lived here for 3 years & just recently moved out due to the overwhelming price. It was definitely nice temporarily and had its up & downs. The apartment itself is appealing but the walls are paper thin. You can hear your neighbors getting intimate every night and even hear them sneeze & pick up phone calls. Very awkward and uncomfortable knowing you are being listened to by neighbors 24/7. My car was broken into parked off valley and they did absolutely nothing. They claimed they didn't have access to camera footage 2 days from when the incident occurred. They do not have functioning cameras (all for show) so don't depend on your safety being valued. I transferred apartments two times and was charged excessive fees for "damages" that were almost non existent. Don't expect to get your deposit back in full as they will always find something to charge you for. Slight scratches on the stove and was charged almost full price to replace the stove. i highly doubt they changed the stove top for the next resident and left it as is... even though they charge for complete replacement. When i moved in initially, there were already slight scratches on the stove top.... Your deposit WILL BE stolen from you. parking is an absolute nightmare, expect to play an aggressive game everyday of getting home as early as possible to be able to park your car nearby before the lot gets full and your stuck walking 5+ minutes to your apartment. packages were also stolen from amazon locker area a few times, again.... "camera footage nonexistent"... Pretty to live in temporarily but definitely not safe or practical. read more

I lived at Locomotive Works Apartments/RubberLofts in 2022, in a 4 bedroom/2bath apartment and I would not recommend this property based on my experience. During my time there, security was a major concern. My car was stolen from the parking lot, taken for a joyride, and crashed. At the time, the property advertised security, but there was only one security vehicle covering multiple parking areas, which did not feel sufficient and the cameras were bot helpful at all. The walls were also extremely thin. We could hear neighbors clearly, including conversations, children playing, and other intimate noises. It made the apartment feel like it had very little privacy. The appliances were another issue. The dishwasher in particular was unreliable, and maintenance had to be involved repeatedly. Eventually, it felt easier to handwash dishes than keep dealing with the issue. So understand that if you're impressed by appliances. Shiny means nothing. The amenity spaces, including the game room and theater room, were not consistently well maintained. The theater room was fun to use, but residents were expected to bring their own vacuum from their apartments to clean it afterward, which felt inconvenient and poorly planned. I personally felt they should leave a vacuum in the theater room since the maintenence closet was right there, lugging around a vacuum across a parking lot is not luxury living in my opinion. My biggest concern is with the office/accounting side. I am currently dealing with a collection account for over $6,000 that I disputed. I have not lived there since 2022, and my rent was paid at the time I moved out. Near the end of my lease, the property attempted to pursue an eviction using information which to me looked like they mixed up my account with another tenant's acct. The court case was dismissed. Despite that, years later, this alleged balance was sent to collections and is now affecting my credit. I am currently disputing it and requesting full documentation showing how this balance was calculated and why they believe I am responsible for it. Which is incredibly stressful to be dealing with this place after all these years. Its shameful for them to be this committed to their lack of organization and professionalism. Esp considering how good of a tenant I was. Based on my experience, the property was poorly managed, disorganized, unsafe, and stressful to deal with long after moving out. I strongly recommend that anyone considering living here reconsider your options. But if you must see for yourself keep copies of every lease document, payment confirmation, court record, move-out document, and all communication with the office. This place felt like nothing more than a money grab. read more

went for a tour, the property manager never gave me a tour never shook my hand, never asked my name. i said I was looking for a studio apartment. He said there was a 1 bedroom available. On their site the price says starting at $1665 he said price started at 1880. He then asked what is the most I would pay for an apartment? With no other context I wasn't sure how to answer. This place is on a rougher side of providence. I didn't know where to find the leasing office no direction was given In the texts. He didn't suggest going on a waitlist for aHe suggested I check other properties and named tourister Mill in Warren. I expressed interest in Pocasset Mill and he ignored my interest, with no explanation for again suggesting tourister Mill. This was a waste of time and the managment here doesn't have an ounce of interest in making their property in any way desirable. Sure it looks nice on paper but I wouldn't want to lock into a year of that. read more

