BEWARE--Urban Nest--BEWARE 1. We stumbled upon subdivision Magnolia Meadows to build our dream home. We met Jason Willis (owner) 2. Jason Willis (owner) originally said we had to Build 2200 sq ft. Then said it had to Be 2600 sq ft. We said ok and added to The plan. 2. Signed contract for almost 600,000. 6/15/24 and they never broke ground. We were told it would take 8 weeks to get started. We were fine with this. It is now 10/3/24 not even an Urban Nest sign on the lot. 3. Prior to signing the contract, we were told extras would be 35% builder fee like built in desk , dresser in closet etc. we agreed to this. 4. After signing the contract we were told that going over in each category would be a 35% extra charge. We intended to pay if we chose a more expensive item. Never dreamed there would be a 35% charge for items already going in the home. Like tile and counter tops. Also a low budget in each category. 5. Always ask for their budget in advance - you will find that it is very low. The budget includes all materials and installation 6. This was our budget that we found out way after the contract was signed. 7. Tile and Flooring - $16,000 8. Cabinets - $12,090 9. Countertops and Sinks - $6000 10. Decorative Lighting Fixtures - $3,900 (Jason lowered the lighting budget to 3900.00 once he found out we may choose fans from Lowes) 11. Met with Jason many false promises and extremely wishy washy. Changes his mind frequently. This comes across to the customer as lies 12. Jason agreed a "semi custom" home should have some items upgraded and he would relook at the budgets. Then at the 3 1/2 month mark decided there would not be any change in the budget. 13. Jason states i know you guys- but Randy Reitz (his partner) "does not think you want us to make money on this home". Well it is a 600,000 (2600) sq foot home. We were also willing to pay for nicer tile etc it was unfortunate that we later found out this would have a builder 35% fee added. Jason admits that they would actually be making over 50% profit (35% plus profit from cost of home) Why not just have the customer pay the difference if they choose a nicer tile etc? 14. Jason blamed the bank a lot for not closing on the lot and getting a builder loan timely. 15. Jason said he would not charge a 35% fee for a metal shop out back because he needed to learn the process and he wants one too and would count it as a learning experience. He then changed his mind and said he would charge a fee 16. Madison Bryant (design) has a tough job. She has to try and get clients to choose level one (cheaper) items because Urban Nest gives all employees a big bonus at the end of the year. Not a good look when Madison takes clients out and frantically start telling the granite place she needs to see all of the level one items. Also not good to take them to visual comfort lighting if you know the budget is low. When we were there Madison and the sales person at the lighting store said we were well below budget. 5700. That turned out not to be true because the budget was lowered to $3900.00. Madison will take you to Star Flooring and choose all of the items she has in the spec homes. Poor taste and not creative. 17. Abby Marrufo - was asked many times by us for prices and Jason asked her to price things for us. We kept getting the runaround on this. Never got prices for built ins etc. 18. Abby states their quote for tile in 2 bathrooms was 33,000. We did not pick anything too outlandish. So you take 33,000 minute the budget 16,000=17,000 x 35% and the customer pays 23,000 extra. (Again 35% builder fee on an item already going in the home). So 35% plus what they are making on the home is over 50% 19. we liked a tile from floor and decor. Jason asked Abby to get a business account and make it happen because he knew it was important to us and the tile was within budget. Abby never did as Jason asked. A couple months later Jason told us we needed to pick tile from a place they use. 20. Jason said that extras had to be paid for as they were going in. Then at the 3 1/2 month mark states it has to all be paid for prior to starting. At this point we don't trust they are even going to build a house. 21. $37,990 total budget on a 600,000 (2600 sq ft semi custom home) Allows for plywood countertops, Amazon stick up lamps and linoleum floors. 22. This process was a frustrating unorganized struggle from the beginning. Nothing is spelled out in their contract. It is a boiler plate contract so that they have no rules. Unfortunately this builder lacks INTEGRITY. BBB rating is C+. If there was a Z rating on BBB that is what we would rate them. FYI 35%for going over in each category is not the going rate. Do not build your home with these people! During fall of 2020, we initiated the home building process. We signed the contract in March. They didn't break ground until June. We kept getting the runaround about completion date but was hopeful it'd be by Christmas or earlier, according to their schedule. Fast forward to December 2021, we were scheduled to do our blue tape walk on 12/16 and our final orientation walk on 12/28 in order to close shortly afterwards. One hour before the scheduled walk, we were informed by the project manager they had to cancel the walk. We felt uneasy, but we continued to be patient and understanding. On 12/20, five days before Christmas and ten days before closing, we were blindsided by a phone call from their realtor informing us they want to increase the price by $32K more. We understand the cost of materials has increased as a result of COVID. However, it was not in our contract to be responsible for material increase nor did they openly communicate how it would affect our build along the way. They were not transparent about financial expectations. Since our contract would expire on 12/31, they stated they had the right to release our home up for sale if we didn't agree to the new price. One day after we signed the release, they listed our home on 12/30 for over $100K more. They're advertising the home on social media and message inquiries as complete. However, they refused to allow us to close prior to the expiration of the contract, in which they couldn't fulfill. The owner never apologized for wasting our time, did not respond to our messages, and refused to meet with us. They did not care about the time, effort, and heart we poured into this home for our family. My husband and I worked extremely hard in the healthcare field during the pandemic and was ripped away from our home just days before we were expecting to close. Now we're stuck finding a new home in a inflated house market compared to last year when we invested in them. They blew up in 2021 and neglected their quality and service. I wouldn't believe their Facebook posts about how important "community" and "family" is valuable to them. They clearly didn't show that same value to us. read more
