We have rented from Tricon American homes for nearly four years. We moved in after we had to move for the third time in three years because our rentals kept being sold . The first question I asked was if they ever sold homes while occupied. They don't. While you need to read your lease carefully, they are the best landlords we ever had. Every problem was addressed quickly, usually within a day. The homes are very well cared for and maintained. They do allow pets, unlike many landlords, but there is a pet fee each month. We recently bought a home and the move out process was simple. It's only been a few weeks, so we haven't received our move out report, but it went well. Even when they raised our rent, it wasn't outrageous. Their prices are within the market value and not overpriced like many. You can pay online. The only downside is that if you pay on the 4th of the month, the late fee is very large. read more

I took a few throughout the week and as you can see there is a truck right in front of the house. says none other than "Tricon residential". Ridiculous. Manager your property. I am not a tenant. I am a neighbor who has to continue to look at this eyesore. As to your request to call the 800 number, I have called. Three times. And the last time I called I asked when the mess would be picked up. Let me say I have posted about Tricon before. Always the same response and they don't really read the reviews. I will state again that I did not rent from them but my daughter and her two roommates did. First, rent was raised every year for 5 yrs even during the height of Covid. The reason I'm writing again is they decided not to fight the move out charge. All was expected but the charge for a satellite dish was not. They never had dish and only had Spectrum internet, never cable. They were charged $50 for removal and six weeks later the dish is still on the house. Also an image from google shows the same dish has been on the house since 2011. The house is on Mariner Cove and make sure the dish is removed so you are not charged. read more

This is the second time I am leaving a review for this AWFUL company. The first time was due to not having a shower for a month, and their crew members leaving roofing material and literal trash blocking my driveway and in my yard for three days with no contact information. NOW here I am, a month later, my water heater leaked and flooded my garage. We turned off the hot water, and placed a work order, their website claims it's not emergent, so we got in contact with a manager of maintenance (have his number from the last time they screwed us) and he told my husband he would change the work order to make it emergent, and that someone should be in contact with us that day. FOUR DAYS LATER, I have not heard from anyone and have not seen anyone to replace my water heater. I HAVE BEEN WITHOUT HOT WATER FOR FOUR DAYS WITH NO END IN SIGHT. THIS IS ILLEGAL. Tricon - I urge you to contact me directly and to not advise me to call your line because that is what I have been doing the last 2 HOURS. This is absolute bullshit, and my attorney will be getting involved. read more

It has only been a couple of weeks since renting from Tricon Residentials. The rental property is well taken care of and clean. There were a few things that needed to be fixed prior to us moving in, the superintendent (Roverto) responded quickly and resolved all the issues without a delay. Okay thanks for responding on my previous comment. But you only mentioned cosmetics before move in, how come trash and dog poops from previous tenants weren't mentioned here? There were trash a lot of trash underneath the deck. And I the new tenant had to clean it all up. Couldn't even reach it to clean it. my dogs got attracted to it, took some of it out and I had to throw it all in the trash and until now there's bunch of trash under the deck that I still couldn't reach. Those are food trash, could have attracted the mice also. Moved in December and mice was seen February. Still paid rent even March even when dealing with it. Miscommunications with vendors too and almost poisoned my dog. Literally just moved in and there's holes everywhere where the mice go in and out. Tricon maintenance told vendor (R&R construction) to put rat poison unauthorized, Clark Pest Control can vouch for that. read more

