He gave us our home inspection SAME DAY!!!! He is also the most responsive inspector we've ever dealt with! Our original home inspector canceled at the last minute, and we were scrambling. Steven graciously came to our rescue, making time for us the very same day. Just two hours after our phone call, he was already at the property conducting the inspection. We were beyond grateful for his willingness to help on such short notice. What impressed us even more was his incredible turnaround time. He delivered our complete inspection report the very same day, which helped keep our escrow moving without delays. He also spent as much time as we needed walking us through every finding, explaining everything in a way that was easy to understand and answering all of our questions with patience. I really feel he was looking out for us and shared how he would manage concerns if it were his own home! Steven caught several issues that previous home inspectors had completely missed on other properties we considered.     This creature is a scammer. Bought a mobile home that his crew, remodelled, and everywhere you…read morelook things are not built right, are put together as if a crew of drunk monkeys were the ones who worked on this place. My fault for many of this, as I didn't do a proper inspection as I was getting evicted from another home, and was in dire straits and HAD to leave or be homeless, and as a caregiver to my handicapped mother, I couldn't allow that. So huge problems that I'm solving slowly. The big problem is the roof leaked, and that is legally considered an uninhabitable condition in California. I called this creature and he sent out a few of the same crew to fix it, of course they didn't, took out insulation from the walls, that were wet and had black mold, that they never replaced. My brother who is a Indoor Air Quality Specialist who, as luck would have it has worked in mold for 20 years sent a sample out to lab and came back with a species of black mold that is one of the most dangerous. I had to fix the roof by paying thousands to a roofer. There are many other problems but those are on me. I called this creature to fix the problem they came out to fix, but never fixed and he kept giving me the runaround saying over and over the same thing, "let me get a hold of a supposed crew leader to do a three way call" he repeated that line over and over every time I called, for a couple of months, but I stopped calling last summer, and now will be suing small claims for at least the roof. Can't wait till that summons gets to this scammer. Oh, almost forgot to mention that one of the crew members was a large man who didn't bring a ladder to climb to the ceiling inside the home to cut up the interior to dry it out, he climbed on the brand new dryer, and dented it with his knee since he looked like he weighed around 280. Took a picture and sent it to this zotti creature and he tells me he sees nothing lol. I have filed an SSDI claim as now I have stage 1 heart failure and breathing difficulties. Gee i wonder if this could be from the BLACK MOLD, I am on the way to find out soon, and that will look great on this suit.

I had a recent cancellation on a transaction…read morewith this company because my mom passed away and I could not move forward as the buyer in this process. I was aware that I was not entitled to my deposit being returned to me, however, when my agent communicated that to the seller's team, I was informed that the seller did not believe me and felt as if I had no money and could not follow through on the transaction. They argued that they completed all parts of their deal, so the least they're entitled to is my deposit since I could not perform. My agent communicated with Wilmer, the seller's agent, on multiple fronts that the seller did not complete their part: they did not trim the trees, they were still tangled in the electrical wires, they did not complete renovations to the extension because they cited having no money, and they did not pick up the debris in front of the house. Wilmer kept saying he would talk to the seller, but he made no promises. My agent tried to negotiate on my end to make the transaction happen in some manner and even reiterated the pending repairs, but Wilmer and his team simply stopped responding. They did not even offer a courtesy explanation of their final decision. They ghosted. I reached out to Wilmer's broker, Irene, not as a client, but someone who was dehumanized, disrespected, and brushed off. Irene dismissed my concerns, she said it's a matter of he said, she said, but then followed up with how she saw the emails back and forth between wilmer and my agent. She cited that my agent's was at fault for not bringing this to Irene's attention, however, it's not on an agent to directly reach out to a broker. Why was Wilmer not honest and transparent with his team about the process? At the end of the day, I'm just a girl who will never get to see her mom in her dream house. I am my mother's daughter and I refused to stand by and allow people to be treated the way I was by Z realty / Team Zotti. If you care about your self worth, your integrity, and being treated like a human rather than a dollar sign then please consider taking your business elsewhere.

We had our first escrow fell through but they were ready to take action to make sure that I didn't lose anything and we find the right house for me.     We hired this inspector to perform a professional home inspection on a large residential property…read moreand relied on that inspection in making a significant purchase decision. Unfortunately, the inspection fell materially below what is expected under generally accepted industry standards, including those set forth by CREIA (California Real Estate Inspection Association). After taking possession of the home, we discovered multiple serious issues that were visible and accessible at the time of inspection but were not identified or reported. These included: * Major defects in the exterior deck system over an indoor pool, including improper slope, defective drainage, and failed waterproofing, which resulted in active water intrusion * Safety hazards such as inadequate or missing railings in areas where fall protection is expected * Improper routing of electrical wiring and irrigation lines through deck drainage systems * A garage door component that was broken despite being reported as operable * A bathroom where a shower handle was missing, raising questions about whether plumbing fixtures were tested at all * A carbon monoxide detector without batteries, despite safety devices being noted as present * A non-functional dehumidifier and visibly damaged control panels in the indoor pool room, including one panel hanging out of the wall Additionally, there was an active leak in the living room that was visible during the inspection, which we had to point out ourselves in order for it to be included in the report. This raised early concerns about the thoroughness of the inspection. These are not concealed or latent defects. These are observable conditions that fall squarely within the scope of a standard visual inspection of accessible areas. CREIA Standards of Practice require inspectors to report on observable deficiencies in systems and components, including roofing, exterior elements, decks, safety features, and built-in appliances, as well as to identify conditions that may indicate water intrusion or warrant further evaluation. The conditions listed above were plainly visible and should have been identified or at minimum flagged for further inspection. Equally concerning is the apparent lack of diligence. The inspection was completed in approximately 3 hours despite the size and complexity of the property, which includes multiple levels, extensive exterior decking, skylights, drainage systems, and an indoor pool environment. This raises serious concerns about whether the inspection met even a basic standard of care. When we raised these issues in writing and requested a response, the inspector refused to engage in any meaningful way. His responses were dismissive and unprofessional, and he declined to address the substance of the concerns raised. Instead, he offered a refund only if we agreed to sign a broad release of liability. Conditioning even a partial refund on a full release while declining to address the substance of the concerns is not consistent with professional accountability. As a result of these omissions, we have incurred substantial and ongoing costs to investigate, design, permit, and repair conditions that appear to have existed prior to our purchase and should have been identified during the inspection. This experience has been extremely disappointing. We relied on this inspection in good faith, and the level of diligence, documentation, and follow-through did not meet reasonable expectations for a professional inspection service. Based on our experience, we strongly caution others to carefully evaluate whether this inspector's practices align with recognized industry standards before relying on their work.
