I'm a rental resident of an Urban Resource managed property and all I can say is this company is a total dream!!! Rebecca and Yolanda have been so incredibly helpful during my time as a tenant. Initially when I became interested in an Urban Resource property and had to undergo an extensive approval process, I didn't understand why such measures were needed but now as a resident I understand completely- this company has a commitment great service and want to fill their units with great tenants to match. I also feel safe knowing that my neighbors have been vetted meticulously by UR as they manage all the rentals in my small, Miami Beach apartment complex. I've only ever had two small issues in my 1.5ish years as a tenant in my apartment (the washing machine required maintenance and my hot water heater needed a part to be replaced). Both times I shot over an email to Yolanda and Rebecca and they responded within minutes and sent over a friendly, efficient service tech and had my issue fixed WITHIN AN HOUR!!! As someone who's been renting a apartments in NYC post college and then Miami, I was (and still am) floored at this company's ability to provide fast service whenever I need it. I've never had an experience like this before and I'm truly grateful. Every time a friend is looking to rent in Miami, I tell them they absolutely must check out the apartments manager by Urban Resource. The absolute worst property managers. No one ever answers the phone or returns voicemails/emails. Did not send me any move out instructions/details until the very last day of lease and then tried to charge me thousands of dollars because they did not communicate properly. When it comes to real estate agents Lisa Martin is simply the BEST and I would highly recommend Lisa for your real estate needs. It was August 2020 with the Covid19 pandemic running rampant so we decided to do something we've never done before, purchase our Miami South Beach condo 100% virtually. That's right never personally stepping foot on the property. We knew the South Beach neighborhood pretty well from a previous vacation so that was a bit of relief. I just Googled real estate and contacted Urban Resource. Lisa returned my call and from then on she brought her "A" game from the offer to the closing. We gave her our "must haves and no-no's" for condo life via emails, text messages and Zooming. Lisa toured several properties via Zoom with us and pointed out the good, the bad, and the ugly for each condo so it was like we were there right beside her. Lisa met our property inspector and knew all the right questions to ask as he was doing the inspection. Lisa done our final walk thru for us. Lisa made sure all parties involved in this transaction were on point and stayed on track. Now keep in mind we are up in Connecticut and have never stepped foot in this condo so we relied heavily on Lisa to look out for our best interest and that she did. After closing 11/4/2020, Lisa recommended a cleaning crew to go in and Covid19 deep clean our new home just in time for our Thanksgiving arrival. Things couldn't have gone any better because Lisa knows her stuff and was always available for any questions we had. If Lisa didn't know the answer she told us so and then she done her homework and found the answer for us . So PLEASE, if you are looking to buy (or sell) in Miami Beach PLEASE call Lisa and tell her you read my review on Yelp. I have lived in my unit for a little over a year and it has by far been one of the best locations and experiences I have ever had. My building is walking distance to several restaurants and bars as well as grocery stores and banks. It's also only a short bike ride from the beach and all of this at an extremely reasonable rate! Getting in contact with the property manager has never been a problem. Repairs are done within the same day; extremely quickly. They are always willing to help and always very cordial! Yasmany is usually my go to for any problems with my unit and I couldn't ask for a better point of contact!!!! read more

