This building is the coolest I've seen in Providence. I've worked in the co-working space as a member, have attended several events and markets and even have viewed an apartment upstairs. The WiFi quality and A.C. both work really well- which is super important when you're trying to get a bunch of work done! I think the design is really intentional and beautifully restored and I noticed a ton of original pieces of machinery and decor reused from the original factory. The gal Sara(h?) that manages the property has been so amazing with answering my questions and even letting me in when I forgot my key card! Rooms & Works - Cool space for coworking, meetings, events and eating lunch! - Shared Office Spaces Near Me - Providence, Rhode Island

This has got to be one of the most beautiful rehab projects I have seen of an old factory building. What was once an old manufacturing building is now a shared office space/incubator kitchen/speakeasy bar/apartment space. There are so many surprises within this one building. A bunch of apartments above, the shared office space and incubator kitchen on the main level. A bocci ball court, cornhole, grill and picnic tables in the courtyard. There is also another building out back that is not currently being utilized but is another amazing (small) space for something amazing once they figure out its intended purpose. My favorite part is the amount of items they salvaged during the rehab. From machinery to metal drawers, they incorporated as much as they could into the overall aesthetic of the place. This is the worst management Team I've ever experienced. All they care about is money. The grounds are littered with trash and dog poop. My packages are constantly stolen. There are frequent shootings in the area and all tenants have had their cars broken into. Management will threaten to tow your car if they need to use the parking lot that you pay to park in. They will fine you for anything and everything but will never take responsibility for anything on their end. They are endlessly rude, especially Natasha. She speaks to tenant as if they are children and gets angry if you ask for clarification on literally anything. They raise the rent in outrageous sums every year, claim it's for building enhancements but won't fix simple things like the lock on the mail room door. The tenants have an email chain going where they can complain about how horrible it is to deal with them. The best part of this building is the friendly tenants and the small businesses that reside on ground level, however many of them can't afford to stay and have also had terrible experiences with management. People are constantly moving out. Google the owner of the building and you'll find a court case against him for punching a neighbor. The building itself is really beautiful but everything else is filthy. I'm thrilled to move out. Literally counting the days. read more

I've officially been an office resident since June but I've been working with my business partner in her previous office since December 2018. My favorite part of Rooms & Works is the community. It's nice being able to walk downstairs and hang out with other office tenants who are also friends. It doesn't hurt that Far West is right below my office and LongLive is right across the courtyard, as well. The people who work at Knead are so delightful. I would highly recommend R&W for anyone looking for a co-working space. read more

I use the co-working office space here and absolutely love the common spaces! From the spacious conference room to the comfy couches and well lit working desks, this place is paradise. The rustic industrial charm is well preserved, and there's the added bonus of being 30 feet away from knead doughnuts, far west, and long live beerworks! Highly recommend joining the coworking space, or at least trying it out for a day! read more

Parking is a bummer. I wanted to love this place, but frankly the combination of blatant gentrification and unsafe street parking left me disappointed. Yes the building is beautifully restored, but it doesn't have any designated parking for visitors, just narrow street parking on a very busy cut through between Elmwood Avenue and Bucklin Street. A worthwhile stop if you live in the area but otherwise not worth the hassle, especially on nights when multiple events are happening inside. read more

I've been an R&W co-working member since October 2018 when my good friend invited me to share office space with her... since then, I've brought in a business partner, 3 employees, and a multitude of wonderful friends and colleagues. I regularly host events in the kitchen space for my marketing association and FarWest, Knead, and Long Live are all a very regular part of life. I couldn't recommend the space more. It's beautiful and convenient to so many other areas of PVD. I tease my country-boy husband that I'm going to sell our house and move to the office. He's not bought in yet, but if he ever is, I know where we're moving too! read more

The only truly nice co-working spot in PVD as far as having any personality and a great fit out. Very convenient for people living on the west and south sides. Great to have Long Live in the building. I wish Knead Donuts was open more often. read more

Rooms & Works is a creative and wonderful place to live. I have been living in the building for 2 years and am happy to wake up everyday in a beautiful setting and surrounded by friendly neighbors. Not only is the building rehabbed beautifully, it is a fun balance of new and old. Having Knead, Far West and Long Live in the building is exciting and there are always events going on, but never seems too busy. The building management staff is extremely responsive and helpful whenever I have to contact them. It really is like a community on the Rooms & Works property, I am happy to call it home. read more

I've been living here going on three years and I can't find a better place in Providence for the price point (and I look all the time). There's parking, neighbors are quiet, young professional types, and there is FREE WIFI. Besides that, the common spaces are always clean, maintenance requests are answered quickly, and Sara the property manager is responsive. In fact, I was traveling for work when I moved in and Sara met and directed my movers so that all I had to do was unpack when I arrived. There's big outdoor space with a grill for summer time fun. If you are worried about the businesses, don't be. Most office folks are gone in the evenings and I never hear any noise for people at the bar. Overall it's a great building. read more

We love love love it here! We started in a one bedroom, grew out of it, and now live in a two bedroom which Sara helped us immensely with. She is the best out there and is so accommodating, welcoming, and friendly. The entire building is stunning from the ceiling beams to the tiny details. Far West, Knead Doughnuts, and Long Live are great additions to the location and are building quite the community! We highly recommend living and working there, or just visiting! read more

We have been using Rooms & Works as a co-working space for almost a year now. We have a semi private office. Plenty of parking. great conference room. Having proximity to other local businesses like Knead and Far west is an extra bonus. The community here is great and we love being able to call Rooms & Works our work home. read more

This building serves as my office! I work remotely and can't concentrate at home so I did some research, visited a few coworking spaces, and this was by far the winner. Very affordable, quiet, beautiful work space, respectful "coworkers", anddddd let's not forget that there is a gourmet donut shop and swanky speak-easy right there, in the building, on the same floor!!!!! On top of that, Long Live Beerworks is also right in the backyard. Ultimately, everything I personally would ever need right in one building. And I'm pretty sure the apartments are dog-friendly because we have many fur friends walk through the common areas. Someone who I'm guessing does not actually live or work in the building wrote in their review about parking for visitors. Street parking does stink, but there are 2 parking lots for tenants and workers so I never have an issue. Also, a little trick is to park on the street on the opposite side of the building (where long live beer is) because that street isn't as heavily trafficked and is not as narrow. As for what he says about the neighborhood, I can't really argue that. Its not the greatest area. But its probably what makes this such an affordable, yet beautiful option for people like me who cant dish out for something in a better location. read more
