The apartment was great, the rent was decent, considering everywhere else in town and any maintenance issues I had were taken care of within a reasonable amount of time. They are like clockwork with their spraying of bugs and changing of filters and they even came back to clean an area they know they missed when I checked in without any charges. The staff was friendly, and from my perspective, as long as you get your rent in on time there are no issues to be had. The only complaints I have are in regards to its pet policy and checkout. They charge you $25 dollar pet rent fee and half a months rent for a pet deposit, $150 of which constitutes a nonrefundable "pet privilege fee" which has no bearing on damage done by the pet, they just take that money. This constitutes a lot of money for a small animal, the way I see it, if this your way of saying you don't like pets in your properties, then just don't accept pets. In addition, like most properties, they will nickel and dime you for everything they can come check out. Having done previous interior work for contractors, the $220 they charged me in "damages", in reality should have cost me no more than $100. I objected but figured eventually that I got off light compared to other companies I've dealt with. All in all MDI has been a good experience. Pay your rent on time, take relatively good care of the place and things will go smoothly for you.

Constantly coming up to the unit for "inspections," usually once a month, if not twice. We were home for these inspections, they would come up for 5-10 minutes and just look around aimlessly. Good luck getting ahold of them unless they're in the office - Recently they've only been in the office for 2, maybe 3, days a week but only for a few hours, when their office hours are M-F 8am-5pm. If you call and leave a message you're not likely to get a call back. BUT, the second THEY want to do or see something in your apartment, bet on them getting it done immediately. Maintenance is hit or miss, usually a miss. Any maintenance personnel that actually fixes things doesn't last for long. They love the cheapest repair possible. They have roof/gutter cleaners who come out about twice a year, they do not warn you that they are coming, and each time that they've come they have hopped right onto my balconies from their ladders and moved my outdoor fixtures around. They advertise laundry machines, and yet half the time the machines are out of order, washers don't drain the water, and no matter what, you have to run the dryers 5 times before your clothes even consider being dry - bring your own clothes line or pay $1.75 per dry cycle. They do not keep up with the property. During each storm, trash will blown out of the dumpster and branches will be left in the yard . There have been many times where a fellow tenant has taken their own time to pick up the trash in the yard, the office won't lift a finger. Don't expect an updated unit by any means. Our complex was built in the 60s, the windows and wood inside were all original. They leak air (and water), so temperature control is another issue to face on both hot and freezing days. There was one window broken out from a storm when we originally signed our least, told that it would be fixed before we moved it. They didn't fix it for another 3 months after we moved in, and that was because we were down in the office every day asking them when it was going to get done. Fast forward 4 years later, the only brand new window in the unit begins leaking streams of water into the apartment during a rain storm, on and into the carpets, and all the way to the unit downstairs. Then comes the mold. They never came up to the apartment when notified of the water leakage, only fixed the outdoor gutter and called it good. That entire area of the apartment was covered in mold within 2 weeks considering it was the beginning of summer and warm air was leaking freely in the area. They did not care. They treated it topically twice, we forced them to pay for a professional to test the mold - they said they would give us the results and never did, nor did they fight us when we put in our 30 day notice to terminate the lease and leave the unit. I can only assume what those results said, but we know what we saw, and tested it ourselves with home mold kits. Best to avoid dealing with these people at all costs. They only care about your money. Expect fees and fines for every single thing that you do. They once slapped a $500 bill on our door for a sewage backup that occurred in the unit BELOW us, we never had a backup in our unit nor had any idea that it had happened until this bill showed up. They did this without any sort of conversation or notification, just a $500 bill with a vague letter on my door. We took it back down to the office and asked them how we would be responsible for paying this, to which they gave us the run-around for 3 days (only gave us 5 days to pay the bill), before they decided to retract the charge and pay it themselves. They also have a habit of leaving any sort of notices on your door right before they leave the office for the day. They close at 5pm, they'll drop it off at 4:55pm so that you can't talk to them about it. They do the same with calling you back (in the event that they DO call you back), expect a call at 4:50pm.
