Moved to this property a few months ago from NYC. The apartment and amenities have been absolutely incredible including security. With its great location and dog friendly environment I have been able to explore both south austin and downtown with ease. Maintenance has been great and very efficient whenever I had any issues. My only concern is that management tends to seem overworked and they either are very delayed in their responses and may never give any help. They are however very friendly so I have never been afraid to give reminders or go to talk in person. I would love more community events as a new resident to Austin! But so far I have had a great experience here. read more

I liked living here, when I first moved in. This was mainly due to a good management staff that is no longer there. Now I'm seeing all the ways they cut corners and try to extort money out of their residents. There was a cockroach/mosquito problem in my apt. I contacted maintenance and they came (problem not solved) but charged me $5!! They also insist the residents pay a monthly "valet" trash fee but not only do I NOT need my trash picked up M-F there are times they don't even pick it up, at their discretion! I'll wake up to bring my trash in before work and it's still full, the one day, every other week I actually need the service. Poor designing of the entire property makes it impossible for friends to come visit. It's like Fort Knox except for the fact that anyone can just walk up to my back porch?!? Which is what someone did! The dog run was a good thought but poorly executed, it doesn't get any ventilation and the smell of urine stays in the hallway and is nauseating. This is partly due to the fact that some residents don't pick up after their pets. Parking is obnoxious. After 5 pm expect everything to be full if you live on the lower floors. Everything about this complex is "10k millionaire" living. Everything is SO cheaply built/installed and renting for $1500/mth!! It's a scam! To add to this, at move out I was told that the manager does not do walk-throughs with residents but will take pictures and contact me if they see any issues. I left the apt in the SAME condition as they gave it to me when I moved in ( I did take pictures thank goodness!) I moved out 3/26 and emailed the office on 4/1 asking for a follow up and did not receive a reply. I received a bill on 4/11 for 75% administrative fees and the last months water/trash fees and I paid the last months rent in it's overpriced entirety already which includes all of these fees already!! That took 90% of my security deposit when I also paid an additional $475 non-refundable deposit. I was told the $500 security deposit was for collateral on the cleanliness of the apt at the end of lease and I should get all of it back if I leave my apt clean. This is a little excessive and frankly they're taking advantage of the "luxury apt rental" description. read more

Updated August 17 from 4 stars to 3: There were two robbery suspects that sought refuge in the Tree complex this morning. The leasing staff sent out an email saying they never made it out of the retail parking area, but I witnessed firsthand several police speeding to the upper levels of the garage and walking the hallways inside the complex searching for one of the suspects. One police officer told my gf to her face on the roof that the second suspect was not yet apprehended, yet residents were allowed to roam free not knowing what was unfolding. Later, police were taking photographs on the roof of the complex and an area on the ground was taped off. I will continue to research what truly happened but it appears that one or both suspects made it into the interior of the complex. It appears Tree is trying to cover up the facts to maintain a positive public perception, but we'll see what further info is released by APD. This is the second incident here in the last few weeks, the first being a non-suspicious homicide. The shine is quickly wearing off for me. _________ I moved to town about a month ago from a much larger, much more expensive city out of state, so my review is through that lens... My experience with the leasing and maintenance staff has been great. Perhaps it's because the building is still fairly new and the shine hasn't worn off, or perhaps these people truly do care - regardless, everyone has a good attitude and things are taken care of promptly. The fitness center is quite nice for an apartment complex, although it's still lacking in terms of available space and variety of equipment. I ended up joining a local gym but in a pinch, you can get a good workout in here. Overall, my experience here has been very positive, but here are a few concerns that I'll have my eye on over the next few months: First, like most complexes, Tree seems to be fine with having parents co-sign on apartments for their college-aged kids. It doesn't seem to be as rampant as other places I considered, but if the trend continues, it will certainly detract from what has been a very quiet and comfortable living experience up to this point. Second, there are tons of dogs here and the available doggy poo trash bins are not emptied daily. This results in a very unpleasant stench that hovers over certain areas - one of which is the main entrance off First. The whole visitor parking area smells like feces which is not a very nice first impression for residents or guests. It doesn't take a great deal of effort to manage that problem, so I hope that the staff will be quick to resolve that. Additionally, there is an area of the walkway right next to the Porter gastropub that reeks of raw sewage. I don't know if it has to do with an actual sewage line nearby or an accumulation of dog urine, but it is incredibly pungent and distracting. The pool has been a real cluster on the weekends, but to the staff's credit, they are doing more to regulate the noise and number of guests who are permitted to be in that area. Having previously lived in an apartment that overlooked a pool, I would personally never recommend that to any potential resident. You are certain to be bothered by echoing noise, not to mention the fact that there is little to no privacy when you have your blinds open or you're sitting on your porch. Do yourself a favor and find an outward-facing unit. Last, the parking garage...my understanding is that this complex is far from maximum occupancy, but the lower levels of the garage are already jammed and I suspect the upper levels will be very soon. There is no way there will be enough parking for everyone once the complex fills up. The garage is also entirely too narrow for multiple cars to negotiate when full. I don't understand why you wouldn't adjust the plan for a little more room, particularly when they had such an enormous plot to begin with. This problem will only worsen as the complex fills up. Additionally, there are no speedbumps anywhere in the garage, so be prepared to pump the brakes when people come barreling around the tight corners at 30mph. There are no spaces reserved for oversized or compact vehicles either, resulting in multiple Ford F-350s and the like jamming in the VW Bugs next to them. Again, a little common sense could resolve that problem quickly. Upon moving in, the staff will warn you that you'll be towed if you don't display your parking sticker or if you don't park in between the lines, so make sure you follow the rules. I've seen several resident vehicles towed already. Overall, Tree seems to be a pretty good place. Let's be real - the price point will keep a lot of the riff-raff away, but not all of it. Tree has and will continue to have the same problems as most large apartment communities, but my hope is that it's to a lesser degree. Service elevator has been down for 2 weeks. Otherwise Amenities and maintenance are great. Front desk staff needs significant customer service training. They don't send out emails with important announcements and they are very bothered when you go down to pick up packages. They don't sign for packages. read more

