Lived here almost a year. The swimming pools are down all the time. They don't bother to fix things in the winter but wait until the heat comes. Pools down again for another 6-8 weeks and won't be opened until mid July. Gym equipment broken and not replaced. If you want the amenities that you pay for, don't rent here. read more

Do NOT rent at the Vistas. They seem great until you turn in your 30 day notice, and they want to charge you for 60 days. They also advertise stainless steel appliances. When I moved in, I had a refrigerator from 1980 that barely works. My dog has also been sick since moving in, but I'm still trying to find the source of that. read more

PLEASE READ MY REVIEW PRIOR TO RENT THIS PLACE. This place does not even deserve one star. My son moved to this terrible place on July 15, 2023. We walked into this apartment and the first thing was the smell of cigarette mixed with mold hit us in our face. Disgusting smell that we never had experienced before. Then, the ugly brown poop stain in the toilet from former tenants. The cabinets were chewed up at the bottom by a dog, again from former tenants. The Cockroaches are all over this place. In the middle of the night when you are going to the kitchen, it is so disgusting and scary. They are all over. Not Healthy. My son had to clean underneath the stove and refrigerator to prevent the spread of cockroaches. Then, the air condition system breaks down and leaks into the ceilings, this problem finally resolved after 5 - 7days that my son kept bringing the issue to the management. Then, the sink in the bathroom started leaking that my son had to dry it with all the towels he had, not counting the toilet with flushing issue. The most disgusting place to live in. I am the mother. Unfortunately, my health is not very good. I had an emergency as Subdural Hematoma in Brain. My son had to break his lease and come back home to help me & take care of me. This apartment complex (VISTAS APARTMENTS) rubbed my son with charging him for $2000.00 because he had an emergency to come home & breaking his lease. There is a KARMA, and there is a GOD. Moved into these apartments in February of this year, since then I have had nothing but problems. Toilets haven't flushed properly since I moved in, black mold started to grow in the bowls and when I brought it up to maintenance they only fixed the flushing issue. Brought the mold up to the property manager and Mary laughed about it over the phone and said it was water deposits. Then Mary sends out the maintenance manager who talks over me and says it's not mold.... But wants to replace the toilets. Draws in the kitchen don't fit and just sit in an empty hole, they aren't secured. The door jams on both bedroom doors aren't attached to the walls, the are only held in with penny nails into the door trim panels and basically falling off. Toilet paper holders have fallen off the wall twice, maintenance doesn't acknowledge this at all. Got sick of the issues and put in my 30 notification to end my lease, all of the sudden I now owe them $2800.00 for early termination of my lease when they don't comply with state laws regarding property maintenance. Don't rent here unless you want to give away your hard earned money and have your maintenance requests ignored. Wish I could give 0 stars. read more

Some of the staff are friendly but others are nosy and rude. We have lived here for 2 months and have been harassed by them at least 3-4 times a week. We have autistic children and they are not always easy to keep 1a uite and the workers just seem to think we're up here having a party. When we are literally pulling our hair out trying to keep them happy and quite and keep the staff out of our hair as well. Never have I not felt like it was a home anywhere we lived until now. There was an outside crew working on a neighbors stairway, cutting it with a torch, then welding. Imagine my surprise, when I see that a worker had jumped our patio wall and was using our electricity to do this work. When I called the office to complain, Baily said she'd call Will to have them unplug it. I waited. They're still grinding away. I called the office back and said they're still using it. She told me she'd contacted the worker and he was going to tell them. I went to the plug and took it out and the guy told me that's how it's done. How much of my electricity did they use and why did they feel comfortable jumping my patio and trespassing?? The office told me IF my light bill is higher, submit it and they'll give it to the company responsible. Not a good answer when they've been told my privacy was breached. read more

I moved in about a year ago and on the beginning it was great. Eventually it got worse... I had a bad leak from the apartment above us and they had to cut part of the ceiling and put blowers in. I then asked about mold due to the leak and was told there was none, by the way they tested it even though the leak was there for a while. So I stayed at a hotel I worked and never got reimbursed for it. I then asked a little later about a covered parking space and was informed that I had to pay $15 extra a month for it, I did. Then they sold my space to someone else, I went to all about our and was laughed at by one of the office staff. I went the next day to speak to the manager and as soon as I got in her office she yelled at me and never gave me a chance to talk. Needless to say as soon as my lease is up I'm out of there. In the begging they were nice but because of my agree they started to treat me horrible. I DO NOT recommend this place to anyone, read all the reviews before you sign a lease there. I would a also like to say that I don't want to give them any starts but I have to. Good luck out there. read more

