The man had said his boss had called someone else the n word. I sat in silence as he and my manager had a good laugh, things got very awkward. From that day on me and my manager had a pretty stressed relationship after I had expressed my feelings of the whole situation. I will say I should have gone immediately to her boss to inform them but I decided not to because she asked me not to. After a couple months she ended up letting me go and when I told our boss what had happened they acted as if it held no significance. There was one complaint from a tenant that the management were singling them out over race and when I brought that up to my manager it was also swept under the rug. This happened a couple years ago but after finding out there had been no change in the employees there I think some people might find this information useful when looking for their new home.

The fitness room has been broken and inoperable for almost a year now. They keep claiming they are upgrading and fixing the machines, and yet nothing is done. They raise the rent every single year, even though they do not offer the amenities they claim to. The front office staff is rude. I honestly hate having to ask for anything. They constantly send out notices to everyone threatening to make us pay more for garbage if we don't recycle or threaten to tow our cars if we don't move them every three days. God forbid your mailbox key breaks, which costs $25. The hot tub is never hot. We actually call it the moderately warm tub. If you're at all late or a little bit short on your water payment, they will threaten to evict you. Even though I pay my rent on time every month. The one month I had a medical emergency and didn't have my water payment, they literally threatened to evict me. I had to work a day while seriously injured just to keep my housing. The 2.5 stars are ONLY for the maintenance staff. They are awesome. They are fast and kind. They always respond quickly and do a great job. I will say it's the best maintenance staff at a rental I have ever seen.

After living in the Pioneer Ridge Apartment complex for 4 years, our daughter and grandchildren are…read moreat their wits end. For over 3 years, she has complained about her upstairs neighbor. This woman has 5 children in a 3 bedroom apartment as well as her rotating boyfriends. They have multiple pets, (2 cats and 2 dogs) which is against the lease. And the kicker, they put the animals out on their balcony and they use it as a bathroom. The urine runs down the walls and drips on my daughter's patio, her outdoor furniture and my grandchildren's toys. Additionally, the apartment has mold. They made my daughter sign an "amendment" that states she understands there is mold and it is her problem to deal with it. She has brought these issues to the attention of the property management company over and over again. All of these issues, as well as barking dogs, yelling people and loud noises which go well past 11pm, kids who hang out the upstairs windows and throw stuff down, banging their car door into our daughters car (their car is red, dings in daughters white truck are red and on same side) and throwing cigarette butts all over the property. The Sheriff has been called, yet still this woman is doing the same things. Do not rent ANY property that is (un)managed by this company! Their staff is rude, they are not helpful and unresponsive. It is pathetic that our adult daughter is now seeking help from her parents, the law and an attorney. We reached out to Income Property Management and spoke to Jason Roderick, the IPM portfolio manager, as well as sent multiple emails to the property management company and onsite manager. Jason was less than helpful, rude and condescending. He disparaged my knowledge of landlord tenant law as well as my intellect. Without having any information about my background, knowledge/education, and prior ownership of rental property, he made a vocal assumption that I had no clue about the stress of the laws he, and the management company, are under. After being persistent and speaking with multiple people this week, the onsite manager finally sent maintenance over to power wash my daughter's deck. Only to have the animals do the same thing overnight and the deck and her furniture are again covered in animal urine. The actions of this tenant are ruining the buildings and grounds. It is creating a health hazard. Our daughter has been bringing these issues to management for FOUR years, prior to covid. Currently, they are hiding behind that excuse. The reviews of IPM on google and Yelp all say the same thing-they DO NOT deal with issues. Multiple news stories over the past couple of years (KOIN, OPB) show just how bad IPM is and how they ignore complaints from tenants. They are slum lords.

