He came to give me an estimate on Saturday and spent five hours on Sunday cleaning up our entire garden. He came back to edge and mulch the garden, front and side yards. The paver stones were discolored and black; weeds were growing from every possible crack; last but not least, the patio was uneven with water draining towards the house! The previous homeowners clearly did not know how to build a patio (nor do I). That is when I decided to take a chance with Flawless landscaping's services. I received 4 quotes ranging up to $4k to simply re-level the patio's base, clean, and re-build it! Well Flawless got my vote because they were the most cost effective. I am so glad I chose them. The patio workers were respectful and easy to communicate with. I could tell the main employee working on my patio loved this kind of work. It is nice that he had various experiences with landscaping all over downtown and OSU. When all was finished, the patio looked brand new -- no more black mold on the stones, no more weeds, and the patio is almost perfectly level! We had a contractor do work on our house to repair the outside, bottom walls of our basement and they only completed 1/2 of the job. Although they finished the actual basement and outside wall work, they left our yard a total mess and never replaced the cement porch they removed to do the lower wall work. They were also going to do grading in the front yard to address puddling and never did, and they didn't do any of the landscaping they were supposed to complete. Our yard was a disaster. TCT Property not only did a wonderful job with the grading of our front yard, they also did all of the landscaping and seeding in the front and back yard, pipe work to address the puddling, and replaced the cement porch within about 2 1/2 - 3 1/2 weeks. Their price was very reasonable, and they are professional and reliable with everything they do. I would highly recommend TCT Property Enterprises to anyone looking for a contractor. Dave is very easy to work with and full of information he is only too happy to share. We have not had any issues with unhealthy bushes or trees. They're all thriving. On one occasion, he switched out a shrub that was not to our taste and we're totally satisfied with the final result. Otherwise, our experience was overwhelmingly subpar for the investment. We asked for a simple front yard landscaping revamp. There were more misses than wins with the overall delivery: 1) Design proposal took longer than quoted (no big deal, I know they're busy), and was missing a key part we originally asked for (and got an "oops sorry, here's a haphazard fix"). Design still lacked some our accessory asks, but we decided to disregard those anyway. I feel as though our vision wasn't heard and believe me, I am an over-communicator. Maybe budget was an unspoken obstacle? But if so, it should have been communicated - we were flexible! 2) The install day was never scheduled, and the install team showed up unannounced without designer oversight as promised. Luckily I was able to arrange to stay home for the install. 3) We were charged for new plants, that we didn't receive. Instead they "transplanted" our dead plants that looked awful (these were the reason we were investing in new landscaping altogether). 4) Old random foliage and plants were left in our landscape (likely with intention, because they planted the new around them which threw off spacing). 5) Some plants did not take and remained weed-y, even with frequent and appropriate watering. When addressed, we were told we were not watering enough... doubt it, but ok. See photos. I'm shocked they thought this was acceptable, and didn't ask how to handle if there was question at the time of install. We ended up needing to replant about half of the overall work ourselves. Old plant concerns were remedied on our invoice, and follow-up communication was prompt from the designer at least. Won't re-engage.
