So today is just another example of the complete lack of Custer service and ineptitude of the management company. I made a service request to have my bedroom floor repair once again after having the majority of which completely replaced last month. It seems as though the old portion of the flooring which still remained untouched by the contractors during the aforementioned repairs has finally colapses and I am left with a gaping hole in my floor but that is not even the worst of it. After opening a service request online on Friday and not hearing anything back regarding such today, I emailed the service manager Yasmany to request a status report in reference to my services request to which he requested that I send him pictures. I sent over the pictures but asked my brother to go over to the management office to speak to Yasmany since he did not answer my phone call. I simply wanted my brother to request a piece of ply wood to lay over the hole to keep me from hurting myself considering the hole is directly located in front of my bedroom entry door and at this point completely unavoidable. While waiting to be attended in the management office, my brother had the very unfortunate opportunity to over hear Yasmany and another employee taking about the problem in my unit and ultimately Yasmany insinuating to the other gentleman that I 'must be doing something to the floor. It must be her because no one else is having this issue and the floor was just replaced.' Now if anyone from the management office ever bothered to check on the contractors when they were originally replacing the flooring in my bedroom they would have seem that the sub flooring was severely water damaged due to numerous water leaks from the AC unit upstairs and the poorly sealed window in the bedroom all of which has never been properly rectified. This left over portion of the floor should have been replaced along with the rest of the flooring PERIOD! I am appalled and offended that Yasmany would even insinuate that I would purposely damage my home where I live and sleep. This company and its employees are rude, unprofessional and inconsiderate to say the least. Property Management is part of the Hospitality industry regardless of the demographics and treat your clients/ tenants so poorly is not hospitals at all. I just went through a tough time with my A/C going down and they were very responsive, even on a Saturday, and able to help me get it fixed in timely manner. I'd recommend avoiding this company if you value prompt replies to your work orders and unquestionable professionalism during interactions with staff. I genuinely feel for the ex-tenants who had their security deposits withheld either partially or in its entirety, because they posed a hefty, unjustified claim on mine as well. Luckily, after the shock wore off, and my anger truly set in, I was able to reclaim 80% of the claim through the obnoxious objection process, but please, do yourself a favor and just avoid them altogether, so you don't have to deal with their nonsense. As many of the company's responses to Yelpers' complaints state: They manage over 2,000 properties, and instead of hiring the appropriate number and quality of staff needed to handle such an incredible number of units, they are using that as a justification to excuse their delayed work orders, unaddressed requests from tenants, and unjustified and exorbitant claims on security deposits. So take my advice: Just avoid them altogether and select a unit managed by a company that does not have a slew of negative reviews on Yelp. In response to Daniel V.'s below comment: My review is an honest one, and quite honestly, a very gentle one. As per the painting of the property: 1 room was painted a color of my choice during my rental, and the rest remained untouched. As agreed, I prepared myself to return the room to its original color, and requested the PMS code to purchase the paint myself. Unfortunately, your staff gave me the wrong color, which was gravely different than the rest of the apartment's walls. Blaming me for your staff's mistake is again, why I wrote this negative review; it is what I dealt with when I contacted your office for work orders, and the public should be advised of it. read more