Went to tour an apartment after going back and forth with a the contact/realtor agent where she only asked "are you still interested in our community?" Over and over again despite me providing availability several times. Should have been my clue to stay away, but I went to the apartment showing we finally scheduled and no one answered the phone number provided, and no one showed up. I waited for 20 minutes and finally left. Don't bother trying to live here, I don't imagine they treat people whose money they already have better. read more

I moved in here and got taken advantage of in every way possible since the very beginning. First, the management misplaced mine and my guarantor's financial information, then admitted that a former employee had deleted and obtained said information. I stupidly let this go as I was approved and wanted to move so bad. Then once I moved in, the management would enter my unit unannounced and for no urgent need. Each time I notified the manager about this issue, she responded with improper grammar and a half-ass apology. One time I found someone in my unit petting/playing with one of my dogs (who were both added on the lease as ESAs). I confronted them about being in my unit and touching my dog and they laughed and blamed it on me misunderstanding the reasoning for them entering (which was no reason). I then asked where my other dog was (a puppy at the time) and they told ME that I only have one dog...like I wouldn't know how many dogs I own?? Anyways I found the poor little guy hiding and scared-- I'm still trying to work on his trust issues with people and the security of his home. To sum up the other issues: I had maintenance enter my unit after I explicitly said no one was to enter my unit without my presence, they blamed the plumbing issue on me. They also came another time (while I was present) and made sexist remarks towards me; and left without even touching the toilet to understand the issue at hand (it was a loose piece inside the tank that I ended up fixing). With the infractions I had faced (some not mentioned), I wanted out. I realized I never got my finalized lease, so I requested it three times! No response, until I sent in my request to terminate my lease with 30+ days before vacating. Surprise Surprise, they answered back and denied my request for termination. This is when I got a lawyer involved. They started ignoring my lawyer and her letters about the violations of my renter's rights. However, the day before my "move-out" date which was listed on my request for termination letter, they replied, saying that I can leave after paying them $8,000+ for moving out fees and other vague reasons. Yeah not happening -- so my lawyer reached back out and I even consulted another, both said that unfortunately we most likely won't receive a response until I physically leave. Well, it's been 2+ months after I have moved out and just now been able to hear back from them regarding this situation. They have sent my "move-out paperwork" and said I have damaged the carpet, appliances, walls and more...not true (I have photos). However if keeping my deposit is all that they want to finally stop this bullshit-- take it, honey. Overall, I BEG you, don't entertain this place. I have never felt so scared and harassed as I did while being there. There have been so many infractions and details I have left out, but I am sooooo happy I got out. I wish I stopped after the application issue; I lasted 8 months in this hell. US Rubber Lofts, Please do better for your residents and community; this treatment is unacceptable and disgraceful. There is so much potential for this building, but with management like this you'll never create a positive or "lifestyle friendly" environment. There may be only a few of us brave enough to tell our story, but I know there's more that have experienced this and worse. read more

All that can be said is believe all the bad reviews and realize the good ones are planted. Lived here for 3 years and saw numerous incompetent property managers. Walls so thin you can hear someone sneeze, clear their throat, even shutting their refrigerator doors. Trash compactors always overflowing. Dog poop everywhere, even on sidewalks within the property grounds. Parking is an absolute joke. They have so much dead space for guest parking but prefer to allot a whopping 6 spots so they can tow your friend's and family's cars. If you ask where to park, they'll tell you the mall. They're in bed with towing company as it's right across the street from the apartments so be prepared. During a week span in the winter someone threw glass and garbage from a higher level apartment window and it covered the sidewalks and the one way road where cars drive through. Every call and email went unanswered. Never an apology or answer from anyone. You will pay for carpet replacement and the black light treatment is true. I was told during my closing walkthrough by Dianaly that we would only be charged for half of the carpet replacement install only to be charged the full amount. We had a question regarding our last month's rent and had weeks of emails go unanswered. When I finally was able to get in front of Dianaly, she apologized and said we would definitely get our $50 late fee refunded we since no one at rubber lofts responded to us. Here it is 2 months later and now she's saying she doesn't have the authority to refund us. I guess the $50 wasn't worth the terrible review I was verbally asked not to leave due to the high number of complaints from current and past tenants. read more