DO NOT RENT WITH THIS COMPANY !!!!!! If only i could choose zero stars I would, this company rented me a unit with damaged wood floors. Upon move in I noticed grout was missing in between some of the floor boards and notified the office immediately, their response was to send someone with wood putty. Maintenance told me this would continue to happen due to the condition. I also informed maintenance of mold in the bathroom at the time and was just told to open the widow. 6 months later I have more problems with the floor and again just a patch job. I also have notified the office and maintenance of nails coming up thru the floor and was told to just hammer the nails back down. For the past 2 weeks I have been emailing and calling the office and no one answers my emails or returns my calls. Yet they have the nerve to send a renewal email asking me to resign and how much they " value their tenants" insisting that if i decide to go month to month I will have to pay more, yet no mention of the floors or moving me to a better unit in the building as I had suggested in my emails DO NOT RENT WITH THIS COMPANY !!!!!! look at the additional reviews, they have several properties and neglect is their resolution to tenant issues. I've been with urban resource about 3 years. The company does a good job making repairs in a timely manner. Jasmine has always sent emails keeping me up to date on everything. During the apartment hunting process Kiki was amazingly helpful, sending me emails on different apartments and showings. I really appreciate everything she has done to help me. However, I wish they did more pest control in the building as there is none. I did have a neighbor issue, they can hear my tv and I can't hear it. I have to watch tv on sound 10 with no speakers, with sub titles because which is impossible to hear. I can't wait to be able to watch a movie without subtitles on. I've haver never seen so much incompetence and lack of professionalism. Please note my review comes from a tenant who always paid promptly and in full. My landlord could happily attest to the fact. My landlord quit utilizing urban resources after just a few months. The actions of Urban Resources are so inept it's laughable. I don't even know to where to begin .... 1. They didn't provide wire/payment instructions when they assumed the role property manager. 2. There was the classic no response to repair requests. (Luckily for me I'm a DIY kind of girl anyway) 3. They never kept proper accounting records. Ever. I was once told to a pay rent rate that was hundreds of dollards more than what my lease stipulated. 4. I wasn't allowed to park in my condo garage for days because the condo association fee check they provided bounced. I just a highlighted a few of the instances. If you must dea with them, please note that communication is not a strong-suit. If you expect to have your emails responded and your phone calls returned, I suggest you lower your expectations. I told my landlord I would not renew my lease because of Urban Resources. I truly pity anyone who must endure working with them. You have my deepest condolences. read more

I placed an AC repair order for more than 3 weeks. never acknowledged or contacted me at all. 82 degrees in my studio apartment. they don't answer the office number and avoid phone calls. They used to be pretty efficient before this new management. new landlords are so impersonal and don't like to get any confrontation/interacting with their clients or tenants. My girlfriend Sandy and I needed a maintenance service done and Yasmany showed up. At first we were happy to have him there since it took a long time to get anyone out to our place but once he left we were highly disappointed since nothing we asked him to look over and fix was done. The worst part was when he came back my girlfriend Sandy revealed to me that he had been extremely inappropriate toward her, making comments about her appearance and even asking her for her number since I was not there. Rude and unhelpful management company ! Ive called several times to request work orders and they either dont call back or they call you several days later. I have waisted 2 days sitting around waiting for someone to come do repairs in my home and no one has shown up. And since they refuse to give you a window of time when someone will come do repairs you have to sit and wait all day. Ive called and asked for help regarding this situation, because people like me do have to work and cant just sit around all day, and they are extremely rude and unhelpful. read more

I reached out to ask for a replacement lock and key a little before 9AM, and by 9:30 my lock was fixed and a new key was taped to my apartment door, in order to comply with COVID safety protocols. Possibly the worst experience I've had with renting and I've only been here for 4 months. I requested my kitchen to be inspected for open areas as I keep getting very large roaches .... They came and fixed a knob on the cabinet. Not sure how that helps with the roach problem? I got a service request "from me" about a backed up toilet and sink? that I never even submitted. Tried to contact them about the request - no response. Today I stepped outside to grab my Amazon package and the door closed behind me. Bottom lock locked me out. Called the "emergency" maintenance line and waited about 15 minutes before reaching someone who then put my on hold to talk to maintenance who essentially just became a middle man. I was told maintenance cannot access my unit - only if the key is not working that I'd have to call a locksmith. Locking myself out is 100% my fault but I think it's a little ridiculous that you can open my door to fix a cabinet knob but you can't open it for me to retrieve my key on the couch. They charge $50 a month for parking and I always have to find a parking spot down the street - on the curb. I've contacted them about the parking issue, no response. Believe every review you read - tenants are not a priority. read more