Dog park always smells like pee and no one cleans up after there animals. The maintenance staff won't clean up or take care of these areas but you pay per fees and pet rent. Every month we have about 300$ in added on fees trash waste, pet rent, pest control and admin fees! All bogus stuff. Live somewhere else!!!!! read more

This company uses the Texas Standard Lease, which as most know, is ultimately not tailored to a tenant. I made the unfortunate mistake of hastily signing an electronic lease here. Slapped with a re-letting fee of $1250 plus app and deposit fees without ever physically signing anything, as I had to cancel move in a week prior to move in date. Asked if they would consider applying fee as future credit when I moved in at future date, and was promptly told "No, but we would love for you to have Tree as your future home!" They received a total of $1500.00 from me for not ever moving in. They also couldn't prove I prevented anyone else from signing lease, and therefore, they lost nothing, and gained from my stressful circumstance. They also could also allowed the future move- in credit to retain a good tenant long term, but I suppose the short term gain was more important to them. Doesn't seem like smart business sense to me, but I also couldn't take free money from a person who never used my product. read more

The tree is an amazing community! The community is so clean, from the swimming pool to the backyard everything is absolutely amazing! The office staff is excellent and every time I need a package or just have questions they are very helpful. Careless staff, apartments look great but cheaply made fixtures become evident. Obnoxious email blasts, awful top 40 blaring at the pool, tight parking structure, dog poop frequently appears on your hallway floor, which is already dirty. Contributes to the foul smell. This place shows really well, especially if you're just moving to 78704. What you might not notice on a quick drive here is that: nothing but Summermoon Coffee and 2 gas stations are truly walking distance. SoCo seems close but isn't really. And the best surprise is that there is an emergency vehicle dispatch center right across from the pub. So if you love the sound of blaring alarms and sirens, you're right on the money at tree. Which is essentially a money-inhaling bunch of concrete. Downtown prices without the fabulous downtown location! I would cross it off your list. This place sucks. read more

