The apartments are great and most of them look over the gorgeous pool. Everyone who lives here is so nice. The problem is that management is I have no choice but to tell you incompetent. We receive emails and they post signs that are so passive aggressive they refer to fines and breaking the lease and the consequences but good luck if your washer or dryer goes out, or you need customer service from the office staff. The office staff actually said oh no when my caretaker went to thank Ruth for getting us a new washer dryer after I had spent an exhausting amount of time going without one. When the young man that delivered my washer dryer came to my apartment he told something is wrong with every apartment and that I was getting my W/D because of how much I complained. I think what I want I you to know before you sign a lease is that the apartments are great, the location is great. The way you will be communicated to and the staff except for one person that I have dealt with who is Ruth is so unprofessional and out of touch with the understanding that we who live here pay for a home. They communicate to us in awful ways and are unable to take accountability for their responsibility to hold up their end of the lease. I have lived here 5 months. I am not soliciting opinions from people but in that short time while going to my car have met 4 people all who have lived here longer than me who are leaving or not renewing and I will obviously not be either. This complex has had over 10 different management companies in the last 11 years is what one of the longtime residents have told me. She was so sad to have to be moving. After I was called dramatic and told that she had reports to do and did not have time for this who is the I am assuming running the place and approving or sending all the communication; I had the blessing and met a man from RPM named Jose in the parking lot who gave me his time to hear what was going on and said they would work on it. But he has a lot to fix. 2 hours later I received a passive aggressive email about no smoking in units and what a lease violation it is and how you will be fined. The people who run this place have no idea how to communicate, build long term relationships in relation to expectations and working together to solve problems and make the community great. They post signs that tell you they will fine you in one instance and then put elementary school flyers in the elevator to ask you to come to an ugly Christmas sweater party. I guess to help you, so you don't make a yearlong bad decision they had a balcony decorating contest and maybe two balconies participated. All of this is because they have not learned the art of consistent messaging, respect for their customers, and honestly making you feel like they care that you live here. So, think before you sign a lease, RPM has someone on site, and he sounded sincere and as if they have good intentions. If you can and love this place because of where it is located and the coolness of so much of it just know what you are getting into and he committed to them fixing it. Lastly, you leave a review to help people make a decision. I am hoping that this will do that for you. I am one person and this my experience, but I shared it so that you can make a good decision for you. I hope this helps you. If you do move in welcome neighbor, I am here till my lease runs out.

The staff/ maintenance is very busy and accommodating. At the front office, Kimmie is very kind and happy to help. We have really enjoyed living here.

    After spending nearly $4,000 for a one-week stay, I feel obligated to share our experience so other…read morefamilies can make an informed decision. Read and decide for yourself. We stayed here while our son played in a baseball tournament, and this was the most disappointing vacation rental experience we've ever had. From the moment we arrived, the cleanliness was unacceptable. There was blood in the toilet and on the bathroom baseboard, the baseboards throughout the unit were filthy, the couch felt heavily soiled and oily, and the floors were dirty enough that we ended up vacuuming and mopping the entire unit ourselves. The bathroom rugs were dirty, so we washed them before using them. There was even sand inside the closets from a previous guest, making it obvious the unit had not been properly cleaned before our arrival. Unfortunately, the issues didn't stop inside our unit. The resort itself was just as disappointing. The exterior corridors are carpeted and the carpets are straight NASTY. There was food left in the hallways, one hallway smelled like vomit, there was a strong smell of marijuana nearly every evening, and several families repeatedly encountered cockroaches on the fourth floor and around the children's splash pad. The entire property felt dirty, neglected, and poorly maintained. The elevator situation only made matters worse. This property already has a limited number of elevators for a resort of this size, and during our one-week stay, multiple elevators were out of service or malfunctioning. Wait times were excessive every single day, and one elevator even became stuck, requiring the fire department to respond. Simply getting to and from our room became a frustrating part of every day... Especially when you're trying to get to/from on time. DO NOT let them fool you into thinking that the elevators are not an ongoing issue - they ABSOLUTELY are an every day problem, after speaking to many residents and locals of the Wharf. What was even more concerning was that our experience wasn't isolated. Several other families traveling with our baseball team experienced major housekeeping issues as well. One family found a female undergarment left behind in their unit, while another found a plate of spaghetti still sitting in the microwave from a previous guest. A third family had to deal with the smell of sewage in their unit. Even air fresheners and odor absorbers did not help. It became very clear that this was not a one-time oversight but a much larger housekeeping issue affecting multiple units. I reported these concerns immediately upon arrival and continued communicating with property management throughout our stay in hopes they would be addressed while we were still there. My initial email received a response, but my follow-up emails documenting additional issues went unanswered. Had it not been for our son's baseball tournament and the fact that there were no comparable accommodations available during the busy holiday week, we would have left much sooner. We ultimately checked out a day early because we simply did not want to spend another night there. To make matters even more concerning, this property has a recent history of serious maintenance issues. In 2024, portions of Laketown Wharf were evacuated after structural deterioration was discovered in stairwells. While repairs were reportedly made, that history, combined with the overall condition we experienced during our stay, left us with very little confidence in the property's upkeep. After paying nearly $4,000 for this vacation, I never imagined I'd spend the week cleaning our rental, questioning the cleanliness of everything we touched, and counting down the days until we could leave. A vacation should be relaxing, not something that leaves you feeling uncomfortable from the moment you arrive. We would never stay here again and cannot recommend Laketown Wharf to anyone, especially families. There are far too many other options in Panama City Beach to spend this kind of money on an experience like this. PS: the ONE star is not optional, since yelp requires at least ONE star. If I had to assign that star, it would be for location and local dining only.