I'm upping the review to 4 stars because of it. wish I could give zero stars honestly. I applied at this apartment online. DO NOT USE THEIR ONLINE PORTAL. I was informed AFTER I filled the application and sent in my $41.95 application fee (they charge extra to pay online) that they have 'no access' to the online applications or money so I would have to come in and apply in person. Fine. It is hard to find housing. But TO THIS DAY MORE THAN A MONTH LATER YOU CAN STILL APPLY ONLINE. They will take your money and NOT return it. I came in the next day with a $35 cashiers check from my bank. They don't take cashiers checks. So I came back the next day with a $35 money order. I provided documentation from the beginning from a women's services group because I am getting out of an abusive situation so they were asked not to contact my abuser. After a few days, they called saying they can't accept online pay stubs. Only physical pay stubs. Well my job doesn't provide that. In fact, the last 3 jobs I've had haven't provided that. It's all online. They told me that was illegal and I would have to figure it out. I got accepted at another apartment with ease with the same paperwork. I called about the refund. Jan was very rude. Her supervisor then spoke to me and informed me 'it's just $35. It's not that big of a deal.' So Jan, the 'manager' there, called to inform me that they had mailed a refund check of $35 (NOT the 41.95 I paid electronically. I expected to forfeit the money order) SHE MAILED IT TO MY ABUSER!!! This is wholly unacceptable. Now he knows the area I was apartment hunting in. I wrote a strongly worded but respectful email asking to be contacted about reimbursement and haven't heard back in days. I will be contacting my bank and notifying them of the fraud. This is insane. DO NOT RENT HERE!!! I lost $76.95 PLUS almost a month of valuable time when I should have clearly been looking elsewhere. They were incredibly condescending in telling me 'no one else has a problem applying so...' The photo is Jan's condescending email telling me I would have to figure out the online refund on my own. The other is where you can clearly see 'HollyAcresRent' was deducted from my venmo account. UPDATE: I got a response from Jan today basically talking down to me because I won't provide her my new address but I can come pick up my '6-7 dollars' if I really want it. Honestly disgusting behavior. Belittling me for wanting my money... no matter how small the amount... and then continuing to talk down to me because I won't provide my address when you clearly have no respect and would possibly provide it to my abuser with no thought. I don't have the check, Jan. You mailed it to my abuser. Maybe send him some more of my money. I have requested Jan's supervisor's information and have been ignored. Still no refund.

I most times avoid talking to him because he doesn't know how to deal with people or talk to people makes you wonder how some people got into management. He kind of talks down to you and is rude, and is very abrupt at times. He makes you feel inadequate and like you do not know anything. He always looks to see what your doing very nosey. One time he followed me in his car to the entrance even though I was going the speed limit and not driving fast or abruptly. He once talked down to me because my dogs accidently walked in the flowers and the Manager claimed I was just standing their watching my dogs but I wasn't I told my dogs to get out of the flowers. The Manager was like I planted the flowers for everyone to enjoy. Ever since then I avoided walking my dogs by the flowers. The Manager could have said it nicet like hey can you please not walk your dogs in the flowers we took a lot of time and work to make it nice for everyone. The Manager once yelled at my husband when me and my husband when we had a fight saying he was going to call police and said this wasn't the 1st time people complained but no one complained and if they did how come no one said anything. So I think he was making things up. I admit we shouldn't have been yelling so loud but I heard others be loud to and nothing was said to them. But really call police?? instead of being like saying hey can you keep it down and not yell because there have been some complaints would be a more respectful way of saying it and be more sympathic because my husband just got in a car accident. Not yelling saying don't test me and saying he will call police. Police would have just said keep it down and not done a whole lot and just took the complaint that's it. Then when we had a problem with our door lock getting jammed the Manager was being rude about it to us. I mean there is a way to handle situations and talk to people in a respectful manner and to treat tennants nicer and respectfully. Not be yelling, be rude, and talk down to people and not be approachable. I see a lot of people moving out now and wondering if manager is pushing people out. Our neighbor always claimed people were in her apartment but I always wondered if she made things up. The police were always going in her Apartment. Pool is suppose to be heated but it's cold. I sure hope it's heated in the winter. Pool was really dirty one time needed cleaning. I do like that it's better washer and dryers then my old Apartment and gas dryers are nice. I wish it was card laundry instead of quarters or had washer dryers in apartments or hookups. The maintenance seems to take care of things right away so at least that's a plus. The Manager and maintenance live on site. The lady manager is nicer then the guy manager. I once lost my pool key and she was really nice about it and gave me a replacement key. I often am afraid to talk to the Male manager because of the fact not being approachable and being too abrupt and talking down to people. It's just not how you handle talking to people you can handle situations apporiately and respectfully and like a good manager would. There is not enough grass areas to walk my dogs is the other dislike. But yeah the rent is a lot cheaper then my old Apartments and most apartments and the Apartments are nice for most part. I don't like the electric stoves or the small fridges in apartments. So there's pros and cons to the Apartments.