If you want to be royally screwed when you move out, then by all means move here. Though the location is great and the apartments are nice, the leasing office is absolutely horrible. The situation for guest parking is also horrendous. You will likely get none of your security deposit back for what is considered normal wear and tear. Your car may also get broken into in the back parking lot and the leasing office will do nothing about it. They SUCK. I can't even keep count of the amount of times the leasing office made me angry. Would never recommend to anyone. Although I enjoyed my apartment and took good care of it I did not get my full security deposit back bc the stove top is cheap and is impossible not to scratch. They charge every tenant $400 to replace the stovetop at the end. I also was charged $500 to have the carpet in my bedroom replaced which did not have any damage to it whatsoever. It's a scam. There are so many better options to live in Providence than the US Rubber Lofts that are much cheaper with more luxury, don't make the same mistake! read more

To say I am beyond disappointed with my journey here at the lofts would be an understatement. I lived here for 6 years due to the cost of living and lack of anywhere else to go. When we first moved in the staff was incredibly friendly and helpful. At about the 1 year mark we started having problems. The leasing office was constantly losing paperwork of ours which is quite concerning. They were calling, emailing, and even texting that they needed our renters insurance over and over again even though it had been submitted to them multiple times. They would forget to send our lease and we would have to request it to be sent but then they get upset that it wasn't signed on time. If they would send paperwork it would be last minute and needed to be signed by the end of the day. Our dishwasher was broken for 6 months before someone came to fix it. The washing machine was broken for almost a year and we manually drained it before they finally switched it with a new one that was also wait for it...broken. We were told if we put another request for it to get fixed we were going to have pay for it. There was always water coming from the pipes and electricity as well. Random puddles appeared on our floors at least once a month. They would check it and tell you they will come back to spray it for mold but they never did. The windows aren't sealed. We had to request that get done and even after could physically feel the wind come through the brick walls. The lack of safety was my absolute favorite part though. The doors to enter the building are all broken and don't lock. Which is great when people are breaking into cars right outside as well as stealing peoples tires and car parts. Just like the past reviews they also took our full security deposit. I'm sure someone is going to comment I should have reach out to the leasing office but that would mean they would need to respond or answer the phones. Helpful hint: Don't bother cleaning your carpet before move out. They will find some bull shit excuse to replace it anyways. It'll save you $200. read more

I am beside myself with how horrible this place is. 1. There's not enough parking for all the residents. They have like 8 spots for guest parking and there is no street parking available. 2. Cars have been broken into numerous times in the parking lot. At one point they had a wildly aggressive security guard who would drive around the parking lot at night and yet people's car were STILL being broken into. Someone's car was actually stolen. Criminals have actually walked past the leasing office to go to the garage and broken into cars there. 3. The situation for getting packages is a sh*t show. They turned the community room into like a mail room where you can walk in and literally walk out with anyone's package. 4. I saw a mouse on the third floor in the hall way so took preventative measures and bought a door draft stopper. But that didn't matter because I saw a mouse run across my apartment and under my stove on Christmas Eve. So I called emergency maintenance and they told me it wasn't an emergency and that they would come take a look Saturday maybe, Monday the latest. I called my father and he came moved the stove found a hole and tried to jam a rag in to keep it covered untill someone came to take care of it. I left after seeing the mouse because I have a baby and toddler that are always on the floor and there's no reason on this earth why we would be living with mice. So the next day (Christmas day) we go back home so the kids can open gifts and while they're having the time of their lives a see a different colored mouse run by and under the stove. So I had to stop my kids good time get them and their presents off the floor and leave (because WHY WOULD WE WILLINGLY LIVING WITH MICE). The next day I go to the leasing office where someone New could do nothing for me besides say "I can put a note in with maintenance and the manager ". They didn't go until Tuesday (5 days after I called initially ). Maintenance came said he put some "stuff" behind the stove and said they put my apartment on the list to be checked by pest control who comes once a month but wouldn't be coming until January 4th. So here I am on New Year's Day being forced out of my apartment because I have seen yet another mouse run by me and under my couch. The level of nonchalant is astounding at the fact that they truly don't care about the health of my two children. It's like they expect me to just live with mice. Save yourself some time and don't even bother with this place.!!!!! read more

