BEWARE - DO NOT DO BUSINESS WITH THIS COMPANY This was supposed to be a simple 45-day cash out refinance. It turned into a 106-day nightmare filled with constant errors, missed deadlines, and almost no communication. We only stayed in the deal because our loan officer, Jon, was helpful but the rest of the company was completely disorganized. The loan processor Nick repeatedly made mistakes, and we were given closing dates over and over that never happened. At closing, several debt payoff checks issued by Haven Home Equity were incorrect and did not align with the official payoff statements we had already provided. We informed our loan officer that some of the accounts were already closed and that we intended to negotiate those balances ourselves. He advised us to handle the negotiations directly, pay the accounts ourselves, and then submit updated payoff statements along with the unused checks. We were told that once the accounts were verified as paid, corrected checks would be reissued to us immediately. We did exactly what we were told. Haven Home Equity now owes us approximately $29,000--money that is in our mortgage and accruing interest over 30 years that we never received. This has delayed our full home renovation and forced us to hire an attorney. The only response we've gotten is from our loan officer saying "he hasn't heard back from anyone." This level of incompetence and lack of accountability is unacceptable. We started this in November and it is end of April and we are still dealing with this. There are MANY companies out there who provide quality service . Do yourself a favor and find another company to do business with. Proceed with extreme caution. This company took us for $800 on the appraisal fee (using their appraiser) after approving us for the loan. Made us have our land surveyed, another $1000. Then wanted us to have another appraisal months later cause they were dragging their feet with the process. We were basically conned out of $1800 for nothing and made to believe we would get the loan. read more

I would do zero stars if i could. This place is a scam. They took me for over $1000 and left me in the cold. The person i was working with know our situation i was very upfront and open with them. They said no problem we will get you approved but first we need to do inspection(we had to use there company that cost us $800). They lost the first inspection so we had to do it again. That was another $800. Then they said we are ready to sign the paperwork then out of nowhere they said we cant do your loan. They would not even send it to the loan approver. Negative stars. Absolutely the worse experience you can imagine. No follow by the mortgage broker Rob Hoff or his team. I and my wife were required to reach out to them for updates. when issues came up, it was up to us to fix the mistakes they had made or explain to them the mistake so that they could be corrected and how to correct them. Chelsey, one of the teammates replying with oh my gosh because I Texter and said I thought it was unprofessional that nobody could answer me back when I reached out to three different individuals via phone and text and she tells me that that's professional. They use an appraisal company that botches the appraisal by not filling it out correctly and then make it my issue because we were supposed to close last Saturday now I'm three told it can not happen until the roof is complete on the house, which they have a signed contract to have the roof installed. We're just waiting on permitting and finalizing which is all told to them upfront 30 days ago they lied and were deceitful from the get actually sending in writing numbers that were incorrect due to a clerical error on their side that again ice/we had to inform them about. The manager Bill Jones calls to apologize about his employees and says to follow up with him only he'll make sure to handle everything calls and text messages voicemails go on answered they are in a people business with no people skills and do not care about their clients. "The process started out good, but when the loan went to the underwriter the company didn't make me feel comfortable or save. After four weeks in underwriter and no request on bank statements I was worried. I had to initiate contact to get loan information. The home appraisal process didn't happen due to no contact. Home refinance is intimating and stressful, making your client feel comfortable and safe is important in this process. Communication is key and this company doesn't have that. The worst experience I've ever had. 9 months to get to the underwriter just to find out they were using the wrong structure classification. The worst part is they won't listen to the actual owner of the property...because they are sooo much smarter. If I could give no stars I would. Top Flite yanked my chain for months until finally telling me that things were fine then the crickets. I had to call for updates. I provided everything they wanted in a timely manner and I still had to call the senior financial office,Jason, to get an update. He had provided me with another member of Top Flite to work with but he was only a yes person with no real knowledge of what was actually going on with my file. I had to send Jason a update of my own that I was not only disappointed in the company but in him as well, who repeated told me things were good. It seems that who ever is in underwriting needs a letter from GOD before they approve any refinancing loans. I don't know if this is a small company or not or as one review stated, they may have staffing issues but they are not worth the time,energy and money to work with. Refinancing with this company has been an absolute