Now that we are moving out, I would like to give my thoughts across all platforms on why you should NEVER lease here, and why we did not resign. The Gate: There is a bug in the gates programming, where if someone gets to close to it while it's closing it will not reopen until you back up and the gate is all the way shut. This needs fixed ASAP. It causes backups at the gate almost everyday, and it is very dangerous. My car actually was hit because of this. Cell Phone Coverage: Zero. Zilch. Nada. As soon as you hit the garage, you lose it. Almost none in the apartment unless you open a door. Thank God that iPhones work over WiFi now. They need to place wireless routers through the entire building and garage to provide reliable cell phone coverage. No Maps Or Numbers: If you have a guest or someone dropping something off, prepare to travel the maze that the building is to physically get them. There are no usable maps in the building nor are there signs that provide directions on which way which apartment numbers are. Plus, due to the above, they can't call you if they get lost. Dog Area: The dog area between the garage and the back part of the building does not have proper drainage. It is dirt they placed on concrete. This causes the pee to just sit there. On most days, it smells AWFUL. Like, I want to throw up walking through there all the time. They need to shut this area down as a dog area or create better drainage. Package Delivery Issues: Ooof. They placed the Amazon locker behind a door that requires a fob. This makes after hours package deliveries impossible. Also, due to the apartment being like Fort Knox, delivery folks can't get into the building. The front desk will ONLY accept packages from USPS. So, do not have same day delivery from Amazon or the delivery people will get lost and you will not get your package. This has happened to me THREE times. It is so freaking frustrating. Parking Garage: Oh, this right here is one reason I think about moving out every single day. The garage is too small for the number of residents. They have also kept all of level one as "retail." If you or your guests park in retail, they will tow you, no questions asked. This has happened to two of our friends. But wait! It doesn't stop there. Apparently, they think there garage is so popular, they also require you to register guests on an app AND park at the very tip-top of the garage - which is two levels above where anyone actually lives. They tow from here too. Also, there are no stairs in the middle of the garage, which makes it hard to park on the correct level if one side is full. If you arrive home after 8pm, prepare to park on levels 4 or above. No Soundproofing: Poor engineering resulted in any step over our heads from the apartment above us make a very loud metal clanging. We asked for them to look into this. They didn't care. They gave us some BS scripted response, and they told us we could pay $500 to move to another apartment. Valet Trash: This is a great idea, but the execution has been awful. The main is issue is the schedule. They don't pick up Friday or Saturday, which is when most people actually have time to clean and take out the trash. The way the building is laid out, literally no one is by the trash, and lugging it takes too much effort. We just gave them the middle finger here and left it outside anyways on Friday/Saturday. Staff: Bimbos. All of them. They never answer the phone. They don't understand how to solve problems. They sit there on their cell phones and ask unnecessary questions. They only care about leasing new units. Like for real - I can't wait to see what ignorant response they give to this review. The Backyard: We lived on level one by the backyard. Do NOT do this. There isn't appropriate drainage, so water sits under the soil. This allows for a mass breeding ground for mosquitoes - yes they come into the apt all the time. They also replaced the soft ground with rocks, making my small dog hate using the restroom. Front Parking Lot: The way the engineers designed it makes absolutely no sense. People stop in the middle of the through-way all the time, making traffic build ups common - especially delivery trucks. There's not enough space in the small area for the amount of traffic. Also, Uber, Lyft, etc always get lost. Location: This was the first place we moved to since coming to Austin. At first, we thought it was a great area to live, but soon we realized it is actually in a terrible location logistically. The traffic light takes FOREVER to change, and if you think about walking across the crosswalks prepare to run, because it's only on the walk sign for five seconds - NOT JOKING. Also, the left turn signal to turn into the parking area never actually turns green - it's always a yield. Design: Prepare to have no storage in the bathroom. There are no drawers, and they put these stupid panels at a slant over the piping, making storage and organization impossible. The water read more

Amenities are really great, to avoid the parking garage hassle spend the extra $40/mo otherwise there are no spots after 7 pm on the first 3 floors. The pool is one of the best in S Austin and there are a lot of people that go on the weekends. The only thing I wish they had was trash receptacles near the doors and/or stairs for people to throw trash away instead of in the parking ramps. highly recommend this property. great building and amenities - great pool. bocce ball court, bbq, and ping pong in back courtyard. hotel style lobby w/ imac computers, coffee machine, pool table, a bunch of tv's. grab gym, too. apartments have wood floors and stainless steel appliances. nice layouts, too. washer + dryer are included in each apartment. but, where this apartment shines is the staff. the office staff is excellent and professional. the maintenance crew are awesome, too. landscaping on property is always impeccable. the live oak trees on property are incredible. residents are of the hipster, professional ilk and very friendly. having porter (restaurant) on site is awesome. always seem to end the day / evening here. read more

It is usually not an easy decision to move from a house to an apartment, or to move from one apartment to another. However, the leasing staff (I'm pointing at you, Megan!) made it a very easy one. We have not lived in an apartment for over 10 years, but are so happy that we moved here. The entire staff has been fantastic! Every time I walk through the office to get my mail, I am met with smiles and hellos. Even my dog gets a warm reception. :) The maintenance staff has taken care of any issues that I have had very quickly, efficiently, and happily. I also love being able to pay my rent or submit a maintenance request online! The view from our apartment is beyond compare. This is the place to be! read more