These lofts are a great value. I'm in a 3 bed with my wife and 2 kids and we feel comfortable with the space. The high ceilings definitely made the apartments feel bigger. The opportunity for improvement lies with Brady Sullivan Property Management. The application process was a nightmare. Everything from not checking the mail until 3 days after my deposit was delivered and claiming they didn't have it. To never knowing what they needed for my application until it was basically too late. They moved my move in date 3 times until apparently rushing my unit prep so I could move in 10 days after the date on my fully approved application. But hey, I get it, working in a leasing office is not glamorous, and I was just another shmuck complaining. All in all, I likely the space and the neighborhood. I hope Brady Sullivan gets with the times and makes their processes more efficient. I'll continue to update this as my time here goes on. read more

They are friendly and helpful and go above and beyond to keep their residents happy. They also handle any requests or issues that come up promptly which is great. I wish I had followed up with some of the tenants before I moved to this site. It's been a nightmare since day 1. The property manager Meagan is the worst. Lazy, takes no accountability for her action, dishonest to name a few things. Do they put there people through any type of leadership training? We have lived here for almost 2 years! It is a wonderful place to live, the staff is friendly and maintenance is quick to help with any issues that arise (but there have been very very few) Premises are clean, every update is awesome! My husband loves using the putting range & the game room is always fun! Only downfall is I wish they would have used a latex paint! It shows every little water splash & makes me sad/ like I'm a mess. There is a pretty hefty background check by corporate to get approved but it is worth it, they check financials on all tenants & really don't want you to stretch your budget just to live in their building! Do not rent here! Most of the recent good reviews I believe are false. I have lived here for a year and have called the cops because of people trying to open car doors. Cops have had to break into apartments and this week mine as well as at least 5 others had their catalytic converters stolen. The management does nothing to make any of this right. Will not reimburse for damages even though they claim to have security patrolling who do nothing to stop this. They claim to be animal friendly but send constant emails about where your dogs can even pee. Parking is horrendous often having to park in off site lots. If you can rent somewhere else, I recommend going that route. We will be signing our lease for the second time because, unfortunately, by the time we found out they were raising our rent, there wasn't much time to find another place; we tried! Our rent started at 1750, and it's about to be 2115. It goes up every year. The windows and walls are not great so during the winter, prepare to have a high bill. There's no quest parking, which is ridiculous! There are four spots that the city owns for the trails, but residents are always parked there. They recently allowed the nearby towing company to come into the lot and tow anyone without a tag. I've been told the towing driver is getting a percentage of the tow as an incentive. My tag fell off, and my car was towed even though they emailed us a while back asking for license plate information and could look up my vehicle registered here. There's always dog poop everywhere and trash flowing out of dumpsters. Not their fault, but they aren't proactive about finding a solution. There are a lot of cars that have been broken into, and even though there are cameras, they don't work well and can never see anybody at night, which is not safe for residents. I will say that when something breaks in our apartment or needs repair, they get to it promptly without hesitation. read more