NIGHTMARE! What I was assured would be a relatively easy process has turned into a 79-day fiasco of waiting "one more week" with zero explanation for the delays. As of today, the closing paperwork was signed a full week ago, and I still don't have funds. Just one lie of so many I've been told. When I started the loan process in July, I told Joe Daniel I wanted to get this done so I could help my son with college in the fall. It's now October. He told me he could get the job done in the time frame I needed. He obviously couldn't. After the appraisal came in lower than expected, everything stopped moving. It was still high enough to cover the amount I needed, but after being told the loan amount wouldn't change, my cash-out suddenly went from $33K to $12K, the points went up, and after 2 monthis of waiting, I became a "risk." I have also ended up paying $4K in tuition out of pocket because Joe told me I needed to wait to get a parent loan until the refi closed. My credit cards are maxed, and I'm donating plasma to buy groceries. I was assigned a "success manager," Zack Brancato, who would send me "?" in text like an angry teenage boyfriend if I didn't respond quickly enough. He never had a problem ignoring my texts and was quick to blame the underwriter for every new request for the same information. He also blatantly refused to identify his supervisors and told me the only person above him and my LO who could do anything was the owner of the company. Refinancing isn't supposed to create PTSD, but I'm absolutely terrified of going through this again. This has been the most horrible experience I have EVER had trying to get a loan. I only hope I can clean up this mess and refinance soon with a reputable company to move forward with my plans. read more

I have to revise my comments and here are my main issues and points why I cannot recommend Top Flite I was contacted way back in mid March by my previous Broker who had done literally an amazing job on my refinance Lawrence Kavanagh and the process started and I would supply all the documents they wanted, during this time my debt ratio went down credit usage went down and my credit score went naturally up, everything goes DEAD not a word and on June 17th I get a call from Samuel Brazzil who tells me Lawrence has left yadda yadda and he would be taking over my file, little did I know the same yes the same questions and yes gave them the same documents all over again and the excuses started eventually I decided to go shopping, I come to find out that Lawrence is now at Goldwater Bank he gave me an estimate from the $25k closing costs and the 3.125% interest that Top Flite was going to charge me Goldwater's closing costs were $5k and interest was 3% YIKES guys now I understand I can't use Lawrence because it is a conflict of interest I start the shopping process as my credit is now WOW and debt ratio is AMAZING I find a another bank closing costs are wait for it $4k and wait for it interest is 2.625% WOW, Sam told me how 5 star rated they are hmmm gouging like this on all levels hmmm I don't think so, I was still willing to give Top Flite another chance but they kept on spinning their wheels round and round, I still cannot put my finger on it but I am sure they are going through staff especially underwriting as I cannot believe they would not remember the information they had just asked the previous week that I had just answered. I was complaisant and willing to pay more without double checking rates and closing fees if you are reading this strongly recommend shopping elsewhere they are certainly no great deal and the so called 5 star rating is a load of BS and doubt with what is going on that they will be around that much longer. This is the WORST Company I've ever tried to do business with, it's been 10 months to refinance my house loan and they still haven't completed it ! They have you jumping through hoops and every document you can imagine just to keep saying it's going before underwriting. Lies, All Lies! The Senior Loan officer will feed you one line after another as will his assistant . It cost $645 for a appraisal out of pocket they drug their feet so long that another one had to be done. In the first appraisal the sent a appraiser that had been convicted of 15 counts animal abuse, Which I found myself when Topflite couldn't contact her and she gave me her business card. My wife and I made a trip to the next town where her location was only to find an abandoned run down house was the address on her business card. Topflite had No explanation for this or why they would use someone with this character. After several months we thought we were getting the loan they popped up with the appraisal had ran out and needed another one...I wouldn't pay for another one so they would, they scheduled that same lowlife! After totally refusing they sent someone different. They then started nit picking on a loan I paid they have almost let this appraisal run out. Since beginning 2.95% then 3.45% finally 4.75% almost a year , these people think your stupid some are I grant you but I'm not! I have money in 2 banks, in my safe at home and that's what really must have ticked them off because they couldn't figure where it comes from. I'm very frugal and know how to make money. As of Today we decided that we're Done with this company, Our credit union says they'll be happy to help us anytime, These people are not here to help anyone!!! read more

