There's also a constant feeling of being watched, and even my visitors felt uncomfortable coming over. I had issues with packages for my newborn being placed in the Luxer box, and after being told early on not to worry about adding him to the lease, I was later asked to provide identification for my infant, which made no sense. Belinda in particular has a very snarky, pushy tone and does not know how to speak to people respectfully. To top it off, when I tried to address concerns, the assistant property manager opened a call by asking if my email was written by AI, very rude and unprofessional. My rent was always paid on time and in full, yet the experience was stressful and disappointing. I wouldn't recommend, I regretted signing this lease with this company.

For example, when we needed service we were told that we had to wait an extended period while they supported a safety inspection. Read the fine print in the contract as it contains several additional charges such as daily trash service and community electrical charges that are not highlighted before signing the lease. Although you lease for a specific period, it is incumbent on the renter to give 60 days notice. The property manager does nothing to remind the renter of the 60 day period as just another way to take advantage of the tenants and extend an unwanted rental period. Tenets receive two to three junk emails per day from the property manager; unfortunately they don't differentiate these from important correspondence so it's very easy to miss messages that are meaningful. The property manager does not post important messages in the property portal. Prospective tenants beware. .

Better to buy a slightly used house than to come here where there is no green space and shoddy workmanship. The stairs to our room looked worn out and run-down -- the first red flag. When we opened the door we were hit in the face with a strong mildew smell mixed with an overwhelming chemical perfume. Even my wife could smell it, and she lost most of her sense of smell after COVID. The carpet tiles should have been replaced about 20 years ago. I've been in the carpet business for 40-plus years. I know carpet. The rest of the room felt dated except for new ceiling lights. Housekeeping used so much perfume and cleaner to cover the old-carpet odor that it was over the top. Anytime I was in the room I felt dizzy. Dinner at The King's Arms was wonderful. That night we went to bed exhausted and woke up extremely dizzy and nauseous. I could not get out of bed until my wife went to CVS for Dramamine. We were supposed to take our daughter on rides at Busch Gardens that day. The Dramamine helped during the day. The second I walked back into the room, the spinning started again. I did not ask for another room that night because I assumed every room was treated the same. We booked the Woodland Inn, left most of our things at Kingsmill so we could catch the waterpark shuttle in the morning, spent the day at the waterpark, and came back to the same mildew, chemical smell, and dizziness. At that point I was sure it was the room -- not food poisoning, not heat. Online research confirmed those cleaning products can cause exactly this. We moved to the Hilton Garden Inn. Relief. I paid for two extra hotels out of pocket. Friends stayed here the week before. The wife said it did not feel clean and told us to go somewhere else. Her husband said it was nice. We should have listened to her. Four days later I am still dizzy and waking up with a headache. I emailed a manager. He said he talked to housekeeping, they noticed no chemical smell, and they work with those products every day. He took one night off the bill. I will not recommend Kingsmill. They spent millions on a spa and gym for residents and left guest rooms with old carpet and heavy chemical perfume. Do not stay here if you are sensitive to odors. Copy the body into both Google and TripAdvisor. Use the title on TripAdvisor only. If you want a shorter Google-only cut (roughly half this length), say so and I'll trim it.
