Overall, Aiken Luxury Rentals has been amazing, Bill and Simmie have been incredibly welcoming. The property is ideally located close to downtown, within 5-minute walking distance of the wonderful Hitchcock woods (I took walks there every morning before work). They have several rental units to choose from, from stand-alone cottages to on-property lofts, apartments and housing units. They are the first people I call whenever my wife and I need a place to stay, like in 2012 when our house was being remodeled; or when we have friends and family visit for special events, like the Masters Golf Tournament and the Spring Steeplechase. I have personally spent time in La Petit Apartment, the Loft, the Gate House, the Laundry House and some of their other properties and totally enjoy the experience every time I stay at one of their locations. Locally owned and operated, the owners have received several awards from the City of Aiken for their successful restorations and improvements on many properties; most notably their work in Kershaw Square and others in the downtown area. The owners are very friendly, hard-working people who always treat my wife and I like royalty and make sure that all of our needs are met whenever we stay with them or have friends and family rent from them when they are in town. All of their rental units I've spent time in are tastefully furnished and come outfitted with only the best accessories. The kitchens are outfitted with Viking appliances and fully equipped to start cooking the moment you check in. Real hardwood floors and paneling are among the many luxury features of the properties I've visited. They have a variety of rental plans and they've always worked with me to tailor lease agreements based on my wife and I's individual needs. Most, if not all, of their rental properties come with WiFi Internet access, cable TV and other amenities available in the lease package. In addition, they employ a cleaning, maintenance and IT staff to help support them in keeping their properties running at peak effectiveness and cleanliness. They are a real class act!

This is not an angry review but a 110% honest one. Where do I even start?! One word. Slumlords…read more First, we were shown a model apartment to scam us into renting. When it was time to move in, our unit (116B) was a disgusting sight. Filthy carpets, walls, countertops, black water coming out of the bathroom faucets, mice, roaches, mold, mildew. Please see attached photos for your reference on Google reviews including one of the many dead mice. You name it, we had it in our unit. The whole place reeked of the smell of marijuana from the tenants that were in the same building. I even stepped on a dirty syringe that was found in one of the bedrooms from the previous tenant. It was quite obvious that there was heavy drug use in our building. We have made multiple complaints regarding roach and mice infestation in the food pantry all year however nothing was ever done about it. That in itself was a severe safety and health hazard to my children (which is the reason why we decided to not renew our lease). Beverly would flat out lie and say that we were the only tenants complaining about it even though we know other tenants were complaining as we discussed situation with each other. Fast forward to move out: my son and I left the apartment spotless. Spent all day in the sweltering heat to scrub that place from top to bottom. We have even paid rent in full for the month we have not occupied the apartment. These crooks have taken pretty much all of our security deposit and trying to charge us for things that were destroyed prior to move in. I have a fully trained & obedient adult German Shepard that has stayed with us however they lied and said that my dog urinated on the carpet. Truth is Beverly did not like my dog because he is 120 lbs and she was scared of him. They would not allow us a move out walk through, even though my son and I demanded to be present with them when they did. I wonder why that is?! They have done the same thing to other people in order to steal peoples hard earned money. We have paid our rent on time every month all year. We expected better treatment than what we got. Totally uncalled for and unacceptable. Watch out for Beverly. She is nasty and rude. Very unprofessional and not an honest person. She is just mad that we didn't renew our lease in this trash complex. We've had a horrific experience here since day 1. Don't move here. I'm sure the apartment complex next door is much nicer and cleaner.

The ladies at the leasing office Stacy and Terri get things promptly taken care of in the office, Aaron and Rick has the maintenance situation covered. Most issues are resolved the same day but they are always on it. There's not many apartment complexes in the area especially to compete with the service that they offer here. Never was able to keep smell of smoke out of clothes or food stuffs. Contract that you are required to sign is full of ambiguous and non-applicable clauses... like renter shall keep grass cut. There is no grass. Contract is actually comprised of pages from several different contracts for other complexes. Be aware that there is a $125.00 re-key clause that you will be required to pay. They do not re-key locks but simply swap them between apartments. I approached so called VP of Commercial Properties for Sherman & Helmstreet. He refused to discuss issue or even recognize that contract is poorly written. He didn't seem to understand the basics of contract law that he was required to learn for real estate licensure. Living in downstairs apartments is akin to living in a drum. Every sound or movement made in upper apartment will be magnified downstairs. Apartment water faucets leaked. On-demand water heater takes time to supply water to user and additional time to reach usable temperature. This runs up water bill. Apartments are poorly maintained due to owners refusal to provide needed funding. Air conditioning failed multiple times. Large amount of turnover in rentors. Aiken police department has a history of checking tags of cars in parking lot. They will issue warnings for out of state tags for local law that requires owner to pay property tax on vehicles in addition to taxes paid in state of permanent residence. Property on East side backs up against Target store. You can expect to be awakened by diesel trucks idling and unloading at odd hours.

Ever since I signed the lease I knew I made a deal with the devil. The leasing agent Adrianna is a sweetheart, but is a push over when it comes to kissing Molly (leasing manager) behind. They are never in the office and if they are in the office they will have the door locked during business hours! During the summer months the pool is never open. They are literally no help!! Here's the catch...their apartments are infested with mice! YES. MICE. I've talked to multiple neighbors that have been staying there for over a year and they are currently leaving. this is a RED flag! Please please please don't lease here! Also, corporate is no help when it comes to resolving any issues...DON'T BELIVE THE FIRST MONTH FREE RENT STUFF! RUN. DO NOT WALK!!!
