If you're considering renting from Union Properties in Gainesville, I encourage you to carefully review tenant experiences before signing a lease. On my scheduled move-in day, the property was not ready for occupancy, it was dirty, unsanitary, and required me to postpone my move at the last minute. Shortly after moving in, the bathtub leaked under the floorboard and caused flooding that spread into my bedroom and damaged personal belongings. The plumber said it was completely avoidable if they had only done a thorough check before renting. Throughout my tenancy, multiple maintenance issues went unresolved or were handled poorly, including broken blinds that were never properly repaired despite repeated requests. I also experienced privacy concerns when workers arrived without notice and looked through my windows, and after a pressure-washing visit, my air conditioning stopped working, leaving me without AC for two months during a Florida summer. Despite these issues, I made every effort to leave the property in excellent condition, spending hours deep cleaning, completing all required move-out procedures, and even returning my keys early. Nevertheless, more than half of my security deposit was withheld. Between the poor condition at move-in, property damage caused by maintenance issues, lack of timely repairs, privacy concerns, and disputed deposit deductions, my experience was frustrating and costly. Very disorganized and unprofessional. They lost their copy of our apartment key. Every 4-6 months the AC breaks and they refuse to just replace it. They have called twice in the last 4 years to have our car booted in the parking lot which we pay for parking. They only give a 3 business day warning to come by in person to their office to pick up a renewal parking pass or threaten to have our car towed every year even though we continue to pay for the spot every month. They are disrespectful of the fact that people have full-time jobs; they don't even work or have the office open a full work day themselves making their demands impossible. Union Properties of Gainesville is the sorriest excuse for a property management company in all Gator territory-- and then some. From day 1 of moving in, it's been red flag after red flag. I should've known that after handing me keys to my new apartment that that didn't work, that I was going to have a very interesting time at this home. When I was finally able to open the front door to my new apartment my heart dropped-- I knew my roommate and I had made a huge mistake. The apartment was filthy and musty with broken blinds, cracked windows, loose sinks, toilets, and shower heads, and to top it all off, abysmal water pressure. However, I tried to make the best out of this old, beaten up apartment. I didn't really have any major issues besides the toilet flooding the bathroom on multiple occasions and having absolutely no running water at times, even as much as from 5 pm till the next morning at 10 am (something that not even GRU could explain). The location is great and in pre-covid times, it felt like a dream come true to be able to swiftly commute to/from class on bicycle. My roommate and I decided that despite the place's flaws and incompetent management, we should stick it out a year more since it was more convenient to live near campus and not have to move out all our furniture. I do not have many regrets in life, but re-signing a lease for a second year with Union is my biggest one. Summer 2020, amidst the height of the global coronavirus pandemic, I emailed my property manager, Crystal Mixon, on May 29th about a termite infestation-- because of a "miscommunication issue," the building did not get tented/treated until July 15th. As you can imagine, living with termites in the Florida summer swamplands in the middle of a pandemic, was extremely disgusting and unbearable to deal with. Since we were all supposed to be at home, I had no choice but to co-exist with the termites until the fumigation treatment a month and a half after my initial communication to my property manager. It took a drive all the way to their office to express my frustration and urgency for anything to get resolved. The extent to which I have felt not only disrespected, but powerless in multiple situations while a tenant of Union Properties is a testament to the company's morals and values. No one should ever live in an uncomfortable living situation-- my last couple of months dealing with a very difficult neighbor has escalated on multiple occasions and has once again, lead to an insufferable living environment. I hope that no one else falls victim to the enticing locale of some of these ugly properties-- it simply isn't worth it. It's debilitating to feel powerless over one's living environment-- even GPD has confessed that it seems to them that the property management company doesn't want to prioritize me and doesn't care to remedy the situation. While I wholeheartedly agree with that sentiment, I hope that no one ever signs a lease with Union Properties of Gainesville so they won't have to put up with the unprofessionalism and clownery that I have dealt with over these past 2 years. read more

We rented a home through Union Properties for one year. It was a smooth process once we were in the home. Their website allows you to pay your rent online, as well as report any maintenance issues. They responded quickly to any problems and make sure they were resolved. We would have used them again, but it seems that they are short staffed when it comes to showing the rentals. I called as soon as a new rental would open up, but having to wait a week to get into see it was unacceptable in this highly competitive rental market. My daughter has 3 roommates and Union issues one rent bill and each girl has separate charges-one has parking, one pays in a different manner., etc. This is a problem and Union has this cavalier attitude that can result in a huge late fee( a percentage of the total bill) if one girl is late. This is the only company that does this--we never had a problem with Trimark which billed each student individually. Plus Union screwed up the electric bill after the previous tenants moved out and hit us with a big electric bill surprise, although they did allow the arrearage to be paid monthly since it was their fault. They are slow with any maintenance and when they do come out, little is done. I would avoid Union Properties at all costs or negotiate carefully at the lease signing. Caveat emptor. read more

