Avoid avoid avoid avoid. Management is openly hostile. The common grassy areas in front of, behind, and surrounding the apartment buildings and parking lots are absolutely filthy with dog shit. Owners do not pick up after their animals and management does not care. I submit a request for this to be addressed and was ignored. About once a month, maintenance or some other person with a clipboard needed to access my apartment. The span of time given to expect a stranger in my home was one full week. Reasons given include : reading my water meter, cleaning my AC unit, fire-proofing my kitchen, inspecting my shower head. None of these were maintenance requests on my behalf, I was informed they would happen and could not opt out. Specific Problems : September 2023 : Upon move in, I was told very explicitly that I needed to pay the deposit by money order, NOT cashier's check. The email, PDFs and all communications specified that a cashier's check would NOT be accepted, and only a money order could be used to pay my deposit. The morning of move in I hit up every credit union in Terre Haute to find a money order and NOT a cashier's check. Finally a woman at the third credit union I visited told me they'd made many cashier's checks for Village Quarter, and lo and behold, a cashier check WAS accepted. Upon move in, I informed my landlord of my apartment's AC unit having had exposed insulation foam that my cat could easily access and possibly digest. Nothing was ever done. February 2024 : A fire breaks out in an apartment in my building. No smoke alarms sounded and evacuations were ever conducted. I was only made aware of this danger when I could smell smoke and saw firemen setting up their ladders https://www.mywabashvalley.com/news/multiple-people-displaced-after-apartment-fire-in-terre-haute/amp/ A dumpster was brought in to empty out the apartment; as of my moving out six months later, it is still in front of my building. May 2024 : Three months before move out, I was informed I would need to complete a pre-renewal inspection. I never indicated I was going to renew. I was told my apartment needed to be "more organized" and I was at risk of a lease violation. For context, I have a pile of about five plastic tote bins and maybe a dozen or so cardboard moving boxes in the corner of my living room. I asked for clarification, or at least a more objective goal than "more organized", and was told to "download TikTok", because "they have organization tips." I was told I couldn't have my belongings in the corner of my living room, because "the ceiling might leak". I pointed out that all of the plumbing for the apartment is catty corner to my stack of boxes, and that plumbing leaks there are impossible. She clarified, leaks in case of rain. I suppose Village Quarter expects their roofs to leak? Never mind the fact that if the ceiling possibly leaking the the problem, there is no where I can store my belongings that isn't under a ceiling. The landlord doing the inspection was condescending, rude, and completely unprofessional. I was told it would be impossible to actually inspect my apartment, because this one corner is inaccessible, and that there would be a rescheduling of the inspection. See June 14th. June 2024 : June 1st : I came down with what I suspected was Covid and couldn't work. My rent would be late and I let management know via email I had applied to the states emergency rental assistance program. Three days later I was threatened with an eviction. June 9th - 11:30 pm a maintenance man comes to my door because of a neighbors plumbing emergency. June 14th - I am informed that the rescheduled inspection will take place sometime between the hours of 9 am and 5 pm, between the days of Monday the 17th and Friday the 21st. June 21st - Even with a window of an entire week, and after spending a week making sure my work schedule can accommodate a drop in inspection at any time, no inspection ever occurs. July 2024 : My air conditioning unit breaks; the primary knob used to turn on the unit is so loose I can only set my air conditioner to low. Maintenance sees the unit on July 3rd, and I am informed the AC tech will be in next week. No other contact is ever made. My AC unit remains broken for seven weeks in July and August. August 2024 : The dumpster placed in February (see above) is overflowing with trash. Insects visibly swarm. August 10th : I send an email to the property manager requesting proof of rental payment for the apartments I am applying to. I never receive a response. August 18th : My AC unit is not operational. It is 80 degrees F at midnight with 85% humidity. After reporting a faulty knob six weeks ago, my AC unit is finally fixed. (Credit where credit is due, I have never had any problems with the maintenance staff, they've all been sweet, friendly and helpful) September 2024 The dumpster placed in front of my unit back in February remains as I move out. read more

The Village quarter is very accommodating to my needs. The leasing consultant Allison is a true sweetheart. Every call i've made she's quick to jump to the fix. Called her about a smoke alarm in the common area it was fixed within 5-10 minutes. She also helped me get a new mailbox key when my other one wasn't opening the box. She is amazing help, and her professionalism is top tier. She always has a smile on her face, and can make my day. Lived here for 18 months. Loved the location; had a view of the lagoon and newly remodeled. Apartments were well priced and decently spacious with great closet space. Now, cons were maintenance request being patched rather than fixed, and the move out experience. They charge a pet fee and a monthly pet fee, which added up to $470 for my time there. At move out, they want you to CLEAN like spotless. Not just clean the place. Just read every line of the lease and be ready. I had a dog, who is house trained, and they are claiming pet stains throughout. Pulled up my carpet "because my place smelled like cologne" and they thought I was masking it. The apartments are great, the pool is fantastic and the clubhouse is a good hang out spot. But just be very cautious about anything you do there. And I say this knowing I didn't clean like a professional, but I've had many friends who experienced the same thing over my 6 years in Indiana. Seems like they have a reputation for a poor move out experience which is unfortunate because I really did enjoy living there. Overall, great complex and would recommend living here. read more

