MY NIGHTMARE with Damian Gerard's Unethical Tactics ‼‼
Moving is already an incredibly frustrating and stressful experience, but the added strain of an arrogant and unethical agent has made it completely unmanageable. I am writing this detailed review to warn others about the manipulative, arrogance, and highly unprofessional tactics of Damian Gerard.
1. The Long Game & Aggressive Solicitation: It began in 2024 with an unwanted, unsolicited phone call after I searched for homes online. For over a year, Damian used relentless persistence, constantly calling and texting with a smooth "how you doing" attitude. Before we ever met in person in October 2025, he repeatedly pressured me to "lets just see what's out there."
2. Arrogance and Changing Attitudes: When we were finally ready to interview agents in February 2026, Damian invites to our home for the first time. He strolled through our home with an noticeable arrogant attitude, telling me it was "dated" and that we had "a lot to do" to be market ready. When he presented his contract, I explicitly told him his terms did not work for us he asked to readjust. He did a minimal shift but ultimately I told him that we were choosing a private approach to sell our home that a better fit our needs. This pissed him off!
3. April I convinced my husband to let's continue to work with him on our search since he had been so easy going. During this phase is when things started to really fall apart inclusive of areas searched, homes, recommend and only afternoon availability to show.
4. Dropping the Ball on Critical Contracts (Breach of Contract): End of April, our house was under contract to sell, and we needed to find a replacement home within 60 days, by the end of June. When we finally found a property early June 4th and had our offer accepted, is when Damian begain to move differently and the breakdown of his professional duties materialized: He failed to send our contract to the Title Co on two occasions after I reminded him it hadn't been done. I called to send wire and was informed they hadn't received anytimg from either side. I had to personally send the contract and rush the earnest money over because Damian's negligence had technically already put us in breach, outised the 5 days specified in siad contract.
5.Reliance on Text Communication ONLY for a 2 Hour Deadline: After that first house fell through due to inspections, we found another home we loved that had been sitting on the market for over 110 days. When the sellers countered on the second property, Damian failed to call us to discuss the counter. Instead, he blindly sent me a text message saying "You wont get a deal, you have to pay what its worth". Annoyed by this message By the time I saw the final text we had less than 10 minutes left to respond ,there was no negotiation and added commissions on our end to be paid before Two hour deadline expired. On a Critical Negotiation Day when we are waiting for a counter Offer not ONE PHONE CALL ALL DAY!!
6. HOLDING Us HOSTAGE for $5,000‼ At this breaking point, I requested to terminate our relationship, offering to transition to a brokerage transaction just to compensate him fairly for his time. Damian completely ignored my multiple requests to sign a termination agreement. Instead, he sent a threatening text reminding me that our contract doesn't expire until September. Damian KNOWS OUR HOME IS SOLD and We MUST move!! Because he is both the Broker and the Agent, he answers to no one. We had to involve our attorney, and Damian is now demanding $5,000 cash just to release us from the contract. At posting of this He has ALSO REFUSED to an more than fair compensation of 2500k when we Close on a home found he had no part in or 25% referral Fee on one he previously gave us acess to for his time in mediation with the Realtor Board to resolve. He's insisting on 2500k today without any deal in place and a Referral Fee.
All homes I found on My Own without his recommendation! All he forwarded NO GO!
The Bottom Line Damian Gerard uses a patient, smooth front to lock you into a contract, only to deliver breakdown in communication, missed deadlines, and arrogant service when your money and timeline are on the line. Be incredibly careful who you trust. Avoid this agent at all costs!
