George and his team managed my rental house near the University of Miami for over 2 years and dramatically assisted in preparing the property for sale this year. From 3000 miles away from me, he controlled every aspect of property management, from payment of all bills and expenses, rent collections, repairs, improvements, detailed ledger management, and monitoring the property (these were fraternity renters!), for a very modest and reasonable fee. TO BE AVOIDED AT ALL COSTS! Trident is a bunch of buffoons starting with their CEO, one Jason schoenholtz, and it extends all the way down to its building manager supervisor, Judith Rangel and Therese Elkins. They do not return phone calls and if they do it's a week later instead of the usual 48 business hour turnaround time. They do not take care of the building as they're being paid to do. On top of that they have sloppy bookkeeping. They cost our association on late payments to our insurer. To wit through Trident's mishandling of insurance premium payments they cost the association over $1000! And when confronted they refused to acknowledge or reimburse us for their blunders. Moreover, misapplied homeowner fees posted to the wrong accounts or not even posted at all! And their real estate agent. One incompetent Alfredo Porto who has rental prospects come over AND HE DOESN'T EVEN HAVE THE RIGHT KEYS!!! The prospects were absolutely pissed and I don't blame them one tiny bit. I blame Alfredo. As you can see the whole lot stinks starting with Jason and going all the way down. Don't take my word for it. If you are considering renting ANY property involving Monique Freitas or Trident Management (including their representative George Zamora), please read this. I paid $5,025 to lease 720 Meridian Ave, Unit 5, a unit that turned out to be actively flea-infested on day one. I never accepted possession--because it was impossible to physically live there. My service dog and I were put at immediate risk. Monique Freitas withheld the lease for days, despite repeated requests, and finally sent it around 8 PM the night before move-in--then text-bombed me through the signing process. In those texts she admitted fleas were "really bad this year" yet failed to disclose that this specific unit was already infested. This is documented in my DBPR complaint. When I refused possession after finding live fleas and flea dirt throughout the unit, Monique and Trident pressured me to move my belongings inside anyway, attempting to manufacture a false appearance of possession. This happened even though I am a service-dog handler and they were fully aware of that. Trident and its representative, George Zamora, repeatedly claimed that "treatments were done." My videos show the truth: they fogged ONLY the bathroom, shut the door, and left the entire rest of the unit untreated--with live fleas everywhere. I documented this and submitted it to the state. For over two months, I was displaced into hotels at my own expense while they wrongfully withheld my $5,025, refused to provide real pest control, and stonewalled every attempt to resolve this. Even basic transparency--like confirming who was entering the unit with keys--was denied. Unauthorized entries occurred, and several of my belongings went missing. The conduct I experienced from Monique and George meets the definition of: * Misrepresentation * Concealment of material facts * False promises * Dishonest dealing * Culpable negligence * Wrongful retention of funds * Failure to deliver a habitable property All of these are violations under FS §475.25(1)(b) and were filed with DBPR. This situation caused significant financial loss, ongoing displacement, emotional duress, and a complete disruption of my life--all because a unit was delivered in uninhabitable condition and the professionals involved refused to act ethically. If you value transparency, honesty, and safety--look elsewhere. This experience was one of the worst I've ever had with any real-estate professional or property manager. read more

A particularly disappointing experience with this company as one of their principals is someone we had worked with in the past and who knew our property and what we needed. Before it gets lost in the list of problems we had with Trident, we had one bright spot and that was Therese Elkins, who wasn't even one of our managers, but was the only person we could reliably seek out for relief when all else failed. We spent lest than two years with Trident and had to change because they did not seem to have time for us or the interest in helping our association address the issues we expressed in so many different ways, were important to us. in 18 months with Trident, we were assigned 7 different managers, most of whom were abysmal at best and who seemed more concerned with distancing themselves from the failures of the previous manager, only to add more failures for their subsequent replacements to try and sidestep. Our contract required a visit from a manager at least twice per month, but if we had 15 visits in the 18-month span, that would be a generous estimate. We had violations that went unaddressed or simply not followed up on for months, so violators simply ignored them. We tried alerting them that they were failing at providing the services we were paying them for by having our attorneys send them a certified Breach of Contract notice, and it took them six months to even acknowledge the notice. As soon as Albert sold a unit in my building for a record amount, I knew I wanted to work with him! But I had no idea all the added benefits that would come from that decision. When the market took a turn and I decided not to sell, Trident managed my property effectively for years (this after way too long with nightmare property management situations). It was such a winning combo to have trustworthy management when I had a renter, and then have a top-notch real estate broker there to bring in great new renters when needed. Later on when it was time to sell I was so thankful I had Albert in my corner. First off he's just a really, really nice guy (didn't know that would matter so much, but real estate can get tricky so it really does!) and on top of that so responsible, ethical and skilled at what he does. My sale would've fallen through if it weren't for him looking ahead, predicting potential pitfalls and getting everything into the contract in black and white. Terrible, borderline fraudulent company. I recently lived in a Trident-managed building and I'm shocked that Trident is an active company. I knew this would be a bad experience from the minute we were hit with surprise egregiously $200 move-in fees, which are currently being withheld with zero evidence. Other than that, there are weeks between emails, poor communication, and an overall shady approach to doing business. It's a shame that such a beautiful city such as Miami is tarnished by dubious companies like Trident. Where is the leadership? read more

Trident Real Estate has been our HOA management company for about 4 years now and even though our association is small Jason and Sally treat us like we are their only client. With other management companies just getting a response took a week or more, much less action on an item of interest to the condo owners. They are very responsive and when an action item is named they complete it and send us detail of the action taken. These guys really get it! read more