I moved in a week and a half ago... Took a week to get my lock fixed.. Yes my LOCK didn't work. I was told it would be expedited ha!!! Seems like they're over there heads. Updating in response to some people below who are defending UR's bad behavior, claiming maybe people like me who are complaining were bad tenants, not paying rent on time, bla bla bla. I have posted pics of my UR apartment upon move out as my yelp profile pictures for those of you who are interested in the facts about UR. Please look at my pictures and then tell me why I was charged for "broken baseboards", a "cleaning fee" and "paint touch up"??? All landlords are legally bound by law to maintain their property at all times according to the lease and local/state landlord/tenant laws no matter what is happening. They cannot use maintenance issues as a form of retribution to punish tenants for late rent or personal disagreements/feelings. The only "retribution" the landlord is allowed to have for issues like late rent is charge you a late fee or start eviction if you are that late. It is illegal for a landlord to ignore maintenance because they find them annoying or don't like them. As polite as you should be with anyone, you are also not bound by law to suck up to your landlord in order to get from them what they are legally bound to do in the lease or by local/state landlord-tenant laws. You may call or email your landlord as many times as you see fit in order to get them to follow the law and fix things. The reviewer below made it seem that in order to get your deposit back you have to be good friends with your landlord and never complain a lot, which is encouraging a system in which business decisions are based on how much someone likes you and that is never a good way to do business, because it breeds corruption. No matter how much your landlord hates you they should follow the law. So should you. I didn't like my landlord in the end, but did I trash the apartment as retribution? No. I left the place spotless. Because I am not corrupt. It is also illegal for landlords to charge for "touch up paint" (as they did in my case) since that clearly falls under "normal wear and tear" which is legally the landlord's responsibility. If you have been charged for "paint touch up" you have been illegally charged. So, the person who wrote below that UR might have been ignoring your pleas for help because they don't like you and saying to order a paint touch up before you move out, is entirely misinformed about the law. They also just blew up UR's spot on that matter, because if that is the truth that they are ignoring tenants they don't like as a form of retribution, then they should be charged with several violations of the law, and honestly I hope one day they are. If you feel (as I do) that you have legitimately been ignored and/or abused by this company or the landlord they represent, by way of phony charges to your deposit or bad maintenance, you should write a formal complaint to this address: Consumer Complaints Section DBPR - Division of Real Estate 400 West Robinson Street, Suite N801 Orlando, FL 32801-1757 The problems that people have with UR are things like these phony charges against deposits and never fixing things that must be fixed. In my case, my hot water heater didn't work the very first week I moved in, so I never had a chance to be late on rent in order to be punished as the people in other reviews claim might have been the reason for UR not attending to tenant complaints. This company just sucks, they are working for the landlords in spite of the law, taking advantage of low income, powerless tenants. If you had a good experience with them, and you are not a friend or colleague of one of the employees, I suspect your good experience is because you have money to fight them if they try to screw you, and they know it (they see all your income information when you move in remember?), therefore they are not going to mess with you. However if you are low-income and can't afford to fight back on BS charges or maintenance issues then this company will treat you like garbage and laugh all the way to the bank with the landlord while they do it. UR may claim that they are not responsible for what the landlord charges upon move out, but that's crap. Since they are the acting intermediary between an often faceless/nameless landlord and the tenant from start to finish, by writing the leases, receiving the money, handling complaints and getting the keys upon move out, they are just as responsible for anything that happens between you and the landlord. In fact by helping to cover up the landlord's identity, they are complicit with any illegal or bogus charges the landlord makes. The equivalent would be if I trashed the apartment upon move out, then paid UR to hide my identity so the landlord couldn't find me to charge me for repairs. This is essentially what they do the other way around. Pay attention to your lease, is there a name on the landlord line, or another business with a PO BOX? Don't sign. Unless of course you have money or you are a friend. Then you're safe. read more

Ok so let me start off by saying I'm a real reviews freak. I check everything online. And my time came up, I needed to move and they happen to manage pretty much all the properties in the area I was looking for. It made me really scared that they were my only option because I had read reviews of people saying that they didn't get anything solved in their units, their deposits not being returned due to very stupid stuff. Besides, they don't do inspections like most realtors do, and when I got to the office to close the deal, they gave me a "Move in List" which I had to fill out. I went to the unit and literally wrote everything wrong I saw in the apartment, and by wrong I mean details or things that are just not perfect. I took pictures and sent everything to them saying that those are all the details I noticed, that I didn't want any repairs just wanted to protect my security deposit and let the record show that those things were like that when I moved in. The next day got a very friendly e-mail from them letting me know they received everything and were going to add it to my file. I noticed something wrong with the stove, e-mailed them, and they replied hours later and sent a technician the next morning. They told me that when you move out and clean the apartment, the landlord walks through the apartment with the list you filled when you first moved in, and compares it. So like I said, I was really scared, but turns out they actually respond to e-mails and solve problems! I hope I get it right with the security deposit too, and that they don't take away my deposit for something that I didn't do. Unfortunately Urban Resource is a poorly managed management company that owns many of the apartments on Miami Beach. They demand having a key and come into your apartment when you are not home and often without letting you know. In the laundry area there is a sewage pipe that is often over flowing and their solution is pouring some water on it and instead of sanitizing the area. We have termites and coach roaches taking over our building. The building needs tenting but they refuse to pay for it. Despite numerous attempts for tenants to recycle in the building it is still not possible because no one comes to pick up the recyclable trash. They consistently make demands from their tenants that are not logical while not taking care of the real problems in the building. I hope that I can come back and write a better review but currently this is the situation. read more