Probably the best option in town. I have no experience of the others, but my neighbors had, and they settled on the Vista. Clean, quiet, well maintained. If you intend to rent long-term, I would recommend them... but... beware. Getting in, and getting out, is more like dealing with your ex's lawyer than renting an apartment. Twenty to thirty pages of legalese, and they will hit you for every penny and item they can. It took around four deposits to get in, and the paperwork made my mortgage (I have since bought a house and moved) look easy. Most of the staff are truly friendly, but watch out for Rose. She is the corporate enforcer... should be easy to pick out, since she oozes false sincerity. Overall, if you want a place to rent for the long term, I would recommend them. But then, if you want to look long-term, you probably should also be checking out condo rentals. read more

Lovely to look at from the leasing office. Apts are 1983 in need of interior upgrades like stoves, refrigerators, toilets, showers. They quote new carpet and that is not true. The landscaping by leasing office is beautiful the majority of the rest of the apts grounds are not so nice. The pools are great. The maintenance used to be good, now it's a joke! Some of the crew does not even know how to unplug a toilet, let alone put insulation around the door to keep the heavy hot winds out. All the apts in this area play the increase rental price game with each other and it goes up by $100. A month every year with no upgraded appliances or anything. It's a safe place to live and convenient to the post office and a library. Otherwise be prepared to drive 15+ miles to a grocery store or a Walmart. Of course if your a pot head, drinker, gambler, or cigarette sucker then you will think you have arrived in paradise! Only 1 doctor in town, no hospital, no 24 hr urgent care. Very few jobs unless you are a casino worker and they want maids to clean. Does not have any serious crime and the elementary school is good but supposed to be closing in the next several years. The rest of the apartments in town are not as nice as the Vistas Looking to relocate? Try Lake Havasu. More to do( not casino) better jobs, hospital, dr's, grocery, shopping and the London Bridge. read more