I have lived at the Tree for two years now, and just signed a third year lease. I found out about Tree when I moved to ATX and a co-worker had been living here for two years at that time.The staff is completely different now, and I loved the old crew, but I will say the staff now is super helpful and quick to respond to emails. I travel quite a bit for work and I've to email with Natalie and Lindsey, and they've always been quick to respond and understanding of whatever situation has come up. OH and the Maintenance staff is SO on point! They're friendly, always say hi when they see you and do a great job around the building (even when inconsiderate people don't clean up after themselves). When I moved in Porter was open, which was a huge draw and it's a bummer that they closed and honestly hoping a new restaurant/bar opens up sooner than later. I met quite a few neighbors there and was such a great spot to hang out. I love all of the amenities and my apartment is awesome - living in the Elm (studio) layout because my job had a considerable amount of travel and I wasn't positive that I would be in Austin for more than two years. My work travel has slowed down and I'm in ATX for the long haul, so I will be moving into a larger 1 bed (Live Oak) layout for year three. Before renewing at the Tree I checked out neighboring complexes, and honestly Tree is still my favorite. The appliances still feel newer, you can find good deals on different units, close to downtown, SoCo and SoLa, as well as South Austin (where I work). Location is perfect. I love living at the Tree, have made great friends being here and would definitely recommend it! read more

The management at tree is top class. They are always going above and beyond for me. Meghan is the best lessening consultant I have ever worked with she made my move so easy and flawless Imdidnt have to lift a finger. They always have great charity events and social gatherings. At the end of the day I know I am safe and my dog even has her own park to play in. When it comes time to renew my lease at Tree this November I will be signing up again forsure!!!!! Poor construction/design, inexperienced staff and party atmosphere have made it a nightmare to live in. My family and I moved to Tree a year ago, at first, we thought that the apartment was new and we barely had any neighbors, the staff back then was a pleasure to work with but unfortunately. That changed quickly. The building filled up quickly with what appear to be college students and people in their early twenties with roommates. Since the walls and floors are so thin, you can hear people walking above you even in the hallways. The neighbors downstairs used to hit the ceiling with a stick every time we walked around the apartment, it was just that bad... The staff also changed at least 2 times while we lived there. The lady who leased us our apartment left after just a couple months and now all of the staff is completely new compared to last year. Now, the dogs... There is a "dog park" next to the parking structure. It's actually just a patch of synthetic grass and dirt with no irrigation. It smells awful, as well as all the grass areas behind the building. There's just too many dogs for such a small area. Finally, the staff, we had at least 3 incidents where they just couldn't have handled it worse. Honestly, we've lived in many apartment communities all over the country and this has been the worst experience for us. Not saying it will be as bad for everyone, but something to think about as you consider the next place to live. read more

Choose your apartment wisely! If you pick one near the front or on the side next to the large dog park you may often be woken up by the city collecting trash from our large green trash bins. Some mornings they arrive as early as 5:00 am. The loud beeping sound may wake you up as the truck continues to reverse and move forward. If that doesn't do it you will definitely be woken up by the trucks lifting and dumping several trash bins one right after the other into their trucks. This doesn't seem to happen once or twice a week it seems to happen every other day including early Saturday mornings as well. I called the front office to report that one day they came to collect the trash at 4:30 in the morning and the office didn't seem to be too concerned with the fact that I'm sure over 50 residents were affected by this. Besides be woken up AlWAYS by the trash collectors this place is great! That is unfortunately my number one pet peeve! read more

It's a pretty good place to live. The pool is nice but small for so big of a community. You can't hear the neighbors since the walls are so thick. They have storage units on the balcony and ones that can be rented. Very new, stainless steel appliances , granite counters, but cheap particle board cabinets and cheap laminate floor that scratches easily, and paint on the walls that gets easily stained and is impossible to clean because it's so absorbent. The parking garage is a little scary as people zip around corners. I almost got hit head on which isn't really anyone's fault except the driver's, other than the fact that there isn't much room to maneuver. We have also been charged a fee that isn't in our lease which was really annoying. I just think it's management that wants to power trip when they don't have to. They also charge 20.00 pet rent for each pet plus a pet fee and a deposit. It is pretty close to every thing which is nice, but its pricey, so u pay for it. Most of the leasing agents are nice but not exceptional, except for the one guy that works there. He's really nice. I've gone in to get a package and have not been greeted until they were completely done with the person they were helping which could be a good 20 minutes. It would be nice to be acknowledged with a "I'll be with you in a minute," instead of being completely ignored. So it truly is an average place to live. If it was cheaper I would give it more stars, but since it's so expensive, I expect a tad more. read more

I have lived at Tree for a year and a half and am really pleased with my choice to move there. It's close enough to downtown if you work or play there, but far enough away that you get some peace and quiet + reprieve from festival crowds. The complex itself seems better constructed than many of the plywood fire hazards I see shooting up all over town, which means you rarely hear your neighbors. The office staff are extremely friendly and responsive to any issues that arise and do a great job of making residents feel welcome and well taken care of. read more