I am super pleased with this management company! I have never lived in a place where work was done as quickly and efficiently as with urban resource. I lived In one of their Miami beach units for several years and encountered a small handful of problems; AC, refrigerator, washer/dryer. Each time my call was promptly answered and the problem was solved within 24-48 hrs. There was always ample communication when they needed to enter my unit and the building was always maintained impeccable. I highly recommend anyone that is qualified, employed and responsible looking for the Urban Resource sign when renting a unit! read more

Simple example: They threw me on the street parking without informing, took of my parking space, and only those bas**rds could still continue charging me for parking space. They gave me apartment for rent and it took them 6 weeks to fix the things in the apartment, and they were doing it during the time i lived there, and paid for. They never return full deposit no matter what. By the way most of the apartment complexes under their direct management, but when something happened, and tenant has questions, they are telling to deal with landlord and landlord is P.O. Box. I'd like to warn any person that is seeking to rent through Urban Resource. During my stay, which is well beyond 18 months, I had to deal with many issues, specifically related to property manager JESUS MONRABAL. This individual is very disrespectful, he took advantage of the fact that I did not know how the move out process works to take the entire month of rent I paid in advance as part of Security Deposit for moving and never informed clearly what I had to do in order to avoid incurring in any penalties. When I called Jesus Monrabal to report the issue, he was very emotional, started yelling at me and spoke in a very unprofessional manner, and ended hanging up on me as he felt questioned when I asked him "why didn't you properly informed what I had to do in order to get my Security Deposit?" - The individual turned very aggressive over the phone and ended the conversation hanging up not letting me speak any single word. Worst case scenario, if I was wrong (I was right), it would have been better for Jesus to help me understand the reason such fee was being charged, instead of overreacting, yelling at me using improver vocabulary, not to mention that fact that he hanged up. This is definitely not the right way to treat people, especially customers. And I have other neighbors that have gone through very similar situations with JESUS MONRABAL. Individuals like Mr. Monrabal should never be allowed to work dealing with other people, aggressiveness is not the ideal way to resolve an issue. read more