Visitor parking is a shit show, 8 spots let's be real... 8 visitor spots is absurd not to mention all RESIDENTS park in them when it's just disrespectful to everyone else when people would like a visitor over... the heat bill in the winter is out of control, the heat goes right out the doors brick and windows. $900 bill from NG get out of here. They don't take responsibility for anything. You can email, complain, do whatever and it takes FOREVER for them to get back to you. Im sure you all know who I'm talking about but I'll be respectful and not drop names. I'm a landlord myself and my tenants NEVER have to deal with what myself, my roommate, or probably other tenants have to deal with. Place is always trashed, no one cleans up after their pets or themselves. I'm paying well over what I should be and it's just distrusting at this point. Horrible, the leasing staff is a joke especially the man Adam he will tell you one thing but will do another. The company is nice to you until you give your deposit and that when's things all of a sudden change apartment you requested availability is no longer available and your stuck with what they decide to give you. The ventalation is horrible you can hardly breathe fresh air in your apartment because the windows have the smallest openings. When you ask for apartment availability they tell you nothing else is available . However after speaking to a few neighbors I was told that was incorrect and they were showed additional units incase they weren't happy .They only accommodate they people they want or feel they have to accommodate.I'm pointing out Adam and Maria for unprofessionalism and think they definitely need to be replace. The garbage is constantly overflowing with broken bottles and garbage everywhere maintenance does not like to clean. When was the last time they cleaned the handles on these buildings Or glass windows on the front doors . And moping with just water does not clean the halls just makes it smell like wet dog. Not to mention the doors were replaced last week and the old not working ones are still outside the property just lying around waiting to fall on a child or pet . And they tell you can hang a tv on the wall however there are no studs in your unit and no insulation and they don't properly inspect these units before passing it onto the new tenant. Parking is a joke they tell you there is plenty of parking however you can never find a spot or have to walk a mile to get to your apartment. Brady Sullivan really needs to get with 2021 other properties over trash valet, dog walking area Covered for when it rains and little more privacy nobody wants to workout with a camera staring at them that kinda creepy.I wonder why peoples cars are getting broken into and tires stolen they have a tire shop accross the street and an Autobody shop that's hardly ever open too much of a coincidence for me. read more

DO NOT RENT FROM HERE. Complained of a leak/flooding and it took the third time for our apartment to flood for them to actually remedy the issue and fix the leak itself. Prior to this they just mopped up whatever water hadn't already soaked into the floor and walls and brought one fan. This resulted in us living with mold in our apartment for months. Upon finally fixing the issue correctly, we had maintenance workers in our apt daily for 3 weeks and had to find alternate WFH locations and had to pay out of pocket to run the 8+ dehumidifiers, heavy fans, and power tools. Never received any sort of credit for their negligence and the inconvenience it caused. On top of this I had parts stolen from my car in the middle of the main parking lot and they didn't even have cameras to cover this area even though break ins and theft occur extremely frequently in their lots. Management did absolutely 0 to assist me in this process and the parking garage that costs $200 a month was full and had a wait list so i was helpless. On top of all this they charged us $800+ in excess of our $2,700 security deposit for rug replacements (they assessed almost $3k in damages) when there was one stain on one bedroom carpet. Other petty security deposit charges even included removing lint from the lint screen in our dryer?? I've rented at 3+ locations prior and have never experienced anything this horrible. If you want to be taken advantage of by the leasing office and also hear word for word every conversation your neighbors have through the paper thin walls, then this is definitely the spot for you! read more

Lived there for 7 months. For the high rent they charge, they do not offer much really. Thin walls of the building is a big problem in the winter that costs so much on electricity ($500 for a two-bedroom for multiple months). Also, the area has a lot of cleaning issues due to dog poops (the management should hire someone to clean up regularly but they don't). We didn't feel very safe either (not the worst but also not the best). After all, it took more than a month for them to send us the security deposit back (they sent it to the wrong address first, even though we gave them the forwarding address two months in advance). On the good side, the staff are nice and maintenance was very good and responsive. They also have nice amenities like gym and theatre. The other good thing was they didn't deduct anything from the security deposit except $100 for standard cleaning as we cleaned up the unit very well before turning in the keys. Overall, don't really recommend this place to rent out unless huge improvements occur or they reduce rents. read more