Tricon residential is by far the worst property rental company I have ever dealt with in 8 years of renting with 5 different property management companies between TX and CA. My wife and I moved to Sacramento in late June 2022 from Orange, CA and we were not able to tour the home before we moved in. We did a virtual tour but that's it. After we signed the lease they told us we had to start paying immediately even though the home was vacant for 4 months before we moved. We still had three weeks left in Orange because of the move. They had the property listed for $1,999 in the beginning of March 2022 and within two months they drove that price up to $2,269. They said the price was adjusted due to market conditions but that was bs because there were other homes around $2K that were comparable, but we had already signed the lease. Upon arrival the yard was a mess, there was a raised planter in the back that was filled with kitty litter and poop, there was an exposed 220V wire in the backyard, the garage door did not have the correct spring, the garbage disposal was clogged, the utility sink in the garage was cracked and would leak, there were dead flies and dust all over the floors. This place was atrocious. Oh yeah and it was the smallest kitchen imaginable with no dish washer. Sac gets hot in the summer and the AC would run, cool down the house after about an hour and then as soon as it shut off, hot air would pour in from the HVAC system and get the house hot again within 30 minutes. Our electricity bill in peak summer was $200 a month. Crappy insulation. On top of all of this, there were two extra trash receptacles and I tried to contact the city because our trash bill alone was around $90 a month, but the city said the landlord had to call to remove them. I contacted Tricon to remedy the situation and it took them 3 months to finally get it done after more than 6 attempts. I had to call corporate and complain. After all this I was paying around $2700 a month because of how inefficient this house was. It was built in the 50s but they should have listed it for $1799. That would have been fair. They locked us into a 14 month lease which I never heard of before. Ridiculous. When it was time to move out they sent us a letter asking if we wanted to stay and provided new lease terms that were 9.5% increased! We found a place across town to move into 6 weeks before our lease was up and we decided to pay double rent because that's how bad this experience was. It hurt the pockets but was so worth it to get out of that hell hole. We spent 20 hours cleaning that place including the yard, made it look spectacular and they ended up giving us our whole deposit back. It was well deserved. I made sure to record the superintendent that did both walkthroughs with us so I could capture everything he said. I didn't have to use it though cause we got the whole deposit back. We made this house way better than it ever was! A day after we moved out they listed the place at $2,499! My wife and I laughed so hard. I just checked and they dropped it to $2329. There is no way someone will rent for that. We got into a new place for $2300 and it's so much better in every way. Oh yeah, this place was considered a smart home because they put some digital lock on the door that you could access from their sub par app and you could also turn on your AC remotely. This was far from a smart home. I want to add that they did take care of all the issues that I have listed off so whoever moves into that place will not have to deal with all of these headaches. The neighbors were really cool and neighborhood was quiet (Except for daily fireworks). I would not wish this place on my worst enemy. If Tricon was better in the very beginning and I didn't have to deal with all this crap then I wouldn't have torn them to pieces, but they asked for it. Stay away from this company. All employees are sub par and their corporate office is located in Southern Orange County. If I could I would give them negative stars. STAY AWAY!!! read more

Loves collecting the fees for tenant screening but continually raises the rental price for weeks well with multiple applications

I've been renting with Tricon for almost a year now and recently had to move due to a roommate situation. The company has been very helpful throughout this process and I would like to specifically mention their rental agent Shanna. Shanna was beyond helpful when it came to finding me a new rental home. When I asked her to keep an eye out for a house that met my requirements she did not disappoint; she always kept me updated on houses that she had availible. I truly appreciate how helpful she was and cannot wait to move into my new home this week. read more

Renting from Tricon was easily the worst experience if my life. We moved from Chicago all the way to Reno, NV... so we got the only house that we could with a backyard because we have two doggies. But it is going to cost us $720 a year for our pets. Also, we were charged a "smart home fee" since the front door had an electric lock... but the other features like remote control of heating and air conditioning (which the house didn't have... in the middle of the desert) did not work. So we paid an extra fee to have a code on our front door. The house was maybe worth $900 a month but they nearly doubled that per month, but on top of that the maintenance speed was horrible. Myself and my fiancé did all the work ourselves and sent the bills to the company but still haven't received any compensation. Here is an example: a fence post broke and one of my dogs got out. We called and put in a maintenance request but they said it would take 7 days for a third part company just to come look at it. Really!!?? I have two dogs that go outside all the time! I can't have a hole in my fence for 7 days, so we ended up fixing it ourselves. The house was rented to us having centralized heating and cooling, but when we finally made the journey across the country, we found out that "central AC" was just a small window unit in the living room. Overall, we had a horrible experience and are glad to be done with this company. Would never recommend and would give ZERO stars if I could. read more
