Over the course of the year I had many issues pop up that should've been covered by my home warranty, but my builder dragged his feet and dragged his feet. He's insisting that he was gonna come back and fix items. As we near the end of my one year warranty. I was having electrical issues so hired a different contractor to inspect the property thoroughly and boy as I pleased and upset all at the same time. Atlas Home inspectors climbed all over this property like a tree monkey for 6 1/2 hours and then followed up with an incredibly precise and very very well documented report showing over a dozen pretty serious issues, the most serious was nearly 4 feet of wiring that had to be replaced in the attic because the builders electrician had dragged it through the staples And stripped down to bar metal. How did my first inspector miss this, but more importantly, how did the contractor think? This was OK to leave because it was highly obvious if he climbed up in the attic and walked to the far end of the house. I've never been up there because I'm an old lady going through cancer treatment and the builder actually had the nerve to accuse me of going up there and stripping the wire in my own home. A live wire, yeah, right! Needless to say, the builder did send the electrician back out within a couple of days. The electrician replaced the wire and refused to give me my piece of wire he removed, which is evidence. Now the builder won't do anything about the other items so apparently I'm going to have to sue him . I already reported to the state contractors license board, but I could not have discovered all of these issues had it not been for my fabulous inspector at Atlas home inspections. While I'm upset with what he found, I'm eternally grateful that at least somebody paid attention and did the job I paid them to do. I feel like for the fee incurred, this gentleman went way above and beyond and I truly do appreciate that.

I research the crap out of everything before I make a purchase/ pay for services, so I don't know…read moreif it was because I was thrown off during my first time home purchase or what, but not researching my inspector might just turn out to be the biggest financial mistake of my life. Every time I go to change something in my new home, or every time I take a harder look at something, I find something else it seems like Joe should have caught. So every time I've had a professional over for repairs, (I've only here for a few months mind you), the repairmen/ contractors always confirm and say the same thing: "This is something the Inspector should have caught." Joe seems like a real nice guy on the phone, but, his apparent lack of attention to my inspection is looking like it's going to severely affect me financially, so, I would not recommend his services to anyone.

We moved into our home 4 months after the "inspection" and boy were we UNpleasantly surprised. The…read moreroof leaked with the first rain storm and we found out from THREE different roofers and one very thorough Insurance Adjuster that the entire roof needed replaced. It was their opinion that it had been that way for several years. The inspector stated that he physically went on the roof to inspect. We also noted upon moving in that there were NO GFI's in the house. NADA, not one. And the electrician that came out to fix everything that wasn't working, and I mean over half of the outlets, laughed and shook his head for the 8 hours that he spent repairing the ridiculousness. Not to mention the "vapor barrier" that was approved as sufficient was a sheet of light weight, ripped up plastic that was lying half covered by dirt. To top that off, for reasons unbeknownst to us, there were four extension cords strung randomly under the house. There is a HOLE from the laundry room floor down through the crawl space that has no explanation. There are random air ducts under the house placed directly in front of a very damp area stretching to the exterior vents. We can only assume they were trying to dry out the trouble spots! So, we do not recommend this inspector. The contract you sign only allows you to recover the inspection fee. Our insurance checks just for the roof and the subsequent flooring repair top $14k, not to mention the out of pocket expenses.

We hired Mr. Burton in summer of 2023 to do a purchase inspection on a townhouse. We were living in…read moreanother state at the time. He was personable & accommodating when we spoke by phone or shared e-mail. He did a good job of scheduling with our realtor. The day we took possession (less than a month later), we had to call a plumber to repair a good-sized leak under the bathroom sink. Two windows had cracks or 'punctures'. After several outlets were found to be loose, we hired an electrician to check all switches & outlets. Six were replaced & a bunch tightened up. He missed a 6" X 14" hole in the kitchen wall that was covered by a tin, decorative plate. It was obvious to us, it was covering something - apparently an old wall phone. It did not show up in his pics, nor the report, that the crawl space had very little moisture barrier left & there was a lot of junk down there. We spent a bundle to tear out moldy insulation, treat 'old' mold on the joists & replace a good amount of missing vapor barrier in areas that did not show in the pics. He said the roof was "5-10 years old" Later, our insurance agent called it 20 yrs. That caused a bit of a battle! He has a good reputation if you are there with him, but I would not trust him to be thorough if you are not.

His attention to detail eliminated any concerns I may have had, about whether or not to buy it.
