If you're considering moving here, definitely ask for her--she's wonderful to work with. For repairs, we submitted an online work order and it was handled by the next business day. Since we placed it on the Friday of Labor Day weekend, we had to wait until Tuesday, but Michael took care of everything quickly and efficiently.     Do not recommend if you value your health and peace of mind…read more We moved into Gates Mills Place (managed by K&D Management), and within the first week we discovered bed bug bites throughout the unit. Based on the timing, the infestation was most likely already present before we moved in -- but management's first response was to suggest we "may have picked them up from the elevator." We treated the unit ourselves as thoroughly as possible: professional-grade vacuuming, steam treatment, and two different chemical treatments -- the smell alone made the apartment barely livable for hours. Despite all of that, fresh bites appeared again the very next day. An inspector finally came out today, but treatment has been scheduled for a full week from now. That means we're being asked to continue living -- and sleeping -- in a unit with a confirmed infestation for another seven days, with no offer of alternative housing or compensation so far. If you're considering moving into a new unit here, inspect the mattress and furniture carefully before signing anything. I wouldn't wish this experience on anyone -- spending your first weeks in a new home covered in bites instead of settling in, and then waiting even longer for help.

    I currently live here. When we had our last cold front, (Dec of 2022) the heat was turn down low…read moreenough as to not freeze the pipes. Management did not communicate to us that this was going to happen. Many of us were not prepared for this. There is bug infestation as well. I told the front office. They had an exterminator come in. I was at work when they came by. (Feb 1) That friday (Feb 3) My apartment was burglarized. They stole my tools, Xbox, a suitcase, and loose change. Made a police report. That following monday (Feb 6) My apartment was burglarized again. They were in apartment around 10 am. (Got a text message from my internet provider.) Made sure my door was locked. (I was at work) I found hand prints by the window and a painted stick (see picture). Made a police report again. I had my lock changed monday. Management did not communicate that there was a burglary that happened. None of my neighbors are aware what happened to me. Not accusing management just stating my experience as of current. UPDATE: This is an update. It has been over a month since I was burglarized. Management has not reached out to me. All they did was tell me I had the wrong address on the insurance. They didn't speak to me. Just left a letter on my door. I was going through my stuff I found "Universal Mail box Lock". The same type of lock that is used in our mail room. (See picture below.) I was speaking to one of my neighbors the other day, She mention that there was some one at her door trying to get in. When she heard that she asked who was there. The person had left with out saying anything. There is no cameras facing any apartment doors. Two weeks ago, the building was surrounded by police officers with guns drawn. Management never told us why they were here. I feel unsafe living here. I am nervous all the time that someone is going to come in to my place again. Management does not care about our safety. My opinion would NOT MOVE HERE!

    CPM is the worst rental company I've endured (and I survived 444 park, if you know, you know)…read more They hire inexperienced maintenance workers and their communication is beyond poor. They have no clear channel of communication. I received texts and calls from various workers over the 3 years, it was never streamlined and hard to trust what is real from a scam. They left me without a lock on my door (inside the unit, but exposed to downstairs unit) for over a month, and allowed someone to move into the lower unit without letting me know/putting a lock on my door first. They randomly put a storm door on one day, gave a key to the basement unit, and didn't say anything to me about it. She informed me I could pay to copy hers. Mind you, the lower level tenant was not even given a key to this back door at move in, she copied mine. She was only given a front door key. So this made no sense. They are currently charging me $375 from my security deposit for window screens that never existed, plus a bunch of other bogus fees for routine turn over. If you proceed with renting a unit under them, please be meticulous in your property condition form. Get on your hands and knees and mark everything that is wrong with the unit (there's probably A LOT). I would also recommend keeping a running list of all maintenance requests, and communications from them. They are slimy and not to be trusted. Additionally, they waited until the morning of my move out to send me any instructions or information. I had already locked my keys inside, and turned off the gas and electric after not hearing from them for 2 weeks. When I sent an email that I did that, only an hour later did I receive an email saying "leave gas and electric on and return keys to leasing office to complete your move." It has been a terrible experience. They also just stopped returning emails regarding my security deposit. Please do yourself a favor and find another company to rent from. Home owners- you'd probably be better off with another company as well. They are doing a disservice to you as well.

    Pros: Convenience, shopping, pool, schools, local parks, leasing staff…read more Cons: Inefficient when it comes to mail notifications and removing that notification when packages are picked up; maintenance staff is not large enough to handle requests within 24 hours. Repair of plumbing problems is definitely an area where expertise is lacking. There must be immense pressure on property managers here, because to an individual, those who have been promoted from within to property manager seem to have become dourer. (The property manager here manages two properties.) Probably best to handle matters (if possible) below the property manager level. There are (what turn out to be) too many false fire alarms. If you are annoyed by ambulance traffic, this is not the place for you being so close to Cleveland Clinic-Hillcrest. The landscaping company that addresses snow removal is slow to respond, leaving unacceptable amounts of snow in the driveway and parking lots during the winter, making it difficult for those who are elderly or use walkers. Geese are a problem in the spring, both in terms of numbers and aggression. I see no effort to abate the problem, so care is needed to not be dive-bombed from March to June. Rents ARE too high, but hey, this is Mayfield Heights and everything is more expensive here.