AVOID LIKE THE PLAGUE!!!!! This people are the WORST. We made a contract with them on 7927 at North Bay Village, the building was tore by Hurricane Irma, they did not have shutters and when we asked for them they said WE were responsible to put them (this was a 2nd floor unit, windows were floor to ceiling and we could not access the Master Bedroom window unless we had an scaffold. The roof was so poorly maintained and the asphalt shingles so old that they were allover the street and building, because of this the water came inside the unit from the roof (Around 2 FT). We lost the couch, mattresses, 75% of all our clothes. They didn't pay for anything. We couldn't get renters insurance because the building was old and it didn't have stutters. They ended up giving us a ONE BEDROOM, ONE BATHROOM (We had a 2b/2b) in an "Apparently NEW BUILDING" it was PLAGUED with German Roaches. Literally like "Joe's Apartment" We tried to get out of the LEASE and they said they will not give us ANY of our Money Back. The only Decent Person in this company is Arais. Yolanda is a Liar she told me that we could't move out because the owners of the building didn't approve this. We'll guess what... I saw a person that works with the owners and he told me No ONE from URBAN RESOURCE called them. They also put my baby's bicycle and scooter in the trash without notice (it was parked on the building's bicycle parking). This company is the worst don't get fooled by their "freshly painted apartments". They are HORRIBLE. THEY are sooo afraid of the TRUTH that they BLOCKED ME FROM THEIR INSTAGRAM ACCOUNT!!!! 7315 Carlyle Avenue I had the absolute worst experience with Urban resource and its Owner and management team. This started when I reported a rat problem happening in the walls and ceiling in my unit in Oct. 2019 and after 4 pest control companies and an entire year later, still no resolution to a pre existing rodent problem. This has also affected several other units in my bldg. Rats ran up and down walls, ceilings, and even died in the walls which left putrid smells in the unit which attracted flies. After an entire year, I asked to be let out of my lease which they told me I had to pay for months of rent in advance to move out. This was so wrong as I did not cause the problem and needed a clean unit to live in. I contacted the Owner, Laura, and she promised me she'd look into it and get back to me. Til this day I havent heard from her. She is a slumlord and needs to be held accountable for her company's negligence and horrible business practices. Its all about money for her and her brother Daniel which have grown their company off the backs of hard working tenants. She looks so nice and sounds like a wonderful woman but dont be fooled. She is as crooked as they come. Ill never rent anything from Urban Resource due to the irresponsible and carelessness of their actions. I have tons of proof in the form of text messages and emails from Laura and her incompetent team members. this bldg is also up for sale even tough this issue is still unresolved. Urban resources has been the real estate management company I've been dealing with for last 1.5 years.. Only negative thing I will say is that , I wish I could pay my rent on line.. However, going there to pay rent hasn't been a bad experience ;) About a week ago, I needed proof of payments since I've been leasing from them. I called and a really nice guy name FRANCO answered. He very graciously said he'd help me and asked for my email. With in minutes, he sent the email I needed. And said let him know if I needed any further assistance. Great customer service A++ I thought it was gonna be a pain in the a** but ended up a good experience. Every month I pay rent, they have been super nice . Pigeons have nested at our apartment since moving in. Previously someone came to remove them, but they came back. Last Monday one of the maintenance men (I wish I got his name!) came and sprayed this gel all over the awning roof, and trees. The pigeons are gone! Very happy about this. Following the FPL incident - Javier was great in coordinating the FPL visit and the HVAC person as well - so I now have electricity and air conditioning :) Another plus was that he responded to the landlord's emails promptly and reading Javier's comments below, am very happy that there has been such a good turn around. The worst association I have ever dealt with by far!!!! STAY FAR FAR AWAY. My unit was broken into and burglarized TWICE causing me to lose more than $2000 in valuables and not only did the association not offer to pay any compensation, they just said: that's too bad, you should have gotten renter's insurance. As a result of this horrifying experience, I decided to leave and terminate my lease early and THEY STILL CHARGED me $2250 for an early termination fee. On top of that, my unit was burglarized AFTER the association supposedly put in new locks, meaning whoever stole from the unit clearly has copies to their keys. DO NOT MOVE HERE UNLESS YOU WANT TO BE RIPPED OFF AND HAVE ALL YOUR SHIT STOLEN. read more

Shortly after, the maintenance worker who would replace the unit arrived within about an hour, completing the job painlessly and efficiently.