Do not rent here!!! Unfortunately I signed a lease july 2022 and the place is horrible. These pictures should speak for themselves. The place is very unsafe. The only reason I rented was for the pool and the department of health has closed it. The gate is constantly open to the pool. There is no lights on the main streets so they are very dark and hard to see people walking.... The lights are in the parking lots. Makes it very unsafe for security and for safety. There are no locks on the main doors so anyone can get into any building and the locks are flimsy... I have a door bar and mace Because I feel so unsafe. Outlet and laundry room exposed. The hallways are dirty and smell. My apartment is next to the road and it sounds like the Indiana raceway .... It is so loud.I tried to get out of my lease just days after moving in but it would be two months notice and a $2000 penalty. The lease is absolutely ridiculous. The pool onhas been closed for over two weeks and they have a no compensation to tenants. Even though according to their lease we have rights to the facilities they advertised. I Am writing this so students and parents don't make a mistake of renting here. read more

I don't usually write reviews on here, but my experience was so bad for the 2 years that it deserves it. I was in a 1 bedroom for two years. Apartments are fine, albeit dated and needing of some upgrades. The one thing that is consistent here is that 3-4 of the women that work in the office might as well be the devil reincarnate. I've never met ruder people in my life. These are snotty, catty, hateful people. I totally get that someone can have a bad day, but when you're consistently assholes for two years, yeah, pass on this one, there are better offers in Terre Haute. Hands down the worst customer service I've ever seen. We moved to Indy, and the quality of life just with office interaction made such an improvement. If you make the mistake of moving here...get on AutoPay, and don't break anything, and you might make it out without similar feelings. read more

Awful, rude people. Don't let the price tag get you, it's cheaper in the long run to live in better complex. Go to sycamore terrace or rent through Berkshire Hathaway. Those are not even owned by the same people so I'm being honest. I should've know my first day getting keys when the lady argued with the water guy IN MY APARTMENT when she was doing the move in inspection with me. If you have pets... expect to loose your deposit. I know over 15 people and read so many reviews with this being the case. Here is the thing... people live here because it APPEARS to be cheap and in a convenient location. There aren't many options that are decent in Terre Haute for that price range so it seems tempting to rent there. You get what you pay for but you will find a constant in any reviews: they are rude and will nickel and dime you from day one (view? $15 upstairs? $15+ we "updated" your apartment $30+ cat/dog? Might as well forget your deposit!, etc.). If you have no pets or kids and are barely home then you might be okay. Not realistic. By the way someone was murdered there! Look it up. It happens but don't let them fool you. They say they have a cop patrol... I lived they're 16 months and never saw a cop actually patrol the complex. read more

I had a rough experience trying to qualify and then get an apartment here. They advertised 61 units and yet could not find anything for me. I informed them I was living in Illinois and could not come and see the units. in a very unfriendly situation and had to email or text and they kept wanting me to call. So I took my chance to call and the person was new and could not tell me anything.And then between a boyfriend and relative who grabbed my phone and canceled my apartment I was finally given I had to fight to get my one bedroom back and then it had to be changed for some reason but I had a three bedroom and boyfriend cancelled it without my knowledge. He hides my phone all of the time so I cannot contact anyone. So graciously they reinstated me but this time they called me but I do not have my phone and then emailed and when I found out I had been dropped I had counted the days until I could move and even was sending boxes to my new address. They also had my cousin's phone number to call if any problem. So they in a few hours had my unit rented although I had paid to hold it and waited at least a month for it and no personal contact knowing my boyfriend is doing this pretending to be me because he does not want me to leave. I am beside myself that there are so many units and they cannot give my unit back and now I have no place to go and someone got lucky just calling at a good time and no obligation for this place to help me get out of an abusive situation. It is just too much. I have been crying for two days and no reply from then. Just do not expect any compassion because they just do not care. So do not expect understanding. It is just so sad with all of those units and I am slid under the bus for the new person on the block. I wish them care with the next person who is in a tenuous situation. read more

Old man drives around slowly making people late for work. Shag carpet. Patio fell apart, took three months before they fixed it. Play ground disappeared without warning. All for $750/month plus utilities. It's cheaper for me to own a huge house with five acres than rent there. Oh, and they're gonna keep every cent of your security "deposit". Should call it a cleaning/moving fee so there's no expectation you'll get it back. Two of the office workers are very rude. Probably a coping mechanism for working in such a gross place that rips people off. Keep everyone at a distance so you can live with yourself.... I stood up for myself during the move out inspection and the woman actually yelled at me. Raised her voice at me, like I don't deserve dignity or respect. All because I disagreed on the charges she was charging me for. I guess yelling made her "more correct". Maybe I should have yelled back. read more

