Horrible service from start to finish. This was the buyer's choice of title company, and what should have been a straightforward closing turned into us managing every detail. We spent weeks chasing updates, confirming they had documents they were already paid to handle, coordinating timelines, and repeatedly asking for paperwork that should have been provided automatically. Days before closing, they could not even locate our file, leaving us scrambling to get everything completed. We were pressured to pay additional legal fees to resolve a title issue that was not ours so the sale could close, yet the paperwork we paid for still was not available at closing. The communication, organization, and professionalism fell far below what anyone should expect during a real estate transaction. The customer/client service with this title company was absolutely terrible! There were so many issues that it is difficult to list them in their entirety. We were the sellers in our closing transaction and would not have chosen Two Lights Settlement, but the decision was the buyers. The only satisfaction we can get from our experience is to write a scathing review and hope others listen and take heed to our warning. The communication was non existent most of the time and was initiated by my husband or myself. Calls were not returned in a timely manner and often times we were left on the eternal hold button! The worst part of our interactions and transaction proved to be very costly and not in our favor. Our lender sent documentation for Two Lights to review and follow precise directions as to the disbursement of funds. They did not read a three page document and that proved to be a costly mistake for us. We felt they were the experts and we relied on the expertise and legal knowledge to guide us through to a smooth transaction. This was not the case! We spent months after the closing to get answers as to why the release of our mortgage was not recorded in the registry of deeds. Finally after exhausting and frustrating efforts we determined that Two Lights did not pay off a particular requirement of our loan. We discovered the costly error, pursued a resolution and had to deliver a personal check to Two Lights immediately. When we spoke to Kerry to clarify what the issue was he informed us of a paragraph in the documents we signed dissolving Two Lights of any responsibility for financial mistakes made and monies owed in transactions! We feel this Title company is not to be regarded as a trusted and responsible handler of any important legal or financial documentation. read more

Terrible experience from this company, tried utilizing for a very basic transaction which consisted of land purchase, seller represented by her attorney, cash sale, communication was terrible, 3 days before closing was to take place, they called to say they couldn't finish the closing because the seller would not sign documents, sadly most of the documents they wanted to sign did not even pertain to this sale!! They left us scrambling to find a solution 3 days before closing!!! I reached out to the owner Carly Joyce, (who is also an attorney) last night and left a message for her to please call me, this morning I also attempted to reach her, she never even had the decency to respond! This speaks volumes! Please, do yourselves a favor and steer clear of this place, although they may be ok with realtor transactions, it's clear they had zero knowledge of what they were doing with someone represented by an attorney.... We had no choice but to reach out to an attorney to help us. Such a simple inexpensive task is now becoming absurdly expensive due to their negligence!! The documents they needed signed aren't anything to do with the law, it's their own policies....None of which we were ever made aware of....Run! Run to a reputable company!!! read more
