This community used to be decent when I moved in 3.5 years ago, now it's a joke! rent increades by $50 each year or more, a lot of people got 2 rent raises this year already! Drive thru and see how many homes ppl are selling to get outta here! M Shapiro is the mgmnt. company who cares nothing about it's tenants/renters! Slumlords basically! Residents have whitnessed maintenance taking things from homes they don't technically own yet! selling brand new homes (2 on Castle Dr.) have white mold underneath, but instead of treating it they covered it up with another layer of wood! Also selling a former Meth house that wasn't cleaned professionally so when they sell it pretty sure that won't be disclosed! Dead body found, there for a week and they don't tell us anything! Don't make ya feel safe living here at all! I had to hire a lawyer just to get back what's been put into my home alone since they don't buy em amymore but willgladly take ownership for free so you don't have to keep paying lot rent! Bought an As-Is, but so much water damage and mold has been found in my floors and ceilings! I can't sell this piece of crap to someone else! Don't buy a home here unless you're gonna flip it! Move here only if you want to be gouged. The lot rent increases by $50/mo every year. You get nothing in return. They charge $25/mo pet fee, when all you are doing is renting a pad for your home to sit on. What could a pet do to a concrete pad that would justify charging us an additional $300/yr? Management continuely harrasses its residents with notices claiming "violations of community standards". If your lawn is not to EXACT measurement in grass height. If you have items on your property that THEY deem junk. If your house is has the least amount of damage or aging...You will get a notice. They have jacked up the property lease from 530.00 to well over 700.00...Without any add on value to warrant such a raise. They allow kids to run rampant in the streets, running and riding their bikes in front of traffic. They go through Managers as fast as I go through toilet paper...And they all have a power trip issues! read more

Every manager since I moved in (2020) has targeted my property for (what I can assume is) having a pride flag. I have received citations for things that are not relevant to my property and no one will explain how I can fix things. If I could review with less than a one star I would. For the past three years management is virtually non-existent. The front office area is maintained and lot rents are collected. Park lighting throughout entire park goes unrepaired with promises of repairs for years while undesirable behaviors continue, even while reported. Their "policy" is that residents must own their home, however management looks the other way while homes are rented while avoiding the screening and application process. Complaints to corporate, if they bother to respond, are useless. There is one local park that has a long time manager who actually "manages" her site. read more

been here since 2012...management a joke..violations all the time..i even had to talk to a lawyer because of violations the pa4k was prusueing this with us..unbelievable..now rent you have to the 5 of each month..50.00 late fee applied..by the 10th you get served eviction notice and charged 200.00 for court fees. then i find out today after all this you get charged another 25.00 late fee...i tried talking to the office and they replied thats how its always been done...so i told her i wanted a copy of my lease back from 2012...they dont have it...management drives around every week stalking all residents...ohh and quality homes is a freaking joke!!!!...please if you value your money and your sanity do not ever think this place is nice to live in...im trying to move out of here...but its so expensive you cant even save money....this is below 1 star at best...shame on you quality homes and king arthurs court...your community sucks read more
