Residents have whitnessed maintenance taking things from homes they don't technically own yet! selling brand new homes (2 on Castle Dr.) have white mold underneath, but instead of treating it they covered it up with another layer of wood! Also selling a former Meth house that wasn't cleaned professionally so when they sell it pretty sure that won't be disclosed! Dead body found, there for a week and they don't tell us anything! Don't make ya feel safe living here at all! I had to hire a lawyer just to get back what's been put into my home alone since they don't buy em amymore but willgladly take ownership for free so you don't have to keep paying lot rent! Bought an As-Is, but so much water damage and mold has been found in my floors and ceilings! I can't sell this piece of crap to someone else! Don't buy a home here unless you're gonna flip it! However, with multiple management changes since 2021 and new ownership in 2025, we have seen lot rents increase at a rate that is just predatory. Even with inflation down and rental prices dropping nationwide, they increased our base rent 9% in 2026. The largest increase I have seen since moving into Woodland Ridge. Our new monthly rent including water will be ~$800 a month (In 2019 our lot rent was under $500 a month). That is before your mortgage payments. Today buying a manufactured home in woodland ridge would cost about $2000 a month mortgage and rent combined. Be smart and just buy a house outside of a mobile home park. It is not just Woodland Ridge; it is systemic predatory renting. If you are ok with an infinitely increasing rent payment, buying a manufactured home in Woodland Ridge is the thing for you.
