Cons: Elevators are old - I've gotten stuck in the elevator for a total 3 times so far. Management shuts the water off often during the day due to maintenance. When the water is turned back on, flushing toilet for first time will constantly fl When submitting an apartment maintenance request, sometimes it takes a few days till someone comes to fix. Maintenance workers should wear shoe covers when entering a residents apartment. Previous management, one of the workers always wore shoe covers when entering. Bathroom sink will routinely clog after a couple months. I just submitted a 3rd request (4/6/20) to have it unclogged. The maintenance people says thats a regular request they get with all tenants due to the horrible sinks. Unable to control the heater in apartment. Window Air conditioning unit is loud Unable to do month to month after lease ends. Worst property managers in Philly. They are difficult to work with. When sending an email to managers, it takes sending a couple emails to get an answer. And when they finally send an answer, they are very short with their response as if they don't want to help their tenants, or being really lazy with helping their tenants. Pro: Front desk people are nice. Delivered packages are held at front desk. Gym

From the beginning, Justin was very communicative and provided a wealth of information on Center City living. It really helps that he lives in the city, too. Even though the early plans to move up there fell through, Justin still stayed in touch with us. This made us feel valuable to him and in turn, we were going to provide him our business when the timing worked out to buy a new home in Philly. A few months ago, we kicked the process into gear again and I flew up to Philly to look at at least ten properties I had researched. Since I did not rent a car, Justin was nice enough to pick me from the hotel and drive us around to the properties. Since my husband wasn't there, Justin offered to take videos of any of the houses and post on Youtube. Three Youtube videos later and we decided on our house. We are currently going through all of the processes associated with purchasing/closing on the house and Justin has been a huge help being that my husband and I are in Arizona. I am extremely happy with the experience we have had with Justin and wouldn't hesitate to refer him to others!

First and foremost, they are actually easy to communicate with - even when they are not in the office they are responsive. Any issue I've ever had, they have responded promptly, and if it couldn't be fixed right away, they provided continuous updates with a practical game plan. This just doesn't happen everywhere. Now as far as my actual apartment goes...there is no place I have ever lived, including my childhood home, that has ever felt like home. THIS apartment is my home. It's clean, spacious, warm, and my neighbors are very friendly. I have never had an issue with rodents (which is amazing for the city), nor have I had an issue with noise. And my rent...the value is amazing. I have such a great apartment for such a fair price. There is no way you're getting my apartment at this price anywhere else in the city. West Philly is in a great state of transition now, and I know many folks are upset at what appears to be uncontrolled gentrification. To me, I think The Spak Group is building great homes for EVERYONE in West Philly. My neighbors truly do reflect the diversity of the neighborhood, which I greatly appreciate AND respect being a person of color myself. I hope they continue to grow and expand throughout the city. I rented an apartment from him on Pine Street, and there were multiple issues even before I moved in. He never did any of the work that was written into our signed lease; he had a habit of completely shutting off the heat in the winter (during the middle of the night), while my neighbors and I complained about nearly freezing). Magically, the heat would turn back on around 6 AM. I ended up in court with him, for a fire caused by what the Philadelphia Fire Department attributed to "faulty wiring," where I lost several of my belongings. Mr. Laren was rude, unprofessional, and offensive. We ended up settling in my favor, and I was allowed to get out of the lease three months early. I'm beyond sad that students today are still dealing with the misfortunes I had to endure during college- a time when we should be supported and encouraged to explore our minds in school, rather than fight greedy, ill-intentioned older people who simply want our money in exchange for the lowest possible service and investment in our welfare as tenants.

Their lawyer later claimed--falsely--that the lease was null and void due to unrelated negotiations with a third party. Then they sent me an email asking if I was enjoying my tenancy, and a request to leave them a review. I am now preparing to pursue legal action for breach of contract and damages. Tenants should proceed with caution.

The woman in the leasing office is extremely rude and unhelpful, she does not care to help in any situation. They let serious issues go unfixed for months and then treat you like you're an inconvenience when you're trying to get help. The front entrance is dirty and has trash spread all throughout at all times. I've never seen it without trash since I've moved in. If you move in here, you will want to leave as soon as possible.

Never even cooked in the kitchen. The problem got progressively worse- and they have done nothing. Despite seeing several large, live roaches daily now, they refuse to call it an 'infestation'. I don't keep food in the house, take my garbage and recycling out daily, no boxes or papers in the apt. I'm hardly even there at this point. The "treatments" they have done have only made it worse. Roaches coming down from the ceiling and yet they won't communicate if they're inspecting or treating other apts near mine. I finally accepted this will never feel like a home and decided to pay the huge fee to break my lease. My current apt wants me to have unit inspected before I can move in and I paid out of pocket to have another company inspect- but now Madison is refusing that small concession preventing me from even leaving here. So unhygienic and I understand it is the city- but the refusal to call this very obvious infestation by its name and not take any serious measure to alleviate the issue. I shudder to think what it is like in other apartments that have to live there daily and keep food or have children or pets. Absolutely disgusting.

Management (George) is terrible…read more The walls are so thin that you can hear your neighbors clearly, and there is constant noise late at night. To make matters worse, many residents smoke inside the building, so the hallways and even apartments constantly smell disgusting. Don't make the same mistake I did by ignoring the warnings. I live in the smallest studio unit, and even when I was out of town for over a month, I still got charged more than $90 in utilities and additional fees. The advertised rent may seem reasonable at first, but don't get tricked -- they add so many extra charges and fees that your monthly cost becomes much higher than expected. I'll soon be leaving this apartment, and honestly, living here has caused me so much stress and anxiety that the whole experience feels traumatic. Overall, this has been a very disappointing and exhausting experience.

BUT it looks like it's getting better. It was probably just a rough patch because of management switch. It's not the best complex, but it's definitely far from worst. New Leasing agent Tiffany is super nice and what's more important responsible comparing to some other agents who were there before her. I like her personality and she's definitely doing her job, so I'm happy to see that the building is slowly going back to what it used to be.