Try to avoid renting from this company at all costs. I have rented from many other places in Gainesville and have never been scammed so bad with regard to move out charges. They charge a high security deposit and it is almost guaranteed that you will never get it back. I am currently fighting them legally for over charging me on my move out charges, as they took fraudulently dated pictures of items that were on the property when my lease was still in effect, then claimed that I never removed them, even though I still have the items. I would highly recommend Rhonda Derus and her team at Union Properties. They have been the property management company for our Condo Association for almost (7) years and our personal property management company for our individual condo for almost (3) years. I have worked with other property management companies over the years and they are by far the best. They have always been there for our Condo Association and have always been extremely helpful to us personally. Anytime I needed help in the Gainesville area while my daughter was at UF, Rhonda was always there to help and advise. Union Properties will nickel and dime you to death. Do not expect to see your security deposit again and expect plenty of fees. If you move out, do not attempt to complete any move out procedures, this will not help you get your security deposit back, just cut your losses and assume it's gone forever (because it is). In my case, I lost $1,370 to such fees. To be fair, many other landlords in Gainesville have similar fees (although not nearly as much), but let me explain how it worked out for me. I lived in Chelsea Lanes for a year. I had to pay $49 as an application fee, $350 as a security deposit, plus $350 per pet for my two cats moving in. Then when moving out, Union Properties has a list of "departing procedures" that you are required to abide by. The departing procedures themselves are mainly just a list of bogus requirements Union Properties has put together, which gives them the ability to be incredibly stingy with your security deposit to the extent that no one will ever get theirs back. Also, two items on the list are a professional carpet cleaning and, if you had any pets, a flea treatment from professional pest control. They require that you provide a receipt for both on moving out and you can't do this yourself, you have to hire a service to do it. So say you're ignorant like me and you want to be a responsible tenant and decide to actually pay for this stuff because you're sure Union Properties will give you your full security deposit back for your troubles and everyone can be happy. The carpet cleaning was $180 and when the tech came over he said exactly this to me, "If I clean your carpet I'll be stealing your money, this carpet is clean", to which I had to reply "I know, but my landlord requires it and I agreed to this". The flea treatment was $90, and was also completely unnecessary. I didn't have any fleas, never saw a flea, and the pest control guy was aware of this too. Prior to this, my girlfriend, my parents, and myself spent a weekend cleaning this apartment to make sure it was absolutely spotless. After moving out, Union Properties essentially made up a bunch of charges and kept my security deposit. All the effort I had put in trying to be a friendly and responsible tenant was met with a prompt "piss off" attitude. Total up the fees and extra expenses living here and we're up to a whopping $1,370. Suddenly the apartment I thought was going to cost me $600 a month, ended up costing me over $700. So the apartments look cheap to an outside observer, but keep in mind they won't be after Union Properties thoroughly shakes you down. Now to be fair, if you don't have any pets and you assume your security deposit is gone (so you don't spend any money and effort moving out) you won't be hit as hard as me. Application fee + lost security deposit = $400. Also, most places in Gainesville have an application fee. So you could get away with spending nearly a grand less than me in fees and the low rent might actually still be worth it, but it's up to you. Now to discuss the actual apartment, which itself was rather nice. I lived at Chelsea Lanes in a one bedroom apartment for the past year and the apartment itself was pretty good. There were minor things that needed to be fixed while living here, but the property manager was pretty good at getting things fixed. There aren't any amenities at this complex outside of the apartment, like a pool, gym, etc. Also, the apartments weren't super attractive from the exterior, but actually decent inside. They've all been renovated recently, and each unit has a dishwasher and washer and dryer, which I liked. Pets were permitted, and some neighbor's pets were better behaved than others. Chelsea Lanes is also right next to Sweetbay, which was super convenient. So keep in mind, the apartment was nice while living there, and it appeared to be cheap, but in reality can end up being more expensive than you expect. Don't trust Union Properties at all, they are painfully stingy. read more

I lived at Chelsea lane apartments and at first it was great. But about 3 months in I started seeing roaches, big and small. I would kill probably 5 huge ones a week. The last straw is when one ran across my bed and my back. Their responses to get a pest control guy out there was great, he came the next day and sprayed. It did not work. So he came out again, worked for a week and then they were back. So, there had to be some kind of internal problem. The apartments inside itself are cute....but that is just a cover up. I was in the shower, and the tiles literally started to fall off the wall, and behind them was black mold, and rotted wood. Now no wonder where the roaches have been coming from. There is also water leaking from the roof outside (the contractor said there wasnt a leak roof, but I was literally looking right at it, so who knows how much mold is up there.) It took them a couple days for a contractor to get out there and take down our whole bathroom wall (they did not put us in a hotel or anything) instead, they remolded half a bathroom in five hours....which is impossible since it takes a day for grout to just dry. The bathroom is "fixed" but they did not treat the mold, or clean it all out, they basically just covered it back up, and they did a horrible job on the bathroom. The tiles are crooked, and there is black scuff marks all over the tub. Five stars for the maintenance and pest guys, crappy contractor who doesn't know what the heck shes doing, and I will not be renewing my lease. And they better not try me, with the security deposit issues. read more

I came to Union Property in October of 2014 looking for a home. Found our home and paid first, last, security and jumped through many hoops but ended up with the home we wanted. As months go by the owner of property was on the property and EXTREAMLY involved, too envolved. Union Properties tried to deal with the owner but some how just want successful in doing so. Seven months into our lease and many ridiculous issues as tenant that we shouldn't have to have dealt with Union Property decides to assign our lease to the owners. We looked for a property management company that would be a stand up and honorable company, instead we got a company that when things got rough they bowed out and left us in the hands of the owners that they weren't strong enough to deal with. I own a business and I know the difference between whats right and whats easy, in this case they took easy rather than doing whats right. I don't right reviews but this was such a disappointment that I felt people should know before leasing something as special as a home. You and your loved ones should feel safe and secure, in this case we can only hope the remaining one year and five months to come will go fast and when exiting this lease we will not be raked across the coals. read more