5his is the biggest scam of a company ever. They strung us along gor 4 months and let the interest rate go from 2 to 5.25. They charged us bogus point money at the end to the tune of almost $5000 when we were never once presented with a higher rate to buy down. They charged us a mortgage insurance certificate fee of almost $5000 when we had just paid one 36 months ago to buy the home they refinanced. They charged us $20,000 in closing costs and told my husband he didn't qualify for a V.A. loan and we found out they lied. They stole our equity from us. Run from this company. they are awful cheating scammers. We asked them is they were shopping our loan to ore sell it before we closed and they told us no but the moment we closed they sold it. No wonder they strung us along for 4 months to let the rates rise so the loan was favorable to sell. How dare you treat a veteran this way. you awful people. Nick Wilson and his team were a delight to work with! We started the process at the end of May and we closed on the last day of June! The refi was fast and the entire team was efficient and responded quickly to my questions. When we first contact them, we were unsure which way to go (with a 2nd mortgage or refi), and they showed us all the math and options before we proceeded with anything. On December 19th I began shopping refinance loans through Lending Tree. The best offer I received was from Top Flite. I spent nearly an hour on the phone with the representative going over what I wanted from this loan, which was to pay off about $32,500 in debt and get $15,000 in cash back. Part of the reason which I wanted to get cash back was that I needed to initiate having expensive dental work performed. The agent pulled my credit, looked at the numbers, and offered me a 4.5% loan *(which is the rate I have now) with $1,185 origination fees, which I was happy to pay. I was also told that there would be money coming back from escrow and two months of no house payments, so there would be more money than I was even looking to get. I was happy with the offer, and paid an appraisal fee of $485 to commence. After this, things went slowly, which may have been due to the holidays. I would receive occasional emails requesting additional documents that weren't requested originally, and I always provided them. Finally on January 17th when I was expecting everything to be wrapped up, I received a disturbing phone call from my loan representative. He informed me that there had been a mistake made, and now I would have to pay "2 discount points" to receive the offer they had already made. In addition, he hadn't factored one of my 5 debtors which we discussed and he even saw in my credit report, so now about $10,000 was going to come out of the cash out I was going to receive. I was dumbfounded because I had already started having dental work done and was expecting this loan to be done. After I refused the new terms, I immediately signed on with the next best offer from Lending Tree in hopes of having the January mortgage covered and being able to get enough cash out to cover my expenses. Soon after I started receiving calls and texts from the agent's manager which said they had spoken to their bosses, and now could give me a better offer in which they could lower points, and get an interest rate closer to 4.875%. I marveled at what had changed in the few days which had lapsed. I told him this is classic bait and switch. I recommend anyone initiating a loan with Top Flite be careful about putting money down. This was a costly insult and waste of time. read more

I appreciated his directness in asking me to wait a bit rather than pushing me into something I wasn't ready to do. He put a plan in place to help me when it was a better time to refinance. At first things seemed like they were going ok with my refinance, but at the end, I was very much let down. I was promised one thing, and delivered something else. I worked with Kyle initially, who always claimed he was there for me anytime. Yet, I realized that when things went wrong after closing, he was no longer there for me. In fact, initially he said I could use his personal cell phone to call him or text him, yet when things went wrong after closing, he no longer allowed me to do so. He became hard to track down, and spoke to me with a demeaning tone. They only seem to want their commission. They don't care for much of what happens after that. And, Top Flight made nearly as much, or more, in commission, and their costs, as I did. It was not a good deal for me. Additionally, payoff checks to creditors were NOT sent directly to them, they were sent to me first, all without account numbers or addresses on them. Thus, I had to spent several hours of my time getting addresses, contact names, account numbers, and attaching letters to each company with these checks, waiting in line at post office, and spending over $100 in postage fees for priority or overnight delivery, so my creditors would get things in time. This was not at all explained to me ahead of time. It took me by complete surprise, and as a result, it caused substantial delays in getting these accounts paid off. And, this actually raised the true payoff amounts because with each additional day an account is not paid off, there is a "per diem" added, which is basically a daily interest rate, and this raised the payoff amounts by $100 to $200 for some of my accounts. Also, accounts that were told to me would be paid off in their entirety, were not. I felt mislead, and again, there was no support for me afterwards from anyone. In fact, I was directed to Michael, the branch manager, who offered no additional help or support. They make you feel like it's your fault for anything that goes wrong. There is simply seems to be no empathy or customer care in their dealings with people. It reminds me of dating. At first, they promise you the world, and then after they get what they want, things drastically change. read more
