nice and they had no pet rent. It's like as soon as I moved in, they changed the sets like for a play backdrop, and it was suddently the slums. The building I lived in, EVERYONE slammed their doors as hard as they could it sounded like, at all hours of the day & night. Peopls coming and going at all hours, LOTS of visitors who knocked on doors at 3am...hmm....It's like no one there noticed anyone lived around them, and if they noticed, they sure didn't care. People would drive up at all hours, stereos blasting, slamming doors, and the worst was the guy who ran a car repair shop out of his rented garage, which is specifically against the rules of the lease. His repair shop faces people's bedroom windows, and I'm not talking about someone tinkering on a car, I'm talking about someone doing professional type LOUD car repair work on multiple cars every evening for many hours at a time, not just the 4 or 5 he owned that he parked in the lot taking up room other people could use. After I complained about him, multiple times, management told me they followed their procedures, but the only thing that changed was he switched from being noisy outside to being noisy inside, playing a surround sound system everynight that shook my walls. I think they told him it was me complaining about him and he did it to get back at me. The last 2 weeks I lived there, I had to leave my house everynight about 7 and not come home till 11 he was so loud. I broke my lease to move somewhere decent and stay sane. I am betting they split the fee with him and had a big party. My building was horrible. The apartment had old carpet with a stain on it the covered up with a trashbag when I looked at it before I moved in, and once I got in, the floors were really tilted to the R, and the heating system made a horrible noise everytime it kicked on. The TV is like the previous reviewer stated - the picture sucked and the channels you got for $80 a month were laughable. And, the place is lit up so bright at night it looks like day in your bedroom at night. I guess that's a clue that it's not that safe and that's their effort in that department. So - the moral of this story is...it might be OK there depending on where you live, BUT management apparently doesn't give a dam about you and does what they want. I complained about this guy breaking the terms of the lease many times, and they said they followed the rules, but if they did what the lease said, he shoulda been evicted before I moved out, instead he was getting new carpet the week I was packing up. It was a gigantic waste of money and probably gave me an ulcer living there, but breaking the lease and paying that ridiculous fee was the best thing I ever did in my life. I could never have lasted a year in those slums. If you do plan to move in there, go drive around on different nights & check the exact building out you will live in - I wish I had done that. Moved to richmond for a new job and used the Vinings as a temporary solution. Amenities were adequate. Felt safe. Reasonably priced. However management failed to meet my expectations on several occasions. Continuously had a spider/insect problem which was never addressed despite multiple phone calls. Managment turnover was so high that during a three month period I had to deal with 3 different manager and multiple front desk personal. During my stay I was a respectful, quiet tenant who paid on time. Returned property early and in pristine condition only to be receive a final bill demanding more money (a lot) for a frivilous lease dispute. Required legal consultation to dispense. As someone who tries to treat people as I would choose to be treated, I learned that the Vinings at Iron Bridge and Occidental Management do not treat their customers as such and will abuse good customers to make their bottom line. I was not the only tenant to encounter such treatment.