2015/06/30 This is an updated review. I lived at Tree for 1 1/2 years. At first it was cool. But as others stated, the allure wore off rather quickly. Let's start with the negatives The parking garage is my largest complaint. If you go slow and look around the corners you're fine. But don't expect the other people to do that. It was a 75% chance of someone whipping around the corner cutting the corner on both sides and come close to clipping you. Many a times did I have to slam on the breaks because some jack tard was either talking on their phone or singing along to a song cruising up the parking garage and almost nails my car. This was especially true for the people's guests. They didn't give a rats patootie! 2nd level worst level. Big truck tiny ..... you know what level. Then there are the tools with the long cars usually a truck (green chevy) who park on the corners of the garage where you cannot see around the corner at all until you are actually looking at the other person in the face. If you go around the parking garage once, you will understand what I'm talking about. Price for the location. I don't know why they think that place is so nice for the price. It isn't competitive for the price. If it was on S Congress I could see it. It's not on a late night bus line. It's just not worth the money to me to live there. Valet stupid trash aka lazy mofo who forgot how to walk to a garbage chute. Dumbest thing in the world. I didn't use the fitness area. I maintained my Golds Fitness membership. But who puts the fitness center with glass so people can stare at you from the outside? Oh, and people did stare. When I was waiting in line to turn sometimes I could see people from the bar outside smoking staring at the people in the fitness center. ***Beware if you are turning right into the complex. The drivers (Uber, Lyft, Cabbies) stop right inside the entrance. They don't pull forward more than 5-10 ft. You can't see them until right after you turn into the complex. Then you hit the breaks to avoid hitting them. Conclusion, around Tree complex, drive 5 mph. Ok the PROS They added a stop light since my last review! Yay! You can't hear a darn thing between the units. I could only hear the clickity clackity of high heels when they walked down the hall. Or the occasional group of people laughing in the hallway. It is quiet. Quick access to interstate when not during rush hour. The management office personal are nice. The guy and the head manager lady were the nicest ones. They do sign for your packages as most places do now. Great view. From my apartment at least. Maintenance happens quickly. Big kitchen sinks was nice. Washer and dryer in each unit. Overall, the place is nice. I never had any pest issues which was awesome. The garage and the people driving in and around there was my largest complaint next to the price. If you can afford it, sure, do it up. Otherwise, find something on S Congress or on a late night bus line. read more

We moved in Nov of 2015 and cannot stop bragging about the place to my friends. I have an eye on this apartment complex for months before we even started living here. I thought it was too expensive for me, until when it came time to look for a new place my amazing apartment locator, Danielle Coslin, helped me out and saw that this was actually in my price range. I am so blessed to truly live in such a nice place. We call it our "Fortress". Very pet friendly, garage enclosed, motorcycle parking at the end of each floor parking garage, and truly an amazing Staff that takes care of litterly EVERYTHING! It is truly nice and wonderful to be treated like royalty! Would highly recommend this place to anyone and everyone who wants some peace and quiet. read more

I have lived in many locations around Austin and Tree Apartments is one of the best! Michelle, Lyndsie, and Natalie provide amazing customer service at the front office and are always there to assist with anything you need. The maintenance staff is amazing also! If I ever had to request for something to be fixed, they have always been quick to find a solution and have been very friendly too! The location is in a perfect location being a 10 minute drive to downtown or easy access onto HWY 71 with stores or restaurants in either direction. We have lived in 2 different units while at Tree and each one has provided us with a different feel and comfort. Also, there are a couple dog parks and walk ways where you typically meet other community members that have been nothing other than respectful and nice. Is the summer heat too much for you!? Walk on down to Trees refreshing pool that offers seating along with a BBQ area. I spent a lot of time at the pool and again, Tree doesn't disappoint. Additionally, the security they provide with Tree apartments is top notch. With that being said, expect to meet your delivery driver downstairs because they won't be able to find their way into the building as easy as you'd think! In the end, If you are looking for a new apartment then look no further. read more

Extremely overpriced for a building that isn't close to anything at all. Minimum of 2 miles to get to anywhere that you'd ever go to, yet priced like it's right outside downtown in the heart of a shopping district. Very poorly built. If you walk in with a keen eye you won't see less than a few dozen deficiencies in the construction, and even that would be a pleasant surprise. Can hear casual talking of neighbors. If there's music playing within 100 yards of you, you can hear every lyric. Finishes are poorly constructed Chinese-made flooring, cabinets, paint, etc. that is as sturdy as plywood.