This is the worst company ever and I would never recommend using them. I had a horrible experience with Paola from the beginning. She was rude and always in a hurry. I over looked that because I found a nice place. She was no where to be found so I called Laura and explained I had $4000.00 in my hand and was ready to move so who could make it happen. Since Ive moved in, I have made several complaints. There is always dog poop all over the property. Dogs running free, drug use, beer cans and bottles all over. My dogs food was stolen from the front door. Urban resources have over looked all this and dont seem to mind. The property shares a fence with a childrens day care which is even more concerning to me. Yolanda offered that I move to any unit managed by them to solve my problems. She sent me a wonderful agent and I found a place. I was so excited and ready to move forward and keep my business in the Urban Resources family and again have over looked alot at this point. Yolanda then tells me she made a mistake and I am unable to tranfer apartments. She passed me to a very rude woman named Natalia V. They seem to like to pass clients around and solve no issues. I have tried to be reasonable and reach out to Yolanda, Natalia, and Laura and have to call or email 20 times and hunt them down. Natalia and Laura have both hung up on me and take no responsibility for anything. I could get more in detail but I will sum it up. I have moved into an over priced, drug infested, poop infested, theft of mail, loud partys and drug use building sharing a fence with a school and Urban Resources have done nothing but ignore me and be rude. They went back on their emails about moving I still have poop outside my window for two weeks and now more poop in same space after complaints and its still their. The landlord is sticking firm to taking my money if I break the lease and Urban Resources is not helping at all. I am so disappointed with my experience and the cold hearted lack of care by this company and landlord. I was trying to be simple. Let the landlord keep his money since he was firm and ok with owning a property so close to children and not clean it up. Stay with Urban Resources and rent another unit with them as long as they helped with the moving cost because I would lose money from landlord not being flexible. In return they would rather lose a customer and pocket my money and be ok with the landlord keeping his share and running a drug building. All I asked was Yolanda live up to her "mistake" of an email. I dont know how it is a mistake when you send the email, send an agent to show units, and allow me to pick a unit and im sure emails are proof of this. I asked please allow me to move as offered, cover some money for my loss on the place that is out of control and continue a good relation with the company. Instead Laura hung up on me and Natalia told me they got their cut of my money and I can move with another agency and do them all a favor. I have never been so hurt or treated so poorly in my life by a company. Your house, your college, and your car have always been said to be a persons most important decision and they want to feel good about them and this company will make you cry and regret your living situation so learn from me and stay away please. I would like to start off by saying thank you to Urban Resource for allowing me to get my first apartment. However, to start off the unit conditions within time started to progressively get worse. The unit consistently had mold problems, rat infestation, roach infestation, and the ceiling was starting to get worse everyday. The master bedroom ceiling had a piece coming down and all they did was cut the piece that was down and paste it. This did nothing and made the ceiling even worse! The living room ceiling was starting to crack and the ceiling above the stove was coming down as well. They did the bare minimum! Also, for the rat infestation they just put rat traps and kept covering the holes every time the rats would break through them. One day I open the oven to make pizza and 3 rats were in there! I had mold growing in the bathroom wall, bathroom door, and the closet door. The AC in the units were horrible and had to replace all 3! At some point I got extremely sick from it and had terrible pink eye. They do an inspection of the unit once in a blue moon. We had a dock and at some point they stopped caring and didn't even bother to repair it. It's been damaged for a year and if not more than a year. I recently moved out because of the condition of the unit and couldn't afford to stay in the unit. The first tenant that lived in the unit transferred the lease to my name and I never seen the original contract and was never informed about "Early Contract termination Fee". I renewed the lease and no where did it inform me about "Early Contract termination fee" and they didn't inform me when I decided to move out 2 months before the contract ended. I'm currently having financial issues and trying to do a settlement but they aren't responding to my email. They're extremely horrible at communicating. Yanet Teran is the employee I've been in contact with and has been horrible at communicating. read more

So.. I find that urban resources is shady as shady gets. After living in biarritz place apts for nearly 4 years, dealing with broken or in need of repair laundry facilities, 2 years of living in a construction zone because they were remodeling the units with workers pounding, drilling, sawing, etc as early as 8 am and finishing at times up to 10 pm, and not renewing a lease so they could raise my rent at will to get me to move so my unit could be renovated, taking away my parking spaces, they refuse to return my security deposit. I was also made to pay them for repairs they r responsible for while living there. Paid last month in advance. I was told I owe for blinds that were never installed upon move in, tiles that were cracked already, a cleaning fee even tho they are tearing the unit apart and I owed them a month rent. STAY AWAY FROM THIS PLACE!!! I am now seeking representation to return funds to me... they will definately pay more than the deposit and u know what? They will never change... read more

The property where I live is fine, since a previous management company remodeled it; Urban Resource is a scam! There's no such thing as management, because, if you place a service (maintenance) issue with them, they always bill you an extremely high price for the 'so called maintenance' service; I was charged $260.00 for them replacing the door's lock combination, even though, in the contract it says that in case of emergency, and with a police report they don't charge it(I'm still contesting that); Rebecca, the head ' maintenance scammer', who is extremely useless, behaves like if you were talking to a roach; waste of words! They have an expensive scam, rather than maintenance! If you happen to live in one of their properties, call for external help when needed; it'll be a lot lesser cost, and you won't have to deal with the level of ignorance and high prices provided by Urban Resource(?!) management. read more