Anna was a stellar real estate agent! With about 4 weeks before relocating to Miami from Madrid, I was looking for housing in South Beach & Wynwood (as suggested by a friend). With this being my first time executing a long distance lease and since I was wrapping up my Master's degree program at the time, you could only imagine how stressed out I was! I leased a condo managed by Trident Real Estate for 2 years with my point of contact specifically being George Zamora. Of course the property management company works for the owner and tenants usually only have reasons to complain. I can tell you though that I have never worked with a more professional property management company. Moving in, everything was organized and any imperfections in the unit were carefully noted for my future move out. During my time in the unit all repairs were handled promptly. Upon move out everything was again handled professionally and my full deposit was returned quickly. Of course the other factor in these relationships is the owner, but I am confident Trident would not work with an owner who did not want to do everything in an ethical manner. I would not hesitate to rent a unit managed by Trident again and if I am hopefully in the position of being the landlord in the future would not hesitate to hire them to manage my property. read more

Where do I even start, this company is the worst I have dealt with living on miami beach which is pretty hard to be considering everyone down here lacks any sense of urgency. Anyways, Trident took over my building as property management, at the time, we had undergone electrical work in which giant holes were made in many of the units walls. The hole was in my bedroom and by giant I mean 8 feet by 6 feet, leaving wires and debris exposed. This was left like this for 4 months. I even got fleas in my apartment because the electrical closet downstairs was infested and they traveled up. They finally did a halfway job and put some sheet rock up. It has been 8 months and still nothing fixed. The only person I talk to is Jason's assistant who can't give me a straight answer because I'm sure she doesn't know herself because she is not in charge of that. I have shocked myself three times on the exposed wire. Trident is the worst to deal with and its obvious they don't care about the residents living in the buildings they manage. I pay 1250 a month for a small one bedroom, that is not cheap, and I continue paying rent despite what my wall looks like. I advise everyone not deal with Trident, in fact my best friend recently move to south beach and when she went to sign the lease and put down the deposit on an apartment with Albert who was very nice but I told her about the troubles I had with Trident and she immediately backed out. BE AWARE OF THIS COMPANY!! especially with George Zamora, i rent a unit with him in the address 1521 Jefferson ave unit 4 , and the first night when i turn on the A/C was a electric explosion AND THE ELECTRICITY NEVER WORK AGAIN, then the BATH WAS COVERED , the water did not drain, and was COCKROACHES everywhere, he never answer the phone for help and i need to sleep like this all night, then in the morning i need to go to the office to finally to contact him, to told him the problem and that i want my money back and cancel the lease because the unit is inhabitable, because the services of first necessity don't work. So he say the he need to talk to the owner and the owner was in a "personal travel for 5 days in a mountain with out signal" then pass the 5 days he told me that he will be cancel the lease and return the money when he rent the unit again, but he will discount the days until he rent, it means that i can leave in the property because is inhabitable to live and also he has the key from the unit. and i need to pay the rent for the days that the owner was in vacation and also for the days until the property rent again and he will rent the unit with the same inhabitable problem and the next tenant would have the same problem and he still get pay for the property management of the unit and the commission of the next rent, i will be reporting this in all organisation i need because i can't let this keep happening, i don't thing this is fair. read more

they are a real nightmare. they do absolutely NOTHING for your property. they do not post or track payments. they monopolize all aspects of your property and make you lose control of what's going on. forget about asking for anything, they are going to keep you around and round for weeks without giving a straight answer. recurrent payments like utilities or insurances are going unpaid constantly. I have known Jason Schoenholtz since 2009, when I was asked by some of my neighbors to join the Condominium Association. After seven years, and five of those acting as President, I can tell you that working with him is always a great pleasure. He was always our go-to person whenever our manager didn't have the answer, but we were also fortunate enough to have him manage our building in between managers and the ease and efficiency with which he approaches everything really shows in the results he produces for our community. My BOD were such fans that when he chose to move on and founded Trident Real Estate, we felt so strongly that we also moved our business over to them and have had a great experience with the entire Trident team since then. We submitted an offer for a rental apt last Friday and immediately were asked for some atypical $200 fee for some additional background check and explanation that this fee is to satisfy the actual owner's criteria.. Regardless of the condo association background check which would cost another $200 at a later time? I made a mistake a trusted them as they appeared as a well established business therefore I submitted the payment in person and was told on spot by Albert that I'm the only offer for the apartment, therefore they will get back to me very soon... After they received my payment I did not hear back with a decision from anyone from Trident Real Estate for a week! In mean time I did tried to get in touch and follow up trough my third party agent. However I received only irrelevant answers such as Albert is out of town ..? After that the excuse was that the actual owner is a busy nurse working at a hospital and can not make a decision yet ? Neither anyone can get in touch with him etc.,,? A week passed by and finally after I emailed Albert I finally got an answer that the owner selected another offer and a apology for the delay ? I WOULD HAVE NO PROBLEM whatsoever with the denial of my offer if the answer was professionally received in a timely matter... Although they either decided to drag my offer for a week and by wasting my time they waited to see if they'll receive better offers in mean time or maybe it was all about the non-refundable fee ? I can never find out for sure.. However I'm looking forward to see if this Apartment listing gets removed from the rental listings soon as the agency claim that the owner finally made a decision and rented it out today to a better offer / candidate resulting in my denial. I really hope this is the case as only than I can accept the loss of my time and money. read more