My husband and I lived here for over a year. We started off in a Studio; which was what you would expect from a studio. I did like the way it actually had a closed off "bedroom". We then moved up to a one bedroom that we were in for about 7 months due to us expecting. The apartment was well sized and laid out well. Our complaints come from the office ladies. I was hounded everytime my daughter was with me. (she didn't reside there but would visit) everytime she was with me one or more would be on my case about "occupancy limits". They were down right rude. Then when we moves out of the apartment (IN law states 45days for a deposit to be returned) We have been calling them non stop and I was assured a week ago,which was the mark of 45 days, that the check was in the mail. It has now been well over a week past dye legally and we are getting no answers. And to clarify we were due to receive all of our deposit back except for the fee they charge standard for carpet cleaning and one 30$ charge for a set of blinds that I damaged when I pushed a dresser too close to the window.(Oops!) So over all the facilities and complex is decent,nothing fancy, you have the expected loud neighbors occasionally, but thw staff make it near miserable. read more

I agree with Stephanie on her review in terms of the staff. I was surprised to see that there were not more negative reviews of this facility. I have been living here in a furnished studio apartment since September. Let me start by saying I have had nothing but the poorest of service by the staff. The Land Lord (some b**ch with short black hair and a superiority complex) has given me nothing but grief since the moment I moved in here. I have complained about the disgusting smell of rotten vegetation that overwhelms you the moment you step into the hall since the first week. The response is always "We'll look into it." Several months later it is still present. I have complained about my neighbors letting their kids play in the hallway. They are loud (I have to sleep during the day) and always have their balls or whatever bang on my door. The response I got was both an irritated and skeptical one plus the usual "We will look into it." Several months later the matter is not resolved and I have had to talk to my neighbors personally which no resident should have to do. The laundromat they provide looks like it has no upkeep. I have only seen a janitor in there once (I hope you guys like washing your clothes in other people's body hair!) The washing machines and driers are always filthy and often other people leave their clothes in the machine for hours on end (another complaint which was ignored.) The last straw which is the cause of this review came the other day. I have been smelling a funky odor for a few weeks now. I suspect one of my neighbors is smoking pot and I don't want to be around that (I work for a news station for Christ sake!) I filed a complaint and got the usual "We'll look into it!" Great. Well I ran into my landlord in the hallway the other day as she was going into my neighbors apartment. I thought "Great! They are finally doing their job!" She was friendly and said "Hi!" To me as we passed. About a hour later she calls me and makes false accusations that the smell is coming from my apartment and threatens to call the cops. I could only laugh at it. Sure go ahead and call the cops. I don't smoke pot and never have and she is basically mad at me for making her get off her a** and actually do her job for once. It is easy to be fooled by this place. It is nice. The apartment itself is nice. They provide a workout room, pool, and ponds for fishing. It is close to the parks, Walmart and Meyers now. The staff was really nice to me UNTIL I signed the papers. At that point I was just dollar signs for them to ignore until rent was due. You don't deserve to have this sort of treatment and I recommend looking for alternatives. read more

I lived in a one bedroom no pets building for a while and I loved it! The staff are grumpy and indifferent unless you're paying them, but whatever. The apartment had new counter tops, white appliances, new carpet, and nice tile. The hallway of my building didn't smell like anything, and my apartment didn't smell like anything. The neighbors were loud and the walls are thin, especially for someone who had a night job. The pool only ever had a few people there at a time and they take it seriously to make sure it's only residents that are allowed in. The gym is small, but it's free, 24 hours, and it's nice to just be able to walk to it. They have a little community room too where they put drinks and snacks for you to get throughout the day. I've lived here over a year in a 2 bedroom, 1 bath for $660 month. I will be very unhappy if I don't get my deposit back when I move out. They are replacing the siding on our apartments and it is a major pain! When I asked if they could finish my apt. So I could get some privacy and peace I was yelled at and felt like I had asked for the moon!? The laundry room is super small and the ac is noisy and just outside bedroom windows. The shag carpet and old tile in kitchen and bathroom leave something to be desired. There is a barking dog next to me and the neighbor got his bike stolen from the bike rack. I have a nice scenic view but have to pay extra for it. The view is from the neighbors yard or possibly an easement and when it rains a river runs thru it! There was the smell of skunk weed in the hall for awhile but I think they must've left or quit smoking? Haven't noticed it lately. Lots of college students here I think. The maintenance staff is super friendly and very quick to respond and fix any and all problems which have occurred. It is overpriced for the area in my opinion but easy to get into. All in all the staff have been professional and courteous. Nothing fancy but well maintained, so for the most part I'm satisfied at least for now. Wish they took Discover! read more
