I don't even know where to start! My friend and I have been searching for a house for rent in San Francisco... and those who have look around in SF's rental market would know it's near impossible to find a place that's both affordable and to one's liking. We met Todd Parrish over twenty years ago when we were looking to find a new leasing agent for our rental property in a popular neighborhood in San Francisco. At that time, we felt the series of agents we had hired put very little effort into helping us find good tenants for our rentals, and as such, we were getting very frustrated and discouraged about finding a good leasing agent. We are glad that we kept looking, as Todd has been an excellent leasing agent and has worked tirelessly to ensure that we have wonderful tenants. With previous agents, we found that they were reluctant to hold more than one open house (if any), and were very haphazard about doing thorough credit checks, verifying employment and getting pertinent information from current and previous landlords. We were very impressed with Todd for the following reasons: 1. Todd not only runs the standard credit check to obtain the credit score, but as we have had many tenants from overseas who are not financially established in this country, he goes the extra mile to obtain credit verification from overseas sources. This was something that none of our previous leasing agents had ever attempted. 2. Todd holds numerous open houses and will also show the property at other times to encourage as many prospective tenants as possible. He does this in a very short time, which means that he often holds several open houses in a week. With Todd, we rarely have more than a week or two vacancy between tenants, and often it is shorter. He is always very respectful and accommodating to the current tenants while he is showing the property, and we have never had a complaint from a current tenant. 3. Todd not only contacts the current landlord to ascertain information regarding an applicant, but he will contact the previous landlord as well. That seems to be a more reliable source of information, as a current landlord can often be hesitant to discuss problems about a current tenant that they are hoping will move. 4. Todd is excellent at communicating, and he keeps us abreast of his progress. He is always available to us by phone or email at virtually any time should we have any questions or concerns. 5. Todd puts a lot of time and effort into advertising our property on many web sites, and the photos and description of the property are always very accurate. 6. The feedback we receive from our tenants regarding the rental process has always been very positive. They have always told us that he was very honest, upfront, and made the rental process very straightforward. We appreciate that, as it is also a reflection upon us - we would not be comfortable with having a leasing agent who was not ethical. 7. Todd is very meticulous about the lease, and takes the time and effort to go over every item of the lease with the tenant. We appreciate this, as we feel it is important to be upfront about the lease and house rules, etc. in order to avoid any problems down the road. 8. As landlords, we of course would love to get the best rent possible, and Todd is always very realistic about what the market value of our property is. We believe, in the long run, that Todd has saved us a lot of money by listing our property in the proper price range. He does a lot of research into comps, and we believe that effort pays off. We have noticed on various websites that other properties can sit for literally months on end at a high price, only to eventually have to lower the price to get the property rented. For the reasons above, and most importantly, as our decades-long association with Todd has shown us that he is a diligent, hard-working, knowledgeable and honest person, we would highly recommend Todd to anyone who is in need of leasing or selling their property. A little more than a year ago I ran into Todd when we were trying to rent a furnished apartment for an executive relocation and had trouble with him similar to the other yelpers. Most upsetting were the following: 1. Borderline predatory in his negotiation style. We were negotiating from out of the area and wanted to begin the lease about 2 months from when we were speaking with him. He insisted that it was "market" in California (in 2010) for a tenant to split the vacant time upfront with the landlord. BS. Dude straight lied to my face. Lost all trust in anything he had said after that. 2. Just full of paperwork. We were willing to pay about 98% of his asking price and had a personal check ready to mail to him for first and last month's rent and a security deposit. He insisted that the formal way to do this was to get a cashier's check for a nominal "deposit" and present an offer to him, at which point he would take our offer to the owner to determine if they accepted or if they wanted to negotiate further. So unnecessary and a waste of time. 3. Downright rude at times. We were clear from the beginning that we were going to be in San Fran in executive housing while we sold our condo in another city. Because we didn't know how long the sale would take, we committed to rent for 6-months and then wanted the option to extend month-to-month for another 6 months at the same rate. His draft offer (again, we weren't allowed to negotiate what the rent would be at this point because we had not presented our offer) did not contemplate this. We added to the provision regarding the term something along the lines of the following: "provided, that Tenant will have the option to extend this lease on the same terms on a month-to-month basis for up to 6 months." Besides being shockingly dense about understanding the point of this simple provision and being fearful from deviating from his precious forms, he decided to lecture us about how "this transaction wasn't all about us." We had been crystal clear about this from the beginning. During the time that he was messing around with formally presenting our offer and drafting the presentment papers, we found a place that we liked better. We were moving quick and didn't have time to deal with him. Feel bad for the owner because we were ready, willing and able to sign up a lease at essentially their asking rent (which would have been paid by our more than refutable employer as part of the executive relocation), but this guy blew up the deal. I'd recommend being careful with this guy if he is representing an owner and, if you are an owner, would be reluctant to use him because he can certainly kill a deal with his personality (we're the poster child for this). Let me just say upfront that I whole heartily believe that Todd is the reason we were able to buy and successfully close on my wife and my house. We weren't the easiest clients to deal with either. We gave Todd plenty of restrictions to adhere to, such as our limited budget, personal tastes, and feng shui requirements just to name a few. Plus, we are currently in a pretty fierce sellers market, which just made everything that much more difficult. We looked for months and submitted several offers. We constantly got outbidded by either a substantially higher bid or by all cash offers. But Todd, the eternal optimist, kept our spirits high and us hopeful. He always had new ideas and was adjusting our strategy in each and every case. We finally got a seller who accepted our offer and the rest turned out perfectly. Personally I was surprised by the level of service he offers.Todd stayed with us through every painful and tedious step of the process. I can't tell you how many times he stayed late discussing our issues, such as answering our mortgage, escrow, and inspection questions. He kept us calm and assured. He really does give at least 100%. My wife and I met Todd, purely by chance, in June 2014, while driving to visit my mother's home in the Excelsior. On the way, I told my wife we should stop by an open house just to take a quick look. My wife, who was pregnant at the time, reluctantly gave me 5 minutes. Double parked with my wife in the car, I ran in to see the house. There I met Todd. About 1.5 months later, he got us into contract on a beautiful property in Portola. The sellers couldn't make up their minds on a replacement property, which kept us waiting. Holidays and vacation time kicked in towards the end of the year. We resumed our search in Jan 2015 and in a month's time, he got us into contract on an even better property. We just closed on the property! I've met and worked with a number of agents through the years, but none compares to Todd. He is definitely a top tier agent and a great person. For one, he has a very methodical approach to winning the deal, but it is not a one size fits all by any means. Every purchase has its own nuance and set of challenges and he assesses them to come up with the best strategy. I appreciate someone who is good at his craft and enjoys perfecting it. He devotes the time and attention to you like you're the only client, whether he is working with one client or ten. While home buying in this market can be stressful, I enjoyed our weekend home hunting expeditions. Another thing about Todd is he is honest on how he feels about a home. I appreciate an agent like him, who tells you the pros and cons, instead of pushing you to make a sale, like a few agents I've met. All in all, Todd is an exceptional agent and someone you need by your side if you want to buy a property in this highly competitive market.