I spent two years at the Vistas. Where should I begin? First, I give two stars because professional statisticians are taught to disregard the one- and five-star ratings. As I was being shown the unit by a manager named Rose, it reeked of cigarette smoke. I mentioned this to Rose; she gave me a blank look and stated, "I don't smell anything." I should have turned and walked out right there, but Rose promised to get the handyman on it and she seemed sincere, so I gave it a chance. The smell never went away. My toilet barely worked. It took two, sometimes three flushes to dispose of all the contents. I reported this to Management three times. After each report a handyman was dispatched; he just chuckled and said, "Yeah, mine does the same thing too." The problem was never fixed and I gave up. My air conditioner broke three times in two years. On each occasion I spent two, three, maybe four days with a bulky, noisy, power hungry temporary unit in my living room before the problem was fixed. Periodically a putrid smell seemed to emanate from the kitchen and bathroom faucets. Something unpleasant grows in the water supply; not only was the odor present, but within four or five days of a cleaning, a nasty, furry brown growth would appear in the commode. I wonder what organisms or poisons I ingested from the tap water over two years and am waiting for the cancer symptoms to start. The bathroom tile delaminated but I made no report because by that time I was certain nothing would be done. Most apartment walls are thin, but The Vistas are made of paper. Between the next door neighbor's music and downstairs neighbor's XBox and its attached subwoofer and loud explosions from his games, I rarely had a quiet day. There are some low-income welfare apartments located immediately south of The Vistas across Cal Edison Drive. The residents of these apartments routinely trespassed into the Vistas 24/7 by hopping the wall and management did nothing about it except send an old man in a golf cart to wag his finger at the offenders, who with a great deal of profanity would tell him to get lost. Perhaps constructing a taller wall might have been in order, but I guess that would have cost money. I did not feel safe in The Vistas after dark. Management wears uniforms, folks. That should be a tip off as to what you're getting into. Not all of them are rude (some are very rude), but they are all unfriendly and will not so much as chat; when rent is due you are expected to hand them your money order and leave immediately. Some act very put out and annoyed if you ask for a receipt. They do nothing to enforce the "pooper scooper" rule; you must watch every footstep. The washers and dryers constantly break down, eat your money, etc., but Management does nothing about it; they insist "Those aren't our machines," and they give you an 800 number and expect you to handle the problem yourself. Don't be fooled by the low rent they offer you when you make your first visit. I fell for it and had a a good two years rent-wise, but on my second renewal they jacked my rent $100. Dropped it on me like a ton of bricks with no explanation. See the other comments on this page: when you wish to move out they insist on 60 days' notice, so for one month after moving into your new apartment, you're still paying for your old apartment at The Vistas that you are no longer using. Fortunately my bank account could stand it, but as others have commented, some people are trapped by this policy and cannot move. So if you are offered a very low first or second year's rent, beware. Once they've got you they'll raise the rent so high you can't get out. A month after I was moved out and gone, and, I presume, my unit rented to someone else, I received a letter from The Vistas demanding more deposit money ($109) because my unit had been harder to clean than they thought. This despite the fact that I had made all required deposit payments when I moved in. The letter not only wanted more money; it stated I would be turned over to a credit reporting and collection agency if I didn't send them a money order within thirty days. Hmm. A demand for money with a not-so-subtle threat. Extortion doesn't get much more blatant than that. They were going to get their hundred bucks no matter what. To sum it all up, folks, The Vistas is to be avoided. It is a dump run by a very unethical parent company. Better I should say it is a trailer park without the hitches. I know I'm forgetting a lot of other complaints, but my fingers are getting tired. Now..."Resident Care R.," whoever you are, please don't bother sending me your usual condescending message about how sorry you are I didn't enjoy my stay at The Vistas. As you can see from the spelling, grammar, punctuation, and syntax of this message I have a brain and know how to use it, and thus won't be fooled by your message. Damage to my automobile by a former employee of Vistas that still lives on site.The person that is causing damage to my car was employed as night security patrol. (I'm not making this up!) The security person was causing property damage instead of insuring the safety of Vistas residents, I have had conversations with the manager of Vistas & sent 2 e mails to corporate office about this person.(Spoiler alert: corporate in Santa Barbara HAS NOT responded to my e mails) So if you decide to move to Vistas do so at your own risk, Office Manager and corporate office will not respond to your concerns.As a 6 plus year resident who has NEVER been late on rent I can only warn you that security is a VERY LOW priority @ Vistas. Raising rents $75 to $100 a month per year is the only concern of on site management and corporate office in Santa Barbara. read more

Just resigned our lease for another year at The Vista's here in Laughlin,Nv.If you are looking for a great place to live you should check out these apartments.It's like an oasis in the desert.Plenty of grassy area'a with large tree's,3swimming pools(1heated) a fitness center,a play area,club house with coffee every morning. Really great neighbors with quiet surroundings and a friendly office staff and great maintainence crew that are here to make sure residents living here are as carefree a possible. At first glance, the Vistas looks great. But as you live here, and begin to look around and interact with the people, things are not good. Security Patrol: The people they have doing this are not capable of telling the truth, and make up rules as they go. They threaten kids with "reports to the office". If there is any noise from the kids, they are scolded by security. By federal law, kids are allowed to play and make noise as long as it is not unreasonable, ie making a lot of noise after 10pm. I think these folks are on a power trip. They tell kids who they can't play with, and spy on the girls at the pool (even the young girls! - If you have a daughter watch out!). I have had to watch my girls very carefully.... you see the security people sneak around the buildings, and stare at the girls. SOMETHING IS WRONG HERE! Maintenance: Very poor. most issues are not fixed correctly the first time. You usually need to call back and have them come back again. If they say the maintenance supervisor needs to come back and check - forget it - that can be more than 2 weeks. These guys are NOT electricians, and they try to fix electrical problems without turning off the electricity. A very dangerous situation - do you want to call 911 for the electrocuted maintenance guy? Plumbing problems are never fixed the first time. If they see something else wrong in the unit, they will not say a word, or offer to fix it - tells you how much they care. The downstairs units have Air Filters in the ceiling of the kitchen. Even for a youngster, they are not easy to change out. A/C problems - I had a problem for several years, finally they got a guy that knew A/C and was able to correct most of the problems, but he still could not get air flow into one of the bedrooms. The maintenance people said it was built that way, and can't be fixed. Excuse me, but there is a suspended ceiling to allow access to all the ventwork and A/C - there is a way to fix it. The maintenance people drive their little carts like crazy through the parking lots, ignoring the posted speed limits and "kids at play" signs. They rush their vehicles though the middle of the speed bumps (the speed bumps have depressions at the middle) so they actually drive in the middle of the street. I have had several close calls with them. Also, the water heater in the apartment above me broke, and leaked. Do you thing anyone would come down to my apartment and check for damage. NOPE. The sidewalks have rocks all over them, making them difficult to walk on. There are no sidewalks to the mailboxes, fitness center, or "Club Vistas", so you are forced to walk in the driveways. There are tools and leftover materials (concrete steps) left over by the people who work here. Lighting is terrible outside. It is obvious that no one walks the property looking for problems. Oh yeah, they also require TWO MONTHS notice if you want to move out. That should say something! Do yourself a favor and stay away. It looks good until you look around. read more

