Are you looking for a surveyor that will continue to lie to you about when the survey is done? Do you also need them not care about you or when you are supposed to close on your loan? Do you want your survey held hostage until you pay them for the work they did that is 3 weeks past when they said they would do it? If that is what you are looking for in a survey company, then look no further, these guys are the best at doing just that!!!!! Absolutely frustrating and horrible experience dealing with these jack wagons. Would highly recommend you find someone else to do any survey work you need done. read more

Thanks to a late survey, late reports, inaccuracies in the report which required it to be redone, and again, sent late to the title company, our closing was over 2 weeks late. I can't say if the competition is better or not but I would advise adding at least 2-3 weeks to your time frame if using this company as your surveyor. read more

A totally botched survey by Triad sent me into disbelief and despair. I made 3 trips to Mr. Lipscomb's office trying to get some answers on why his survey of land that had been in my family for 60+ years with pins in the ground from a previous survey could now be off by 35 feet. Only answer I ever got was the previous surveyor must have done it wrong. That meant a platt drawn by a licensed surveyor and then a survey with field notes done by a second surveyor some 30 years later (these both matched) were wrong and Triad was right. NOT!! I started asking around about Mr. Lipscomb and heard scary stories of other botched jobs. This guy caused me headaches, stress and cost me a few thousand dollars. In my personal opinion you do not want Triad surveying your property. read more
