My experience with two 20 property (I won't say management because that was non-existent) is awful and over the trail of 3 years of renting. There customer service is absolutely horrendous, I am pretty sure no one there knows how to work with people. They are scammers, they scam people out of money by charging the tenants things the owners are supposed to pay for. They are unreliable when something is wrong, you call and call and call and then they will send someone over to fix something with duct-tape. The owner, Ben, needs to be more involved in his tenants and what is going on in his business rather than let his staff call of the shots and treat tenants with no respect or decency. They WILL find something to take your deposit, SAVE YOUR MONEY and DO NOT rent from them. When our lease of 3 years was up, they did not cross check the move in report, we as the new tenants filled out, before they gave us our move out report trying to say things like, "uneven tile in the bathroom." Do not even begin the process to rent from these people. They lied to me on 3 separate occasions. First, they told me that no one had an application on the place we looked at, they did. So under that false information, I begin the application process (application costs $40 per applicant). My GF and I were both going to be on the lease, so I explained to them how I was the only one entering an application until we had confirmation of the place we were renting to avoid being charged $80.00 when $40 could suffice. Lie #2 was that they would not charge for the application fee unless we had the place. And the third lie, was a few days later on the follow up. I called to confirm our place and was told we had it and that my gf should apply for the application then. Fast forward 2 days. They've charged my account $80 and have a contract on the place we wanted. I inquired on 3 separate occasions as the status of the place we were looking to rent. Each time, I was lied to and was coerced into beginning their application process. When I confronted them about misleading me, their words were "we didn't steal your money." I never once mentioned stealing anything. Their response was that our application is valid for 90 days for any of their other properties. Here's the kicker. That was the only property they manage in the town i live. At least if you're going to bait and switch, have properties to actually switch. Shame on you! read more

Absolute joke of a rental company. was with them for 10 months and found so many issues with the apartment, and the company themselves. Neighbors were loud and annoying, but they never did anything about it. Lied about the quality of the apartment, windows would not properly close, fuses would short out, even the bedrooms lights would flicker if another light was turned on. The house had torn up carpet and damaged walls, and I am being accused of it. They won't return any emails, phone calls, texts, or even direct visits. Twice they lost my rent check and accused me of not turning my rent in, until we viewed the cameras, then it was a different story. They randomly proceed to raise rent and not explain why when questioned later. I filed a complaint on a neighbor about the smell of pot coming from their apartment, and they came to my apartment accusing me and my roommate of the smell. I forgot some clothes in the apartment when i moved out, and they proceeded to lock the door after notifying me, not letting me get any of my stuff, and threw it all away without a second response. If you want to be absolutely scammed out of money, this is your company. They'll drain you of anything you have. UPDATE: 2 Weeks later and i was finally able to get ahold of them. Aside from them laughing in my face and the literal managers calling me and my roommate "childish" and that they won't deal with "children", they proceeded to hang up on me. They said they have been purposely ignoring us and avoiding all contact with me and my roommate. We told them we have proof of the property's quality before we moved in, and they told us they don't care. So, if you want to be treated like a child, Two20 Property is your go to. If I could leave a negative rating, I would. Two 20 Property Management is an unreliable business with a shady owner/manager who lies constantly (said he would deposit our tenant's check that week - two and a half weeks later it is still not in our account), ghosts phone calls, seems to always be in meetings, the staff can't help with anything and passes all questions to the owner - who in turn, NEVER gets back to you. Do not do business with this company. You will regret it. We do. There is a far better company available in the region - Copper Nest. We never received our last tenant's check either and 2-20, refuses to do anything about it. It is easier and cheaper to just manage your own property, than use 2-20. My experience renting from Two 20 was absolutely terrible. My roommate and I paid top dollar (for the Butte area) to rent an updated apartment unit that had new appliances, however, when our refrigerator broke, we had to fight tooth and nail with Two 20 to get it fixed and went without a refrigerator for OVER A MONTH. We had to threaten a lawsuit before they got someone to come and fix it. Just