We have been residents of the Vistas Apartments here in Laughlin for 13 years. We have a nice 3 bedroom apartment and good neighbors. Maintenance is taken care of promptly (although over the years these have been few). Everyone on the staff is friendly. There are community activities available with an activities director. The pools are well maintained and one is heated in the winter. The laundry facilities are conveniently located. We are home. read more

The new painting of buildings is very nice. The maintenance is good. Do not like all the big dogs residing here, it is scary to walk around because of the big dogs. We have also seen 2 big stray dogs running loose and we are afraid to walk around. Otherwise, everything is fine. We love Coffee Talk, Bob is gracious and very helpful. We moved in a little over a year ago. Things looked great at first, but then we realized that the apartment had not been cleaned properly. The shower was barely scrubbed, there was still hair from other people on the walls. The air filter was absolutely disgusting - we assumed it was clean to start, so we didn't check right away. When we did .... It looked like years worth of gunk. The people in the office were great. But then it came time for renewal and then it hit me - they are great at getting people in for that first year, but then HUGE rent increases come. We've talked to our neighbors and they are very upset about it and trying to move, but a few of them are elderly and some can't afford to move. It's terrible - they are stuck! They said their rents have gone up $50-$100 each year. We all see a lot of people moving in and out, and it seems like they don't care as long as new people come in. OMG, and the bugs.... Cockroaches, these little grey bugs, so gross especially in the kitchen. I don't recommend this place, but if you have to live here make sure you get an upstairs apartment, the family upstairs drives us crazy all hours of the day and night. read more

I totally agree with the previous postings regarding leaving this property. Their exorbitant costs for carpet cleaning (sometimes exceeding $400 for a small one bedroom, you can recarpet the entire space for less. Won't even mention that the carpet was in great condition), cleaning fees ($200 for bathroom, walls, kitchen, etc. This was after it was cleaned professionally by an outside party prior to departure). That's all an additional issue. I want to talk about the onsite management. This is a somewhat nice property and if all you ever have to do is just pay your rent once a month, you're might be okay, minus your deposit, regardles of how clean you leave the apartment. However, God forbid if you should have any issues regarding anything and have to deal with the office. The list of situations that myself and other previous tenants have encountered is too lengthy to list. And forget trying to get any further resolution from corporate. One item I will share is that they take advantage of their elderly tenants by getting them to sign an 18 month lease, then approaching them in one year's time to have them sign another and increasing their rent on the average of $45 per month. And if they are challenged on this, they expect the senior citizen to produce the lease, having the experience that more often than not, they can't find it. But if you ask them to produce the original signed 18 month lease, the management office claims they can't find their copy. I strongly urge you to not be swayed by the 'beauty' of the property and to dig a little deeper before you decide to move in. There are numerous other properties that have equal amenities and superb management. They also have an incredibly high turn over rate for their maintainence employees. Which is not surprising, as another issue here was regarding that. Anytime I had a service call and had repair done, they always had to come out at the very least, one additional time to repair it again, as it wasn't done correctly the first time. Lastly, the 'roach' issue. I had professional exterminators come in twice, in addition to the onsite spraying and never was able to completely be rid of them. I would encounter the pests daily. Be diligent, do your research, because this is a smal town, you won't find many reviews as people don't feel like wasting their time. read more

i really like it here. the office gals are great, the handymen are always there if i need something. the neighors are friendly and they have alot of things to do here. they have lots of stuff for the kids to do too. they had ice cream the other day and planted flowers and everybody that i've talked to really likes it here, no complaints. pools are nice and clean, property is nice and clean. i would recommend this place to everybody. thanks, hope this helps if your deciding where to go. read more