It's a 37 page lease and 20 other documents taking 2 hours to sign. Nothing in that document looks out for your best interests, it's all about them. They wanted to see my credit score, tax returns and a bank statement. Apartment insurance is mandatory and the deposit needs to be a bank check. All so you can rent an apartment from Brady Sullivan. The forced hot air did not come close to heating the apartment unless its set above 80 degrees. It was like a blow dryer heating an ice box. The porous sandblasted brick walls which look lovely freeze up in the winter and don't warm till spring. The grout crumbles when you scratch on it and provides no seal on the exterior walls. It needs to be totally repointed but they didn't do it. We had a concrete floor that was freezing all year. I dropped an ice cube and it was still there on the floor the next day, true statement. The windows aren't properly cocked and allow wind, rain and literally snow to blow in where the brick meets the window frame. The heater on the roof froze up for a month and we had an 800$ electrical bill for ONE month! I can't tell you how many emails I wrote to pressure them to pay that bill as their heating unit caused the problem. I threatened to go to court and suddenly a change of heart. The wood floor above us squeaked so badly we decided to relocate to a new unit. It was ridicules, I've rented for 20 years and have never heard anything like that. Thin walls? We could hear the people upstairs engaging in normal tone conversation. They'd stomp on the floor if they heard my bluetooth speaker on low, management did nothing. They had a tread mill converting their spare bedroom into a gym, sounded like an earthquake, management did nothing. Loud as you want till 10:00pm management told me. I invited management to eat dinner with us while someone is running on the tread mill, they declined. If you actually hear the problem you might have to fix the problem and that wasn't going to happen. The packages are delivered to the office and either they don't scan the package in or hand it to the wrong tenant. I had to contact Amazon constantly and say the package wasn't delivered when it was, they lost it. This happened so often the Rubber Lofts converted the tenants club room into a makeshift mail room, every man for themselves. No notice from management if your package arrived and no security from tenants grabbing the wrong package. Instead of fixing the problem they make it your problem. Your problem does not translate to their problem. 200 apartment's packages now share the same room, piles on top of piles, start digging. Well over 12 cars have had their tires stolen from their parking lots and you see the vehicles up on blocks. Just a typical Monday morning. We added double locks to our wheels, highly recommended. The parking lot is on camera which is nice if you want to watch them steal the tires but stops nothing. There aren't enough parking spaces for all the units so be prepared to park across the street by the bar or in the furthest spots at the end of the lot. Guests aren't allowed to park in any of their lots and there's no street parking around the building. When we relocated to the new building management never verified the address with the post office. I didn't get mail for 2 months. Post office indicated they failed to allow enough time for processing a new dwelling and Rubber Lofts management of course blamed the post office. If management can wash their hands of an issue they will. Blame the post office, blame the heating unit manufacturer, blame the a/c units, blame the workers who built the floor and even blame upper management at Brady Sullivan...never their fault. When the lease expires be prepared to pay for professional cleaning to their carpets regardless of condition, they cut the refurb costs by passing the bill onto you, nice of them. Same with water filter, same with ceiling lights. Maintence staff is great, professional, friendly and prompt but they can only do what they can do. The management is terrible, not that they're unfriendly they take no responsibility. The whole office staff turns over every 6 months. We've lived through 3 different property managers, every time management changes you think maybe things will get better, it doesn't. All set with the Rubber Lofts. read more

I just moved Into the Rubber Lofts and I absolutely love it here. The office staff is great. Adam helped us secure an apartment when we could not find anything in Providence. When something became available he called us right away and we love our apartment. Maria in the office is always super helpful and the manger is always coming out with a dog treat for my dog. I love all the amenities, especially the game room and rooftop deck. read more
