This place is horrible! I lived here for 3 years and what originally was a nice apartment became a place that takes all your money and charges you for everything. I was charged double what I should have during Covid claiming I owe them over 6,000 freaking dollars! They charged me cleaning fees when I was there for weeks with friends mopping and scrubbing so it was up to standards. They charged me for furniture that I reported was damaged when I moved in and never got replaced. I have tried fighting them on it and the collections company they sent me to. This place is 2-3 stars max. Me and my roommates unit had mold along all of our showers when we moved in. Maintenance is sow at best, one of our kitchen drawers broke a few days into living there and they still haven't gotten to it. Our washer is currently broken, and our walls have dripped water. We have had ants that will not go away no matter what we do. There are holes in my wall in my closet that I think they are coming from, and while pest control came, it didn't do anything. I like the location, and the parts of it that are good are great, but whats bad is really bad. Not worth the price, and they overcharge. Do not live here if you can help it. read more

Appliances and fixtures were missing or broken when I moved in. The unit did not look like it had been cleaned. Towards the end of my lease there were many cracks in the ceiling leaking water when it rained and maintenance would patch the wrong crack or only patch one of them, but they kept coming back. We had mold growing on the ceiling, again maintenance came and scrubbed it with a brush and the mold kept returning. There were mushrooms growing from the baseboards. When a maintenance request was put in about cleaning the washer and dryer unit because it was disgusting and didn't look like it had been cleaned, for some reason they spray painted over the dust collecting at the bottom. read more

DO NOT LIVE HERE!!! This is hands down the WORST apartment complex in Muncie for students. The rent is outrageously overpriced and they slam you with hidden fees left and right. Customer service? Nonexistent. I've had ants since the day I moved in. I complained in person--they did NOTHING. I called the emergency maintenance line--they promised pest control, still NOTHING. Then my mom called and suddenly they claimed I "missed" a pest appointment I was never told about and even denied I had ever complained. Absolutely pathetic. They also charge a ridiculous "cleaning fee" before move-in, yet my apartment was disgusting when I got here. They don't care about residents, period. Parking is another scam. I pay nearly $90 a month for a covered garage spot, and more often than not I'm forced to park in the uncovered section because there's never space. Total rip-off. Management is rude, dismissive, and straight-up shady. The only good things about this place are my roommates and the gym--everything else is garbage. This place seems so luxurious and well kept until you actually move in. They don't show you the unit you will be moving into, so you could be surprised by the upkeep. For example, missing towel racks and nails poking out of the carpet upon moving in. The place was dirty and you would think they would have higher standards. Also, the front desk never seems to have a clue what's going on and it's always a complication with receiving packages. I have lost two packages through them out of the maybe 6 I've ordered. Not a good look lol. I wish I had stayed somewhere cheaper with a longer commute to school and just paid the $90 a year for parking at BSU. Not worth it, look elsewhere! Oh, and not to mention the $1500 a month for renting a studio in MUNCIE. The amenities seemed nice upon arrival, but the hot tub bleached one of my black bathing suits and it felt like the bleach content was dangerously high. The elevators are constantly out of service and I almost forgot to mention you can't change your own thermostat!! Some days it's really hot and others it's freezing! I love living at Village Promenade! I love the community feel of the apartments and resident events. I also love that on campus it is limited access! You need a key to get into the door and your apartment. It also makes me feel comfortable knowing there are 2 courtesy officers who live on property and can assist me at anytime! read more

RENTERS BEWARE: The Village Promenade appears to be one of the most elegant places in Muncie to live, appealing to Ball State students. Here's a little inside information as to why you would not want to live here. First, management is so unprofessional they will sit in their office and hide from tenants when they come down to address concerns. Marissa E is the leasing manager and I have been told from multiple sources she tells her employees to tell tenants that she is currently not in the office when she does not want to deal with a situation. Not only this but they will talk to you through their office glass doors before getting up and actually engaging with you. When I moved in the couches were/are in awful shape, the apartment is fully furnished but the couches look like something that has been torn to shreds. Management told us that they would fix these multiple times, and nothing has been done except the same excuses. Apparently, couches cannot be ordered throughout the school year because they can only order them once a year? Once we started to ask for compensation the repair of our couches was brought back into discussion right away. Of course, however, we still have not heard anything back about this and we discussed not paying rent for the month of February until we heard back. It is February 3rd, and still silent on the VP's end. Also, my roommates' walls are destroyed from the previous tenants. She was promised that they would be patched and repaired, and this never happened. There are multiple facility errors as well, our elevator has been broken for 3-months now, and apparently cannot be fixed until Muncie can come out and approve it. The halls constantly smell like smoke and are dirtier than a pig pen. The stairwells are filled with broken glass and trash constantly as well. Our dryer stopped working Saturday January 26th. I put in a maintenance request to have them come look at it, and I called to follow up Wednesday the 29th. The staff told me that there was no request put in. Which leads me to my next point. The VP halfway through the year switched our platform that we pay rent on and put in our maintenance requests on. Not only deactivating our automatic payments but this new platform charges $1.95 to just pay rent. It is almost comical how unprofessional this place is. I had to go to the office 3-4 times to talk to them about the dryer. It was not until I told them I would be sending them my dry-cleaning bill that someone finally came to fix it. Have a pet? Think twice. When I got a dog, who was approved to be an emotional service animal management tried to argue with me about it. Not only an argument but Marissa told me that I had to have him approved through some online website??? A doctor note trumps any kind of third-party online websites, somebody should teach her about the legalities of that one. Every time I see a review the VP defends themselves saying that they have no receipts on file saying these conversations took place as they always try to switch the blame. I have every maintenance request, email sent, and phone call saved. This place is a scheme at its finest- beware to anyone who wants to live here they are currently for sale and I suspect this is why nothing is getting fixed. read more