additional info, the repair only took 15 minutes. When we moved in, we noticed that the sealant on multiple window panes were gone, so the windows were incredibly drafty. We were paying around $250 a month in the winter to keep our small, two bedroom apartment at 60 degrees. We asked Two 20 to come and re-seal the windows, and they lied to us and said the property owners would not pay to fix the windows. We later found out that the property owners were never notified about the window problem. Two 20 would not maintain our common areas like the porch, yard, and garbage area. See the photos for the filth we lived in for a year. We asked Two 20 to dispose of the trash and furniture in the common areas, but we were ignored and the trash was never removed. The property owners were also never notified of any trash problems. Along with the major problems listed above, our mail was always stolen from our mailbox, and any packages that we didn't secure within an hour were taken from in front of our door. When we asked Two 20 for help, they told us they would not install a lockable mail box that is standard for an apartment complex, so we had to halt all of our mail delivery for the last 7 months of our lease. We completed a walk-through with the property owners on July 31st and were not given any notes of additional things to clean or fix, but still have not received our security deposit from Two 20. They legally have 30 days to give us our deposit, so I am sure they will wait 15 more days until we threaten another lawsuit. Do NOT rent from Two 20. They will happily take your money, but not provide you with a clean or safe place to live, and will not help you if you have any problems at all. Dakota Reitan and Ben Cannon will continuously lie to you about the progress of repairs, and do not act as a mediator between renters and property owners. Two 20 exists purely to make a profit and screw over their renters and property owners. read more

I would not recommend this rental company. I see why people in Butte avoid rental companies and prefer renting from private landlords, based on how we were treated. They tried to make us pay water bill that wasn't ours, I contacted the water department to make sure it was not my bill, and it in fact wasn't, it was the owners. But was told by Ben that the owner of the property wasn't budging and we had to pay a portion of the water bill... he even told us in a threatening email that they would "take us to court and win" and we would have to pay all legal fees as well if we did not pay it. I brought him copies of our water bills, the form that was given to us from the water department that the water bill had in fact been switched into our name by the date Dakota told us in an email (I even forwarded the email to Ben) but NO they are always right and they have tenants at a huge disadvantage because they can rack up late fees and keep your security deposit, so of course I paid the water bill even though it was NOT mine! After this we decided to purchase a house because we have never been treated so poorly by a rental company and did feel comfortable staying with them... I was told if I found tenants to take over our lease that we didn't have to pay a fee for breaking the lease, that was a lie, they charged us $150 and they did absolutely nothing. We showed the house, kept in contact with the new tenants AND made sure the house was clean and ready for them and gave them the keys... they even had to pay an $80 application fee and a fee to register there pets on top of that! They will scam you out of money. I didn't really believe the previous negative reviews because I felt that many times tenants complain when they are actually in the wrong... but I'm telling you that is NOT the case! I never write reviews because I honestly don't usually care, but this situation is so annoying. They're polite people, but let's be real, anyone can be nice. I came into town because I'm on a job contract for a short 3 months. Litterally the moment I moved in, I've had forced walkthroughs of the place I'm renting. They don't provide any compensation and don't care about the people living in their space. They only care about money, which is why they are nice to you. They say things to keep you from getting royally pissed off, but won't do anything about it. Out of all the places I have been, this has been the worst. No other places will take me because I only have a month and a half left and they are looking for more long term placements. So I am stuck here, and after knowing that they are doing more and more walkthroughs. I can't wait to get of here. Also one of the walkthrough realtor/manager people came into the place and rubbed her dirty shoes on my rug, and even said things like, "Smells like mildew." Excuse me, but aren't you trying to sell this place? Everyone knows that doing many walkthroughs in a place where people are already living in and are unhappy about your constant company; you're not going to sell it. Montana is beautiful, but my experience here is ruined by having to deal with this my whole contract. I hope one day they will understand what they are doing, and care about the people that live in their spaces, rather than just caring about their own business. read more
