They took our deposit even though we did not sign the lease or move in - AND we cancelled before our designated move-in date. The manager told us that it's company policy to take the deposit if your application was approved and "made them think" you were going to move in. I'm sorry, NO ONE goes to an apartment community and applies for it WITHOUT the intent to move there. With this "company policy" in place, they shouldn't advertise that a deposit is "refundable" because by applying to live there, the assumption is that you 'made them think" you're moving in if approved. We had to cancel because the contract work fell through & we were only approved less than a week ago. Horrible company policy, false advertising of "refundable deposit." waiting for regional manager to give us a call back.

After spending 3 weeks looking at various places we discovered this place in passing. It looked…read moreamazing on the outside and had many attractive amenities. The "upgraded" unit we were shown was amazing both in price and size. I was more than ready to sign a lease that day. They then showed us the unit that was actually available. Once again looked amazing for the most part a little dusty and dirty but the manager had mention no one had lived in the unit for 2 months. After wine started the application process we notified them that we would like to move in 2 weeks from that day and left them a list of things we felt needed to be done including but not limited to the unit being cleaned, a door knocker and a peephole on the front door. We were told everything would be ready by the time we moved in. We signed our lease 2 weeks later and were given our keys. No walk through was offered at signing. The keys they gave us didn't even work. Once we got out keys and did a look over of the place it was still dirty. Dust everywhere. Bugs in corners. Doors that did not close or were broken. The screen on the back door was laying on the ground. There's tobacco wrappers and chalk on the ground in the back. The one toilet in the place didn't work properly from day one. Within 3 days of actually moving in the shelf in my mothers closet broke off from the wall. They then told us to make a new list of everything that needed to be done. They came in and finally did everything and within 2 days the toilet is broken again. They then told us someone would be here between 3 and 330 no one showed so I called the office and they said between 330 and 4. It's not 515 the office is closed we have heard from no one and no one has returned our messages. This place seemed amazing but now I'm wondering why I'm spending 635 on on a lack a service I could have have received somewhere much cheaper. Also, this place new we were in a time crunch in terms of moving, from a moral standpoint I would like to believe that they didn't bait and switch us and/or take advantage of our situation but the more things that go wrong the more I believe they did. To anyone that decides to give this place a shot I would check every nook and cranny of EVERYTHING before signing a sticky note. Lastly. This place boasts the fact that they have google fiber when they indeed don't. False advertising must be in this year.

These apartments are cheap and feel it. The swimming pool is tiny. The maintenance is lacking. They…read moreclaim they have storage units, but long time hoarder tenants have claimed all the space. There a bug problems that all they do is spray for instead of addressing the real problems. The parking is really annoying. Since it is so cheap, there is lots of noise from other tenants. Which is not helped by the paper thin walls, ceilings, and floors. If you can afford it, do not move there.

The manager Dora is never in the office even though she lives on the property. Hallways are consistently dirty and smell like marijuana even though there is supposedly a drug policy. There is 1 washer, 1 dryer per building with 12 unit which they close at 9 sometimes they don't lock it at all but if you are still washing around that time it doesn't matter if you still have clothes in there or not they lock the door and your stuff is just stuck in there until the morning. Dora just makes excuses and does not follow through on stuff you complain about. The neighbor's are noisey and if you complain nothing happens. The grounds aren't maintained well at all they don't enforce cleaning up after your pets so there is dog crap everywhere in the lawns. The front office stinks. They can barely keep a Maintenance man so nothing gets fixed they use temp workers who lie about fixing things and never show up. The only good thing here is the reasonable rent but with all the things that are wrong around here it's no wonder why its cheap. The slums of Raytown.

In the five years that I have lived there we have had four different managers. Each one creates new hostility. None of them are really managers. Managers don't act that way. I run an e-commerce company and I've been a manager most of my life. When taking on a new position you investigate matters you ask questions you ask people why they are doing what they are doing. And then it's something seems to be out of character maybe not what you think it should be then you can investigate that and you can figure out why it's called managing. And at the end of which if you then find a problem or inconsistency you can address it at that time. You do so respectfully. Now, with those points in mind none of the managers that I have seen during the time that I've lived at the La Casita mobile home community exhibit those qualities. I obviously have several employees. I have a nurse who is with me about half the week. She spends a lot of time at the house. She does not live there. As such she is not a decision maker. Who does the new manager approach? The employee! And then when that manager is in fact corrected and made aware of the fact that they have made an error, but they only compound the problem and do nothing to correct it.