Don't live here. Not worth the money, at all. Everything is expensive and there are more added fees than you'd think. We experienced a storm almost two months ago, which fried our electric and many other "amenities " I've been waiting going on two months for my heat and air to be fixed. They claimed it's fixed but my apartment is freezing or too hot even when the HVAC unit is on full blast. On top of this, they "added me to the list for a new TV (other one was damaged in storm." I have yet to have my current one replaced. They lack a sense of urgency to make our experience a positive one, which makes no sense because they pride themselves of being a quality place to live. Where else can you get a reserved parking garage spot, rooftop to tan or hang with friends, swimming pool/hot tub, and immediate access to night life and food?! The best & worst apartment living experience I've ever had. Awesome location, convenient appliances (Fridge, Dishwasher, washer and dryer all in unit with a trash chute down the hall). My biggest issues are the parking garage (which I pay $99 a month for a private spot) half the time the key-carded gate is left open and any bar crowd and or tinder date can steal your spot after hours. Leaving you helpless since only the staff can authorize a tow company to remove them. They will tell you some BS like "Well any car in the garage is a resident and just keep giving out "warnings." Its beyond frustrating. Behind the village promenade is an overflow dirt lot. Expect Thursday-Saturday loud ass drunks, wild fist fights and drunk driving to be taking place until 3-5am some nights. Maintenance will straight up kick in your door at randoms sometimes and email goes out. Even if you say schedule a time they will just enter when they feel like it. Which is sketchy with all your personal belongings being unguarded. They will knock twice and immediately walk in so you better be quick at getting dressed or yell out instantly for them to wait a minute. Most of the staff are just students themselves who took the job for an apartment discount. They're good people but half of them don't know shit about managing an apartment. Also you have to pay the deposit, first months rent, and the last months rent just to get in the door so I hope you have $3,000 on hand to dish out. I'm moving to a new nice apartment in August that's smaller where they can handle and provide better care for their residents at the end of the day. read more

To parents considering whether to house their student at this apartment complex while they are attending school, we offer our observations and experiences of this past year: 1. repairs items from the original move-in list never fixed 2. roommate matching system a hoax 3. roommate background checks and bios not provided 4. quality check-up from management after move-in not performed 5. on-site computers, printers, and secure internet inoperable or unsupported 6. loud music 7. underage drinking 8. maintenance slow to respond to service requests 9. on-site management slow to respond to messages 10. on-site management resistant to dealing with complaints regarding roommate behavior 11. on-site management resistant to re-locating a student to another unit because of a roommate's behavior, lifestyle habits or HYGIENE 12. on-site management's insistence that all occupants be liable for damages caused by one occupant 13. on-site management's insistence that all occupants be liable for move-out cleaning of those occupants who do not clean 14. on-site management's contrived responses, i.e. "if we do for one we'll have to do for everyone", when not wanting to respond to a unique or demanding situation 15. on-site management's lack of appreciation for the value of their customers and their common refrain "we'll try but we can't make any promises" responses and empty follow through 14. property management's use of the property as an Airbnb and the influx of transients 15. property management's lease terms, year round lease payments and forced vacating of the property in the summer 16. property management's arbitrary decisions to re-locate returning students to other units virtually without notice We would encourage you to sit down with the General Manager of the property and ask lots of questions before deciding to commit your son or daughter to living here. read more

I lived here more than 1.5yr. Great apartment; new and convenient location to go anywhere in Muncie. You don't have to be a BSU student to live here. Staffs seem nice in first time meeting(?). As other apartment when you move in, you need to agree on contract condition. All bill is included; I never paid more than just rent fee. Central A/C and heater. you will have your washer and dryer in each house. However, 1. I had one unforgettable happening when staffs walked in my apartment door without knocking. When I asked 'is it legal?'.. I still remember that a staff said 'yeah, if you don't answer when I knock 2 times, it is legal to open the door.' I was close to talk with manager about that happening, but I was very busy that moment for others. So I couldn't. Plus this happens after their office hours; which means staffs still have accessible key after office hour; seem over using their duty. 2. When I move in, this apartment was too nice; so I thought there would be no problem to find sub-leaser who can take over my leasing term if I have to leave for certain reasons. I had some family issue and had to leave; I was ready to pay penalty if it's necessary. I lived more than half of leasing term at that point. When I talked with manager, she said there is no way to move out without subleaser and that is my responsibility to find out the person who will take over my leasing term. Oh mannn... Of course, I couldn't find sub-leaser bc rent fee is much more expensive than others. I posted on several websites that I am willing to pay more than half, no body took my deal. 3. Manager (Ashley)... she really doesn't want to deal with any residents unless they are super closer to her. I preferred to talk with managers since I thought they might have more knowledge about housing issue.. In front of my face, she turned away and told to other staff 'tell her I am busy'; when I saw her, she was chatting and giggling with other co-worker. 4. I didn't agree on their expense or frequent events bc I was not interested. Why should I pay for their event fee? That how I felt toward to high rent fee. I seriously talked to a manager about this; she said 'if you don't like it, bring something better idea.' Really?... I thought listening and editing their plans are their duty as apt staffs. 5. I don't believe people's review about VP. bc I received regular email from them that if I give good comments about them, they will give stbx gift card or etc. That is not clear and not fair to say it's real review. If somebody ask me about VP, I wouldn't recommend. I am still so happy to move out from there. It was good experience to learn that I really need to search well before I choose housing to move in.
